Avalon at Newton Highlands

Avalon at Newton Highlands… this is the place to live. We have been here for seven
years and enjoyed all of them. The location is perfect for Rte 128 and Rte 9 and the City.
Having Marshalls, TJ’S and Home Goods for shopping is also perfect.
The new management keeps everything running smoothly. If you have any problem in
your apartment, who ya gonna call? MAINTENANCE! BRIAN gets the Job Done!
He’s so capable and reliable.
Don’t forget the outdoor barbecues and the swimming pool. All you need to enjoy
the easy life is living at Avalon in Newton Highlands.

We lived here for two years until a change of job, and we had very good experiences overall.
The location is convenient for commuting via I-​95, and the 10 minute walk to the T is good access to Boston. There is a burger place and a greek restaurant across the way.
The facilities are clean, and the maintenance staff is friendly and super responsive. The front desk concierge staff are helpful with packages and reserving cabs, even late at night.
My suggestion for improvement would be to relax the policies surrounding charges for the apartment condition upon move-​out, but this exists at the corporate level. After some intense kitchen cleaning, spackling, sanding, and paint touch ups we were able to keep our entire deposit. I’d like to thank the management staff for being transparent about this policy and for being so helpful during the move-​out process.

We have been living here for almost 4 years. We have found all personnel to be professional, very nice and very accomodating… we are very happy in our apartment… so why the one star? It’s all about our experience with Faye Vitale, Senior Community Manager, CPM.
In my opinion, as well as other current and prior tenants I have spoken to, Faye is in charge of chiseling her tenants.
We experienced the chiseling first hand on move-in…accompanied by Faye’s hysterics. We experienced it again today when we were billed $ 50.00 for a replacement garage key (the first key we have lost during our 3 plus year tenancy). If we had not renewed our lease 3 times she would have had to replace 3 garage keys and 6 apartment keys. due to the tenant turnover… so penalize me for renewing my lease… does that make sense? In addition, by the end of our fourth year we will have paid approximately $ 200k in rent.
Recently we were inconvenienced by an inoperable garage door entrance. This condition remained for 6 weeks. We sat by quietly dealing with the constant broken promises and asked respectfully for nothing other than the door to be fixed. You might think that was worthy of some consideration… but not to Faye. Here’s what she said via a third party about our request for a credit of the $ 50.00 today «Faye said the customer service center called her and she said she would not credit your account. She read your comments (same comments presented here) that you sent to the CCC and she said she is still not crediting your account».
So renter beware of Faye Vitale!

Without the nice rooms, I would give avalon 0 stars. The management and avalon access charges the renters expensively for your every missteps (be warned). The staff cannot fix anything. My front door has to be fixed 3 times and it still does not work properly. The management team is polite but do not be fooled!

I had the worst experience living here.
I lived two years in Avalon and when we left, we hired professionals to clean the apartment and even gave furniture we couldn’t sell to some of the staff.
Weeks later after I had moved out, they billed us extra $ 2k and kept our security deposit. They claimed they needed it for damages. The pictures they sent were ridiculous with tiny stains in the walls! Would not recommend it here! They completely tried to rip us off with these ridiculous claims.

I have to say that the people who are complaining about the office staff must either have been the most miserable human beings on earth or are talking about a whole different group of people than the lovely folks at Avalon at Newton Highlands.
To a person, every single soul in the front office– be it the leasing staff or the concierges– has been absolutely delightful during each and every encounter I had over my entire four years of living at Avalon. They were helpful, friendly, attentive, respectful; my guess is that the complainers who have penned these other reviews were some of the entitled residents who thought that the staff was there to bow and scrape to them rather than acknowledging that they are human beings who do their jobs and do them well (and believe me, I saw PLENTY of people acting like this to the staff and to other residents during my time there).
The facilities were lovely and well maintained, from the gym to the pool to the overall grounds. Parking was convenient, safe and readily available. And oh how I miss my apartment! I will never again have a kitchen that large or that well laid-​out. Sigh… believe me, if I hadn’t been moving to the other side of the country, I probably would have lived at Avalon at Newton Highlands until my dying day.

This is a bitter sweet experience, because even though the apartments and community are really nice and comfortable, management couldn’t be worse. Our experience with management was bad since the beginning and it didn’t get any better throughout the lease, which is why we decided to move out at the end of it.
The concierge service is great, the problem is only with the management. They are unprofessional, they don’t respond to emails, the information that they give you is not accurate (as if they told you whatever you want to hear just to get you off their back, without it being true).
I would definitely advise people not to stay here if they think that they deserve to be treated right for what they are paying.
This is not the place to go.
If management changes, then I would be all for it.

we’ve been here four months for corporate housing, and i can’t wait to move out. i’ve lived in college dorms that are quieter. the pipes knock in the night. you can hear people in the hall as if your door is open. i think an elephant lives upstairs b/​c i hear every step it takes. and the walls are so thin that i can hear our neighbor’s conversations.

The people in the front office are nasty. They have different rules depending on the family. They don’t take responsibility for their mistakes and are completely unprofessional. They gloat over your misfortune at for example– having your car towed because you misunderstood the very complicated parking sticker vs tag rule. They charged us for carpet cleaning when we left, when the carpets weren’t even clean when we arrived/​moved in. The bed frame was broken and was not sufficiently fixed. The people at Oakwood work with Avalon and the Oakwood people only defended the nasty Avalon women. We could not wait to be out of this place.

Do not rent here! The apartments are nice and at first glance it seems like a great place to live. However, the management company is dishonest and quite frankly unethical. When my wife and I moved in 2 years ago the leasing agent told us the rent would go up each year from 1−5%. It went up 5% the first year and then they gave us a renewal notice for a 17% rent increase in year 2!!! This has happened to multiple families thus forcing them to abruptly leave the complex or pay more than they can afford.
They will make no concessions at all. We are now moving out as soon as our lease ends. We asked if we could stay for 1 more month until we move into our new place, but the 1 month rate was DOUBLE our regular 12 month rate. It is absolutely ridiculous and we were straight up lied to. Then they made no attempt to accommodate us. The complex prided itself on it’s customer service when they sold us on the apartment, but they are horrible on the way out!
The management company nickel and dimes you for everything and is terribly inflexible.
A few other things… our neighbors got their apartment broken into a few months ago and had their jewelry stolen. Also, the walls are thin and you can hear everything going on next door. Finally, first floor apartments near the trash room constantly get the smell of rotting garbage.
Please don’t be fooled by the pretty picture your leasing agent sells you.

Lets just say that I cannot wait until my lease is expired. The staff is completely rude and incompetent. I wish I never moved into this building! I can hear everything that is going on in my neighbors apartments and can smell illegal smells at all hours of the day and night. WARNING: Look elsewhere before you sign anything here!!!
