AVA Pasadena

Just moved to Pasadena and love the Ava. It has a homey yet chic feel to it. Very clean and elegant. Andrew did a great job accepting me into the community. Clarence the maintenance supervisor was integral in making the move-​in seamless. When we first met, Clarence handed me his business card with his cell and instructions to call day and night. He truly cares about the place and it shows. I am very happy to have moved here and highly recommend the place.

Lived here for 3 years. Modern design, peaceful, quiet and friendly people. sink was broken but fixed in a very timely matter (thank you Clarence). The only problem with this place is that it has thin walls and some guy keeps stealing mail packages from time to time. I know this because I’ve lost mail and had strangers nice enough to find my number on the ripped open parcels and text me a picture of the box left out in the streets. :’(

AVA has recently undergone a comprehensive remodel. After living here a month I can say that nearly everything has been touched in the process. Impressive.
Shopping around Old Town for apartments I viewed many in busier areas with the allure of being close to shopping/​restaurants at the cost of busy streets and tough parking. AVA is a block from Lake Avenue with plenty to do and is on a stress free neighborhood street. Parking is ideal with an underground garage and guest parking is worry free.
Staff is all-​time helpful. In the leasing office you will either find Andrew or Lexus. Both are extremely helpful. Andrew went above and beyond to make me feel welcome and continues to do so.
In charge of maintenance, Clarence maintains that feeling of welcome with as much thoughtfulness as he maintains the grounds. My first week here he made sure I had his cell number to contact «any time — day or night.» A non-​emergency service directed through their effective web portal netted a visit the next day — 0% fuss. Thanks Clarence.
I am very happy with my stay at AVA. ¹⁰⁄₁₀ would rent again.

I just want to send an update to the review I left in July. I had to move out of the apartment within my 30 day satisfaction guarantee, due to personal reasons. I was only able to do so because Andrew, the resident manager was upfront with me about all the rules. He was helpful with the transition and I felt so comfortable with the process.
Recently, I ordered something online and accidentally had it sent to my old address at Ava Pasadena. It was too late to change the delivery address, so I called Andrew and he was so helpful and made sure that the package would be in his hands waiting for me to pick it up. Andrew is as good as it gets when it comes to helping residences and former residences with anything. He is a valuable asset to any company because he is simply willing to and offer the best customer service experience he can provide.

My wife and I have just recently moved into the Ava Pasadena Apartments and we couldn’t be more happy! They have done a wonderful job updating the place and giving a really fun vibe without being pretentious about it. The place is centrally located and walking distance to everything from grocery shopping to clothing stores as well as too many places to pick for an evening out. To top it all off the staff here is the best I have ever seen at an apt complex. They are warm and friendly as well as being efficient and eager to help. This place is incredibly pet friendly which means a great deal to us as we are proud owners of two Siberian Huskies. This is a huge help considering most apt complexes won’t allow a dog like a husky to be permitted on the premises. The place is very clean all of the time and really well maintained. I think you will also find that the type of resident that seems to dwell here are young professional people who keep to themselves but know how to smile and say hello in passing. Maintenance is also A+. This was something I have never really cared about in the past because I almost always saw it as a lost cause. Usually staff members don’t really care and take forever processing a request, let along how long it takes for an actual maintenance worker to come out and fix the problem. This is NOT the case here. Our 2^nd day in, Clarence greeted my wife and I in the garage and handed us his card with his personal cell phone on it. Told us to call him «anytime, day or night.» I have NEVER had that offered before. True to his word he answers his phone almost every time and if not, I can always expect an expedient call back. He is quick to schedule an appt. and has an almost grossly cheerful attitude about it. My wife and I have only been living here for just under 3 weeks but I have been so impressed with this facility I couldn’t help but spread the love. You won’t regret living here.

I’ve lived in this complex for 6 years when it was called the Mark and for the last 3 it’s been owned by Avalon Bay.
It was remodeled 2 ½ years ago now called AVA Pasadena.
Avalon did a great job of remodeling and updating the complex, but they do very little from the standpoint of creating a community the way the last management did.
But don’t plan on living here long, they want to raise your rent every year as much as they can!!! 12% this year, and 42% over the last three years.
They give you no credit for being a current residence! So wherever the market is on the dynamic price Matrix at your renewal time, is price you’re going to get.
Don’t plan to get to know anyone because their turnover is more than 40%
I’m moving because I just can’t keep absorbing the price increases and I make six figures. $ 32,000 a year for rent is just crazy!
I’ve also had things stolen out of my apartment this year by someone that has a key!
Only four people have access to my apartment and 3 of them are AVA Pasadena management and maintenance.
If you’re into the greedy corporate ownership and management style with no decision-​making by the local resident manager, this is your place!
Fyi There are newer building to live in Pasadena with better amenities for a lot less!
As far as the other reviews, I don’t even know any of the other people and I talk to everyone. So unless it’s recent they’ve likely moved!
The one aspect of the other reviews that’s true, is Clarence the maintenance guy, does a good job!

