Stay away from this place! I lived there for 6 months and the office staff turned over 3 times! Very inept staff. I was told one fee amount when I signed the paperwork and then I got a phone call informing me that I paid them too little. It was the office assistant manager who gave me the incorrect amount in the first place!
When I moved out, I waited the 30 days for my deposit and when I didn’t get it in the mail, I went to the apartment and they had it sitting on their desk because «they didn’t have my new address» which is b.s. because I gave it to them. They didn’t refund me the full deposit because they charged me $ 45 to replace the drip pans on the stove! I had replaced them myself before moving out so they were BRAND NEW and only cost $ 9 at Walmart. Instead of refunding me the extra $ 45, they said that they needed to cut me a new check for the full new amount. That was 2 weeks ago. I went by there today and was told that they were still waiting for it to be signed in Atlanta and it will get to me when it gets to me.
As to being «gated» … That’s a joke! That gate is open most of the day!
This is a very long review so I won’t even mention the numerous maintenance problems I experienced including toilets not working and water in the closet due to poor drainage.
Spend your hard earned money on a better place.

We lived there for 2 years. The first year was a great price for 2 bd 2 bth. The next year they raised the price a little. It was mostly quiet living, but winter was such a hassle. They hardly went out of their way to pave the pathways and sometimes it took days to clear the roads. Summer was spent poolside. Summer also brought tons of spiders into and around our apartment, so that SUCKED.
Maintenance was good, security was great, but management could care less. They were good until they changed staff in Fall 2014. The new staff are pissy and condescending. I was so glad to leave my neighbors behind, miserable sorts. We had one elderly couple that were sweet and kind-​neighborly.

My review is a warning — renter beware. I would not call this bait and switch but the deception on the front end of a sales pitch makes me question their ethics and would never do business with someone that will stoop to these tactics to get someone to rent.. Here is my story. I stopped by Sandstone Creek Apartments in a bit of a hurry and spoke with Cate Brinkley. My first question to Cate was that I was looking for a short term option and wanted to know if she could rent short term. Cate told be that 6 months would be the shortest least term. I explained that I was moving to the area and need 3 months as I looked for a house. Cate then said that they had been running a deal of the day and could make an exception and get me a 3 month lease for a 3 bedroom apartment. I asked her about the price and what she quoted me was a big surprise. It was significantly lower than what I had been given by other apartments in the area. Of course I was interested and she offered to show me a model. I was in a hurry as I was on my way to the airport. I asked her to give me the lease rates and she said she would do that. As we were walking to the demo unit I asked her what is the catch for such a low rate compared to other apartments in the area? She said there was no catch — it was real. Cate then asked me who I worked for? When I told her Cate said that they were a preferred employer and would give me $ 150 off my first months rent. Again I was surprised and thanked her. She showed me a 2 bedroom model but explained that the only difference was there would be one more bedroom. Cate was not done yet. Cate went on to explain that as a tenant I would receive free trash valet service which is someone would come into the apartment and take out the trash once per week. When we returned to the office — I gave her my contact information and she handed my information stapled together.
When I got to the airport — I had an email from Cate that it was great meeting me. The email went on to say «Please be aware that short term leases require an additional deposit of $ 300 with a $ 200 non-​refundable PLUS a Sure Deposit based upon credit as well as an additional $ 200 per month. I then looked at the information she handed me and that was the information she handed me but she did not mention one time the extra costs for a short-​term lease. Additionally — the FREE valet service she quoted me actually is not free. Sandstone charges a $ 25 per month trash fee.
When I got the email I replied immediately that she call me so we could discuss because she did not tell me about the extra cost and had confirmed the lower rate for the 12 month when I told her that my need was for a 3 month.
I got a reply email from Cate several days later and I confronted the misinformation via email. No surprise she replied «I’m not sure what you mean. I only told you the prices that were listed on our price-​sheet. If you can clarify what you are referring to that might assist in this matter». I explained all the items she told me in person and she replied that she knew I was interested in a short-​term lease and that the information she emailed me contained this information. I asked her several times why she did not tell me why she quoted me 12 month lease rates when I was there in person and she would never answer my question. I received an email from another leasing consultant Charlene Elliott saying that she was helping Cate with my questions. Charlene restated the costs for the short-​term lease and never address my allegations regarding the unethical deception that Cate used to get me to listen to her sales pitch while on property. She also never address the FREE trash valet that Cate told me about that in reality has a price tag of $ 25. Although the rate sheet does not say the $ 25 is for the trash valet but again they are deceptive on their written documents calling it trash fee.
If you do decide to go visit this apartment complex — tell Cate Binkley that you know that she is deceptive and unethical and request to meet with someone else. I do not know Charlene Elliott and hopefully she will not be attempt to hide things.
I decided to take my business elsewhere because of their sales tactics. I would encourage you to read the other reviews. After seeing other properties in the area that are about the same cost — you are better off going somewhere else. Just imagine you having the same experience but this time you are locked into a 12 month lease and you have Cate and Charlene that are in charge of resolving your issues. Prepare for a long 12 months of deceptive living. Welcome to Sandstone.

