Wolverton & Property Management

There is one word for Wolverton, and the word is: scammer. Under no circumstances should you do business with this man or his operations. I met him by chance about 8 years ago, when I was looking for a condo. He kept pushing me to buy the first condo I saw, in a building that had clear problems. He works for no one but himself. Eight years later, I am looking for an apartment, and I contacted someone (apparently) from his company about a rental. In passing, I said I would be selling my house. The agent ignored all of my questions about the rental, and said that he would sell my house for me at a lower commission than another agent. It didn’t surprise me when the agent told me to contact him at «Wolverton.» Just hearing the name makes me feel sick. Their motto should be: Unethical. Narcissistic. Self-​serving.

I hired Wolverton as my property management company and had them for 1.5 years before we parted ways. We had a contract or I would have ended it much earlier. I thought this was going to work out, but in the end, hiring them was a costly mistake for me. The first month, they didn’t even pay me the tenant’s rent until the end of hte month, I kept thinking that they would mail it at some point (because I live out of town), when I finally called, the accounting/​bookkeeper said that she had put an incorrect number in my account ledger by accident and couldn’t balance my account, so she never sent the rent. Really?
There were also several times where they just ignored emails or phone calls, that is until I got ugly and let them have it, but why does it ever have to come to that?
The tenants were supposed to transfer all utilities within ten days, two months later, I’m still following up with Wolverton about why they’re not following up with the tenants to have the utilities changed over. Over the next year, I fixed the ice machine and dishwasher and after I ended the contract, I fixed the same ice machine and dishwasher and it cost me several hundreds of dollars. The stariwell banister started to loosen from the wall, which I didn’t know about because I had no contact with the tenants. One day I call the maintenance they used a lot and he thought I was calling to follow up on the banister that had been submitted as a repair issue two months prior. No one had fixed or come out in two months! That was when I started becoming more hands on and following up regularly with them to make sure things were fixed in a timely manner, but what is the point of having a management company if you have to be that hands on?
Lastly, my tenants who’ve been there for almost two years and were living in the house the entire time Wolverton managed said that the house was filthy when they moved in (I didn’t have contact with tenants at the time of move in, Wolverton found them and managed the house until recently). I initially hired a cleaning lady to clean the house before the tenants moved in, but Wolverton said that she didn’t do a good job so they sent their own crew to clean it. The tenants, who keep the house spotless, said that Wolverton never finished cleaning the house and they ended up cleaning it themselves. At one point, someone came to clean the carpets but left during the job and never came back. I paid at least $ 200 for that cleaning and nothing was really done.
Save your money and manage yourself, because you will have to anyway if you work with Wolverton or just find another company. Don’t use these guys.

Completely agree… they are terrible. Stay far far away from their properties. Not worth it.

Ugh, I don’t think a property management company could get much worse. Try to get someone on the phone, think again. Notify them on leaks, problems or other issues… good luck getting it fixed until your ceiling is on the floor. This is NOT how you run a property management company, renters are just as much of a customer as the property owner and this company is nowhere to be found when it comes to helping renters. But don’t worry, they’ll cash your check!!! DO NOT RENT FROM WOLVERTON AND CO!!!
