My boyfriend and I were first time home buyers and we had no idea what we were doing, but Andrew patiently guided us through each and every step. He talked me off the ledge several times, including responding right away to my frantic 3 AM panicked emails — wondering if we could actually afford to buy a home.
The whole experience can be quite daunting and we were terrified dealing with such large dollar
amounts, but Guranteed Rate took great personalized care of us through every stage. They helped us understand what we were signing and made the process so much more manageable than we thought it would be. If we had any questions, the team would respond right away.

Can’t say enough good things about Andrew Soss, and the lending team at the Newport Beach Guaranteed Rate.
Was looking for a house or condo for over a year, and Andrew and Matt provided countless pre-​approval letters on a moment’s notice. Andrew always acknowledged emails or calls extremely fast, which is so critical for time sensitive offers. For example, going to open houses on Sunday and trying to get an offer ready for Monday morning — I didn’t have to worry if anyone would be available. I could send an email Sunday night, and Andrew let me know he got the request, and would ensure it was done first thing in the morning. With all the stressful parts of searching it is really comforting to have such great service and communication in one area of the process.
In addition to the great service and communication, Andrew is also extremely knowledgeable. He knows the business so well, and because he is a direct lender and knows all the products and their qualifying factors– he can literally review all your information and get you the best rates possible.
Something else that I think really sets Andrew and team apart is their technology. This was really impressive to me (an engineer at a large internet firm). Throughout the home search more than one seller required pre-​qualifying with their lender as well. I had to black out documents and email info as attachments. Upload docs on terrible old sites. All kinds of slow and difficult ways to get my information to these lenders. With Andrew it’s super easy. He has a secure uploader site that shows you all the forms/​statements etc… he needs. The status is there, so if he’s waiting on you to send it, if it’s been received, if it’s reviewed, it’s all easy to quickly see. Also the uploader works great, so I could label the docs, and upload multiple docs at once. This may sound basic in our world of tech, but no other lender has anything so easy to use.
Andrew and staff are so tech savvy, they let me beta test a pre-​qual app. They enter some parameters, and then when you need a pre-​qual letter for a certain amount, you just put in what you need and it tells you if you can generate it or not. You can get immediate pre-​qual letter and really have an edge over the competition (that was in beta, and you’d have to ask if it’s available for all to use). The point is they are tech savvy, and for my generation it makes life so much easier.
Speaking of cross qualifying lenders. The seller of the condo I got accepted on asked to qualify with their lender, and also asked to consider using their lender (as they had a working and some form of personal relationship). That lender was unable to match Andrew’s rate, and had even told me that he knows Andrew and the guys at guaranteed, and was happy I was working with them. Their reputation is really that good! Also, Andrew took care of getting this lender my info, so I didn’t have to do it yet again! So helpful!
I know I’m really going on a lot here, but I am just so grateful for all the help, communication, and great service they provided. I would recommend Andrew Soss to anyone I know in the home hunting game, and I will definitely reach out to him for any future home purchases as well!

I have worked with 7 different lenders, brokers and bankers (I kid you not). None of them were able to deliver — terrible follow up, terrible follow through, misleading and uninformed. Their excuse was that our situation was complicated. I almost gave up.
I called Andrew yesterday to explain our situation and his reason se was «Hmm, it’s clear to me. I can’t guarantee anything but I think we can do it based on what you’ve told me. We have to get all of the paperwork from you and run it through the system.» In my head I was thinking here we go again! He gave me the same pitch everyone else did — or so I thought. Andrew Soss and team are an extremely professional group of mortgage lenders that my husband and I recently had the pleasure of working with. We are first time home buyers and not familiar with the language (points, taxes, lenders, rates, HELOC, 1^st, 2^nd, interest, etc etc) — it’s enough to make your head spin. I’ll be honest, I am an absolute nightmare to work with when I’m buying services such as a home loan. I completely understand the process and know that the Mortgage Company will make a pretty penny if I decide to use them and I make anyone I pay tons of money to, earn it. I was working with a few different companies before finding Andrew and his team. I stopped working with those other companies for a variety of reasons such as being non-​responsive, sending me spreadsheets with bad math and spelling things incorrectly (I told you I was a nightmare). When working with Andrew and his team, they were on top of everything. Every single time I called, which was a few times a day towards to end of the loan process, they were there to answer every single call and answer every single question and correctly might I add. The process was smooth and had absolutely no issues closing within 30 days. As of now, we have purchased a home and refinanced with Andrew. If you want a person who is honest, timely and professional, choose his team. One last thing, our transaction was done 100% online. I never had to waste time going to an office for minor things.

