My boyfriend and I spent months searching for a great apartment. We met with numerous brokers from different companies. Most of them were just money hungry liars and con artists. Then we met Oliver Nuñez, from Absolute Properties. He was GREAT! Very professional, friendly and reliable. He was very accommodating and patient. He met with us late at night, early in the day and on weekends. He continuously contacted me with new listings that matched our criteria. You tell him what you’re looking for, and he finds the perfect place for you. He got us approved for our apartment within 2 days. Easy, breezy no problems, no gimmicks. I would definitely recommend Oliver & Absolute Properties to other people. Awesome company, great people !!

It’s hard to comment on Absolute properties on its own, as we pretty much dealt exclusively with our assigned agent, Kenneth, after our initial contact.
Kenneth was our agent for the Inwood area and he was really great! He really knew Inwood inside and out and explained how the NYC apartment search would go to a T. He was perfect for us as we were just moving into the NYC Area for the first time.
Kenneth worked with us to schedule appointments that fit our weekend only or after normal business hour schedule. He was very reliable and on-​time to our appointments. He was very flexible, even answering us at midnight when we had last minute questions. He really looked out for our needs in an apartment by asking the right questions and showing us a few different styles to really narrow down what we wanted. Kenneth even went above and beyond, driving out to my place of work in Westchester County to complete final application paper work for an apartment that we were ready to move on.
I would definitely recommend Kenneth if you plan on moving to Northern Manhattan!

After all the brokers that I’ve dealt with in my life, Von Booker was easily the best. I never write reviews and pretty much use Unilocal to find restaurants. However I had to shout out the great work Von put in.
First off, his pleasant attitude made him so easy to communicate with. After my reaction to the first place (which was too small), he knew exactly what I wanted and what I could afford. He found me the space I was looking for close to my job and it’s rent stabalized. Picking up the keys in the morning and he assured me that if I ever need anything, just hit him up.
He walked my wife and I through the paperwork and he seemed just as excited as we were. If you want a broker that takes pride in his work, ask for Von Booker.

I wanted this to be a 5-​star review b/​c my experience with Absolute Properties started off great, and ultimately ended well, as I did get the apt I applied for. But it didn’t happen without a fair amount of vigilance on my end. I don’t know if the brokers here are simply reckless or purposely shady, but the number of errors I caught and called them out on during the entire process is extremely concerning.
I originally found an apartment I wanted to see on CL and reached out. I promptly received a response, and was very pleased that an agent was willing to meet me at 8 p.m. on a Friday night to see it. Fabian was very courteous and professional. I decided to apply for the apartment that night and though I didn’t have any way to get a certified check for the amount of the nonrefundable agency deposit (one month’s rent), I did make a quick withdrawal to put in my application that night with the $ 100 fee.
What went wrong:
During the application process, I was asked whether I’d like to put in an offer on the studio I was applying for. I was told that the price on the studio had just been dropped $ 25 in the last couple of days (I mention this now because it was used against me later), but I put in an offer $ 30 lower than the asking price. I watched as Fabian wrote down my offer on the app, of which I have a hard copy still. I was NOT told that the owner was asking for a min. length of the lease and not given the option to indicate whether I wanted a 16 month lease or not (which I didn’t). The most info I was given was that it would be a min. lease of 12 months. Maybe this was my fault for not asking thoroughly, but considering that you’re bound to take the apartment or risk losing $ 750 of the agency deposit for canceling an app, it should be made VERY clear what conditions come with the apartment. In this case, the owner was only issuing 16 month leases, but that was not even mentioned to me in the slightest. I don’t even think my agent knew himself.
Come Monday, Fabian was very communicative letting me know that they hadn’t heard from the owner and would let me know soon — for that I was very appreciative. I got a text that night saying I had been approved, but when I asked if my offer had been accepted, he said «we would know more when the lease was sent over the next day.»
When I received the official approval letter, I found more than one mistake. First: It was indicated that I owed an amount of first month’s rent, last month’s rent AND security deposit at the lease signing, even though the nonrefundable agency deposit was applied towards the SD. I caught this mistake and had to have them send me another letter. Then I noticed the 16 month lease, to which I inquired again. The problem ultimately is that I was only in communication with Fabian, who then had to talk to Jim (the broker), who then spoke with the management, who then communicated with the owner. I don’t know whether Jim or Fabian were at fault, but it was definitely their error.
When I asked about negotiating the 16 month lease thing, Fabian said he’d ask Jim and then came back to tell me that the owner was only issuing 16 month leases. I accepted defeat, thanked him for asking and moved on. As I was being forwarded threads of emails between owner. mgmt., Jim, & Fabian on info about move-​in, lease-​signing, etc, I started reading them and found HUGE issues.
It turned out that even before I had asked for a renegotiation on the lease term, there had been a conversation between the mgmt. and Jim that clearly stated that the owner was willing to issue a 14 month lease but not 12. However I was NEVER given that option. And even when I ASKED for it, I was told it wasn’t an option. Whether this was the broker/​agent trying to expedite closing the deal or being neglectful, I don’t know, but had I not taken the time to scan the emails, I would’ve been screwed.
I started digging through the emails further and found the email that the broker had sent with my application attached. In the body of the email, the rent offer was stated for the ORIGINAL asking price, not my offer. When I confronted Fabian, he told me they had «verbally communicated» the offer, which I didn’t buy. He called me and went on to school me on how good of a deal I was getting and how I should be happy with it and that they could rent out the apartment if I didn’t want it (at the risk of my losing the $ 750 of course). Again I have no idea who screwed up and whether this was purposeful or simply neglectful, but it was against the law not to have OFFICIALLY submitted my offer and I could have reported them to the BBB, but just dropped it. Eventually I was given the 14 month lease and because I was in such a precarious situation having already put so much money down, I left it be.
After everything was said and done, I made sure to get receipts and ask questions about the lease terms b/​c of all the shady instances. Read EVERYTHING and ask for WRITTEN confirmation of everything!

