Addison Ranch Apartments

Not a resident, but a potential one. We came to tour the property today, and Karen was extremely nice and very helpful. She was knowledgeable about the property, and she even offered us suggestions of other properties to look at, since we are considering a 2 bed or a 3 bed, and Addison Ranch only has up to 2 bedrooms. The property was modern, and the facilities have been updated, as well as the appliances. Not sure what it’s like to live here, but it seemed like a nice community and the staff was all friendly and helpful!

It has been over six months since we moved in. We still love it here. This is such a lovely place to live. We feel very much at home here. We even like our neighbors! We always get help from the maintenance crew when we need it and they are prompt and efficient. The office staff is so helpful and pleasant to talk to. It’s a great location, too. It has everything we want and need. I am so glad I found Addison Ranch. Thanks for everything.

This is long over due and totally forgot to update my review but let me just make a quick update of the situation of living here #1 shout out to Crystal the manager of Addison Ranch she truly worked her tail off to get everything up to my expectations with my unit mind you I am probably her most difficult Tennant and God bless her I must say all through out my b****ing and moaning she kept a calm and professional demeanor she had gone through great lengths to make sure I was happy and I can’t thank her enough the property as a whole is still under construction but I will say I have seen so many positive changes and if you are looking for a great living experience Addison Ranch will be a great home for you and your children .^_^

Don’t bother applying here unless you like getting jerked around and lied to by the ever changing staff.

This place has been a nightmare! Non-​stop issues and the apartment staff don’t have the authority to answer any questions or the ability to stick around. This company is a property of First Pointe Management Group, which can be found on
under The Ezralow Company, LLC. They currently have an F rating. I will also be contacting the Better Business Bureau about my experience since management will not help.
Here are SOME of our issues:
Our apartment was dirty (pictures provided), closet was broken, paint was chipped and floors weren’t level. The property manager repeatedly told us we were just more ‘sensitive’ than most people.
— Then a smell started coming out of our carpet in the master bedroom. Originally, maintenance said they couldn’t smell it and were dismissive; they implied we were being ‘sensitive again’ and that there was no issue. We asked the maintenance manager to come and he noticed the smell right away. There was a 12 inch hole (picture provided) in our bedroom closet that went straight to dirt!
— After the hole was patched our carpet still stank! Addison Ranch refused to help us move the furniture out of the room and provide us with appropriate storage during the time it would take to clean the carpet. Our carpet still stinks :(
It is very hard to live somewhere you don’t want to be. We will be asking to be let out of our lease ASAP.

I wish you could give a zero star!!! Do not move here!!! I honestly can not wait till November when our lease will be up!!! Management sucks and it seems like they have new staff member including the actual property manager every few months! Appliances are sub par the dryer ruined all of my sons soft blankets and when I put a Maintenance request in they said there was nothing wrong, dish washer maybe runs every other time you have to watch it to make sure it actually starts the apartment does not hold the heat in the winter water bill is over 100.00 for a two bed room apartment you could water a full garden in a house and still have a less water bill. There is no onsite so called dog park that they sometimes advertise on Craigslist, all the amenities they said would be completed when we moved in have yet to be done no landscaping no gated community although they advertise the gated community on Craigslist, if it was gated the last week I have left for work I would not find a lady going thru the dumpsters picture included! they have not re done the car ports and paving they just finished the club house a few months ago and that was suppose to be done a year ago. Actually all just listed was supposed to be done long ago we asked a maintenance guy one time he said they ran out of money yet they keep raising the rents for current and new people… They do a lot of false advertising!!! And today I got s notice saying they have to replace our railing on the patio because it is rusting, it has only been installed 2years. Please do not move here!!! Spend alittle more money and go someplace nice like azure or park central

You should definitely move here if you enjoy the following:
+ not being able to get a straight yes or no from the on site management to questions unless they call their boss (who then usually call their boss)
+ «luxury» renovations that started rusting within 4 months of construction being finished (staircases and balconies)
+ limited parking and bonus, lots of potholes
+ getting notices for leaving an ice chest on yr balcony
+ D — ratings with the better business bureau
+ yr rent being raised significantly on each new lease agreement ($ 140 for 12 month lease, $ 440 for month to month)
+ comcast
+ shady construction areas and fences

Update: The management office has apparently gone through another round of firings/​resignations and new hires. Let’s hope this batch is better trained and supported than the last.
After nearly 9 months, verbal and written notices, photos, and assurances from management, Addison has finally begun to replace the dangerous unfinished mesh on their units’ railings and addressed the gaps near sliding doors.
Also Ezralow Properties, owner of First Pointe Management Group and co-​owner of Addison Ranch, now officially (and unsurprisingly) boasts a «D minus» rating from the Better Business Bureau.

Seems very nice at first glance but we experienced problem after problem after we moved in, including but not limited to:
–termites!
–broken windows
–patio light with faulty wiring that tripped the breaker
–broken bathroom doorknob
–broken bathroom fan
–rusty nails and construction debris all over patio and outdoor areas
–STILL unfinished patio
–unconnected phone and internet lines (which is illegal), which AT&T charged us $ 100 dollars for in March and has still not been paid by Addison ranch
The staff in the office seems genuinely concerned and tries to be helpful, but the shoddy construction and sheer number of problems have made this «new» apartment more of a hassle than it’s worth.

