Studio Parc and Bella Casa

I lived here from July 2014 to July 2015. This property is going downhill and can’t keep a property manager. There are spider webs all over the ceilings outside when walking around. There is trash constantly thrown around on the grounds. The apartment looks bigger inside until you put a bed/​furniture and you will find that it’s difficult to live like that. It’s very, very hard to cook for more than two people if you are having company over. There is no storage at all! There is constantly drug bust behind the Boston Market and people always walking around the community. The office people are Clueless and can careless about the residents. They will act so nice and as soon as you sign that lease you are then treated as a number. Building 4603 has somebody living there with five people and a girl in the downstairs apartment that is on Meth and has mood swings when walking her dog. Shop around because there are better communities that will treat you better!
By the way I’m not a mad tenant and my rent was always paid on time so please take my review as a warning!

We moved here over a year ago and we were very shocked and pleased with Studio Parc. Alex and her team were great for the community.
Now, a year and a half later, we feel as we are trapped here. We resigned our lease because Alex came back as the community manager. Since we’ve been living here, April 1^st 2014, I believe we’ve been through five or six community manager changes. It makes you wonder why there has been so many changes.
When we moved in, you would always see the manager, Alex or her team, always walking around the community. Now I feel as we are just numbers. The community is not kept up like it was in the past. Before, you would never see any trash laying in the parking lot or on the grounds. Now, I can’t even go from my apartment to my car without stuff every where.
I know we use to have security driving around (not all day) but now I am not sure we still have them coming around. Within two weeks, I have heard of two neighbors with issues. One neighbor had her car broken into and the other neighbor had his car stolen. We are starting to feel unsafe were we live.
I hope Studio Parc starts to improve, it is sad because we feel as we are stuck here until our lease ends.

We moved in to Studio Parc about 6 months ago. In that time we have already been through 2 property managers. Currently, we have no property manager, and a manager from another apartment complex is «filling in» until they replace him.
Cosmetically the complex is very nice. They keep the grounds and the pool very clean. The inside of the apartments look clean as well, but after living there for about a month we noticed a lot of short cuts that were taken, such as the paint in the bathtub washes off after several showers to reveal that they painted over the mold; and many of the doors in the apartment were installed incorrectly. The appliances in the apartment look nice and new as well, however, we are constantly having an issue with them breaking. Our dishwasher has been broken for almost 3 weeks now, and our washing machine going on 2 months. We call constantly, and are always given the same answer, «Maintenance is on the way. They’re very busy». We cannot get hold of the property manager, as he is not our manager, and is always at the other complex.
When we first called about the apartment, we were living in NY, and quickly trying to find a place in Orlando. We were told over the phone that rent was $ 769 and that included Wi-​Fi, an onsite gym, water and sewage. When we showed up to sign the lease (move in day for us), they told us that Wi-​Fi was not included and we would have to get that through the cable provider (We actually planned for this, as most apartments do not include Wi-​Fi). The gym is non existent, but were told we could use the one at another complex several blocks down. When it came time to pay rent after the first month, we received a bill in the mail for $ 815. When I asked what the extra fees were for I was told it was for water, sewage, and trash each month, in addition to a 5 $ billing fee (because they outsource their billing department– at our expense). When I explained to the property manager that we were told all of this was included in the $ 769, she said, «Unfortunately, we have been short staffed, and have been using someone from our sales department. Guess that’s what happens when someone form sales is going over the lease, you know, they just want the sale». I was furious, but at this point locked into the lease (and yes, we do take responsibility for signing the lease and not thoroughly reading and asking more questions.) We are now stuck paying on average an extra $ 55– $ 65 a month in these added fees.
In December (right before XMAS) we were given a note stating that someone would be in to replace our windows and doors between Monday and Tuesday starting at 8am. The note also said that you must move all of your furniture away from the windows and doors, (you don’t know which date they are coming), and that they will be there for a max of 4 hours. They came to our apartment on Wednesday, and it was torn up for 8 hours that day. When we complained about the inconvenience, we were told we were lucky because ‚“You at least had SOME notice. Some people didn’t get any notice at all.” We then had to clean our apartment after they left because of all the dirt and debris left behind. Also, if you were not home during this time, the company that was contracted out was given a key to your apartment. No management was on site supervising.
Recently they placed on their member’s website that they will be restriping and resealing the parking lots, and for those 2 days you have to find alternate parking. If you haven’t relocated your car, it will be towed at your expense. We were given less than 6 days notice of this. Also, if you do not read the MyMckinley forums everyday, you would not have known about it, unless you checked your email (which they sent out less than 12 hours before the renovations were supposed to start).
My boyfriend and I both travel for our jobs, and are often not home for 6 days at a time. If we knew we would constantly have to rearrange our schedules to suit the complex, we definitely would not have moved here. We still have 6 months left on our lease, and are trying to find a way out. Until then, I will keep updating this review.

I’m going on my third year at Studio Parc. It was a resort that was originally converted to condos at the end of the real estate boom. I get the impression that very few sold and were then converted to apartments. All of the units are one bedroom which means it’s mostly singles or couples living there.
As you can imagine, the square footage is quite small. Probably around 500 sq. ft. But since I’m single, it works out fine for me. I wouldn’t want to share it with another person. Storage is minimal to say the least, but it made me get rid of a lot of extra stuff I didn’t need before I moved in.
Since they were meant to be condos, the bathroom and kitchen are upgraded from regular apartments. The cabinets are nicer and the appliances are all black. The feature that visitors notice is the glass bowl bathroom sink. And the feature that most people don’t see and are shocked about when I tell them is that I have a washer and dryer.
Because of a bankruptcy issue in the past, management has changed a few times. But I haven’t had any issues with them.
My neighbors are all very quiet and very friendly. One of my friends said it feels very Melrose Place. I had one loud one once and management worked on him and he eventually moved out.
It is gated, but one if not both are often bent and broken by someone as soon as they fix it.
Overall, I like my little apartment. I have a pond with lots of ducks out front and it’s one of the cheaper one bedrooms in town that’s close to everything. Just up the street from Universal and 15 minutes to either Disney or downtown.

If you’re single and need a quiet, convienent spot, this is a great place to look into. I moved here from Alabama, researching reviews online, including police department searches, and decided on this place a year and a half ago.
All of the units are one bedroom. This is appealing to me because is cuts down on rift raft. All units have a microwave, washer and dryer. The rent is reasonable, and the management (s) have always been responsive to issues.
I did not realize when I first moved in that it’s a mixed complex. Some units are owned and others are rented out. Since moving here we have gone through multiple managers, but amazingly, everyone has been really great.
The entire complex was in foreclosure, but McKinley bought the place recently. Before McKinley, we were given court ordered management that did a fantastic job in my opinion.
The cops came to give us information on how to start a neighbor watch program. The property has been great about hiring security, installing additional lighting, and changing up gate codes when people move out. I have not noticed issues, and the cops say it’s a quiet complex.
We have a pool area, lots of little ponds and fountains, and pets are allowed. It is a gated complex, and the swimming area is quite nice as well.
Location is fabulous. I am right behind a boston market and eisteen bagels bro, across the street from publix and bank of america, outback as well as other strip shopping malls. Target is 2 miles from here and Mall of Millennia is just down the street.
Little cramped if you have lots of stuff. Storage space is non existent and there are no doors on the closet, or what is supposed to be a closet. Units are only about 500 sq feet, so this is definitely a spot for minimilists.
