Loving my new apartment home! My view is stunning and the office staff is very friendly! I would recommend this community to anyone looking for an upgraded apartment home with a view!!! The community manager Jennifer welcomed me, my boyfriend and our dog Wrigley and made our move in experience seamless! Thank you Promontory Point!

I moved into Promontory December 2015. The office staff (Kelly, Maria and Amy) are always pleasant and very professional. They go out of their way to make sure I am happy. I have had maintenance over a few times. My experience with Farhad is ⁵⁄₅. He is not only professional he goes out of his way to make sure everything is right. When he says he will follow-​up he is right on top of it. I love lving here! They treat me and my dog like family.

If you are looking to move to Newport Beach and be by the ocean. go to Promontory Point !!! The location is amazing close to PCH and Balboa Island. Walking distance to Balboa, shopping and great restaurants. All apartments are newly renovated with Viking appliances and interior. Pool and common areas are stunning. All the staff are very helpful and special credits to Kelly Giles. She is on top of her game, knows the local area, easy to work with and will go all the way to make sure you get the best experience… does not get any better !!!

Moved in a few months back and have loved the new renovations! The wood floors and stainless steel appliances were some of the upgrades my wife and I were looking for. The views are stunning and most units have great outdoor space. The office staff and maintenance team have been more than professional and treat my wife and I like family. Everything has been addressed quickly and with care. The accessibility to Balboa and local restaurants is great too! Definitely a community worth touring if you are looking for community in Newport to call home!

I love living here. The popcorn button works every time on the Viking Microwave.

From worse to the worst. After my dog became invested with fleas and had to go live with family in New York as she stopped eating and drinking while currently being on two anti flea medications that worked her entire life and contracted some type of super flea from the dog park, all matience staff will tell you not to walk your dog here as it is known to have fleas! As well as coyotes and snakes (not told by management). I was promised by the Irvine company that my apartment would be fumigated 3x per week during a one month trip back to New York as I could not live in my apartment. Upon working out of a remote office I returned to Promontory Point without my dog to an even bigger flea problem! They were literally jumping out of the carpet. I was luckily able to stay in one of their show apartments while they figured out why there were still fleas in my unit, I was notified a specialist came in and myself and my service dog were ok to return, 20 minutes after I took a video of active fleas in my unit. The Irvine company demanded that if I broke my lease as I was not able to live in my apartment I would have to pay them two additional months rent! What a joke. After asking for the paperwork confirming that they actually had an exterminator come 3x a week for the MONTH I moved to New York they were unable to provide paperwork stating the apartment was treated and offered to let me break my lease free of penalty. But penalty I had, I lived a total of 4 months in the unit 6 weeks in a bungalow unit and 4 months in New York. The Irvine company kept my entire security deposit as well as had the audacity to bill me for their flea invested carpet which they quickly took back once I pointed out the evidence. They are currently only at capacity to about 47 percent everyone moves out!!! Recently a good friend and neighbor at the property had the police called on him after 5 years of being a resident for having his dog off leash AT THE DOG PARK. I urge you to talk to people who live here before signing over your soul and multiples of thousands of dollars.

Promontory Point Villas are beautifully restored with stainless steel, travertine, walls of windows overlooking Balboa Island and vaulted ceilings that enlarge the footprint of the villas tremendously .
It’s a gorgeous place to call home.
These are just some of the physical qualities of this complex but we all know it’s the people that make a place a home. My personal experience with both residents and staff have been wonderful on a daily basis.
And any issue that has ever come up that needed looking into the staff took care of it right away. Their communication as to where, when and how the issue was to be resolved was articulated clearly, promptly and best of all they followed through on what they had promised to do to resolve the matter.
Now that’s cause for a shout out!

Gorgeous community in the heart of Newport. It reminds me of a resort in Kauai with a lot of natural light, open breezeways, and incredible views. Greg Copeland showed us around and he was super helpful and had a lot of knowledge of everything to do in the area. Very unique, one of kind community that is different than any apartment complex. Definitely check it out and ask for Greg Copeland. He knows the area and he will help you find the your next place to call home.

Five stars going to Kelli McKendry. Me and my husband we’re basically out the door even though we like the location and our first experience we not the most pleasant but we understand everyone has an off day. Then we received an email form Kelli McKendry and WOW! We were impressed with the level of service, attention to detail and her truly listening to our needs and wants in order to stay. She followed through and I appreciate her follow up to ensure we were completely satisfied. We definitely wanted to give Kelli M. the acknowledgement she deserves!

