The worst management company in NYC. Completely unresponsive, unprofessional and plain rude. It’s just not worth your wasted time. I implore you to find another outlet for renting an apartment. While it may seem hunky dorey at first, when there’s an issue or it’s time for you to move out, say goodbye to any sort of courtesy.
So run… run as fast as you can

Really, the previous reviews say it all, you’re better off living in a cardboard box and never rent from Damir. He lied to get his commission and knew damn well that management and landlords were trying to get tenants out in the first place by turning off heat and hot water throughout the day. Their planning to sell apartments and screw over knew tenants with extreme prices for garbage.

This post is for those looking for an apartment in NYC. I’ve been where you are, it’s frustrating, it takes a lot of your time, and you want to just take this apartment because it looks good and you don’t want to look anymore. DO NOT LIVE IN THIS COMPANY’S BUILDINGS, YOU WILL REGRET IT. THEY ARE HUGE SCUMBAGS
They will not follow the law, they will be unresponsive, and they will be horrible to you when they do respond. Do not listen to their bullshit, they will try and do the least amount of work possible in order to save money when it comes to apartment repairs. Do not let them push you around, if you do even a little bit of research into your tenants’ rights and start quoting it to them, only then will they start to abide by the law. They are NYC scum. Most of their tenants do not have the resources to call them out, so they treat all of their tenants like trash, thinking that no one will stand up to them.

We’ve been living for several years in the building and I would like to express that my experience with the Management has been great. Our building manger Tobias Sahl is one of the nicest people we ever deal with, he promised to fix couple of issues in our apartment and they were done as he promised in timely manner. Always reachable by phone or email we can always count on our building manager. Same thing I can say also about our super attendant in the building. Roger is GREAT. You can call him late at night or during the weekend he is always ready to come and help you. Our building is nice and very clean because of our super who is there almost every morning to take care of our building

the worst! they never call you back, they only time you ever get a quick response is when you threaten to not pay anymore. — yes — the apartments are really nice. and yes they will help you get in there easily, and once they get your money u dont get any answers… run!

I’ve had horrible experiences with this company. I moved into one of their recently renovated properties. Although the unit that is immediately visible to me is aesthetically pleasing, my roommates and I had experts assess the unit after a rat problem and they were appalled by the lack of maintenance regarding the entire building. We have one (or two) vicious rat that has destroyed our appliances and recently lunged at my roommate. We brought this to the attention of management but we have to wait an entire week for them to respond because they’re on vacation. Please stay away from any property managed by this company! Stellar Management believes that their only job duty entails collecting checks from tenants.

They are the absolute worst. The are not concerned about there residents and are only concerned about your money. When you have problems they will do the bare minimum to help.

Everton helped me with a corporate rental at 50 West 97^th Street. He explained to the process thoroughly and was able to get my clients approved in a timely manner. We look forward to do more rentals with him in the months to come.

One star is INDEED too high for this Stellar Management. My husband and I have lived here for shortly over two years, in a newly renovated unit that as far as we know was completely illegally redone. We have never seen a permit and have called incessantly asking for the work permits for the renovations they keep doing on every unit when a tenant moves out, and we’ve had seven issues with repairs that have NEVER gotten done — from a leaky radiator (that was incorrectly installed to begin with) to broken windows! The super has left brand new fridges for all the tenants whose fridges have broken down IN THE HALLWAY, BLOCKING THE MAILBOXES, and even BLOCKING THE ENTRANCE TO APARTMENTS for days on end — USPS stopped our mail for 3 DAYS because they couldn’t get to the boxes!!! The super screams at my husband every time he asks for something to get done — but I don’t even blame the super, I blame Stellar for their gross negligence.
Now, our entire building is infested with BEDBUGS and Stellar is digging in their heels once again: tenants who’ve found the infestation in their units are hiring their own exterminators because Stellar takes so long to deal with problem, and has sent J&B Pest Control which has unsuccessfully exterminated at least one unit. We are horrified, and we are organizing our building to bring 7A Proceedings against Stellar Management — I recommend you all do the same in your buildings. 7A gives us the right as tenants to organize at least ¹⁄₃ of the units in a building to ask the NYC Housing Court to remove Stellar from managing the building until all repairs are made and the tenants are able to live safely in the building. Living with infestations or negligence in repairs are both on the list under Section 770(1) of the Real Property Actions and Proceedings Law of NYC’s Civil Court Housing.
Organize because there is power in numbers! This company is a nightmare!

