About Management first (as so many negative reviews):
I am an Software Engineer & Business Man, As a non-​immigrant When I visited the place for the first time My JAW almost dropped hearing the Facilities: Rent Amount. Though its a little high for some one!
I just have to say, yes, they are hardcore professional in case of their business and law maintenance. For that reason someone may find them comparatively HARSH! But they are, What they said. But one thing I have to mention and that is «There are really less staff (20−25% of the required employees, from my point of view) in management office in compared to the numbers of residents to whom services to be provided.
I prefer you to move in if you like quite place, well versed people, good community, child safety, over all living experience and last but not least a GOOD AGREEMENT clauses analyst (that you have to abide by as law and consider) and a vast of money to afford it.
I found some people left it with sublet, coz they found cheap places somewhere else, but as per their discussion it was clearly understood by me that they prefer savings over the living quality (and most of the people generally do it, but matter of fact nothing come free here and in my experience I find it everywhere, just some where you have to pay directly and somewhere indirectly!)
My review on The Manhattan Park @ Roosevelt Island:
It’s on the Central of All with the 5 Star Living. It’s on the Water, In the Park, Inside the Island, Under the Queens Bridge, Facilitated by FASTEST F Train, Biggest METROPOLITAN HOSPITAL, 3 School (2 International 1 Govt School), Covered by ROOSEVELT ISLAND ASSOCIATES rental authority who provide services of OWN ISLAND Security, ISLAND’s individually owned REDBUS, Many more numbers of common Car PARKING but you have to pay, NY’s Only SKYTRAM, In the Middle of all 5 Boroughs But it’s MANHATTAN with fully Separated & Independent Operation and Management Authority, Ethnicity Percentage as white 77%, black 13% Asian 7%, Others 3%, Enjoyment of Joyful & Vibrant Night-​life But Calm & Quite Day-​life, Strongly Bonded Community (RIOC). They all are possible while you live in Manhattan Park @ Roosevelt Island River Walk!

In my experience in short, it’s one of the BEST RESIDENTIAL PLACE Kept SECRET within Manhattan even in NY for the CITY Lovers!
At last the truth that I should not forget to mention is that —
And you know 100% of the negative reviews are posted, as they were suffered for some reasons, but mere 2% good reviews are written, even people don’t bother about spending any time for writing some reviews /​recommendation for someone when they are happy with… I don’t know why the reality is like that.
Here I’m living at 20 River Road, at some high floors 15+ :) and with my wife, 6 years son and my parents… No need to mention that they all are happy with convenience, healthy, secured and sound living experience here.

The concierge/​doorman and maintenance staff are great at their jobs. We love them. Extremely helpful and efficient at their jobs. The area is highly diverse and the island is awesome.
Big problems? Billing, Management and Leasing offices.
1. Billing Office: Be VERY careful with their billing. They insert this $ 50 «beginning balance» in every single month’s bill. If you don’t pay attention, your rent is $ 50 higher than you agreed to — every month. SCAM.
You have to call them every month or note on your payment stub that you are not paying for the fraudulent charge. If you don’t they do «not notice» it. Or, even worse, laugh and tell you it does not exist. Really!!! It’s on the bill!
2. Management Office: Arrogant and unresponsive management. Front desk is nice and helpful. But, reaching the right person in the management office is tough. They give you all the excuses they could muster. As lame as «no voicemail set-​up». Really!!!
3. Leasing Office: Never mentioned the façade work which has been ongoing for more than a year when leasing the units a month before construction began. They did provide a community center space for tenants families to flee from the unbearable noise during the day. And, they offered free pool membership for weekday access for the summer.
Would they have done it on their own? No. It took a lot of emails and a concerted effort by residents.
If thinking of waterfront rental, perhaps check out Queens West. We’ve lived in many Rockrose-​owned and managed properties. Never had such unprofessional treatment (or billing SCAM). But do visit Roosevelt Island as much you can. It is a gem.

After my parents returned to NYC after spending the previous twenty years away, they moved here… And were not very happy about it initially. They both grew up here, went to school here, and eventually had that lovely Park Avenue apartment… Then decided to move to the suburbs to raise a family because of the all the crime and drugs everyone had been dealing with 20 – 30 years ago. Anyway, they finally returned, a lot older and less healthy, my Dad who had been a Physician was now disabled and they had come to the realization that this community was the best fit. They spent three years at 10 River Road and could not have been happier. The doormen were wonderful, everybody involved here was great. It since has become overpriced for the location but I am aware Cornell is escalating the prices. Roosevelt Island and Manhattan Park will always have a special place in our hearts. So many great things about this place.

With regret, I“ve lived in Manhattan Park for on and off for the last 10 years. It WAS a nice place to live in the beginning years. Management in this building is appaling. Hallway carpet is disgustting. It hasn’t been changed since for the 15 years. There are a lot of multi-​nationals living in this building, college students from Marymount. Indian Banglashesh etc. While they occupy the lower floors, parties are rampant. There is no ventilation in the hallways, so when people cook unheard foods (like goats and snakes, it doesn’t smell like normal foods), it really STINKS and we always get CHOKED-​UP in the non-​ventilated hallways. While the view are nice from most apartments, the overall quality of life is NOT worth the money. Go somewhere else in the island.
Moving out of this building is a nightmare. You have to go to HOOPS just to get out of here. Can’t wait to move out of here. I have regretted coming back here. It used to be nice but the management here do NOT treat their tenants well. Not even in this economy. First, you have to deal wih the morrons in the rental office, who are only in the office a few times a week. It took THREE weeks just to arrange a move-​out, and then, today, the day before the move, I just called the office to confirm (I know that these people are incompetent,) and WOULDN’T you know it, I wasn’t even scheduled for a move-​out. I threw a hissy-​fit. After all that back and forth with the rental office and management… I wasn’t even in the system. While the maintenance crew are nice, the building itself and management sucks. Go somewhere else in the island. This building is NOT worth the money.
Also, when you move-​in, the apartments are not ready. Grout in the bathroom, kitchen dirty, windows needed to be cleaned. Nightmare even when moving in. You definitely wonder.
In summary, I would NOT recommend living here to anyone. Relatives and friends included.
