Jared and his team at JG Real Estate took over property management in April, so I can only reflect on the last two months of the transition. Working with them has been nothing short of smooth, professional, and efficient. I was looking specifically for a company to be proactive and have attention to detail that my tenants need and expect. JGRE delivers on all fronts — communication, process, leasing, billing, and more. I was impressed with their property inspections, reports, and followthrough; they were thorough, giving me a baseline to work off of. They have a full team in place, so i can get answers about my account and responses to issues or emergencies quickly. So far, my tenants have been happy with the transition — that’s a big deal.
JGRE’s property management is robust. they took over a large commercial building, mixed-​use space, and a smaller condominium unit; each with its set of challenges and particular arrangements. JGRE integrated the fine details into their system, setup electronic payments for tenants, and automated the accounting process. It’s been smooth sailing since the initial setup.
At the start, I had a vacancy in one of my buildings for months, which the previous property management company did not fill, and this frustrated me. Within one week of hiring JGRE, they found a tenant giving me full occupancy, and resolved a few pending maintenance issues. Couldn’t be happier.
Jared’s team has gone above and beyond. One of my buildings needed minor construction upgrades for a laundry room and front steps repaired. JGRE worked with me to create a spec sheet, bid the work out, found a qualified contractor, and managed communication with the tenants on disruption times, work days, and project scope and completion.
JGRE does their work with competency which takes a load off my back. Most importantly, my tenants are happy which is the name of the game.

Really I can’t recommend this place enough for property management. After struggling for years with difficult tenants and attempting to manage a rental property in Manayunk from 3,000 miles away we decided it was time for professional help. We were being pretty cheap, and although we were initially reluctant to fork over money for management fees, it’s totally worth it.
We always found it easy to collect rent on our own, however repairs from so far away was a tricky affair. They take care of all repairs (at reasonable prices) and are very responsive to any correspondence. The transition to having JG take over halfway through a lease was seamless as well. If you’re struggling as well, do yourself a favor and contact them for help. The stress that has been lifted from our shoulders is well worth the nominal fee they charge.

I’ve worked with JG Real Estate on a professional level for the past 2 years and have been routinely impressed with their professionalism, attention to detail and knowledge. They’ve made doing business extremely easy in a fast-​paced environment where many people expect you to have an advanced degree of knowledge that may not necessarily exist. JG offers a simplified process to manage real estate utilizing technology and good old fashioned business practices such as answering the phone and having meaningful conversations. I never feel intimidated to ask a question or for help in solving a problem.
I highly recommend JG to my clients and anyone looking for a value-​added property management solution.

My partner and I had a great experience working with JG Real Estate in purchasing my first home. Jared has a wealth of knowledge about every aspect of the home buying process (valuing properties, cost of rehabbing/​renovating, financing, etc.), and he was really generous with his time in making sure we were able to close on the house we wanted. It’s good to work with a company that combines all that knowledge and hard work!

I highly recommend Jared and his team at JG real estate! Jared was my relator and helped me buy our new home in Philly! He was so knowledgeable about prices, neighborhoods and was able give us great advice. We got a great deal in our ideal neighborhood. He also was able to recommend contractors, and the bank we got our mortgage through was also a recommendation from Jared– and we got a lower rate than other places quoted us. Jared seems to have a lot of connections with local businesses that made the process easier.

JG real estate was a pleasure to work with. I ended up purchasing the house I rented from them. Their properties are quality and the customer service was top notch! Big shout out to Jason and Gwen– they made process easy for a new home owner…

The folks at JG Real Estate went the extra mile. We had found an apartment we wanted only to find that an application had come in ahead of ours. When that application fell apart JG called us back and worked with us to quickly apply, even staying open late so we could deliver deposits and paperwork. Erika who mans the chat room was wonderfully responsive and went to the next level to help out. We had everything done in 2 hours with her help.

We have been dealing with all of the folks at JG Real Estate on a professional level for a number of years and we just wanted to post this review. Every time we reach out there is always someone there to answer the phone and address our concerns. whenever we need information from them is always send over immediately and they are always a pleasure to do business with.
Its hard to find a business these days that is large enough to handle a multitude of tasks but also personal enough where you can get someone on the phone and get answers immediately.

We work with JG Real Estate for 3 years, initially as a property management company and as a realtor to sell our home.
We came from another realtor/​property management that had our property sit for weeks with no activity from the market and no effort from their sales team. Working with JG and various other management company is like night and day. Within a week, JG set up multiple showings and found us many qualified tenants. JG has proved to be on top of any situation and we have trust in them to provide the best solution with our property, tenants, and budget in mind. They always notify us immediately if there were any issues with the home, and are quick to respond to any questions or concerns. As we have extensive experience as renters and as a landlord, we truly felt JG consistently worked quickly to address and fix any issues on the property they managed.