And… I gave my notice. I still had the same issues I before PLUS now I have mold that is not being dealt with appropriately in my opinion. If you have a leak in the roof you know that there is water no only on the walls in my closet but on the structure between the sheet rock and the outside of the building. And I know I didn’t have any inhaler before I moved here and now I have respiratory issues which I didn’t have before. But a little bleach and paint will take care of that? I say bullshit.
My rent is going up, the gate still sucks, the parking is not any better — if not worse, pool was closed more than half the summer (some due to Overland Park asking for them to be closed but other times due to broken this that and the other per Justin the rental office). Snow removal I know will be a nightmare yet again this winter. I like the maintenance guys but the mold thing really is bothering me. I am not going to pay more rent when nothing has been rectified. I have been late once on my rent in 4 years, I haven’t had any complaints, and I rarely ask for anything. I will be letting my neighbor know about the mold (we share that wall) and hope she passes that on to the next tenants so they know what they are dealing with.

I hate living here! Parking is TERRIBLE! They could easily take out some landscaping to add possible parking. The gates are super annoying. They just provide a false sense of security and they are broken half the time anyway.
My bedroom window leaks every single time it rains. I have asked them to fix it several times (at least 5 or 6). I have lived here a year and a half and each time they «fix» it it starts leaking again in different spots.
Since there is no parking, sometimes it is necessary to park in places where there isn’t a spot or in front of garages that say they aren’t in use. But you can’t because then you get your car towed (especially since they gave every resident the ability to tow cars for them).
There is only one place to put your trash. It is in the middle of the complex. I live on the outside of the complex and have to walk down the hill and back up it carrying my heavy trash loads. Either that, or drive my trash down, which seems ridiculous when it is clearly walking distance.
The late fees for rent are EXTREMELY over-​priced. I understand there should be a penalty but paying over $ 100 for being one day late is ridiculous! 10% of rent is way too much when the apartments are so expensive.
The price is too high, probably to pay for the ridiculous gates and landscaping (the lawn people are here at least once a week most of the year). Not to mention that the lawn people take all day to fix the lawn and you cannot watch tv or listen to music to drown out the sound. It is very annoying. I would rather pay less money to live in a place with less snobby, bitchy people in the office.

I agree with Kelsey C. about the parking. It is impossible to find a parking spot past 8pm, I usually have to park clear across the complex and walk forever when I get out of class at night. I have had my car towed… very unpleasant experience, not to mention expensive!
I haven’t interacted much with the staff, I file all maintenance requests online. They are really good about filling them quickly.
The gates are pretty annoying. I really enjoy it when they are not working and they leave them open for days, which happens quite often.
The apartments are nice and priced reasonably. They have a really good (by good, i mean cheap) pet policy. The only reason I really do not want to live here longer is the parking issue.

The apartments are awesome, especially for the price. It’s a gated community, which seems cool at first, but then gets old when you have to wait to get in and/​or let friends in.
Do not talk to Linda in the office. She doesn’t know what she’s talking about. I’d suggest talking to one of the younger girls, especially Alyssa. She is a lot better to work with and actually completes things you ask for (maintenance requests, etc)
The major drawback: Parking is HORRENDOUS. Even though there are no ‘No Parking’ signs anywhere throughout the complex, if you park on the curb, you’ll get a bright green tow warning sticker on your car. I haven’t been towed yet, but I do see the tow trucks from time to time so I do think they tow. Finding a spot after 7 pm is almost impossible, depending on where your apartment is in the complex.