Clarence and Andrew are two reasons why AVA Pasadena gets a five star review.
As the maintenance supervisor, Clarence responds to requests quickly and makes sure you’re happy with everything that’s going on in your apartment.
For any other issues outside of maintenance, I go to Andrew who does his best to make sure things are resolved in a timely fashion.

Clarence is a really nice guy! Always show up when I’ll need a help.:) and I like this area, quiet, close to school and only 10 mins drive to old town.

I’ve been living in this building for years, starting long before it became AVA Pasadena. The location is very convenient for people who work or study at Caltech — it’s a quick walk to Caltech and to South Lake Ave.
Before the ownership change to Avalon Bay and the renovation two years ago, the plumbing fixtures were old and poorly functioning. However, post-​renovation, the facilities are now modern and well-​maintained. The apartments now have vinyl faux-​wood flooring (all vinyl in the downstairs units), new appliances, and chalkboard walls. The in-​unit washer and dryer are very convenient. The new community amenities include a giant chessboard, a ping-​pong table, and more lounge areas. Andrew, the supervisor, is friendly and helpful, as was the previous manager, Monique.
Unfortunately, my rent is increasing too much, which is why I’m finally moving to another Avalon property. If AVA had bigger two-​bedroom apartments available, I would share one here. I’ll miss the hot tub.

Andreaw is the best leasing manager I have ever met! This place is already perfect: clean, quite, beautiful and good location. I fell in love with this place the first time I saw it. And you know what, due to my personal changes i could not stay in Ava, Andreaw is so nice and without hesitation to help me relocate to another Avalon aprtment without any argument or disagree. I have lived in school dorms or other apartments and have met snob and selfish leasing managers all the time, but Andreaw is the complete opposite of these features. So people who are looking for a aprtment please consider AVA Pasadena. It will be one of the best decisions in your life!

I lived at this building for 2 years and it was pretty cool. I would’ve stayed longer but the price hikes every year were insane! It was hard to justify the price and being able to hear the neighbors upstairs just walking around at odd hours through the night (lived on the ground floor near the hot tub). The best part about this building is Clarence. He keeps this place in perfect shape and is a really cool dude. Thank you Clarence!!! 5 stars for you!!! 4 stars for the because of rent hikes.

Living at Ava Pasadena is like living in a comfy hotel. You are so taken care of by Andrew, the supervisor, and Clarence, who is the best maintenance superman out there. Both are so willing to make your life easier and more comfortable. Whereas some apartment managers are always looking for problems and ways to catch you off guard, these guys have your back.
The amenities (hot tub, pool, ping pong table, fitness center, life sized chess board, grills) at Ava are huge perks and always in good condition. The apartment is walking distance to fun spots but far enough from the bustle of Old Town. Seeing everyone’s dogs is also a huge plus, because it’s a dog-​friendly community. Love love love Ava

We are living here since last year and we are happy with our decision, pets are allowed and the place is beautiful and clean. The staff is very friendly and helpful. We had a couple of problems in the apartment and they have been solved quickly and effectively by Clarence, the maintenance guy.
We recommended this place.

I have lived here for just about a year now and really do love my apartment. However, I recently received my lease renewal and was informed my rent would increase $ 258 a month! That’s almost a 14% increase!
I realize that Pasadena does not have rent control but that should not give the leasing company the capability to make it near impossible to afford your rent. No one to my knowledge has their income increase annually to afford such increase.
I wish they valued having good long term tenants as much as they value making more $$$.

AVA is a wonderful place to live, very close to PCC, a safety place to stay. We have our own parking spot, so I never worry about no place to park.

I have lived in this building since 2011, and wow! since AVA has taken over the place looks stunning! I love the remodeling of my unit, the hard wood flooring looks spectacular! Additionally, the staff are all extremely attentive and responsive, especially the maintenance supervisor-​Clarence!
My apartment functions not only as my living space, but as my warehouse space for my clothing line as well. Clarence spent an extensive amount of time helping me rearrange my furniture and set up a storage unit within the building to keep my inventory. Additionally, whenever something isn’t functioning properly-​broken garbage disposal, clogged air conditioning filters, etc– it is always Clarence to the rescue! He is extraordinarily helpful and extremely kind, Clarence always has a smile on his face and never makes you feel as though you are inconveniencing him.
I would recommend living in this building to anyone who is interested, the community of people here are all wonderfully kind and helpful.

We have lived at AVA Pasadena for over a year and have loved it here. It is one of the few dog-​friendly apartment buildings in the area and is within walking distance of Cal-​tech, all of the Lake Ave. shops, and Pavillion’s grocery.
The maintenance supervisor, Clarence, has always been very responsive and helpful when we have needed something fixed, especially when we had an emergency plumbing issue. Since he lives in the building, he was able to come help us immediately when it happened.
All in all, we’ve been very satisfied renting here, and will continue to do so in the future.