Erika Tourville was a tremendous help this past week. We are relocating from across the country and have had about 1,000 questions. I have had an extremely satisfying experience with JG Real Estate because of this representative. Each and every detail was explained and made easy. The live chat option is really helpful. I was pretty discouraged when I first called, and explained to Erika Tourville that the representative at New Age Realty Group, Inc. was VERY rude to us. Erika has made us feel very confident about moving across the country with JG Reality’s help. I will tell my friends in Philadelphia about this experience.

Rented at the Arts Condo the past year from this company it was just awful. Nothing ever worked, poor service manager never responded to any concerns.
Great location for the money. However, felt totally neglected by JG realtor.

I have been renting a house from JG Real Estate for almost a year now and I am planning on renewing my lease.
Jared (the owner) has been very friendly and helpful in fixing any problem that comes up– and he fixes things fast! He is also very quick to reply to emails and phone calls. Ariel was my real estate agent when searching for a place to rent, and she was very sweet and helpful.
I have had a couple of issues with their fees being high (paying rent online costs $ 15, having to pay a non-​refundable $ 250 for a pet fee in addition to $ 250 per animal deposit, $ 50 late fee after a 2 day grace period) I guess I am just not used to renting from someone in Philly who isn’t a total slum lord, and fees are a part of any business.
I’d definitely recommend JG Real Estate.

I would never recommend working with Jared or JG Real Estate after what I just experienced with Jared and a few members of his staff. I visited a property at Memphis Flats on a Friday afternoon in April and submitted my application and deposit not 2 hours later. JG Real Estate, LLC acknowledged and confirmed the receipt of my application and deposit and were fully aware of the date it was submitted. I received notification 48 hours later from my Realtor that I was denied the property because they accepted an application from another tenant submitted 24 hours after mine.
JG Real Estate even acknowledged that both applicants were equally strong but, instead of informing the person that submitted their application and deposit after me that the property was already spoken for, they chose to deny me on zero grounds whatsoever. In fact, one could say that I was subject to wrongful discrimination considering the circumstances and I will be pursuing a formal complaint with the Greater Philadelphia Association of Realtors to pursue sanctions against Mr. Gruber for his unethical and unprofessional behavior.
I can’t recall a moment in my life where I’ve felt more screwed over than right now. Even if there is a perfectly logical explanation for how I fell into this misfortune, the fact of the matter is that Jared and his team had no right to not award me the property and acted out of line with fair housing practices and a licensed Realtor’s code of ethics. It’s a ridiculous proposition that I could submit an application, a $ 1700 check, and a solid gold credit and employment history only to lose out to someone who reacted more slowly than me.
Regardless of this complete and utter disregard for typical real estate ethics, I wish the person who was awarded the apartment at Memphis Flats the best of luck. But I implore you not to business with this person in the future.
I submit formally to Jared Gruber and JG Real Estate, LLC: if you would like to save any shred of respect that I have for you and your company and would like to avoid the very negative press that I will be giving everyone I know interested in any property managed by you or your company, please feel free to contact me personally to make amends – all of my information is on the application in your office if you haven’t thrown it out by now.

Like others I found this wonderfully reviewed place via Unilocal.Living out of state I needed someone to come in and do all repairs and turn over my house to a new tenant. I sent them all the cash, dutifully upped my homeowners insurance to 500k and added them to my policy. Sent in all the forms requested. Jared was great to deal with, it was after I started working with the others that things went downhill.
We started working together December 1. They told me place would be painted, cleaned and explained all the costs. Great, I’m in. Money sent. Let’s go. By mid-​February they were still showing the place absolutely filthy after a tenant had been in there for three years (and a gross tenant at that). The grout was so dirty it needed to be replaced. After countless phone calls and emails telling them the place needs to be cleaned and the dirt shows in the listing photographs they continued to assure me it was just slow season and typical for their apartments to sit on the market for 8 weeks due to winter time. Have you ever seen someone show a dirty empty apartment? This business was not for me.
Property management is supposed to be less stress and this was the exact opposite. Wasted thousands of dollars dealing with this firm and pulled out before finding a tenant.
In one week with a new firm the place has been thoroughly cleaned, photographed and all the grout replaced in the tub.
I could not recommend this business.