**Note** This review is about the process of securing an apartment managed by stellar management, not about the actual management of an apartment.
Stellar Management, and specifically Annette Beatrice (a broker for the management company) are rarities as far as New York Real Estate goes. Here’s the short version of my experience with Embassy House:
My roommate and I found a perfect apartment in another building owned by Embassy House and after going back and forth with Annette, who was the broker on that apartment (as well as all other owned by Embassy House), we submitted an application. Unfortunately, another group had submitted their application about 10 minutes before ours. We lost the apartment. We were extremely bummed, but Annette reached out and suggested she take a look around and see what other opportunities we might be able to figure out. Assuming this was just a shot in the dark and we would probably hear nothing back, we didn’t put much stock in her offer.
2 days later, Annette reached out saying she had found us an even better apartment in an even better building. We figured this was the typical NYC sham, and again, didn’t put much stock in it. We decided to take a look at it and get the details, and it turns out, this was THE PERFECT apartment. We were absolutely shocked that this was the real deal. Annette was responsive and flexible throughout the entire process of locking down the apartment so that nothing slipped through the cracks this time. She made everything from seeing the apartment on our own schedule to organizing the move-​in process so incredibly easy, and she was responsive, engaged, and unprecedentedly helpful. Oh, and this is a NO FEE apartment… so it’s not like Annette gained any more personally by helping my roommate and I find this apartment. We all know in NYC that good apartments are on the market for about 2 and a half minutes, so Annette’s willingness to help us was just an act of kindness.
Anyway, if you are looking to move and want a fabulous, no-​fee, midtown apartment; look no further than Embassy House. If possible, track Annette down and work with her because she is fantastic.

OHEYYYYY, Another crappy management company? You’re the unicorn of management companies right? Nah, just another bunch of incompetent «managers» who think that their job description ends with cash my check at the end of the month.
We moved in, and 5 days later our fridge broke. We had just filled it because we had just moved. All the food was spoiled. We called maintenance the same day, they said they would fix it. 3 days later someone came and replaced the part. It worked for a day, so we restocked the fridge. It broke again! So I told them, here’s the receipt for the second batch of food because I’m having to go over a week with purchasing each of my meals, on top of losing $ 250 worth of groceries twice, but I’ll let the first time slide. The second round was your fault. They didn’t respond, told me to send the receipt again after a month, and then said «you probably left the door open or something.»
So come to our rowdy German college exchange students next door, they said they couldn’t do anything.
Come to our gym in the building that they wanted to charge us $ 1,000 a year to use, even though they had never mentioned that on the lease or while showing us the building.
Come to them being difficult on returning our deposits not from being shady, but from being confusing…
Have fun sending emails and leaving voicemails to people at perpetual «meetings» all day. Apparently they all work at the UN or something and this is their side jobs because they’re never available.
etc etc etc etc etc.

The building: Everything is dirty — walls, floor tiles, lobby, etc. — and nothing is maintained. The two times I visited the apt before signing the lease, it was night and a lot of the lights were dim. I only realized the building’s poor shape when they replaced the light fixtures shortly after I had already moved in. I see roaches basically every other day, usually in the main areas (lobby, laundry room, hallways, and yes also inside the elevator). Oftentimes the same dead bug is left in the hallway for over a week before anyone cleans it. The pest control service they hire is probably the cheapest of the kind — in addition to the roach issue, twice there were incidents of bed bugs in an adjacent apartment. When they came to inspect our apartment, they only did a very quick look at a few spots. What about setting up detection monitors? Or sniffing dogs? Or some type of prevention service? No wonder the building is infested.
The apartment: Fortunately, we got about 90% of the repairs we requested when we moved in. Unfortunately, there were things we missed when did the inspection prior to our move-​in, including the huge gap between the molding and floor tiles (which leads to pest issues), tons and tons of small holes on the floor tiles (aesthetic issue), no window screens (outdoor bug issue), and malfunctioning window locks (safety issue).
The building staff: We haven’t had much chance to interact so I don’t have much to say about them. However, according to a neighbor who’s lived there for many years, the super is lazy and will not provide any services unless you offer money.
The office staff: As other reviewers have commented, these people do not care. Basically if you need anything from them, you have to e-​mail them at least 10 times to get a response, and then send another 10 follow-​up e-​mails to make sure they complete the task. Don’t bother calling the office numbers they provide since they are never at their desks and do not return calls.
The other residents: Some nice people, but there are many who don’t follow the «rules» of the building and of normal human decency. This includes owners who let their dogs pee right in front of the building entry/​exit, people playing music loudly past quiet hours, people who don’t know how to properly use the recycling room (and are basically inviting roaches to our floor), and people who force open the magnetic lobby door lock (because I guess keys are too heavy to carry around). While the residents themselves are obviously at fault, it is also clearly a management issue because they should be enforcing their own rules.
All this happened within the first month of living here and I obviously have extremely low expectations. Needless to say, there has been no improvement after 4 months.
Also, when you sign the lease and pay all the fees, everything has to be a cashier’s check or money order. For the rent you send a check to some random address in Long Island — yes you have to supply your own stamp. These are small but sure signs that they are more interested in keeping their profit margins rather than providing a good service.

