It was terrible living under the dark shadow of this company. They use maintenance contractors that do a terrible job and sometimes I would receive answers from them like «The owner doesnt want to pay for that.»
When I moved out, I received less than 50% of my deposit back. I was charged $ 20 for the plastic in front of the outlet and $ 10 per broken blind. The blinds were so cheap in the first place, they started tearing and falling off the first month I moved in.
The sad part is, I dont even care about the money. I am so happy to be out of there so I dont have to deal with their terrible service, I don’t even care. The problems I had there were endless. They are notorious for sending letters. Should you ever have an issue, they will «send a letter»
The neighbors had a dog that was never on a leash and almost bit me. They will send a letter. They aren’t involved in the management of a property. They send letters and collect rent. They maintenance department is by far the worst you might ever experience.

I would give No stars if it was possible. Probably the worst experience I had in applying for a house. They are Very unorganized, bad with follow-​ups. I applied to 3 different houses the same day, one being a house managed by ponderosa and they did not even bother to contact me that they did not receive necessary documents that I thought had been sent so i just waited for them to contact me. After 2 weeks i called them to find out they didnt even process my application and someone had already signed for the house I applied for. Wasted time and gas going back and forth to their office. It was a good thing i had other potential houses with good agents that helped me find a new home.

I was a tenant of Ponderosa’s for 3 years and have just moved out. They were very professional throughout my time with them. If I had any issues, they had their maintenance team out addressing the issue right away. They came and did an inspection before I even moved out and pointed out a few things that I could be charged for, so it gave me the opportunity to fix these items before I actually moved out… I just received my entire security deposit back in the mail! Thank you to everyone at Ponderosa for all of their help. Highly recommended!

As a long time client of Ponderosa Property Management, I can say without a doubt that the services they provide along with their customer service is nothing but the best. When I was first looking for a place to rent, Ponderosa Property Management provided a well organized list of their properties (all very reasonably priced might I add). When it came time to set an appointment to see the house, they worked with my hectic schedule. On the day of the showing appointment a representative was there early waiting at the door greeting me with a warm smile. I was impressed from the beginning.
Whenever there is a problem with the property they are quick to find a way to resolve the issue promptly and accurately. On top of that, the vendors they use are great as well. Whenever I have to call in, no matter the reason, I am met with nothing but friendliness. Their knowledge and experience is far better than that of any other management company I have had to deal with in the past.
In short, Ponderosa Property Management has surpassed my expectations all around. Knowledgeable, friendly, prompt, and just all around good at what they do is what they are. I would definitely advise my anyone to use their services.

I called Ponderosa Property Management last week about a condo I saw for rent. The lady that answered the phone was very helpful and set up an appointment with me to see the condo for this afternoon. When I got there she was waiting for me. So different from the last couple of places I called and who only wanted to SELL me a list! I didn’t like the layout of the condo and Ponderosa didn’t have anything else that matches what I’m looking for. But I would say that if your looking for a place to rent to at least call these people because they were really nice and helpful.

I was looking to rent my first apartment last month and Ponderosa helped me find the perfect apartment in a good location, I really appreciated how professional and patient they were with me. They showed me a ton of places and were always super patient. I would definitely recommend this company.

Called today to inquire about a property for rent on Zillow. Wow, the girl that answered was rude and unprofessional. Seemed very annoyed that I wanted to schedule a time to see the place. Won’t be calling back.

Atrocious customer service. So Unprofessional, steer clear of their properties. Glad I am not going forward with any properties they manage.