The review is absolutely not fake. It’s been 2 years since my transaction with Langsam and I feel like it’s my moral obligation to keep as many people away from the type of experience I had. HORRIBLE.
If they cannot find my name on their database then that’s another reason why you should avoid this place. I wonder where ALL my private information are?! Hmm .
Serious joke and scam to be asking people money for services, they DONT PROVIDE.

Terrible experience last year and last week, I worked with Jason Crosby and had to come back home and reapply to my grad program. Every place he showed me was a no go and I thought maybe the experience was bad because I came two weeks before the semester started. I gave him a call and asked if he would be willing to work with me again but this time I gave him a list of neighborhoods I wanted to be in. I was in the city only for 5 days (MON-​SAT) and he did not show me anything until Thursday. The apartment was not in one of the neighborhoods on my list so I was happy that I had started working with Bohemia Realty Group. I told Bohemia Realty Group East Harlem and they got me a place in East Harlem, I told Jason Crosby East Harlem and he told me I could not get in the neighborhood on my budget. I feel Jason Crosby was not looking out for my best interest, the places he showed me were sketchy and not clean. Last year after he showed me a unit in Flatbush Gardens I just gave up and came back home, he then begged me to let him show me one more place I said okay and he had Robert Ramirez another agent with the company drive us up to the place, it was a no also. When I got back in the car Robert Ramirez said to me «you are not going to get a luxury building in your budget» the comment pissed me off because I was not looking for luxury I was looking for a place that I felt safe. Thanks to Bohemia Realty Group I was able to get an apartment in the neighborhood I wanted and it is not in a luxury building. I wish I could give them no stars due to the fact that I gave the man a list of neighborhoods and he did not show me apartments in the neighborhoods listed.

In the space of one week, our slumlord landlords offered us a sum of money to leave our rent-​controlled apartment, my husband and I looked for apartments online, found Von Booker at Absolute Properties, saw a giant, wonderful (rent-​controlled!), 1-​br apartment in the Bronx, and signed a lease this morning. Throughout this whirlwind process we found Von to be kind, accommodating, available, and helpful. His bright and friendly demeanor was so appreciated in what is usually a totally overwhelming process. We are super excited to move into our new place and enthusiastically recommend Von for all your renting/​purchasing needs.

