My fiancé and I rented a one bedroom loft apartment and were ready to move out within two months after moving in.
Whoever planned and mapped the housing/​parking layout seems to have done it under the influence of stupid. Unless your building has vacant apartments and the rest of your neighbors have a maximum of one car, you will not be able to park near where you live. Don’t even bother inviting friends over, because there are only 10 visitor spots throughout the complex and frequently you will find yourself dealing with the following conundrum: «stayed at the office late, coming home at 8:30 PM on a weekday and all I see are open visitors spots… well, F%#&» OR «friend comes over Saturday to a sea of available parking spots, but all of the designated visitor spots are taken… well, F%#&». There is no slap on the wrist for parking in a visitors spot as a tenant. You will have your car towed. You will pay $ 160 to get it back. Couldn’t find a spot in your apartment block? Too bad.
Their 24 hour maintenance line is not as convenient as one would hope. When you call, you are calling into a center that submits a service ticket to be taken care of at the convenience of the Avalon service crew. They don’t offer a 24-​hour-​maintenance services as much as they offer a 24-​hour-​talk-​to-​someone-​who-​will-​then-​hopefully-​submit-​an-​accurate-​ticket-​that-​may-​or-​may-​not-​then-​be-​resolved-​in-​the-​next-​24-​hours services. So go ahead and plan to take the day off if you want to be present for the service people to come resolve whatever issue you have.
If you are looking at renting their loft apartments, keep this in mind — you will love how much light gets in when you first tour the promising space, however, you will not love how much it will costs to keep the terrarium cool in the summer and warm in the winter. Three of the four walls that surround you are 90% windows. Poorly insulated windows with visible cracks that let out the cool air/​heat. The 2014 – 2015 winter will forever be in my memory as the winter where I substituted sweatshirt and double layer sweatpants for pajamas because the average temperature in our apartment was 65 degrees. In fact, let’s just say that you are better off migrating elsewhere for the winter because you will be living in a frigid apartment and investing in ice skates/​snow shoes because maintenance does not clean up ice/​snow or salt the walk-​paths. Winter wonderland? More like winter slip-​and-​break-​bones-​land.
Also, if you need to return a package or ship something out, do NOT, by any means necessary or unnecessary, opt into their seemingly convenient «just drop it off at the office and we will ship it out for you». They lost my packages. Twice. And no, I did not receive any financial compensation for the money lost both times.
Finally, the end to your lease is here and you are happier than a kid on Christmas morning. You found a new apartment. Much better, more convenient and so much bigger. After living in one of Avalon at Traville’s desolate boxes, you can finally breathe easier knowing that you will no longer be tucked away in the woods where if you are murdered, no one will hear you scream. You can see the finish line. You submit your notice to vacate form to the leasing office with a huge smiley face signature, a symbol of the joy and excitement you feel now that you finally leave the crate you’ve begrudgingly called home for the past year. One of the leasing office employees will come to do a preliminary move out tour with you. DISREGARD EVERYTHING. Pay them the ~ $ 200 for the hassle free move out and call it a day. Do NOT try to clean up yourself. Do NOT waste time or money cleaning the carpets. Do NOT, at any point, give them the option to financially rape you after you leave. Because rape, they will. We spent two days cleaning the apartment, especially the carpets. When we turned in our keys, we were told not to worry about anything, they will take a look at the place and let us know if they need to do any further work before they do so. LIES. A month and a half after our move out date and three unreturned voicemails later, we are notified by Avalon that we owe them cleaning fees since they blew through our security deposit replacing carpets that did not need replacing. Thanks, Avalon. You are the worst.

I love it here but all I have to say is be careful with the towing (Henry’s Wrecker Service) company they will take your sticker from your car and purposely tow your car, after a year of living here I wouldn’t think they would tow my car after seeing my car parked here everyday. A good way to steel peoples money (its there word against mine). If you have no proof don’t waist your time. Make sure you tape your sticker on your windshield take pictures of your car or have a camera from your apartment.

i am a current resident and I must say I agree with most of the reviews that say this really isn’t a great place to live in. I, like Lisa C, am here for the schools but that is the only thing good about this apartment. My experiences are:
1. The office staff can be friendly and nice when the want to. Erica starts to be unpleasant when she can’t wiggle herself out of a situation.
2. The snow cleaning after a snowstorm is TERRIBLE! Please believe the other poster.
3. The walls really are paper thin and the windows don’t keep the noise or the cold weather out.
4. lots of college kids seem to be sharing apartments here and we have come across drunken loud yelling on the streets inside the complex a number of times.
5. We are in the second complex (not the main complex where the office is) and feel like we’re a little forgotten here. There are no drivable roads between the two complexes funnily enough.
Last but not the least very expensive but definitely not worth it except for the school district. For the price I expect much better facilities and amenities.