HORRIBLE. No permits for any of their apartment renovations in our building. Construction is below standard. They’ll tell you they care about their apartments, but don’t believe it!!! Don’t live in a STELLAR apartment! They stay true to the definition of SLUMLORDS! How shameful. I don’t know how they sleep at night.

Believe the reviews you see… Don’t get trapped into living here.
I guess i don’t need to explain any further about this apartment that I unfortunately decided to live in.
The management company WILL NOT get back to you and when they do they would be very unprofessional when it comes to repairs that need to be done, actually that should’ve been done the first time.
We don’t have hot water in our shower. There was no deadbolt on our door, so be prepared to have to buy and install a deadbolt for your own safety.
The superintendent is lazy and will come up with excuses to not do his job. «I’m eating lunch.» «Did you try to move the refrigerator yourself?» (the refrigerator was unplugged upon arrival)
and my favorite «I don’t do that.»
It’s in your best interest not to move into an apartment managed by this company.

Horrible management company. They are unorganized and unresponsive. When we tried to negotiate our rent raise the leasing office couldn’t even come up with ANY response as to why our rent was raised so much more than similar apartments in the building. In fact, the leasing office couldn’t answer any of our questions… not one.
I’m very excited to be moving out of the building managed by Stellar Management.

Don’t expect timely responses from management if you have questions. The construction on our unit was done very poorly — first year our unit flooded from an air conditioning unit placed with the slope towards the building. That’s one example of idiots or very cheap construction doing the work. First week we moved in the tub wouldn’t drain because they construction crew dumped plaster down the drain… Today our ceiling is breaking apart. Still waiting to hear from the super. Hey — at least we have hot water today — we didn’t a majority of last week. And we stay — we need a place to live…

I’ve lived in a Stellar building for almost 3 years now and I couldn’t be happier. Not sure about everyone else’s issues (Robert G… really with the scaffolding? That’s required by the city, not their fault). I’ve noticed they are always doing construction but 1. That’s Manhattan for you and 2. I like that they are always trying to improve their buildings.
I felt the need to speak up since I’ve only had good experiences with the management team! Quick to respond to any issues, gorgeous appliances, floors, fixtures, etc.
Highly recommend their buildings…

To be honest I think one start is way too much for this management company The most terrible management company out there in New York I’m sure they treat tenants like shit you have to please them to get something done in the apartment and once they do the job it’s so shitty you’ll wish you didn’t call them for anything

I live next door to one of Stellar Management’s buildings, the Windermere located at 666 WEA. The last seven years, as a neighbor, have been a nightmare. Stellar’s sidewalk shed/​scaffolding has blocked our view of W. 92^nd St., and essentially turned our formerly sunny apartment into a cave. Three fires have broken out on the sidewalk bridge; FDNY responded to each of them. The structure is literally rotting. Part of it was removed this week but the support columns remain. Stellar Management/​Larry Gluck (the owner) have ruined a perfectly good NYC block in order to pursue the continued gentrification of the UWS. They have lied to our building’s Board of Directors & Managing Agent numerous times regarding their endless construction project. Avoid this real estate company at all costs.

Total scumbags. Terrible management company.
Went to see an apartment on Saturday and applied for it on Monday. Management tells me rent just increased by $ 370/​month. Why? Just because. Complete bait and switch.