This place is AWFUL! I’ve lived here for a year and have been continuously disappointed. We moved in with the understanding that it would be under construction and our rent would increase as soon as construction subsided — which it did. But the moment they raised our rent they started construction AGAIN! Now, I can’t even park in my carport and can’t enter or exit my home through one of my doors.
After the «remodel», our rent increased. But, now I suffer through cold showers in the morning and a freezer that stops working. When you call the office, no one will ever answer. Instead, they’ll send you to an answering machine which tells you a broken fridge/​freezer is deserving of «emergency support» and that if you leave a voicemail someone will call you back or come fix your problem immediately.
But no one will ever return your call and no one will ever come.
I am woken up at ALL HOURS OF THE NIGHT by the incessant car alarms at the adjacent car dealership. I often work from home and the noise pollution is so unbearable, I’m forced to leave.
Do NOT use the barbecues at the main pool, they are infested with cockroaches. I’ve alerted the staff to this issue numerous times, but nothing has been done to get rid of the cockroaches. Better yet, DON’T MOVE HERE.

My husband and I lived there for approximately six months. First we were impressed by the view and the new floors and in general the place looks wonderful. The vicinity to Balboa Island and its restaurants was a big plus too.
We were told the renovations on our building are over and there will be no further work performed. That was far from the truth. In the first few weeks the apartments in our building were renovated– old kitchen taken out, old floors taken out and fully renovated– the noise levels were a killer.
After asking for considering a lower rent– we were completely ignored. No answer from Promontory Point Management nor Irvine Company. Few weeks later after we received another message saying that another two apartments in our buiding will be renovated for the following six weeks we asked again. The answer was no. The third time, they said if we are disturbed by the noise we can move out within the next 30 days without penalties. (!!!) We did.
The place looks wonderful, great amenities, walking distance to Balboa but the noise levels are high, walls are paper thin, the appreciation of the residents low. For the price one would expect more class and professionalism.

BEWARE OF THE LURE OF PROMONTORY POINT VILLAS!
Hey, The staff at Promontory are pretty nice. The grounds are lovely. There’s some stunning views of the harbor in the more expensive apartments. The complex is centrally located.
The fun stops there.
Please if you’re considering moving here, do your homework. Go to the central park out in front and engage some of the tenants here about how they like the place. You might be surprised to learn that 25 percent of the 500 residents have already moved away. You’ll find out that the ones that still have some time left on their leases, are also planning on leaving too.
This is due to:
1.) a whopping 70% rent increase that everybody is getting at the end of their annual lease term
2.) a construction nightmare that has damaged people’s property and health, that is currently an ongoing project that’s not going to end for years.
Our health is put in extreme jeopardy with toxic dust (lead, mold, asbestos) & the project is dangerous and invasive. Scaffolding, jackhammers, drilling, debris, concrete falling, old stucco, old paint dust, loss of privacy with workers all around early in the morning.
A couple of months before lease renewal, I learned from the office that my rent is going up seventy percent, which translated into a $ 1000 per month increase for a two– bedroom. My neighbors living in one bedrooms are getting a $ 700 monthly increase.
They can’t keep up with all the mold remediation here. The building goes back to the seventies. It’s old and moldy and in the 1974, it was OK to mix asbestos into just about everything for insulation purposes. The construction was done very cheaply.
I have to air out my apartment for an hour every evening with all sliding glass doors fully opened with the front door fully open too, to make the air in the unit tolerable.
The air is thick and unpleasant, makes me feel nauseated. What is it? The toxic dust, pesticides and/​or the mold?
–The apartment complex has intrinsic problems with toxicity (Asbestos, Lead, and Mold.)
—You’ll have no control over the exorbitant rent increases.
–Being lied to and living here and enduring the Irvine Companies unethical
Practices, was one of the worst experiences of my life.
– I’m moving soon, before the 70 percent rent increase goes into effect.

Do your due diligence before moving here! Look a little harder, you can find something much better outside the Irvine Company Empire.
The rent is exorbitant and exceeds market prices– shop around!
If they get you in at a discounted rent, make sure you get a commitment for that price as long as you’re going to live there.
Beware of toxicity… The place is a health hazard!

I currently live here and I am beyond miserable. I got an apartment near a dumpster without thinking much about it. But now, after living here for 8 months I have found cockroach after cockroach that are huge! (I am talking up to 2.5 inches long). When I first called, they didn’t have any sense of urgency at all. Just said «the building is old, it happens.» I know from talking to others that they also have a huge ant problem in many of the apartments.
Everyone likes to think that all you have to do is clean and they will leave. But unfortunately they are coming from the cracks in walls and the fire place and going straight to my trash can no matter where I put it. The apt was sprayed, and I have hired a housekeeping service, and had my carpets professionally cleaned. But now because there is a nest behind the wall (judging by the strange smell and residue I keep finding), more and more keep showing up. I have a terrible phobia of them and am living a nightmare. I am paying lots of money for an apartment that I no longer feel comfortable sleeping or eating in.

