Lincoln At the Parks

We have lived here for quite a few years. The apartment and the stay will feel extremely good as long as you do not touch the walls, do not enter the kitchen and most importantly don’t ever make a mistake of walking on the carpet because if you do these, you will be charged a huge amount when you move out. Having said that, moving out is a nightmare. They charge you a lot of money and with that amount, they will renovate the apartment for the new unlucky renter.
Lot of pets. Everytime you enter the building, all the dogs start barking no matter what time of the day it is. And dog poop is all over the place. Expect lot of noise from I-​88. Winter in these apartments is terrible. The windows are extremely drafty and the cold air is everywhere. The heaters are a piece of crap.
Maintenance is good for certain things. Don’t expect brand new appliances. I do not recommend these apartments because of the move out hassles.

The apartment looks nice, but they don’t take care of the outside and the balcony had rotting wood they did nothing about. The halls are not taken care of at all and it can get bad. Also, get EVERYTHING in writing or they will find a way to screw you out of everything. They will charge you so that they can buy new items and oh god if you get a gym key GET EVERYTHING IN WRITING OR they will steal your money. The only good thing is that maintenance is quick so long as you don’t have to go through their front office for anything. Honestly, try somewhere else.

If you are a big fan of bugs, this apartment could be a great place to call home. I see so many spiders, ants, flies, even praying mantises inside and outside of the apartment and around the parking lot. You may call it nature-​friendly environment, I call it torturing-​spider-​phobia-​patients environment. Just because we had a lease signed out, I can’t wait till it’s done and evacuate next year. I’ve been living here for few months btw.
The apartment itself is very spacious. Large closets, bathrooms, living room, bedrooms. However, kitchen is relatively small. The apartment was built round 1998, so it’s been pretty old. So far, I can only hear monstrous footsteps and noises from upstairs and don’t hear anything from neighbors living next to or in front of my unit. Even though the apartment is located in Naperville it is at the tip of the territory and you literally will be living in Warrenville or Wheaton. Staffs are average in terms of quality of service and work. Maintenance is usually on time but you will have many instances where you would need help so I thought it was very annoying.
So in summary I just wanted to point out few important facts, at least according to my experience…
1. Infestation of many different insects, mainly spider.
2. It is super humid. Easy to get molds everywhere especially bathrooms. Ventilation is bad.
3. Parking lot, the actual lots are incredibly small. I thought I was in Japan. You should see it.
4. Apartment has too many doors: Main Entrance, Hall Way, Unit. So hard to get in with stuffs.
5. Too many things to repair as apartment is old: AC, Sink, Window, Wall etc.
6. Patio is unnecessarily big that you can have a table, chairs and a grill, which I think is good.
7. You will have spacious apartment where you can stock your stuff easily.
Cost-​benefit wise, I think the price should be much lower than what it is right now. $ 1,100−1,200 for a two bedrooms should be more than enough if they get rid of some of the unnecessary expenses.

