Paradise By The Sea RV Resort

PBTS is our go to location on the coast in SoCal. There simply isn’t another good choice for convenient short and long term stays. We like the super close and walkable beach access (get a wagon), and thoughtful sand washing stations. The pool area is heated and is well kept and is a great relief in summer.
Parking areas are tight, but not overly so. Other RV parks more south (in San Diego, Mission Bay area) are literally parking lots. PBTS has decent spacing, and well organized hook ups.
Train is present but not burdensome, kids actually enjoy it!
Summer atmosphere is very Family friendly with packs of happy kids riding bikes, razor scooters etc.
Management does a good job of keeping up consistent quality place, cleanliness is foremost, security via locked PIN # gates and bathrooms, and good club house are pluses.

I’m not a fan of RV parks, at all, but this one is well maintained and clean. Basically a parking lot, there is a patch of dirt and a picnic table between spaces. The staff is helpful and friendly, and helps guide you when parking your RV. There is a pretty pool area with a small pool and a spa. There is a nice rec room with a pool table and ping pong table. There is a trail access through a locked gate that takes you to a park and a small ocean beach. (The park and trail are dog-​friendly, the beach is not). There are lots of restaurants nearby within walking distance.
Unfortunately, also nearby are train tracks, and the trains run quite frequently. You are so close you can feel the rumble as the train passes. The first night, the trains kept waking me up, then the traffic noise from the coast highway kept me awake. The next night, I wore my earplugs, and had a much better night’s sleep.

This is one of the nicest RV parks I’ve ever stayed at. The pads are perfectly level. The grounds are kept very clean. The staff are friendly and helpful. It was easy to maneuver our 34′ rig through the park and the pad was so level we didn’t need to put down our jacks.
Unfortunately the weekend we decided to come down was the same weekend that a rain storm hit the Grapevine closing Hwy 5. We had to backtrack to Hwy 101 and drive through Santa Barbara to get here. Instead of arriving at 9 pm as planned, we didn’t get in until 3 am. I was worried about arriving so late, but the folks at PBTS took care of us with a full envelope of information waiting for us at the front office. Everything we needed to get settled in and informed about the park and surrounding area was included. THANK YOU!
We came down here for a quick weekend getaway to visit LEGOLAND with our sons. They had a blast. The RV park is about 5 miles up the freeway from LEGOLAND. Too far to walk, but close enough for a taxi or Über.
The RV park is also a 5 minute walk to the beach. And right on the beach is a little breakfast place called the Buccaneer which served the best and biggest breakfast burritos. Yum!
Just an all around great weekend. I would definitely book here again without hesitation.
Thank you PBTS for a great LEGOLAND experience! I think this is the first time I’ve seen both my son’s with continuous smiles on their faces for an entire weekend.

We just stayed for Labor Day and we’re not very happy with our stay. The staff is in our opinion a little snooty. As we were literally parking the owner came and told us to turn our generator off. Mind you I was in the process of opening the slides and connecting the drainage as well as electrical connections. I leave the generator running because of the air conditioner as well as food perishables until I connect to 50 amp in order to keep the food cool. The entire set up took me about 10 minutes during which again another staff member told us rudely to turn the generator off Again! Needless to say the first impression made us feel like we were a nuisance. Spaces are super tight but that’s to be expected for the area. I will say though that considering the lack of space the place is wayyyy over priced. We have payed MUCH less for MUCH more at other places. Pool area is tiny and the game room needs a little TLC. We had to pay for our ping pong balls. Also the place needs more lighting at night due to kids playing after dark which is unavoidable at RV parks. The ambiance as a whole is a little dead mostly due to the strict curfew and lights out at 10:00. Overall we didn’t feel the freedom and family environment we have felt at other parks. I don’t recommend this place if your looking to hang out next to your rig with your family and play a little music while laughing out loud and playing games. It’s Not that Kind of place.

Short walk to Bucaneer beach. Great game room with ping pong, pool table, video games, tv lounge and store. Clean restroon showers, rinse spots for all the sand. Full hookups, Wifi and cable tv included. It’s a nice place for families.

Stayed in rv labor day weekend lots people still very nice and peaceful. Great for families. 3 min walk to beach easy easy path. I could not find any undersirebles as others have stated. This l place is clean safe and fun. We will definitely be back.

Bummer this place is not dog friendly and only accepts little lab dog. Otherwise would love to stay there.

Nice place. Bathrooms are clean, nice pool, very short distance from the beach. I would give it a 5 star but the only thing that i didn’t like was the trains going by at night when your sleeping. You definitely need to keep your windows closed… after a few nights you sort of get used to it. To get full hook ups and be close to the beach I would come back. The staff was very nice.

Had a great 4^th of July week at this resort. It was our first time here and staff couldn’t have been friendlier helping us park our rig and giving us tips on where to go and what to do. They had many fun activities for the kids to do like face painting, bike decorating and the bike parade. We booked our next stay at check out. See you next year for the 4^th!