Andrew is very reliable and responsive. He helped us through the lending process for our Bay Area house. He even has a number of piggyback options available if appraisals come in too low. He’s carefully built his reputation and doesn’t shotgun pre-​approvals. If he says you’re [pre-​] approved, you’re approved. He’s worked too hard on his reputation to over-​promise.
We bought a house with no contingencies and used Andrew as our lender. Everything worked out and Andrew soothed us through the nerve-​wracking process.

This is our second time working with Andrew. He helped my husband and I with the loan process on our new home (funded in three weeks!) as well with the refinance on our previous home. Since last time, Andrew had expanded his business to Southern California, he splits his time between there and the bay area, but there was no difference as far as we can tell. There’s not much to say about Andrew and his team that has not already been said. Like the other reviewers, we found them to be extremely organized, responsive, knowledgeable and prompt.
My wife had been casually looking at homes with the intention of buying something early next year. We stumbled upon a great opportunity, but had not been pre-​approved for a loan. We contacted Andrew on a Sunday night and he had us pre-​approved by noon on Monday. The entire process was extremely smooth, and Alpine was even ready to close early. Our realtors also raved about how easy Alpine made things for them.
Andrew’s team has the ability to execute quickly as well as the ability to communicate effectively, which I’ve found to be a pretty rare combination.

We closed our purchase-​loan for a single family home with Alpine Mortgage last week. I’m a second time home buyer and in the last 12 years of our purchase and refinancing history, this particular transaction is the smoothest one we had ever encountered.
Andrew and Robin were very organized and proactive on the required documentation. They have a work-​flow chart sent out every Monday and Thursday summarizing the complete process and what else is left. This tremendously helped assure us that we are on the right track to close escrow on time.
Since this is a purchase loan and we had our own set of complexities in terms of being able to be qualified, Robin had a great deal of patience to answer all the questions and put our anxiety to rest.
Finally, two import things in my opinion:
1. Prompt response from Andrew all days a week was very helpful. In the past, we encountered loan officers who don’t respond back from Friday 5:00PM to Monday 9:00AM. This might be fine for refinancing but not for a purchase-​loan.
2. When we first approached Andrew with our purchase price and down-​payment options, he presented us with few other viable alternatives that I wasn’t aware of earlier. This information turned out to be very significant in our decision process to pick the right type of loan.

I knew I wanted to use a local company that was not through a big bank. I had two other preapprovals through major banks but I just didn’t like the terms they offered — close within 17 days but excessive closing costs or couldn’t close in less than 40 days — things that would hinder our ability to get an offer accepted in this market.
I’m very happy with our decision. Our loan was funded in 3 weeks! We could have closed even sooner if we didn’t have to wait for our own funds to transfer. Closing a week early was a huge relief for us because we had a nonrefundable vacation (in-​laws are coming!) planned for the same day we were originally scheduled to close (30 days). Closing a week early saved us money by not having to extend rent on our old place to move after vacation and relieved some pressure from ill timed plans.
Andrew and his team were incredibly easy to work with. I’ve heard nightmare stories about the mortgage process but I did not have that experience. Lenders still require documentation over and over right away but other than that the whole process was painless and efficient. Andrew was able to get a very competitive rate with lower closing costs.
