Active Renter Property Management

Active Renter found tenants for my home and just completed my six month inspection. The home looks awesome. It is great that they take care of any calls and resolve any issues and I haven’t had to worry about anything. Good job finding great tenants and helping me protect my investment!

This company is a joke! If i owned a property i would not use them and i would try my damnest to deter anyone away! Even my worst enemy! We live in Fernwood Court and it is garbage. The property is not in the greatest area, unbeknownst to us when we moved here, but this is not the problem. The problem is the property management themselves! The gate is rarely working. While breakins can happen anywhere, a «security» gate minimizes this risk. After several breakins, vandalism, and my open garage being robbed of my sons skateboard in broad daylight just 10 minutes after arriving home, I begged then demanded the gate be fixed. It had only been broken for almost 3 months… their response was they were working on it. Working on it? I never once saw anyone working on it… How about hire someone?! The landscaping is always out of control. You cant even walk your dog on the sidewalk because of so many overhanging branches. And there is alwys weeds, and garbage everywhere! The trash company didnt come for a whole month. It was so over flowed, and smelled awful! There are stray abandoned cats running around, mating and they refuse to do anything. When we moved in we were told we would have pest control every three months. At the peak of summer we have a terrible ant problem. This is the first and only time we have ever reached out for the service in living here over a year, and we were told to go to Home Depot! Th only time they care about anything is when they want to show the property. All of a sudden everything gets trimmed up, cleaned up and the gate works for a couple days. Pathetic! THIS MANAGEMENT COMPANY IS A JOKE!!! Do not rent from them and do not use them as your property management company!!!

I am a tenant with Active Renters and I love it! Tiffany is my property manager who works with her tenants if there ever comes a time that you can’t pay your rent before the first.

I’ve used Active Renter for the past two years. I have a few rentals here in the valley, and decided to use a property manager to help me with the properties. If you’re looking for a property manager. Rich Hoey is your man hands down. He gets thing done and takes away the headaches from the property owners.
If you’re a renter looking to rent form Active Renter. Please remember this is a business. Just like renting from an apartment there will be a lease and different deposits. Just like any other business. Unless your renting directly from home owners. This protects the owner and that’s why we hire them.
The complaints I see are from renters. Some of you forget that the owners are vested in these property’s. We depend on the rent as our income. You don’t pay your rent, I may not be able to pay my mortgage on the property. My properties are my retirement. I really don’t want to lose then to someone that wants to not pay.
I’ve hired Active Renter to take away these headaches, so I don’t have to do credit checks. Deal with AC problems, or leaky sinks or collecting the rent. That’s why I hire Active Renter to do these things for me.

Active Renter manages all my property in Phoenix/​Scottsdale. I chose them over several other companies because they are honest, hard-​working individuals who operate their business with integrity and professionalism. They manage my property so well I never have to worry about the details. And as an out-​of-​state property owner, I don’t want to worry and have extra hassles! They take care of everything, every step of the way. Their communications are clear, concise, timely, and professional. I will never switch and go to another company because I am so convinced I am getting honest and impeccable service from Active Renter, at a very reasonable cost.
As for the tenants who are complaining, I am hard-​pressed to believe that Rich and the entire Active Renter crew have treated anyone poorly or have not serviced rentals in a timely manner. There are also people who tear up property (not their property!!) and then complain when they get billed for all the damages. These are probably the same tenants who punch holes in dry wall, steal furnaces (who DOES that!!!), damage landscaping, tear up concrete driveways, etc. — and then later complain when they are held accountable for the damages they created. It’s said that people who have negative comments are much more likely to post a review than people with positive comments — on a 9 to 1 basis! So for every complaint, remember there are dozens, hundreds, perhaps even thousands of individuals who have wonderfully positive things to say about Active Renter, but just don’t take the time to post a review.
From either the property management or the leasing side, I don’t think you’ll get better service anywhere than Active Renter provides. I would recommend them — WITHOUT RESERVATION — to any family member, friend, and/​or colleague. They are the best in the business and their high rate of growth is proof positive they are the best property management company around. You can’t go wrong with Active Renter. They are the real deal.
If I could give them 10 stars, I would! They are that awesome!
P. S. And I just have to add that the individuals who are posting negative comments sound childish and immature in their reviews. Resorting to name-​calling (snake with legs!!!) and foul language is a sure sign of someone throwing a tantrum when asked to be accountable for their actions. Look at their other reviews and you might see a pattern.

Years ago I went through a few property managers who in the end did not perform as expected. By stroke of luck I was referred to Richard Hoey by a family member who was renting one of his properties. I gave him my business and it’s proved to be the best thing I have ever done for my rental property. I get monthly electronic statements and all money coming in or going out is accurately accounted for. He runs a VERY tight ship. Active Renter handles all of my landlord affairs quickly and professionally. They strike a perfectly fair balance in the best interest of both parties. Landlords and tenants are held equally accountable according to the contract and fair business practices. It takes a special team with reliable personnel and abundant resources to successfully manage properties.
I’m very picky about who earns and keeps my business and I will voice my opinions and concerns if things are not going according to how I feel they should. Problems, whether real or perceived, can usually be resolved quickly by simply communicating. Nancy, one of his managers is a very good communicator and is highly responsive. She and others realize that challenges arise but can be worked through if you give them a chance to make it right. Their mission is to keep their landlord and tenants happy.
I may be Active Renter’s most distant client and for peace of mind and value, trust the team I use: Richard, Jorge, Nancy, Tiffany, and Jeff. They all act with integrity and I highly recommend them to property owners and tenants alike.

