Biltmore On the Lake

For anybody looking for a apartment for a great price keep on looking. This place is terrible.!! I would not recommend this place to anyone, not even my worst enemy. Since the day me and my wife moved in we have had nothing but problems here. The chillers (a\c) don’t work well at all and they are shut off about once or twice a month. They shut the water off for about 3 days. Me and my wife had to find somewhere to stay because is was an unlivable environment for us. So we end up paying for an apartment where we never stay. We both have called and visited the front office several times and the manager has never taken the time to call us back or talk to us. Also the staff is rude and incompetent. Inside of our apartment there are a few problems that need major fixes and nothing has yet to be done about it. Mold is growing in our bathroom and the carpet is gross. There is a door that is practically falling off its hinges since the day we have moved in. Our closet doors never open properly, so I had to go buy new tracks out of my own pocket money because yet again the staff here are terrible. We have heard rumors about roaches and bed bugs, although we have not had bed bugs but my wife has found several baby roaches around, this place is disgusting. They don’t keep up with the maintenance very well. Me and my wife are very unhappy here and can’t wait to get out of this hell hole of a place!!!

Do not rent here. It might seem tempting at first because the rent is low. It’s not worth it. The office staff is incompetent and on a constant rotation. Every person I ask questions with gives me a different answer. The apartments themselves are disgusting. I keep finding cockroaches all the time and I am a very clean person. They control when the heat and air is turned on and off for the season and it is never the temperature that you want it to be. I terminated my lease early, and I have to pay a pretty penny for it. I am willing to pay to get rid of this horrible lease monkey on my back. They trick you into getting an apartment because they know you are desperate and don’t let you see the place before you sign a lease. The smell of the apartment is permanently scarred in my memory forever. The entire complex has a lot of shady people. I hear fighting all the time, the police are there very frequently. The smell of weed is lurking in the air way too much. It’s loud at night, people running around and loud and it wakes me up at all hours of the night. Spend the money and go somewhere else.

I want to make it clear from the beginning that I haven’t actually lived here, but I wanted to share my experience for anyone who plans to take a look at this place.
The outside is absolutely gorgeous. The lake is beautiful and the office looks like the lobby of a four-​star hotel. The rent, however, was fairly less than comparable floor plans I’d looked up in the area.
All I want to say is that you get what you pay for. The outside is beautiful and almost sold me the whole place; however, the actual apartment was the deal-​breaker. The inside was gloomy and dated with the ugliest shade of brown carpet and a minimal amount of natural light.
It was very disappointing. With the beautiful lake, exercise machines, and even a jungle gym for the kids, I expected a lot more of the actual apartment that just wasn’t delivered.

I moved here a year ago. This place is a ghetto apartment complex just like every other crap hole in phoenix. The difference is they like to bully you especially management. The chiller breaks down for days at a time in summer and they don’t care half the apartments in my court yard have bed bugs. The hot water has been off for nearly two weeks. If you call and complain they get lippy with you, if you point out that they dont get to speak to you in this manner because you are paying rent and they work for you. They get the manager who gets on the phone and begins to make false claims against you saying you are yelling at the employee’s and calling them names, basically a first grade attempt at changing the subject and telling you like it or not we don’t give a crap about you just give us your money and we will take care of it at our leisure. You have no power, and they let you know it. This is the worst treatment I have ever received from an apartment complex. They are bullies, I have contacted my attorney on the matter if you don’t want to be in the same position I suggest you look else where. Ps one of the employees let me know the DEA is watching the apartment due to the large number of drug deals and roaming dealers on the property someone’s window was even randomly shot out it was on the news last month.

This place is great if you are a drifter or looking to score drugs. Overrun with dealers, tweakers, and other miscreants. I witness drug deals almost every week in the parking lot. They don’t even bother to hide anymore. Neighbor has lived here 20 years and now she is afraid to even open her door after dark. I was away for a couple of weeks and my apartment was robbed. Someone had been squatting in it. Everything I owned was stolen, and there was drug paraphernalia and graffiti all over the place. Management is useless and they get new management every year or so. They can’t make a profit because there are so many problems.
Cops will attest that this place is a cesspool. Keep on looking, you do not want to live here. It is not safe.