If there were a 3.5 star option, I would have opted for that. I’ve lived at the property for 1 year and 8 months and I am moving out in February for contextual outlines of the review below. In order to provide a little clarity as to my view on the property, I’ll break it down into sections with an «out of 5 star» rating.
Management — 5 out of 5
The management staff is attentive and responsive to requests. Overtime I call with an issue, they are attentive and act in a timely and expected manner. Beth, the leasing director is great! I’ve lived there for almost two years and she knows me by name when I walk in and greets me with a smile. Carrie seems a little disheveled at times; don’t let this sway you… This woman knows her stuff and will go out of her way to help.
Maintenance — 3 out of 5
The maintenance staff is responsive and I have had to use the on call staff for assistance. I have called to have a leak fixed in my apartment 4 times, and after 4 times, the kitchen sink STILL leaks. Also, HVAC issues are abound. The motors aren’t adequate to pump air to the 3^rd floor and the maintenance team does a lot to try to make them work, but they aren’t HVAC techs and it’s like having a Microsoft specialist fixing your Macbook Pro… Outside of these complaints, the team is phenomenal.
Parking and grounds — 1 out of 5
I live in an area where people will park their motorcycles in the summer and their extra cars in the winter. Never enough parking and the snow plows take a couple of spots during winter to pile snow. C’mon man! That’s precious parking space you’re robbing us of! Be prepared to have to park around the corner and trek to your unit at times. And as a dog friendly community with many lazy dog owners, be prepared to play «dog pile dodger» when walking about as pet refuse is abundant with no clean up plan in sight. Back to the snow removal and grounds crew… If your window faces the pavement, be prepared for the removal guy to be banging his blade around. Quite annoying and shake the walls loud.
Noise and interior — 3 out of 5
Let me start by saying that I never hear my neighbors. I live on the 3^rd floor, so I can’t attest to foot noise from above. I can hear the downstairs neighbor through the hot water venting if they are talking loud. But I have to be in the bathroom with the door open for that. Hallway noise from the shared hallway? Different story. You can hear a mouse fart from your living room if it’s in the common stairway area behind your closed front door. And if you have a noisy neighbor, I hope you like to hear their entire hallway chat! The doors (most that I saw) have a significant gap from the bottom of the door to the jamb. I have one of those «as seen on tv» draft preventers to keep smells out and cold/​heat in. I live facing a side street but can still hear I-​88 breezing past. I sleep with a noise machine and on the low setting, this is drowned out. The updated apartments are nice with cherry finishings and SS fridge/​freezer. The w/​d in my unit is old and noisy. But they work. Garden style tub is good for showering with your honey or taking a nice soak in the tub. Also good if you hate doing the «shower curtain shuffle» for when that cold shower curtain sticks to your leg like glue… But I digress. The balcony is adequate for a small table and my grill. I like the interior, part of the reason I re-​upped for an 8 month lease after my initial year.
Amenities — 4 out of 5
I used the gym at the apartment frequently. It’s a nice space, but it can get hot when the heat is on and you’re on the elliptical. The machines are fairly basic for weightlifting, but they do have free weights. All up there are 3 ellipticals, 4 treadmills, one stationary bike, 3 weight machines and free weights. There is an outdoor pool and grills with a cabana which makes for a nice outdoor space for entertaining. The club house is nice, but no one utilizes the space. I have a home office so I can’t speak for the shared use computers, etc. They do have some tasty coffee in the office though.
Overall, I think the apartments are a little pricey for the neighborhood and shape of them, but the options around that area are nowhere near what Lincoln at the Parks is. Given the choice of this property and some others in the area, this is a good option to explore to see if it meets all your needs. I hope this helps you in your search for Naperville Apartments.

So far it’s been bad. Just had car stolen from in front the main office. They don’t have cameras or good lighting so security is obviously a problem. I had a weirdo follow me home the first months of moving in and assault me. Plus the company who cleans the halls does a horrible job and never cleans the hallways. Spider infestation in the summers. Oh and dog owners don’t pick up their dog shit. So be prepared to step on some when u walk out the door. Enjoy!!!

We ended up shelling out a little more than we budgeted to get a two bedroom at Lincoln at the Parks off of Warrenville Road. We have lived at one other place in Naperville, but were looking for something a little more spacey. We checked out a bunch of other communities and everything else we visited on the north side of Naperville either didn’t allow dogs or had exorbitant dog fees.
For being on far north side of Naperville, it actually has a lot of locational advantages. We are right near 88 and 59, and Washington is right down the street for fast access to downtown Naperville. It is only a short drive to Super Target and Jewel. We go to a lot of movies, sometimes two per week (crazy I know) and we have quick access to Regal, Hollywood Palms, Two AMCs (Yorktown and Naperville) and our new favorite Cinemark in Woodridge.
The apartments are very well designed, and you really get to experience the space. The last place we were at was shaped like a right angle and had very rectangular rooms, so even though it was around the same square footage, it felt much smaller. The staff is very attentive and personable, and is probably the most delightful part of living here. While we don’t deal with them too often, it is always a pleasant experience.
They also renovated their club house which was finished just after we moved in. It is extremely nice, though I have yet to utilize the recreational area. The exercise area is great though. It is somewhat small, but never populated. Overall, we are extremely satisfied with our choice and highly recommend LATP.