Good place to be. Nice views of the water. The gyms are nice the pools are great! Like taking walks over here at night very peaceful area. Close to fashion island close to balboa and easy access to the highways!

DO NOT MOVE HERE!!! The business ethics of the Irvine Company are deplorable. Irvine Company is deceiving residents. After bearing through the construction process, they are surprising long time residents with rent increases of 33% or higher. They are serving notices to people evicting them from their apartments regardless of whether or not they already have made upgrades to do pure cosmetic improvements to the interior. Residents are required to move out at their own expense, move back in at their own expense, and then pay the new «market rate» for rent. While technically this may be legal, they are displacing hundreds from their homes. Shame on Irvine Company.

Before I explain this, just know that i am not a harsh reviewer, I am easy to please, and am fine living in most apartments. Except this one really affected my personal and work life, and most importantly, my health. The lady in the leasing office reassured me there wouldn’t be mold because I was already worried about it. So not only was I lied to, but my health was in danger and things could have gotten worse if I stayed there.
The rent is extremely expensive, which is because of the location most likely, but I lived in a unit right by the water, and I had extreme allergies every day there and was getting sick constantly. I tried everything I could-​cleaning the carpet, keeping my unit clean, etc. However, I had to move out because I kept getting sick. While living there, I had sinus infections, skin issues where my arms were full with rashes, and it affected my school and work life the whole time I lived there which was for about six months. I had to move out because of it, and I started seeing a new doctor who told me i had TOXIC MOLD EXPOSURE. To confirm that this was from promontory point, I talked to people that told me they lived there and that the units by the water are FILLED with black mold. As well as my DOCTOR who told me that the mold exposure from blood tests was prevalent in the last 6 months which was during the time I lived there. I haven’t changed anything in my life, yet my allergies/​sinus problems/​and skin have magically cleared up. Hm…
I feel bad for the elders living here that have no idea. It is all one huge scam.

First off, this is a great location. I’ve lived here one year and you’re in the middle of everything. Neighbors are great because you’re not dealing with college kids. Very pretty scenery and walks around the area are nice.
However, there are lots of down sides. When I moved in, Katie (I think), told me they were installing new double pane glass windows in all of the apartments, but that it wouldn’t be much of an inconvenience. What she didn’t tell me is there was also construction starting on my building within three months of my move in. It just recently finished and I can tell you it was awful.
I have two dogs who were going crazy with the noise all day. Promontory offered to pay a fraction of doggie day care, but only after many residents complained about the noise and only if you happened to hear about the offer from one of your neighbors. I had no idea the offer existed until a neighbor told me. Apparently, it had been going on for two months. The dust is terrible so don’t bother cleaning your car. If you leave windows open, you will have dust all over your furniture. The construction involved them completely redoing the outside of the buildings so they had to tear off the existing materials. it was insanely loud with construction vehicles everywhere and workers screaming at each other outside your window.
I also really don’t appreciate Katie flat out lying to me about the complex’s private beach. I told her my dogs liked the water and she told me before I moved in that residents had access to a private beach across the street. I just had to get a key from the front desk. I went by about a month after I moved in to ask for a key and the girl in the office looked at me like I was crazy. She had no idea what I was talking about. She had never heard of a beach for residents. She then asked the manager on duty who told her that the complex was in a dispute with the homeowners across the street so we couldn’t access it. I asked her how long this had been going on and she told me for the last several months. I had only lived her for a month so Katie knew about the dispute when she told me I could access the beach. To this day we still don’t have access to the beach
I emailed her and explained everything I had been told. She said I could just duck under the chain around the beach to get in. I asked if she meant the part of the chain with the «No Trespassing» sign attached to it. She just wrote «lol I won’t tell anyone.» Total garbage.
They also pulled the typical bait and switch. I agreed to an apartment and reserved it on-​line. Four days later Katie emailed and said another sales assoc. leased the same apartment so it wasn’t available. But they had a slightly bigger apartment that was about $ 100 more expensive. I stupidly agreed without looking at the apartment because I had already put in my notice at my other apartment. I moved in and discovered that my apartment hadn’t been updated in years. Apparently the woman who lived here before me had been here for about 6 years. Also a major problem is my balcony and several windows face the PCH. I’m on the corner next to the stop light on PCH and Jamboree. It is so incredibly loud on the weekends with motorcycles and cars flying by. My only option was to shut the windows and door because I couldn’t hear anything when they drove by.
Also, ants are a big problem here. I’ve had them spray, place traps, and other poisons around. None of them work. It sucks to come home to feed your dogs and find a trail of about 100 ants going directly into a food bag and crawling all over it.
Overall, I wouldn’t move in here again unless I couldn’t find another apartment to take my dogs. It’s expensive, but only because of the location. I’m moving this week so we’ll see how that process works out.

