Ninety 7 Fifty On The Park

Be aware looks are deceiving! Although this place looks put together, it isn’t. I’ve lived here for 3 years and watched it go from a nice put together building to the bottom of the barrel. The management team sucks! Everybody down their walks around like THEY own the place and have no respect for tenants who pay outrageous amounts to live in this ghetto place. They are inconsiderate, give attitude, and disrespect tenants who have real concerns. They also bring their friends to hang out in the amenities even though actual paying tenants are only only allowed 2 guests… Why should they be allowed to have more guests than actual paying tenants? The only decent manager got fired because the other leasing managers plotted against her to get her position! They change prices constantly and without warning. They pick and choose prices depending on if they like the tenant or not. You can pay anywhere from $ 45 to $ 125 dollars for a spot in the garage. Neighbors of mine had told me that the drunk maintenance man came inside my home while I was out to fix something leaking on someone below me. When I confronted the office about it being unacceptable that a drunk man came inside my home they denied it and said he wasn’t drunk. When I told them I believe my neighbors of 3 years They than said «he’s been going through a lot of personal stuff»… Why do I care? Save yourself some money and don’t rent here. You will regret it, also everything inside the unit is generic as hell from the floors to the trim to the appliances.

The experience started out so wonderful but ended so tragic!!! I applied for a unit did everything they ask me to do. I was called and told I’d be approved even picked the floor I wanted to be on and 2 days later I was told that my app had been denied!!! What a let down seeing as though I needed to move pronto Cristina was very pleasant and helpful through out the whole process but Kathy needs to attend a customer service class because she lacks people skills… I’m still awaiting my $ 250 deposit that was due back to me within 7 – 10 business days… Seeing as though the money was electronically taken it should’ve been placed back into my acct the same way!!! Kathy was very nasty and snobby when I called to inquire about the refund. The property is great but the property manager lacks ppl skills to say the least. I hope nobody has to endure what I did seeing as though I had a deadline to move.

The actual apartment is nice. Everything else kind of sucks. We’ve lived here for a year.
Things that are good:
— The actual apartment. It’s cookie cutter but it looks really nice with all new appliances
— The pool and lobby area
— the workout area
— The front office staff is great! Honestly? They’re the only thing saving this place from two stars.
Things that suck:
— The maintenance of the building (the hallway floors are constantly dirty; the public washrooms are constantly out of soap; everyone lets their dog shit everywhere and nothing is done about it despite saying something numerous times)
— If you face the pool and want peace and quiet? Forget about it. If there aren’t people out there, the music is constantly playing.
— The pool closes at 9 because apparently a couple people can’t behave themselves, so everyone is punished
— DO NOT BELIEVE THEM WHEN THEY SAY THEY’RE AT 97% CAPACITY. They’re not. It’s just a rush tool to get you to sign.
ADDING ON: I took my dog for a walk around the hallways. Smelled like weed on the first two floors. The trash chute was overflowing into the hallway on the first floor. It was disgusting. Now, I am going to have to give this place two stars. It’s disgusting.

My lease ends this year and I’m defiantly moving somewhere else. Just right now as others who left reviews with pictures of the trash shoot full. I was walking from the garage with my baby in the stroller and see the trash can in middle by the trash shoot and mice running around. Thank God I don’t live on level 2. But God knows how fast these mice will multiply and spread. I had to turn around and find the other elevator. Every week this place gets horrible
Also I have a 3 month old. I don’t need to be walking down the halls and it smelling like weed every other day. Come on this place is falling apart.

The apartments are physically very nice. Its hard to hear other apartments so privacy is good, the fixtures and everything are all new and work well. In apartment washer and dryer are a nice thing to have.
What ruins this building are the people who live in it and especially the management.
I have had guests harassed, had the elevator be full of blood, teenagers eating pizza and running around the gym, broken bottles outside the doorways, most people don’t pick up after their dog (in fact one the apartments on the west side of the building just lets their dog crap all over the porch till they clean it up maybe once a month) There is more I can go on and on. The management instead of cracking down on tenets have decided to just implement arbitrary and restrictive rules. Pretty much everything besides the gym is now closed at 9pm, so no computer lab, no conference room, no theater room, no pool. The aqua lounge is limited to 4 people at a time per apartment so forget having friends over.
The biggest problem I have had with the management happened recently. When I moved in I was told we only get 1 free spot in the garage and any additional spots are $ 125 a month. I was told that I could park in the lot on the west side of the building for $ 30 a month through the village. What they didn’t tell me is that at any moment the village would be revoking parking for that lot to start doing construction. I was given a one week notice to find a place to put my car, and since there is no public parking anywhere else in the area, I am now being forced to pay the outrageous garage prices for the rest of my lease. I tried to talk to the district manager and property manager and was told everything from not their fault, to I must be lying about there not being any other parking, to no one else has complained, so why am I?
If you don’t care about how the management will treat you, or dealing with irresponsible adults who live in this building, its fine. But the moment you have a problem that involves management expect to have a fight on your hands.

I moved here from a large home in Orland Park. I wasn’t too sure I’d like apt living — it is definitely a big change for me– but, I love it here (and I’m quite picky). I feel like I’m living in a 5 star hotel with the benefits of having my own space. The ladies in the office are wonderful and friendly and so are my neighbors. I really enjoy reading by the outdoor area as I grill some dinner and enjoy a glass of wine. I’ve only been here for 3 months but it already feels like home.

Just moved in here and not impressed at all. They never respond to emails about concerns and its been over 5 days since I placed a service request with no response. The one girl that was responsive is «no longer with them». Too bad they don’t have more competition (or read these reviews). Good thing my stay is only temporary.

They had the «A» team here to build and open the bldg, but now there is new mgmt that only know their numbers… Bldg had gone down hill, and now it looks and smells like a tenement…
Thefts in the bldg, police here almost every weekend, had to hire a rent-​a-​cop to walk around with his badge.

I was a resident here for a year and a half and am glad we left when we did.
The building and apartments are beautiful– clean, new, luxury finishes– but the building management and leasing staff are awful. I had a cracked window for 4 months prior to moving out and it was still not fixed when we moved out. While I lived there I got a new car and needed a new garage opener sticker for my windshield because the old one won’t work if you peel it off, and management charged me $ 30 for it! How is it my fault I couldn’t re use the old one if it stops working if you peel it off? I pay for my garage spot!
They have screwed up on my monthly rent statement three times, so you need to make sure you check it. Two separate times they put a $ 75.00 late fee on my statement even though my rent was paid a week in advance. When I brought it to dispute at the leasing office they laughed and said it was a mistake and removed the charges both times, so I am glad I noticed it. The third time they charged my gas bill as $ 140 when every month in the heart of winter it was never more than $ 50. This issue never got resolved and many residents including myself had to bite the bullet on that one.
My biggest qualm I had on top of all these issues was that it is a noisy place. For a luxury apartment, the hallways were always noisy and you can hear your neighbors upstairs and next door. The doors also slam very loud. If you live facing the pool be prepared to have the music blaring so loud to where you can’t hear your own tv over it in your apartment. For some people this may not bother them but I have a job where I need to work overnight and the noise is something I just couldn’t handle anymore.

I don’t live here but I did go to see them. Rude rude rude was all I have to say. If we are looking for a place to live then try to be welcoming, she seemed genuinely annoyed that we were there. And yes we did have an appointment.
She was even rude and nagging towards her co worker who walked in on our showing and then she nagged about her the whole time.
We didn’t want to live in a building with hospitality like that. We didn’t even tour the amenities.
