Ranch and Coast Home Inspection

I am incredibly pleased with the home inspection Mike did for us on our new home. He was very thorough and took time to explain everything to me during the home inspection process. I received a detailed report within 24 hours of the inspection and he spent the next couple of days answering my texts and phone calls. My realtor told me that home inspections typically last a couple of hours but Mike spend almost 5 hours there inspecting everything and explaining his findings. I highly recommend Ranch and Coast Home Inspection.

My husband and I were referred to Ranch and Coast by our agent and were extremely pleased with Mike. We are buying an older house that has a few issues. We wanted an honest assessment and that is exactly what we got. Mike is a wealth of information. He showed us everything that he noted as he went along, explained how and why it was an issue, and often mentioned several ways to fix the problem which made us feel a lot better about tackling an older house. I was extremely pleased with his prompt, thorough, report, complete with photographs. He was very friendly and happy to answer all of the questions I could come up with. I feel like I know my new house like an old friend now. We are thrilled to have found Mike and will definitely be bringing him our business in the future.

I am not sure what happened on the previous review, but I do see it was from a seller and not the person who probably hired the inspection company, typically a buyer. In my years of working in San Diego, I have had Ranch and Coast inspect not only many clients, but my own personal residences. He also is accredited (or was) with the largest inspection certification that is recognized for inspectors which is known as CREIA. I typically give my clients a couple of references to call and they usually pick Ranch and Coast after speaking with them on the phone. I always felt he was diligent and did the best he could do for the buyer which was to be aware of all the little and big things that might need attention after or before the purchase. I have not just seen the reports but spent hours at the inspections to see what was going on. He always was accessible and answered everyone’s questions. That on occasion has caused the buyers to cancel a transaction, but I always felt that was a good informed decision that the buyer was completely in their right to do. If anything, it is the time that a buyer has buyer’s remorse and just takes a hard look at how much normal maintenance and fine tuning it takes to maintain a home that they often do not think of, especially first time home buyers or condo buyers moving into a detached home. Compared to many inspectors I have witness work, I have a hard time find anyone who is more competent at doing general inspections.

I would not do business with this company now or in the future. Anyone can do an inspection, this company lists no licenses or certifications that qualify them to conduct home inspections. They are not associated with the Better Business Bureau and list no professional affliations within the industry.
I had my home inspected by a licensed general contractor with over 20 years of experience and has an A+ rating with the Better Business Bureau. The findings were minor vs the findings on the report provided by Ranch and Coastal Home Inspections. The validity of the report in regards to the purchase or sale of property is VERY questionable. Additionally, the home inspector left large dark stains on the living room carpet and a soda container was left on the mantle. Lastly, the reported findings were grossly exaggerated which scared the buyers away.