I cannot recommend living here due to the construction that started last year and will continue into 2015. Prior to the construction, we did like living here.

If you’re considering living here, there are some positives:
1. Location! It’s convenient and walkable to many places. Although the landscape and walkways at Promontory Point weren’t designed for walking, you can walk through the complex to Balboa Island, or walk the Back Bay Loop off the PCH, walk to restaurants, and more. Newport Beach has it all and depending on where you live in Promontory Point, you get amazing views.
2. Maintenance staff is responsive, nice, agreeable.
3. Our place gets sunshine from 6 am until 7:30 pm in spring/​summer.
4. Pets are allowed.
5. Irvine Company lets you break lease with 7 days notice during the construction. So you don’t have to stay.
6. I really like my neighbors.
7. They do have a lot of events so you can network with your neighbors.
Now the downside:
1. Construction while we live in our apartment. It’s loud at 8:30 am — 5pm. Dusty, noisy, dirty and debris on steps, in garage, in air. It’s intrusive and just awful. We thought we could «hunker down» and get through it, but it’s a deal-​breaker.
2. Apartments have asbestos, which if disturbed is a massive health hazard. When construction began they said this wasn’t an issue. Is that true? We don’t know.
3. We’ve had infestations of ants and flying termites in the fall and it’s gross.
4. The staff (not the maintenance team) are unresponsive. You have to go there into the office to a see a person to complain and get them to do something. They have that Southern California «cupcake» attitude — so if you’re moving here from San Francisco, Boston, NY, NJ and any other get-​things-​done city — you’ll be annoyed with the lackadaisical, sugary attitude of asking how you are, listening to you, but not taking care of the problem.
5. They didn’t disclose the construction when we signed the lease. It’s our bad, too. We should’ve done more homework. So I’m giving you a heads up that you do not want to sign a lease on an apartment in the construction zone or scheduled for construction.
6. Lip Service. They call us «valued» customers but the Irvine Company has a brilliant strategy to kick/​drive out all their current customers who are paying anywhere from $ 2200 to $ 3500 a month. Renovate the inside of the apartment and increase rent by $ 500 a month to attract the $ 3700 — $ 4300 renters. So if you’re going to spend that kind of money in Newport Beach, you can live in CDM or Laguna in a nicer place for the same or cheaper price. Villa Point across the street is very comparable & cheaper.
7. Yes, the planes are loud and the helicopters, too. Our guests always comment on the plane noise waking them up.
8. Constructions timelines keep changing for various reasons. And, during construction you lose access to your deck.
As I mentioned, we’ll be leaving. But, I understand why people stay because of the location and view. The Irvine Company should have really done a better job helping their current customers here because so many of us are now greatly soured on them.
I hope this helps you make a more informed decision before you sign the lease.

Well, the place has recently changed. They have been doing major remodeling to all of the buildings. I have so many frustrations with management that I don’t know where to begin. They have flat out lied to us regarding dates of construction (I have email proof) and have not responded effectively to our concerns. There are nails left in our parking lot almost everyday (we’re collecting them in a can). The construction noise is very loud sometimes, but there is no rent concession unless they are actively drilling on your building. Staff has almost completely turned over in the management office. Our last maintenance request has not been fulfilled. I would stay away from here until construction is completely finished. Even then, the prices are high. Over 2,500 for a 1 bedroom.
I gave 2 stars b/​c this place was great until the construction started. I think management is dealing with many frustrated people, and have become unresponsive and unhelpful in return. The maintenance guys have always been very nice and helpful.

Are we all taking crazy pills?
First, you are in a flight path that wakes you up with airplane roaring at 7AM!!, every day… and not a high flyby, but right outside your window.
ANTS in your apartment, all over all your food, and in your bath and bedrooms if the temp goes over 75.
The community is the most unfriendly i have ever been in. My neighbors are weird and not nice at all.
And the value for what you get is nominal. If you do not have a need to be right near the water, you can rent any other property for a lot less.