This place is ridiculously expensive for what they offer 1 no handicap accessible ramps very illegal 2 not all the lights are fictional at night and god forbid someone falls in an in visible pot hole resulting in a lawsuit .3 renovation my ass the leave all kinds of effed up paint splotches all over the inside of the apartment 4 floors are not leveled in the apartments 5 jack ass construction workers left nails all over the parking lot one of which almost went straight through my damn shoe 6 construction workers drove over landscaping and it looks terrible just terrible .I don’t invite family over because it looks like I live in the ghetto .7 the staff is a joke if you want something done good luck 7 as for barbecue areas you better bring a park bench and tables because they don’t offer real barbecue areas 8 workout room ha two tread mills two olypticals and deflated workout balls pools are dirty .I just can’t even with this place people of Petaluma do yourself a favor and don’t move into this shit hole apartment complex it looks pretty on craigslist but I can assure you it’s all put together at amateur quality so when all of it gets «worn down «they will just keep your deposit which is what I’m sure is going to pay for this shitty half baked «remodeling» job oh and by the way did anyone notice the new sign out front it use to say COMPLETE REMODEL INTERIOR AND EXTERIOR 2013 YEAH FREAKIN RIGHT .MOVE TO AZURE AT LEAST YOUR MONEY WILL BE WELL SPENT!

We just moved to Addison Ranch about 2 weeks ago so far we really enjoy it here the staff is super nice Mandi was so much fun too look at floor plans with! The pool is well maintained and I look forward to the updated gym that is coming. And most important our little dog loves it at Addison

To whom it may concern,
Addison Ranch is is a nice place to live, until you need to move. My husband and I have to relocate for work. We discussed this with the apartment manager who stated they were sad to see us go and let us know that we needed to do to give proper notice and have smooth transition. They also stated that we would have to pay them ALL of the rent for the next 4 months of our lease if no one rented our apartment after we left. So we looked up the tenants rights laws which state that they cannot do that. We tried to work with the apartments. Sent many interested parties their way via craigslist and facebook advertising and they deliberately turned away people who were interested in our apartment then went through craigslist and flagged all the ads we had listed on craigslist.
So in attempts to not pay a massive fee and not to have to litigate we attempted to ad a friend to our lease and revoke our 30 days notice. So at the very least we could honor the rest of our lease term without paying a massive chunk of money. When we told them this they said that would be fine. Today when I called to get that friend added to our lease they stated that they A: couldnt ad him and B: that we could not revoke our lease (even though I have it in writing from the housing manager that we are allowed to do so) because we were moving out of the area and it would no longer be our primary residence. When I asked if that was in our lease agreement Catherine Behringer who is the leasing manager said «No its not, but subleting is not allowed.» We never attempted to sublet just to ad someone to our lease which is well within our rights according to our contract. So if you want to live at Addison ranch be aware that they will do everything in their power to take your money and make your leaving the apartments a very difficult process. Your lease terms will only be respected in the area where it benefits the apartment complex and they will be snyde nasty and rude when you try to work with them until they get whatever money they want out of you.

I lived in Addison Ranch for about a year and it has been a wonderful experience. The staff (especially Catherine) is responsive and personable and maintenance resolves issues quickly. The place is still under construction but my unit was new and spotless on move in. Overall highly recommend living at Addison ranch!

I have lived in this apartment for almost two months now. While I do understand some of the other reviews about frustrations with new construction, I am a contractor myself and I believe the minor issues I have had with the building were the best option the new construction team had to bring the old buildings up to today’s safety standards and codes and they’ve done a good job with what they had. The new management and staff have been extremely accommodating. I had a few issues come up in the first two weeks that were immediately addressed and fixed, often within the hour.
I don’t understand the review about the bottom floor yards being smaller than the upstairs balcony; that’s simply false. I haven’t received a single «new rule» notice that another reviewer mentioned either. I also have not seen any of the police incidents that the other reviewers have mentioned nor would I place blame on the new management if I had. They do have a security team but legally, every security guard has a limited list of actions they can take other than calling the police.
The new staff has been so nice and helpful through our whole moving process, they have invested time in getting to know each of my direct neighbors and I so I find it difficult to believe the other reviews about the staff. I even watched one of the staff calmly and gracefully resolve an issue with an angry aggressive tenant.
The location is superb, if you know Petaluma I don’t have to tell you that East Washington and South McDowell give you access to everything you need and you have a school and small park between you and the traffic sounds. My only complaints are that I have been struggling with the internet here (which obviously might not be their fault) and my yard isn’t finished yet but both of these things will be resolved in time. I would recommend this place to a friend.
I almost forgot to mention there are brand new energy efficient appliances including dishwasher and a washer dryer combo inside each unit and they will take your garbage out if you leave it at your door.

I am only giving Addison Ranch ONE star because the apartment itself is nice. Everything else is pure CRAP! From the management to the supposed «amenities», as a tenant I was lied to from day one.
The laundry room is always full because half the washers and dryers are broken, the coin machine doesn’t work, security is a joke, the pool is too cold and they let other tenants swim in their clothes, the «smoke free environment» is bull. Even the manager smokes on her porch! The managers are rude and slow to deal with any issues you may have, and we were not ever taken care of as tenants.
The rent I am paying for a 1 bedroom now is $ 1050/​month. They are raising it $ 300 just for hardwood floors and a washer dryer. It’s not worth it — trust me! They have tried scamming my family for money and we have not gotten the full extent of what was promised to us. I would not recommend living here just on principal and the fact that the management is HORRIBLE!