BEWARE!!! Richard hoey is a real peice of work. He made verbal promises then backed out saying he never said that and asked to see the proof he said any such thing. Make sure everything is in writing at the very least. If this guy owns the company then I’d avoid any kind of dealings with this company. He treats his renters like poop. So if you are looking for somebody to lie to your renters and treat them like crap then this is the property management company for you.

I’ve worked with Active Renter since 2011. I’ve referred several of my investor clients to Rich. As a residential realtor, its very important that my clients have a great experince with their investment property, as I rely on them for repeat business (home sales). Each and every one of my referred clients have been thrilled with the service they receive from Active Renter. Their fees are typical for the industry, and their customer service is top-​notch. When my clients are ready to sell, Rich refers them back to me for the listing. He also notifies me of any off-​market deals so I can give my investors as opportunity to buy their next rental at a discount.
In addition to referring my investor clients to Active Renter, they also manage my personal rental on 15^th Ave and Northern. They do a phenomenal job. They found me a great tenant, who takes immaculate care of the property. The home was built in the 1960s, so it has the typical problems you would expect with an older home. Active Renter does a good job of responding to my tenants maintenance calls while still keeping my repair costs down. My tenant is ready to renew their lease for a third year, which really helps my cash-​flow. My tenants have even asked if they can purchase the property. Unfortunately, with a good property manager in place and a great tenant… the property is too profitable of an investment for me to sell.

I rented a property from this company… it was infested with cockroaches for months and months complained and put in work orders… only for the work orders to be closed without anything actually being done… then the refrigerator goes out and I am told that I am the one who is responsible for fixing it or that I should buy a new one… the actual address is 3234 n 38^th street but from the looks of the other reviews none of there properties look trust worthy

Please beware of this company they are nothing but scam artist and will steal your money from you. The reviews that were left with good feedback about Active Renter is the owner writing reviews on Unilocal.Watch out please beware. They are making fake accounts. Please send me a message if you have any questions. I will even show you letters that were mailed certified mail to Richard Hoey and also the letter he mailed to me trying to steal more money from me. Business like this should not be able to do this to innocent people. Please I want to help you so you’re not in the same situation that I was in I’m willing to go to court with you as well to testify against this company.

We had the most WONDERFUL experience with Active Renter when they were our property managers. We had a great move-​in experience, and continued to have great customer service with them for more than two years.
They were incredibly responsive, as well. Any time we contacted them with maintenance needs or comments, they got back to us IMMEDIATELY and resolved all issues in a timely manner.
I have no idea what these previous reviewers meant with those negative (as well as crude and mean!) comments! Clearly they had to use profanity to get their point across, as well, so take it with a grain of salt.
Our experience was the EXACT opposite and I would not hesitate to work with them again or recommend them to friends or family members
Richard Hoey was 100% professional, and respectful and I felt like he took great care of us and all of our needs as tenants. Maybe those other reviewers were dealing with someone else, because our experience with Richard was completely positive. He and everyone at the company treated us like VIPs.
We had no problems with the lease, and all fees were spelled out clearly in print beforehand. We also had no problem getting back our security deposit.
My family would use Active Renter again in a heartbeat! 5 stars for sure.

The Owner is Richard Hoey. And a thief!!! He will lie & make promises. He is a snake with legs!!! Save yourself the headache, RUN!!! Forget about your security deposit he’s keeping it no matter what, then he’ll hit you with a bill with all kinds of bullshit charges!
Active Renter is the worst company to rent from! No wonder Richard Hoey looking over his shoulder! Any one working for this company & knows how Active Renter operates is a piece of SHIT!
Unfortunately the only way out is to go to court. Take lots of pictures & video of the property. And have all requests to be done on email.

If you are thinking of renting through these crooks, think twice! Had I had any idea how this «company» operates, I would have run for the hills. Unfortunately, I am stuck so learn from my mistakes.
1. Fees, fees, and more fees. Want to give them money you owe them? There’s a $ 10 – 25 fee for that. The way our water bill works, we could not immediately have the whole bill transferred to us. So, we owe $ 12.30 to active renter. It will cost us $ 10 to pay it online and $ 25 to pay it in person. Really?!? Why can’t I just pay someone the money without a fee?
2. Have any maintenance issues. Good luck! The day the house was turned over to us, Jorge told me that the landscapers would be over quickly to fix the yard because it is a disaster! Well, even though I was told it would be fixed, have called multiple times, have filed multiple claims on their online program, nothing. That’s right, nothing. We are responsible for it to be in excellent shape when we move out, but we are sitting here in a disaster of a back yard.
3. You will be paying $ 400 in non-​refundable fees. $ 250 for well, nothing. That’s right just an administrative fee. Then a $ 150 cleaning fee so the house will be «sterilized,» their words not mine. Well, our house was filthy when we moved in. I repeatedly asked for a copy of the carpet shampooing and have not seen a thing, most likely because they were never cleaned. The baths were filthy, floor boards covered in dirt and dog hair! Sweet! I love sterilized dirt, mold and dog hair.
4. They do not return your calls! Good luck with that.
5. Your lease is 40 pages long! On page one it states that you can go month to month at the same rate after the 12 month lease. On page 38 it says to disregard that because your rent is going up 10%!! Yep. Oh, you will also find that if your sink leaks, you have to pay for it as with all plumbing is your responsibility.
In the end, run run run. I wish I had not been in a position that I had to take the house. But, I hope you can all learn from my mistakes.
