OMNI Oliver Management Network

As a local Realtor in the Sacramento and Placer County areas, many HOA management companies are slow to respond and often not very helpful. Time and again OMNI Oliver Management Network inc. has be helpful, caring, timely and professional. They do go the extra mile to service their clients. I do recommend them as my Top choice for an HOA Management company when asked.

Horrible management company. Unresponsive and will take months to deal with a small issue. Christina Romero will avoid clients. She only takes fast to sent out courtesy notice. I would not recommend this managing company at all. They are a complete joke.

First of all, OMNI management doesn’t even deserve 1 star.
I don’t write reviews often, but when I do, I mean business! I think it’s very important for potential future tenants to read this!!!
I agree with others here when they say OMNI Management is a joke. I purchased a condo with OMNI being the managing HOA and within 6 months I had to deal with 4 separate situations, all being due to their negligence. They are irresponsible and will not respond to inquiries in a timely manner or AT ALL! What is even more frustrating is that the tenants are paying a lot of money for a company that does not do anything other than make your life miserable.
When I first moved in, there was a sign reserving my parking spot, which I am sure they put up. In the mail I received a warning that I have violated one of their rules. I also opted to have my HOA dues to be directly pulled from my checking account monthly and confirmed THREE times that it was set in place and what do you know… another letter in the mail with a past due bill with a past due charge. THEN, another letter comes in the mail with another past due charge in which they said I owed property tax for a time period when I didn’t even own the home. When I called to resolve the issue, they told me that I was indeed responsible for that payment. After numerous phone calls, the issue was finally resolved.
This is just touching the surface of what I have experienced with this company. I am a responsible and considerate person who just wants to live peacefully and not walk on eggshells wondering what I will be violating or receiving in the mail next.
Please consider this as you purchase or even rent a property under this «management» company.

The common area next to my property is constantly being over watered; an issue I first brought up to Pat Gromer, Southwood HOA Community Manager, Oliver Management (OM) in September 2012. There is standing water surrounding my property on a regular basis. The mosquitos are rampant around here! It got better for a short time during the winter when they turned the sprinklers off, then problems started up again in the Spring… Every Tuesday we ask the landscape guys to change the sprinklers to water maybe every other day. Every morning the sprinklers come on… Three weeks ago four crows dropped dead in the common area next to my property. The one bird I submitted to Sacramento-​Yolo Mosquito & Vector Control District (SYMVCD) tested positive for West Nile Virus. I immediately contacted OM and demanded that they stop watering every day. They assured me the landscapers would change the schedule. Three weeks later the water still comes on every morning… In addition to their negligence in effectively resolving my watering issue, we have a community pool that is not up to code (hasn’t been for over 6 years) that is minimally maintained and is nothing but a mosquito breeding haven. In Sac County residents are only supposed to water every other day; I mentioned this to OM — another reason they shouldn’t be watering every day.
Today, I reached (exceeded) my boiling point when I came home in the middle of the afternoon to find the sprinklers on. Side note: one of the ghetto urchins around here manually turned the sprinklers on today and broke a couple faucets, etc). I phoned OM but had to leave a message as the office was closed for the 5^th of July. My angry message did afford me the opportunity to speak to Juli Traylor the new Southwood HOA Community Manager (she started in January 2013), said basically, businesses could water every day. Dr. Obvious days: Just because you «can» water every day it doesn’t mean you should!
Ms. Traylor also said that since this is the first time that she and I have spoken that this issue has not been going on since September. Dr. Obvious here again: Just because I haven’t talk to you before it doesn’t mean that there has not been a problem.
These management companies don’t give a crap about what goes on in the areas they collect the HOA fees in. They’re all about collecting the dues. I get a letter if my lawn is brown and they threaten to put a lien on my property if I don’t make the grass green, but what recourse do I have when they’re negligent in a potentially health threatening situation? I realize the possibility of being infected with WNV is still rare, but the more we encourage mosquito breeding by not addressing these problems the more common WNV will become.

As an owner, they are a poor management company. They nit pick everything and raise homeowner dues without due process. By that I mean they do not let homeowners know where money is being spent and how. They have someone come around every other week, making sure grids are on windows, dust is off window sills but ignore the fact that signage is a big issue that is not addressed and THEY over water. They ignore requests for HELP. They are overprices and I would not choose them as a homeowners representative.