I worked with Gwen for over 6 months to find and purchase a house, it was an excellent experience. I’m surprised by some of the negative reviews I’ve read here, they don’t match my experience at all. Gwen is not your typical sales person, something that had a big impact on my decision to work with her. She’s not fake, not putting on a front, like so many people who just want to talk their way into your wallet. She’s laid-​back and honest, which made the process of viewing properties easy and fun; plus, I had someone who’s opinion I valued and trusted.
I contacted Gwen early in 2014 about looking for a home, I have a friend who purchased through her as well, and had a good experience. Once we started to talk about what I was looking for, she started to send me listings, and we started looking. We came close on one property before my work schedule forced me to stop looking. Once my schedule slowed down, we found a place pretty quickly and made an offer. Gwen was great about finding places that matched what I was looking for, and very flexible when it came to actually looking at prospective properties. She also gave helpful advice about the whole process.
Once the seller accepted my offer, I worked with her and Waterstone Mortgage (a recommendation of both my original friend and Gwen) to finalize the sale. Gwen kept me up to date one the progress of the deal, and even went to bat for me when the seller tried to back out of the improvements he agreed to after the inspection. Even with the issues we had before settlement (problems that arose on the seller’s end) Gwen made the process easy to understand and complete.

My boyfriend and I rent an apartment through JG Real Estate. Ariel was so great to work with during the process of apartment viewing/​lease signing/​etc. When we moved, the apartment was thoroughly cleaned and prepared for us, even on a tight timeline. Any maintenance requests thus far have been handled promptly and without any fuss. The system for maintenance requests and rent payment is very user friendly and couldn’t be easier. They have BY FAR been more pleasurable to work with than the two previous companies we have rented through in Philadelphia.
I rated 4 stars and not 5 simply because we have not had any big issues that need to be taken care of so far, and we have only been here shy of 6 months. I will happily edit this review further along if need be!

JG Real Estate is by far the most professional property management firm I have dealt with since moving to Philadelphia. I started renting from them in April, and since then I’ve mostly dealt with Jared and Jon. They have been totally committed to resolving any issue I’ve had with kindness and care. For example, when I had a broken toilet, they sent over a plumber that day, and called the next day to make sure everything was working. If you’ve rented in Philadelphia, you know this is rare service. Their online portal is super convenient as well! I definitely plan on renewing my lease.

So far so good with JG Real Estate. They’re very responsive to any issues/​questions. The tenant portal is a great feature and makes paying rent very convenient.

Had a great year renting from JG. You don’t know a good management company until it’s time to return the security deposit. I received my check today and couldn’t be happier with the return.
All of that being said, I would without hesitation rent from them again. I would recommend this group to anyone.

Please take your time to read the below review as this will show you how JG treats their clients and shows how they rip off people:
After doing a lot of research online, my wife and I read the mostly positive reviews about JG. After reading the reviews we thought the company looks trust worthy and we gave them a call. After a long conversation with Jared, who seemed very knowledgeable and nice, we decided to go with JG to rent our house and also manage it. After we signed the contract, my wife found out that a lot of management firms charge a lower fee. She kindly asked Gwen Perseghin, who is a partner at the firm, if there is anything we could discuss to adjust the fee to the competitors. My wife got shut down very quickly by Gwen in the rudest way possible and she basically yelled at her that the contract is firm.
After that we were very shocked, however, the real estate agent Ariel did a pretty good job and found tenants for our house. Now the night mare begun! After the papers were signed on both ends, the company became very non responsive to both the future tenants and us. Customer service went pretty much to zero. JG did and absolute terrible job preparing the house for the new tenants and tried to rip us off wherever possible. Here are some examples: To install a simple microwave, JG needed two people to install for 2 hours which cost us $ 300. The flush of the toilet didn’t work and JG wanted to hire a plumber to basically reattach the chain to the flap, which anyone can do and I takes 1 minute. These are just two examples and I am open to tell more if you want to contact me privately. The highlight of all was that after we canceled the management contract they still charged us the 9% management fee for the first month, even though the tenants did not even move in yet. On top of that, even though JG cleaned the house (JG is supposed to have the house ready so tenants can move in, which we pay the management fee for), the house was still dirty and we had to pay another $ 200 for a new cleaner. Basically we paid the management fee of 9% ($ 144) plus the $ 200 for nothing.
Overall this was an absolute disaster and I urge everyone to stay away from JG. The staff is very disrespectful, unprofessional and they just don’t do their job right. Since then, we have been with TCS Management. Ben Oller and his team have just been absolutely great.