The Biltmore on the Lakes is terrible, they offer horrible customer service. My Apartment has had mold that never got fixed until 5 days later. The pools were swampy green for 5 weeks. There are nothing but gangs and fighting going on at night, cars being broken into and stolen. My own tire was actually stolen from my car. The police are there nightly, and I have even had the Swat team rush passed me on more then one occassion. Stay far far away, take your money else where I am happy to finally be moving out of here! This is a hell hole!

I moved in this place because rent is super cheap and they accept you even if your credit is not that great. I read the reviews and was nervous about moving in. The apartment I was supposed to move in was cleaned and painted and sprayed for pest when I walked in there were roaches I went to the office and told them they immediatly switched me apartments and Im super happy with this one it has no bugs and I LOVE IT. i have the lake where i can fish or paddle boat i also have the pool right outside my door and the people here are friendly plus they use the bbqs. I love riding my bike along the path that runs around the lake and if I have a problem SIGI is great at his job and takes care of it asap.
They are kid friendly and pet friendly the people pick up after there pets. They have security that rides around at night. My friend came here and says to me «omg they have done a lot here this place did not use to be this nice» I guess she use to hang out here she loves it now and feels safe. the downsides I would say are the parking in my area is not great but it is there and that your not allowed to feed the ducks. blah I still do it. I would defenitly reccomend it

Okay, I had a good review going. My family and I lasted two weeks there. Just in that we went through one management company coming in and than another. I wish I could post this annomyus but, oh lord. Someone lit the mail boxes on fire the day I left, Two Shootings in a week, a robbery, party people everywhere, and, I could go on and on. Very scary at night. I’ve seen quite a few fights. Neighbors love drama and to be in eveyones business. And, Don’t ever rent 278… That’s the reason I moved out. Some punk kid left and let all the partiers take over his apartment he walked out of… It SMELLS so bad and multiple neighbors and I have complained and complained to the office and maintenance. The maintenance walked in and out of it and locked it never to go in again. It should be quarantined but, no one wants to go near it the stench is so bad. We all saw maintenance walk in and out and say some curse words and left. Just by opening the door I could smell it accross and down the hall…

Biltmore on the Lake SOUNDS like it should be on the swanky side. I personally equate «Biltmore» with Scottsdale type snobbery & semi-​upscale.
This place is NOT upscale & the lake is the only awesome part. I come here because a friend of mine lives here. If I couldn’t afford anything better than $ 400 a month then I wouldn’t complain though.
FYI there are 3 stories.
Location — If you come in from 28^th for the first time you’re going to drive up to the wrong entrance, guaranteed. The «Enter» sign is pretty much pointing you to the apartments just North which are gated. Biltmore is not. I’ve never been on the freeway side but it’s surprisingly not that loud.
Lake — Ok, the lake is by far the best thing about this place. The lake got this place 3 stars instead of 2. My friend was lucky enough to get an apartment lake side. I love sitting on his patio watching the ducks & especially the geese. They can get loud in the morning though, but that doesn’t bother me. There’s an asphalt path along the lake that people like to walk too.
People — The type of people living here is quite mixed. I’ve seen families with kids, a couple quiet emo/​scene guys, & 2 attractive girls moving in.
Security — I’ve seen people leave their places wide open & empty while they completely walk away for 30 min at a time. That seems insane to me. Also, there’s a security guy that rides around on a bike at night. I like that.
Pets — I’m not sure what their pet policy is but I’ve seen a few women with friendly Chihuahuas. I’ve even seen a few people with medium to large dogs. If you hate cats, don’t live here. They’re EVERYWHERE!!! I haven’t seen a lot of feces though. People seem to pick up after their pets or wander away from the building.
Noise — The walkway is hollow sounding but you can’t really hear when people walk by. Of course you can hear your neighbors sometimes but it’s actually not as bad as some apartments I’ve visited.
Grounds & cleanliness — The grounds are clean & surprisingly well groomed. The grass was green (in the winter). The building seemed tad grungy. Maybe I looked down at the dirty ground too much. The brownish paint job tries to hide the dirt but instead makes me feel like the whole place is so dirty it’s TURNED brown. Maybe that’s just me.
There are a couple grills & I’ve seen at least 1 gated pool.
Management let my friend paint his place a dark red wine & light cocoa color (he’s a painter). He was told it was fine as long as he paints it back to white when he leaves.
Also, my friend told me that if the police show up at your apartment you’ll then be kicked out. Perhaps hearsay to keep people in line, perhaps not…