Wow! Just this morning I called Robert Ramirez and asked him to find me my dream apartment on a specific street in a specific price range — HE DID IT!
My experience with Mr. Ramirez and Absolute Properties was professional, fun and efficient. I loved that my realtor felt as excited about getting me into the right place as I was. I highly would highly recommend this service to anyone who asked. :)

She took her time making sure to explain everything thoroughly before we went out because I was a 1^st time renter. I am so incredibly impressed by Jason Crosby and Kenneth Francis. They showed me about ten apartments, Kenneth even drove me to places that were far away and were incredibly accommodating. Jason seems like he really cares about the clients that he is working with, even if they don’t end up renting one of their properties. I HIGHLY recommend him. I will send everyone I know to him because he is truly awesome.

Chris DeJongh totally defies the typical broker stereotype. He was early for our appointment, clearly prepared, friendly and patient. We had his full attention unlike some brokers who seem to always be juggling 6 clients at once. I had found one apartment on line that I was interested in, and he took me to see comparable listings that were actually comparable. He even went to my apartment to take pictures and measurements when I was unable to get there myself. Now THAT’S service.

It’s my first night after getting my keys and moving into a great 1 br apartment in Inwood. I have Kenneth at Absolute Properties to thank for that. Not only was he friendly and professional, he was also effective at finding a place that worked for me (my budget). Not only did he have a great knowledge of the neighborhood, he was available 7 days a week and kept me informed every step of the way and was especially helpful and patient with me getting all my documents in order. Long story short, I’m immensely satisfied and feel absolutely confident in recommending him and Absolute Properties.

Uppity agents who don’t bother to provide photos or addresses unless you call them. So Jada Neal, I’ll address you as you addressed me (spamming my inbox with 2 separate identical e-​mails): «Listen hun ‚» even with Google Glass, photos can’t be sent through my ear, and your precious time will be wasted if a call is required to tell me the actual location, since I know Absolute Properties does not own all of Riverside Drive. Anyone who’s read my past reviews knows I don’t hold a grudge, but treat potential clients like trash, and you’ll be reviewed accordingly. Fortunately I’m in the very-​casually-​looking stage and will end up going no-​fee, but way to reinforce the broker stereotype, «babe».

So my roommates and I had some very particular and time-​sensitive needs. We had been looking for apartments for about a month by the time we finally met Jeff/​started working with Absolute. He was incredibly helpful, showed us only apartments that fit our very specific criteria, and worked with us at every turn. He was such a dear and advocate for us during the whole process.
The day we signed the lease, we didn’t have enough notarized copies from one of the people signing. Because my roommates and I were pressed for time and Jeff knew we were in a rush to move, he offered to go downtown (I mean DOWNTOWN — from their office at 143^rd to the financial district) to get it and then went back uptown to drop it off with the management company. In addition to that, he always responded patiently and thoughtfully to my anxious, round-​the-​clock e-​mails and texts.
There were a couple of hiccups during the process, which can probably all be attributed to the fact that my roommates and I were working with Absolute at the same time that they themselves were in the middle of moving their office [hence the 4 stars instead of 5].
PS. The sweetest dog was helping her owner unpack the office while they moved. Done.

Responded to ads from two different agents. Both told me the listings were old and then suggested more expensive ones in other areas. They have thousands of listings on their site and repost old ones to draw people in. Don’t deal with these cons.

Jeffery Hannon was supposed to show me an apartment. Five minuets before we were supposed to meet he sent me a text saying the apartment had already been rented and he wouldn’t be able to make our appointment. Then suggested an apartment that was over my budget.

Don’t get attached to any specific apartment you see listed online from these guys. They automatically relist the same apartments months after they are already rented in order to get people to call them. They have a pretty tight lock on what is going on in Manhattan north of 140^th street. I managed to get an apartment through them, but I would literally call them 5 minutes after a listing went up online, and it would «already have an app» on it.
Classic bait and switch.

I worked with Shea at Absolute Properties and it was the best broker experience I have had in NYC. He did not try to show my places outside my budget or where I wanted to live. He returned calls and emails very promptly and met me in the office on Saturday morning to fax over documents to ensure that our application would the be the first one in.
I would definitely recommend him as a broker.
