History

Established in 1996.

Having graduated from Univ of West Florida with a degree in Pre Law, my intention was to practice law. I was sidetracked for a «summer» working for a homebuilder and quickly discovered a love for the business. A few years later, I was not only selling more than $ 10 million per year in inventory (the average sale price was $ 125k) but I was also investing, refurbing, flipping and managing property. Real Estate isn’t just a side business to me, like it is to the vast majority of those in the business. It’s my livelihood and it’s my passion. When I was a kid (which includes now), I wanted to win at everything I did. Selling and Managing Real Estate is no different. I want to win! I want to be the best! So that has lead my company to where we are now. We have won the «Best of…» many categories for 5 straight years, including best Manager and Best Company in Pensacola. Pensacola is home to me. I have lived here all my life and have enjoyed all that being close to the water offers. In fact, I could not imagine living anywhere else. I love the Caribbean, Atlanta, and the mountains of North Georgia — but Pensacola is a magical place to me.

I graduated from Pine Forest high school and our local University (UWF) and upon graduating, had intended to move to Tallahassee for law school. However, a summer working for a home builder changed all that.

20 years later, I still love what I do. I even added a wife and 3 amazing kids along the way. Real Estate (along with the blessings of God) has provided the wonderful life I always dreamed of and I am always so thankful to be able to help friends, family and new clients with their needs pertaining to Real Estate!

My husband & I and our three dogs moved from TN to FL in October 2015 with the help of Mark Downey & Associates wonderful staff. We signed our lease without actually seeing our rental house in person & the home & location did not disappoint. We took photos of anything we thought may be an issue (nail holes, carpet flaws, etc) & provided those to MDA. We moved in, unpacked and had our 1^st inspection in January 2016. (they give you plenty of notice for inspection). The inspector was thorough (checked smoke alarms, ac filter, took photos). Whenever we had questions or concerns, we emailed MDA and they were always quick to respond and any maintenance issue we reported was fixed timely. We found a home to buy in February 2016 & had to terminate our lease early. The process was not nearly as stressful as we anticipated: MDA has a team that will quote you on pest control, carpet cleaning, house cleaning, etc. Susan, Kathy and the rest of the staff are patient, friendly and we would recommend MDA if you are looking for a home to rent in Pensacola. They rock!

We have been in a home that has had Mark Downey as the management company for almost two years now. We have been extremely happy with them. Anytime there has been a maintenance request they are super quick to get it resolved. When we signed our lease initially we were out of state and the entire office was super helpful and friendly to work with. I specifically have had a lot of interactions with Kathy Cantrell and she has always gone above and beyond to give us tremendous service. I would highly recommend them if you are looking for a home to rent in the Pensacola area.

A year after the roof-tastrophe, we’re leaving that house and choosing to rent another home from Mark Downey. We absolutely love Susan to pieces, and have been very happy with our interactions with Martha in maintenance and Craig in inspections and Steve in repairs. Mark Downey hires highly competent staff and it’s obvious that they’re interested in making tenants happy. I think we just got stuck with a totally insane home owner, and I’m fairly certain that our experiences with our first house were reflections on the home owner instead of the property manager.

The family and I rented from downey. I will never ref anyone to this co. We painted the whole house. Steam clean the carpets wash the windows even hired the company they refer to do the internal cleaning who is related to mr. Downey by marriage. Ensuring that I’ll get my deposit back to say the least I was sorely disappointed at the $ 1,500 my family and I paid I received $ 150 back all they could show me with pictures of tall grass since we’ve been out of month a little piece of lint off the top of a ceiling fan and in the laundry room a stain mark on the top floor that was there when we moved. We have video and pics, even know this is a great case of fraud and has to be taken to the courts who will sue over 1500. Don’t forget the trademark of Downey when you leave they will send you a letter of harassment not to contact them or they will sue. Who does that when they send a deposit back of 150 dollars when you never called them as of yet. That is unfair and unjust. He’s got a plan and that’s to take your deposit no matter what.

I’ve had nothing but positive experiences with this rental company. They have rented my house out successfully for years. Over the years the home has needed some small repairs and some big ones! Work has been handled very professionally and in a timely manner. The office has gone out of their way to work with my warranty company (old republic) and my home owners insurance when needed. Helping to save me money. They made the entire process completely painless for me. I send lots of emails with questions and they response almost immediately every time. I am very happy with this company.

Please try to stay away from this rental company. The 22 page lease agreement is ridiculous. I thought they would use it as a warning first before charging you any of their ridiculous fees but they are just thieves.

We came to Mark Downey & Associates after desperately needing a change from the previous prop. mgmt. company. They were such a pleasure to work with. They took on our property and it’s tenants with such ease the transition was refreshing. We are military and have had our home as a rental for 15 years. We currently live in HI and switched to Mark and his team about 3 years ago and have had nothing but great interaction and experience with them. The tenants who lived in our house, purchased the house (as of yesterday) and the process was flawlessly executed.

Mark and his associates managed my home for almost six years before I went to another manager.
Pros: Overall, they did a solid job of managing. They are best for short term home renters who are new, need a great deal of services (Vacancy protection, eviction protection, etc.), or who have trouble holding back enough funds to cover vacancies and/or repairs.
Cons: They tend to manage by line of business versus being very customer centric. For instance, you will receive any number of emails/calls from the repair person, the re-rent person, etc. instead of having one account representative contacting you, taking care of your needs and then contacting the appropriate individual for fulfillment.
Overall: The quality and responsiveness decreased over the six years that I was with them, as they focused more on product add-ons and not on making sure I was getting what I needed. They are a solid management company, however, they seem to be rapidly expanding as could experience more service issues if not managed properly.

My parents and I went to this company to seek a realtor to assist in selling our rental houses. They did not have any realtors in the office at the time of our arrival, so they told us that a realtor would call us during the weekend to assist us. It has been a week now and they still have not called us. We did hire a different realtor company to take over the selling of our houses, and that company has been very prompt with responding to our needs. I regret to say that I do not recommend this company. Time is money and they wasted almost a week’s worth of ours.

Mark Downey and Associates did an ok job of managing parts of my home; but missed vital repairs, like the electrical short in the house and malfunction of the dishwasher… which I’m sure the former tenants complained about. The thing they concentrated on the most was getting their 10%.
