Lofts at Sodo Apartments

Maintenance issues started on the first day of moving in. The ac & dishwasher were down and the bathroom mirror was broken. The unit was not audited correctly by management before moving in. After 2 – 3 weeks these items were fixed but then the bathroom sink was coming off the marble counter top. I waited so long that after a week the sink was only held by the bottom pipes. In mid December there was a leak coming from the bedroom ceiling and that is an issue that still remains pending, now in February. All the blame was put on the roofing company so the leasing office will not be held responsible for this issue… apparently. Location is nice but not worth waiting weeks at a time for maintenance to fix an issue (especially if you’re on the 5^th floor). The only positive thing i can think of is that the alarm has accidentally gone off twice within 5 months rather than your typical 2am/​once per week.

I really do enjoy living at the Lofts at Sodo I moved in January 2014 into a Loft. A year later I transferred into a 2 bedroom. I like that I am close by to retail shops and a variety of restaurants. The office staff has always been helpful. Especially Stephanie and Melissa. They just finished redoing the club house with free Starbucks coffee! I love that we have two different gyms with different work out equipment and free yoga on Sundays. I would highly recommend living here.

I moved in here 3 months ago. The apartment is good. But the service we’re getting from maintenance and the office staff is terrible. I reported a couple malfunctioning machines in the gym over a month ago and they still didn’t fix them. They disconnect the water services from time to time. It seems like they have issues every week. The staff in the office are always clueless, they never answer questions. They expect you to pay full rent but don’t expect them to give you full service. I’m very frustrated and disappointed with management.

I enjoy living at the Lofts at SoDo minus a few issues I have had. Fire alarms, gates broken, noisy neighbors. My apartment is very nice and the location is great. I would recommend getting an apt that faces the outside as opposed to one that faces the courtyard/​parking garage.

I am moving out after over a year living at the Lofts at Sodo in Orlando. I will truly miss the location of the complex as well as the entire team with Ram Partners. The property was very well kept and clean. The entire team including Melissa, Stephanie, Sarah, Jennifer, Blanca and Willie have been accommodating making my temporary apartment feel like a home. I would certainly recommend The Lofts at Sodo to anyone who asks. If you are considering moving in, I would be happy to answer your questions.

I highly recommend Lofts at Sodo. I currently have a 2 bedroom and 2 bathroom. I’ve lived in different apartments in Orlando and this is my favorite so far. The leasing, management, and maintenance staff are professional and courteous. Maintenance requests are typically done within 24 hours and faster if necessary. The location of Lofts at Sodo is the best in my opinion. The location is central to all parts of Orlando and there is easy access to Interstate 4.

The good: stone counter tops, open floor plans, nice pool area, awesome apartment gyms (yes, gyms… there are two), location right next to but not in downtown, shops and restaurants right downstairs, Starbucks Coffee, tea and hot chocolate machine in the common area.
The bad: I’m writing this review as the deafening fire alarm goes off for the third time this week… on valentine’s day. This alarm will wake up the deaf and cause deafness in those who aren’t. It is so loud you literally feel it. The alarm went off at 11pm on Christmas Eve and took about 45 minutes to be turned off. I walked my dog, who is terrified of any noise, all the way to Orange Avenue and Kaley and could still hear it easily. The parking garage is a bit scary with the tight, blind turns. Thankfully I haven’t been hit yet but I have had people come zipping around the corner and nearly hit me. The maintenance is generally pretty good but there are small strips of blue tape that have been all over the walls and floors in the hallways for at least a month. Clearly they identified the things that need paint touch ups, repair, replacement, etc. They just haven’t done anything about it yet. Another small issue I have with my apartment floorplan is the size of the bathroom in comparison with the living room… they’re approximately the same or at least feel that way. In a small apartment I’m just fine with a smaller but functional bathroom to allow for more common area. Large bathroom, nice. Large bathroom with tiny living room, not so nice. We have a moderate size entertainment center that goes wall to wall in the living room (it took up about half the wall in my previous townhouse of similar square footage) and our love seat (yes, love seat, not couch) extends past the wall with a very small side table on the other end. Oh, and the floorplans online bare no resemblance to the actual apartments so don’t plan out your furniture arrangement based on what you see online.
The take-​home: great location and nice apartments with some significant annoyances. Will not be renewing the lease but certainly not the worst place I’ve lived.

I have been living in SoDo for about 6 months now, and I love it! It’s a great location and is close to downtown for work and play. And, for a female living by myself, the Lofts make me feel safe and is very secure. The community is also close to shopping, food and household needs. The SoDo area is growing which is great so there will be more to do within walking distance in the coming months.
They recently went under a new property management company that is putting more residents «extras» into the community such as: an extra gym studio, car care center, new paint and more which is great. Also, the leasing ladies (Jen and Bianca) are great and always take care of my questions and apartment needs as they come up!
The only con I would say about the community is the parking garage scares me a bit because there’s a few blind spots as you drive up and people speed, so speed humps would be helpful. And, take note that resident parking starts on the 4^th floor which could be a bit of a pain if you don’t live on the 4^th or 5^th floor.

I have been living here since January 2014 and LOVE it. My leasing agent Jennifer was very friendly and knowledgeable of both the complex and the area. The staff is always friendly and maintenance keeps the complex very clean. The location is a $ 5 cab ride to all the bars and you have a Target and 24 hour fitness in the SODO shopping center. That is a huge time and gas saver.

I have lived at Lofts for about a year. I honestly couldn’t be happier here! I love the location, close to downtown but far enough away that I’m not in the middle of the downtown chaos and noise. Having a Super Target right below my apartment is a MAJOR plus! My neighbors are friendly and most importantly, respectful! I’ve never had an issue with neighbor noise or people blaring music late at night. The staff is always friendly and helpful, and anytime I’ve had a small maintenance issue it has been fixed no later than the following day.

What one pays for: spacious, fabulous location, connivence and great amenities.
what one can live without: creepy crawlers and all the break in’s the parking garage.
Staff: gives great service going above and beyond at all times.

I’ve lived here for 2 years now and it’s fine. The apartments themselves are well-​maintained, the layouts make sense and it looks nice. And no major bugs which is awesome.
The location is perfect, SODO is really coming up in the world, so it’s very convenient for groceries, casual food, post office, etc.
The folks who work at the apartment are very nice and try to be as helpful as possible. Whenever we logged a complaint they dealt with it in a timely and efficient manner.
The residents seem friendly too — in the summer there is a lot of socializing down by the pool. The building itself tries to plan monthly social activities which I’ve never been to.
Parking is the main annoying issue as we must park behind the gates (which are often broken), and the indoor floors fill up by 9-​ish, so then you’re forced to park on the roof. They will tow you if you keep your car overnight on any of the floors 3 and lower — even if you’re just a guest for the night, so beware.

I have lived here since late May 2012… I find it a respectable place to live… Super Target next door, TJ Max, OLV brunches on Sunday are fantastic and all within a few steps outside your door… oh, and the BEST THING? A 24 Hour Fitness right next door! They even give free passes to all residents to try it out.
The patrons here are friendly and the staff creates events during holidays and during the summer as a social benefit.
The fire alarm has sounded off twice– yes– and at a ridiculous hour, but really, can ANYONE control that?
They are missing a cool– authentic restaurant other than OLV. Maybe something ethnic. Asian Fusion doesn’t count!
Could be 5 Star if Sodo could seduce more retailers… plenty of space and vacant spots…
But that 24 Hour Fitness… makes it all worthwhile