Don’t like ‘em. Cost me legal fee’s that were unnecessary b/​c there was NO communication with the HOA — yet… they told me they had communicated… hmm. Don’t like ‘em.

This managment company is a joke! They manage the community in which i live… several messages have been left regarding an issue… but calls are mysterously «not received»…Sounds fishy to me. E-​mails are not responded to — HUH — no wonder they only get a «handfull» of homeowners at the meetings, unless you’ve received a vioation– then the house is packed.
This company has obviously way too many «associations» to manage… Maybe if they werent so money hungry — they would be better at customer service…
By money hungry i mean… managing around or over 80 HOA’s — at atleast $ 30,000 a year paid by our dues — you do the math!
Cant wait to move– never again will i live in an HOA. If i want to paint my house pink and park my car on the lawn and –gasp-​work on a car in the garage, with music blairing, then i am going to do it… while living the the country, where my nearest neighbor is 3 miles away!!!

In their book «Raving Fans», authors Kenneth Blanchard and Sheldon Bowles hammer home the idea that successful organizations are obsessed with looking after customers. Based on my 10+ years dealing with OMNI Management, it’s clear that none of OMNI’s management or staff have read this book.
In a nutshell, OMNI Management, along with my HOA which hired OMNI, have failed miserably in their fiduciary responsibility to effectively manage our single-​family home community through enforcement of our CC&Rs (community regulations). OMNI is unresponsive and unsympathetic to homeowner complaints; they don’t aggressively go after and fine the many chronic ghetto renter scum CC&R violators (they just send lame warning letters); they don’t aggressively go after and fine the rich, greedy, investor slumlords who make no effort to tell their ghetto scum tenants to stop violating the CC&Rs (more lame warning letters); they engage in selective code enforcement; and they fail to enforce many CC&R rules, most notably the one related to on-​street parking.
Twice now (once by mail and once at an HOA meeting I attended a year ago) I submitted several photographs I took to provide evidence that ghetto renter scum have been in violation of several CC&R rules (like the piece of filth across the street from me who was using his garage as a living space). At the HOA meeting I attended, a disinterested Pat Gromer from OMNI said «we can’t legally do anything about it» (subtext: «you’re an annoying malcontent and we have no intention of addressing your concerns»). Indeed, Pat never did anything about it because the violations I complained about continued.
Ironically a few months prior to the HOA meeting I attended, OMNI sent me a violation letter about the «bare spot» in my front yard grass. It should have been obvious I had just removed the large sweetgum tree from my front yard and the bare spot was where the tree used to be (I had reseeded this spot with grass, but the grass hadn’t come up yet at the time our OMNI rep saw my lawn). Then I recently received another violation letter saying «my trashcans were observed outside of my house on Thursday, February 23». Well, Thursday is our trash day, so of course my trash cans will be outside of my house; in two HOA newsletters I’ve received during the last year it was stated that «residents must bring their trashcans in within 24 hours of when the trash is picked up», so I was in compliance.
What’s infuriating is that while OMNI and the HOA are busy targeting CC&R-abiding homeowners like me with frivolous violation notices, they expend no effort aggressively going after the CC&R violating renter filth and the rich, greedy, investor slumlords that I continue to complain about.
Equally infuriating is that on Jan 27, 2015 I attended the monthly 6pm HOA meeting at the local Panera store, but neither our OMNI Community Association Manager Jennifer Boulanger nor our HOA Board members showed up. Several other homeowners and a landscape vendor were also in attendance, and after waiting until 6:30pm we all decided to leave. I sent an email to Jennifer on Jan 28 asking why no one showed up… it wasn’t until TWO AND A HALF WEEKS later that I got a phone call from Jennifer explaining that the reason no one showed up was because the Board members told her the meeting was cancelled (so much for OMNI’s promise of «responding to questions same-​day» as stated on their website). So instead of Jennifer doing the right thing and showing up at Panera to let everyone know that the meeting was cancelled, those of us who took time out of our lives to attend this meeting unnecessarily waited for half an hour before realizing that neither Jennifer nor the Board members were going to show up.
Thanks to OMNI, life in our community is one big fucking hell for the few residents like myself who own the home we live in.

I unfortunately live in a residence managed by this company and I have nothing but contempt for them. They are not understanding whatsoever, which is simply frustrating… But on top of that, they just dont respond timely.
Scratch that. They do provide timely communications around fees and violations.
Not service oriented at all.