Unbelievable — Do not rent from this company. First off, the refrigerator was broken during my one-​year rental and needed to be replaced. The freezer would leak water into the refrigerator section and pile up in the bottom drawer which constantly ruined my fresh vegetables. They came out about 3 — 4 times to fix it but never replaced it. THEN THE MOST FRUSTRATING… when I moved out. Ashley came for a pre-​move out check and asked if I wanted the clean sweep option when I moved out that way I wouldn’t have to worry about cleaning the place. I agreed. She said it would be cheaper if I agreed to add carpet cleaning at that time so they wouldn’t charge more after i moved out. The carpet didn’t need cleaning but I agreed because the two options together were $ 183 and then I wouldn’t be charged more later when I wouldn’t be there to analyze their made up charges. NOT SO. After I moved out they refunded my security deposit minus $ 285. They accidentally misplaced my signed paperwork agreeing to the $ 183 pre-​move out clean sweep cost. They also charged me $ 50 extra for a deep carpet cleaning. Are you kidding? The carpet looked new when I moved out and I even vacuumed it myself. No spots. This company was looking for ways to rob people of their security deposit. So sorry that Jackie left this community, she was so much more professional. Ashley, on the other hand, told me if the carpet cleaners would decide if carpet would need extra spot cleaning for $ 20 for a little bit of traffic from door to kitchen. First of all, there were no spots and second of all if you can’t walk on carpet without it tracking, it’s cheap carpet. Let’s ask my friends about my cleaning habits. I’m a neat freak! Shame on you Avalon!

I lived here for 5 years and my experience was great, I never experience an issue that wasn’t resolved within 24hrs. The leasing office was always great in handling issues. I would move here again. The price did increase every year but that’s normal with the market.

Moved in for the school district and I haven’t lived in an apartment in over 15 years. While I do like the neighborhood (quiet) and the office staff is great. The problems I have with this place are the following:
1. Parking (not enough spaces at all) I usually end up walking a good distance to get home from where I can find a space.
2. Trash (only one location and it is always full, I suppose this is also a maintenance issue).
3. Maintenance does a HORRIBLE job at cleaning up after a snow storm. HORRIBLE! It is very dangerous.
4. Apartment itself is Ok. Dated.
5. Maintenance-​if called to fix something in the apartment, they do show up on the same day, however 99% don’t fix the problem.
I really thought that moving into an apartment would alleviate some property maintenance on my part, but I would rather just get a shovel and some salt and take care of the sidewalk/​walkways myself. Only problem is that, even when I have done that… I have to park very far away and walking to the apartment is a hazard.
I hope someone at the complex reads this review and gets their act together. I have contacted the office several times concerning the snow removal. It is ridiculous.

I love it living here. Peaceful, quiet and kid friendly environment. However, very expensive.

I absolutely love living here. In fact, I would probably prefer to live in a luxury apartment with amenities than own a house. I’ve moved 10+ times and this place is definitely one of my favorites. There’s a 24-​hour fitness center/​gym that I definitely take advantage of and a neighborhood pool (which is rather small and some times full of rather annoying kids) but the office staff/​lifeguard/​people who do lawn stuff are all friendly. I also love the short trails connecting the neighborhoods, they’re great for a jog in the summer (it gets swampy when it rains though!). There is also a convenient little shopping center across the street — a ²⁄₃ minute walk. It’s all local restaurants with an exception of a grocery store and a gym, which is great because it adds uniqueness to the neighborhood. The location is perfect considering 270 and 495 are just 5 minutes away and D.C. is only 25 minutes by car. Basically, nothing really goes wrong here.
