Avalon Clinton

I have not had consistent hot water for almost one month. The leasing office initially lied about me being the only person complaining about the problem. After speaking to several other tenants, they all confirmed they had complained but the leasing office told them, «That’s just the way the building is.» Since then, they have repeatedly pushed back the dates that they swear it will be fixed by. New York City law states that every building must have 120 °F or hotter water ³⁶⁵⁄₂₄.
21 days without hot water. DO NOT lease an apartment from these people.

My girlfriend and I have been in the south tower got for the past few years and loved it. Management/​concierges/​maintenance staff are top notch, the views this site has to offer are amazing. My overall experience was awesome and I will miss my time there.

My husband lived in the South tower and I lived in the North tower for several years before we were married. When we got married we moved to another new building in the neighborhood, stayed one year, and then moved back to our beloved Archstone/​Avalon. We had a beautiful 2 bedroom with a gorgeous Hudson view and the largest outdoor space I’ve ever seen in Manhattan. The best things about our experience with Avalon W52nd were that we never had noisy or obnoxious neighbors (we weren’t so lucky in other buildings in the neighborhood), the amenities are top notch, the views are spectacular, and the location can’t be beat. Plus, the management, doormen and maintenance people are extremely professional, reliable, responsive and helpful. Everyone takes the time to get to know you and goes out of their way to help with whatever you need. We’ve each lived in other high rises in the area and in other cities, and I’ve never had such a friendly community feeling in an apartment building. The only reason we moved out is because we bought a brownstone around the corner. We moved out yesterday and have already stopped by twice to say hi and bc we’re still using the dry cleaner/​laundry service (which is also excellent).

My husband and I have lived in the south tower for the past 5 months and absolutely love it. The apartment details and amenities are of the highest quality. The leasing process was pleasurable and our leasing agent, Gilya, has become a friend of ours. She is extremely quick to address concerns/​questions, though we rarely have any. The management team, as well as the maintenance staff, cleaning staff, and doormen are all wonderful; they are always smiling and interested in getting to know the residents and their families. We feel lucky to call the Avalon Clinton our home!

I moved in April 1 and have had a terrific experience. The facilities are fantastic, the building personnel are very helpful and welcoming. The location is perfect and just far enough from too much traffic and noise. The views of Midtown and the Hudon River are a huge, huge selling point.

Convenient location, close to grocery, shopping, fun amenities!

Hands down the worst experience I’ve ever had in 11 years of NYC living. My 1-​star rating is not reflective of ALL the people involved in this behemoth albatross, but rather the totality of the horrid experience I had at Avalon Clinton South (510 W 50TH — the South tower across from the North Tower listed here on Unilocal). Good people often work in terrible places. Because I’m an eternal optimist, I’ll run down the good things: 1) Leasing agents were fantastic, not pushy, and friendly. 2) Building is new-​ish (2007-​09 construction). 3) Building amenities are very nice, but as in all Avalon buildings, you pay for them (gym is $ 75/​month). 4) Apartments are modern and many have washers/​dryers. 5) Maintenance folks were fast and did great work.
Now for the bad: Despite being falsely billed as a «smoke free living» situation, I dealt with a constant barrage of unsavory characters smoking pot in the stairwell by my apartment, blowing cigarette smoke in the public hallways, throwing cigarettes on my balcony, having over prostitutes at all hours, doing drug deals in plain sight on the roof deck, and partying at all hours of the night. This seemed to be endemic to the entire building, as the very nice doormen confirmed to me. One night alone, the doorman got 16 complaints about pot smoke and smokers. Which brings me to the security issue. There is ZERO security in this building. Nada, zip, zilch. The bean counters at Avalon decided to hire just one «all purpose» person to sit behind a desk (so it’s not really a doorman, as he can’t get up to open the door). Unlike other buildings that purport to be «luxury,» Avalon Clinton skimps on doormen, and most importantly, security. During my treacherous 10 months there, I saw things that looked more like they belonged on Riker’s Island than in a «luxury» Manhattan building with a higher than $ 4K/​month price tag to live on the top Penthouse floor. (They have three «penthouse» floors — ostensibly to give reason for astronomical rent prices). The ultimate reason for my 1-​star review, however, is the complete lack of spine and resolve of the management to attempt to do ANYTHING about the aforementioned egregious issues rather than providing short «I’m very sorry to hear this» emails and mealy-​mouthed passive-​agressive «well, it’s an ⁸⁰⁄₂₀ building…» comments. There is a bigger systemic problem here.
So, if you want to engage in illegal activity, drug deals, hiring/​running brothels, partying on a roof deck with unlimited access hours (e.g. you can go up there and scream and smoke pot and have hot crazy sex with 10 of your favorite prostitutes at 3 AM who walked right past the non-​security), AND you want to pay more than a mortgage on a mansion in most parts of ‘Murica, go ahead and move to Avalon Clinton. I’ll also be happy to sell you some radioactive waste land in Long Island if you desire an even more elevated «luxury» experience. Finally, thank you Avalon Clinton for allowing me to leave your Titanic on 10^th Avenue after only 10 months in renter’s prison. I do appreciate them allowing me to move to another of their buildings. They have some great buildings in their portfolio, but this is *NOT* one of them. Caveat emptor.

Great service from Jason Hudson one of the leasing agents. From my first inspection, through the lease negotiation, moving in process and every day since the team at Archstone Clinton have been awesome. Always friendly, professional and helpful.
My apartment is fitted and finished to a high standard and was immaculately cleaned when I moved in.
Two minor repairs were dealt with fast and with zero hassles for me. The maintenance team were in and out within a few hours of requesting service and the repairs completed to a top standard.
Overall the facilities are great and everything is taken care of professionally. I can not find any fault with the building or the team looking after it and the residents.

Synopsis: I can only attest to how this place looks like because my friend that I met in Seattle lives here. I have been here on three occasions. The night before the Macy’s Parade, another crazy night two days after the first time because there was NO WAY I could go home under those conditions, and three to drop people off. Hahaha. if you know me well. you would know one word about the situation… «Scandal!»
Environment: Once you pass through the spinning doors, you will see a bright lobby area with a desk man. After leaving the lobby and you find yourself in the hallways of the apartments, you will find be walking on very comfortable carpeting. My friend’s place is huge compared to what I have seen in NYC. I did not bother to get the price, but I know that it had a dryer and washer included. Two bedrooms, one bath, a full kitchen! When you look out the window, you see Jersey! I could definitely live there. :D
Accessibility: You can easily access this through C-​E trains off of 50^th Street!

This was the first apartment that I had moved into in NYC. For the most part, they were helpful and flexible with me signing the lease and such since I was out of town when I needed to take care of it. The building is VERY well maintained, and the doormen are great. I love the gym, and how can you beat the amazing rooftop deck. They have a 24 hour guarantee of fixing anything in the apartment which has been very helpful, and they have a relocation guarantee as well so you don’t need to break your lease as long as you are moving somewhere there is another Archstone.
The apartment itself is great too. I live in a corner apartment with tons of windows which is perfect, and if you love to cook the kitchen is for you. You can hear through the walls sometimes, but it’s expected and not that bad.
You get a lot for your money, but it is really pricey. It’s also a little far out of the way from things since it’s all the way over on 10^th, but it’s still an up and coming area. I would certainly suggest this to anyone moving/​living in the city and will be more then happy to live here again!