We’ve been spending Thanksgiving here for 5 years consecutively. We travel with one other family each having 2 younger children. In 2011 we we’re warned for too many cars parked in spot (it’s thanksgiving after all and family were visiting) so we politely complied and moved vehicles to the extra paid parking area and did so moving forward. Fast forward to 2014 we were warned for noise one time during our 8 day stay. It was 11 pm and we were playing heads up (a family trivia game for the I phone) we again politely complied and that was that. Fast forward to mid July, we call to make our reservations and are informed we are on a do not reserve list. Of course were shocked ask to speak with manger but he’s unavailable until following day. Long story short after 4 days of calling we never speak to manager he does however leave a message stating that he hopes we find another rv park that suits our needs. Again we are shocked! Shocked that we cannot understand how we are being banned from this rv park with no explanation. Shocked that if they were professionals they would speak to us and let us know what is really going on but more importantly inform of this status change when we vacated so we had proper time to locate an alternate place. Now with it being mid July all surrounding campgrounds are booked for thanksgiving. We have enjoyed staying here, the park is clean and close to beach. Spots are decent size. The staff, mainly the manager and his wife are very rude, judgmental, snotty, and pathetic. I assume because the owner (managers dad) puts so much pressure on them to run the park like it’s his personal house it translates into crappy customer service unless your on million dollar row or over 65. The parking guy is awesome, down to earth, laid back, and what you’d expect from a beach town business. If the entire team spent less time taking selfies on the beach for their website and instead lessons on customer service from the parking guy they’d be better off for it.
Little side story: one of our kids was bitten by another campers st Bernard in the face/​head 3 years ago. Had to go get stitches in her head. Of course the camper was very upset ended up leaving early or kid turned out to be fine but you know who wasn’t concerned at all about her, paradise staff. Not once did they come by to check on her. Except for parking guy. He came by daily.
So in summary, the staff is unprofessional, rude, judgmental, snotty, and disrespectful to say the least. Except parking guy!
The park is pricey, pretty clean, sites average, pool nice (filled with kids), close to beach though you must walk under bridge past park with some bums and unsavory characters. I would not recommend solely based on staff interaction and attitude. I look forward to their arrogant self righteous response and would gladly accept a public apology. The Jensongs

Staff is uptight and unfriendly. Snotty. Reservation process is difficult. Park is best for people who want to go to bed early. If you stay up and have fun around the fire with your family you won’t be allowed to stay again. They’re overly proud of their asphalt camp ground.

Our summer vacation wouldn’t be complete without our annual visit to Paradise By The Sea. This family run RV resort is phenomenal. Families have been coming here for years and it’s no wonder why. The property is impeccably maintained, the staff consistently gracious and warm, the location couldn’t be better.
Paradis can fit any size rig and has every type of hook up you could need plus plenty of space for your pets.
The clubhouse is always busy with kids activities, pool, ping pong, video games and talent competitions and shows the kids can participate in.
On a scale of 1 – 10, the local restaurants and convenient beach location make Paradise a 10, the family and staff make it a 20. If you’re looking for a great family RV spot, you’ve found it.

My wife and i stayed here about 10 years ago and were not all that impressed the spaces were small and nothing made us necessarily want to return. Flash forward 10 years to last weekend. New Airstream empty nest and up for new adventures. We just got our new Airstream about 3 weeks ago and low and behold every campsite on reserve america is booked so we thought we would try this place again. Park seems to be all re done. What use to be 2 campsites is now 1 which made a lot more room, Everyone who works at the park is extremely friendly and helpful. Pool and jacuzzi are super nice, and the beach is a few hundred yards out the back door, if your looking for a clean nice campground close to all kinds of stuff this is your place. We will not wait 10 years for next trip back cheers!

The greatest RV park we been at! Clean, great service and location! We definitely plan to come back!

We stayed at this resort for our family vacation for spring break and LOVED it! It was incredibly clean, and very nicely maintained. It was also very quiet, which for us is a plus. The laundry facility was excellent and the beach access was very close. It was nice to not have to find parking by the beach, instead a 5 min walk literally thru the park and you’re there. We will definitely be staying here again!

Family friendly. Great location with a quick, safe walk to the beach. Game room, pool, videos available to borrow.
Nice clean facilities. Pool and bathrooms were cleaned every day. Camp sites were cleaned as soon as they were vacated. Laundry room was clean and included nice amenities such as a TV, and iron/​ironing board.
Wifi service was reliable.
Staff were always friendly, helpful, and busy.
Bikes, boogie boards, kayaks, and surfboards available for rent.
We were close to the road, but are sound sleepers. Noise was never an issue for us.
Staff member accompanies you to your site and is happy to assist with hooking up if needed.

Just stayed here with my family for 5 days. I wish I could stay for longer. Very friendly staff. Both times we have stayed here the staff helped us to our site and always mentioned where to ask for help if needed. It’s the most dog-​friendly RV Park you can find in California. They also recently renovated some of the space to cater to puppies! It’s extremely clean and looks brand new. Everyone is very mellow and laid-​back. I love the vibe every time I’m here. Bad days are extremely rare when you are here! I will continue to come here with my family as long as I can.

We stayed at the Paradise By the Sea RV Resort for two nights. The RV Resort is your typical paved concrete slabs which decent size lots. We did one of their premium sites and it was ok. Ours backed to a parking lot for the business next door. It didn’t really bother us but there wasn’t a view to speak of either. So the part of ‘By the Sea’ is true. This place is NOT on the ocean but it is which in a 1 – 2 walk to the beach. There is a walkway from the RV park straight to the coast. The place was fairly quiet and we never spoke to the front desk as they were closed when we got their and closed when we left. So they charged our card and that was that.
For the connected techie: They do offer free Wifi however it is very limited as usual. Verizon LTE service is good.

You must schedule very far in advance but it’s worth it!!!

We come every year and have a great time I believe it’s been 14 years in a row. There is a couple farmers markets around there is the pier I can go on and on I’m looking forward to coming to the park this year like I am every year. The Shipley s