We are the owners of a property that was rented for many years through this management company. What others say about the lack of professionalism is very true. They are so unprofessional and so overtly disrespectful in their dealings with tenants that we ended up being sued by former tenants! If you don’t have time for this long review, then the summary is this: Ponderosa tried to blame everyone but themselves for MAJOR mistakes they made and then only finally admitted that they were responsible in the actual courthouse! In the future, we will be using Progressive Property Management. We heard great things about them from a neighbor and if you read their reviews, you’ll see what a great reputation they have.
Using Ponderosa was a terrible decision that cost us a great deal of time, money and aggravation. During the time that they managed the property, they did a terrible job in screening prospective tenants. They brought in tenants who had criminal backgrounds who had to be evicted in less than 6 months and destroyed the house. We had to get involved to recoup our losses which were way over the deposit. New carpets installed, major fumigation, the list of repairs was exhaustive.
So then the next tenants come in. They had dogs that stained the brand new carpet, chewed up the baseboards and banisters, and left a permanent urine stench on the patio. Ponderosa missed all of the damage except the carpets and some minor issues with dust.
So Ponderosa gives us names of vendors and tells us what we should deduct from the deposit. So we make the suggested repairs, which included carpet cleaning and one room carpet replacement.
Unbeknownst to us, just days before telling us to make the $ 1200 worth of repairs, Ponderosa gave the former tenants a signed pre-​move-​out inspection in which they marked the carpets and the majority of the rest of the house ‘clean’!!! Ponderosa’s defense was that they didn’t have to be accurate in the pre-​moveout inspection. WHAT!!! And of course, the tenants were furious and sent Ponderosa a demand letter. They went from being told the home was ‘clean’ one day to being slapped with over $ 1000 in charges 3 days later.
Ponderosa gave us the letter and refused to do anything more as they were no longer managing the property. We then traveled to their office and in person we discussed the matter with them. We literally begged Ponderosa to help us. We even offered to pay them and reinstate them as property managers (even though it had only been a couple weeks and they had gotten us into this mess!). They told us outright that it would be too much work for them to help us settle the dispute. We begged them to send a letter, make a phone call… do anything to help us to settle this issue. We have no understanding of these issues so we really didn’t want to handle it ourselves. Ponderosa refused to even make one phone call for us or send one letter!
So then the tenant sues. Only when Ponderosa was named as defendants in the lawsuit did they offer to help. And by ‘help’ I mean denying any responsibility and being nasty to us and telling us to just send the tenants their money back.
So today we went to court. We met with the former tenants. The tenants reported having been treated terribly by Ponderosa. They were extremely angry at Ponderosa, and specifically told us that the manager had been very disrespectful to them, which is why they had decided to name Ponderosa in their claim. And of course, we knew just what they were talking about because the manager had been terribly rude and disrespectful to us as well (please read all of the other reviews… we are clearly not the only ones!)
The former tenants then presented us with Ponderosa’s pre-​moveout inspection which stated the carpets were ‘clean’. They were of course furious that they had been charged for the carpets after being given this document by Ponderosa. We explained to them that at the time the carpets were changed, we had no idea that Ponderosa had given them this document. Ponderosa really screwed all of us. So we offered the former tenants a bunch of money so that we wouldn’t end up with a judgement against us. To the end, Ponderosa was there at court being nasty and defensive and blaming everyone else. You would imagine that the property managers would provide cool headed negotiations. But I personally had to stay calm and negotiate with the former tenants because the manager of Ponderosa continued to be rude and belligerent. The manager of the company cannot control herself! In the end, Ponderosa FINALLY admitted their fault by paying half of what the tenants demanded.
I would like to mention that one employee is a kind and reasonable man (Lee). But it sadly makes no difference as he has no say over the poor business practices that exist here.
This is the opposite of professional property management! If you decide to use them anyway… You have been warned!

They will charge $ 50 to run your credit… but won’t actually do it. I pay my bank for credit check monitoring. No hits were ever made. They manage dirtbag owners who could care less about their property. Then when it comes time for your deposit to be returned they keep the money for the repairs you have been asking to be fixed for the last year! The worst property management company I have ever dealt with. Total crooks!!! I wouldn’t recommend them or any of their properties to my worst enemy.

I agree with the previous review when they mentioned how this company lacks professionalism. Instead of using their services as a property management company, I was a renter of one of their properties.
I signed a year lease and quickly wanted to end the lease within the first few months of living in the home. I have bulleted a few of the negatives:
1) I was notified that the home was previously fumigated before we moved in, but shortly after I had moved in, the house was still crawling with ants and spiders of various sizes. We contacted Ponderosa and they absolutely refused to have the home re-​fumigated. To this day, I’m still not sure if the house was fumigated to begin with.
2) There were a few things in the home that needed to be tended to, such as broken closets, malfunctioning dishwashers, and leaky sinks. Therefore, I contacted Ponderosa and it took them nearly 3 weeks to finally send someone over to the home to simple assess the issues. It wasn’t until another week before some of the things were properly attended to. Still, one of the closets is still broken.
3) As I mentioned previously, they are unprofessional. Almost every conversation I have had with Ponderosa left with unanswered questions and more confusion than clarity. Their lack of social skills, punctuality, and most important professionalism make me wonder how they are still in business.
