Level At Sixteenth

I lived here for two years; and my experience was one of the best I have had since renting over the past ten years. Staff is super friendly and accommodating, grounds are kept super clean and I love the modern décor and inside of the apartments. I had a one bedroom, and then downgraded to a studio for my second year, which was actually super spacious and a perfect amount of space if you’re living alone. Love the pool area and gym as well — both super nice and well maintained. One of the aspects I enjoyed the most living here was the safety and security I felt — being a single female, that was super important to me. The building is super secure and they had security on daily and nightly duty, so I never felt unsafe or uneasy. The location of Level is also awesome — you are really only a twenty minute drive to any major cities in the valley — Tempe, Scottsdale, North Phoenix, downtown. I just had a really negative experience with the apartment I rented after the Level (only moved out to be closer to work in North Scottsdale), and it made me appreciate Level at Sixteenth so much more. For sure look into these apartments if you’re looking for something in Central Phoenix. I loved it and would rent again there, if I was ever was looking in that area!

I have been a resident here for over a year and have just renewed my lease for another year. I can not rave about this apartment community enough. From the facilities, cleanliness, amenities and location, everything is absolutely top notch. Working in the area and having a desire to be close to my work, I couldn’t ask for a better place to live. Everything is so well maintained and makes my hectic life that much easier.
I worked directly with Amy and I couldn’t have asked for a better experience negotiating a lease. She was extremely professional and was such a pleasure to deal with. She was very understanding to what I was looking for and gave me the best possible option. I HIGHLY recommend her and Level at 16^th!

I’ve lived here for about a year and a half, and have only nice things to say. Maintenance issues have always been fixed within about 1 business day, office staff are very friendly and helpful, my apartment/​townhouse has a nice layout and furnishing, and a great location. Would definitely recommend.

I have been touring complexes from 44^th St to Central Ave in the Camelback Corridor for almost a month now and I happened by Level at Sixteenth after seeing a handful of other communities in the area. After one tour with Amy we’ve reserved our new apartment here. She was so helpful and just a great host at the end of the day. Amy was very knowledgeable and you can tell she enjoys her job. She was very straightforward with me each time I had a question about the complex, fees, etc. She had me sold after touring our, soon to be, unit, but I had to bring my girlfriend back the next day so she could make the decision as well. Amy had us put a hold down on the unit, we came back the next day and that was that! She worked with me to fit and find the perfect apartment for our budget and we are counting down the days to move in!

I have lived here for a little over 6 months now and have been very happy living here.
Pros:
–Beautiful apartments, high end finishings, new carpet and flooring.
–Convenient covered parking
–Stunning resort style pool area with grills and fire pits
–Friendly and professional office staff who take your concerns seriously
–Maintenance issues are addressed quickly
–Security patrols the area at night
–Very dog friendly with a great little «grassy» area
–Close to the Biltmore area and downtown Phoenix
–Fun social events every other month
–Rent is fair for the amenities and location
Cons:
–I can hear people walking/​babies crying from the apartment above me
–The security gate breaks occasionally
–Tenants don’t always pick up their dog poop even though there are bags supplied for this purpose

Loving the place so far! Mark Taylor management has been great! I picked up my first package hassle free and so far only have nice things to say about it! (except the 300 lb man that lives above me) Awesome workout center and pool that he’s 24 hour availability and is close to all of my favorite stores and restaurants. 5 stars.

I lived at level for two years and have nothing, but great things to say. Management and staff are super helpful and very involved in the community. The apartments themselves are beautiful anyone who has visited knows this. This place has probably the most complete gym I have ever seen in an apartment complex. I need to move out do to work, but I wish I wouldn’t have to.

This is hands down the WORST apartment complex I have ever lived in. Ever since Mark Taylor took over, it has turned into the BIGGEST dump. I swear I feel like I am living in a Fraternity. Management does absolutely NOTHING to address the ongoing problems which include: dog crap and urine everywhere, rowdy people at the pool and jacuzzi EVERY night (I’m talking 2 a. m), gates and security codes not working because of bad wiring therefore leaving you blocked INTO your apartment or blocked OUT, the clubhouse spilling out onto the pool area where people throw parties and leave the gate wide open so people can come in and out at all hours of the night, human vomit in the stairwells, people parking in your spots, residents stacking garbage outside of their doors, and the list goes on and on and on. When I report anything, the Manager Chiara, says she will address it, yet she never does. I’m expected to call courtesy patrol after hours each time there’s a noise ordinance instead of management addressing it to the residents. It’s literally gotten laughable at what a complete sh*thole this place is. I’m moving soon and couldn’t be happier. NEVER move here.

Love this place, been here for 7 months no complains. I like that it is centrally located to shops and restaurants. A little bit pricey but I think it fits my lifestyle.

I have lived here for over a year and love it! Management has changed for the better since then. They are approachable. They are incredibly attentive to resident requests, and do everything possible to keep it clean and nice for apartment living. Amenities are amazing and convenient! If you are looking for a nice place in the area it is a great option!

Lived here with the old management and wasn’t the best experience but the new management is amazing. Have had nothing but great experiences they really pay attention to all the little details that most companies don’t take the time to care about

We lived here from July of 2013 to September of 2014. We had a lot of fun in this place. Everyone of the staff was very friendly, but a new management company took over when we left so I can’t comment on their current staff.
The best part about this complex is the style and amenities. The pool and gym can’t be beat. We lived in a 1bedroom detached loft. It was really nice because we had our own entrance and lots of privacy as well as our own garage.
Rent was reasonable for the quality, about 1100/​mo, but they increased the rent on us when we went to renew our lease.
While we were there, they always hosted fun brunches and happy hours so you could mingle with tenants. I think this is a great place to live. The only downside was the noise from people coming home from the bars at night, but that’s a price you pay for living with young people. Didn’t bother us because we liked our neighbors and made some great friends here.
I highly recommend this place for young social people who want to really be part of their living community.

If you like waking up 2x a week at 7am to leaf blowers –then this is a perfect place for you to live ! I speak for the entire resident community who is now fed up with this noise! I honestly feel like no one in the office cares enough to fix it — mainly because the noise does not personally affect them! The staff are not disturbed every week at 7am so they do not care! From what I know, no staff member lives on site, which makes the staff naturally significantly less invested in the community. Who would want to renew their lease to live on a property who’s management does not understand what it’s like to live here & who does not take resident concerns seriously? This is my 5^th time this year attempting to shed light on this issue when all I’ve been told is the landscapers «have a very strict schedule» — well make a new schedule 2 hours later ! A simple solution! Why won’t someone finally go to bat for us residents on the smallest issue of noise? It is crazy to see the littlest things are not taken care of. Regardless of the fact the building is up for sale & Alliance may or may not be managing the property after it sells this fall — this property is in need of some major TLC & attention! But maybe you wouldn’t know it unless you lived here! You would think at an A property (if this is an A rated property) would have higher standards in all accounts. While early AM noise is a disturbance, cleanliness throughout the property is sub-​par! Disappointing! What will it take for Level to step up their A game?!

I lived at Level for two years on the 4^th floor, which is the top floor.
I had the Manhattan floor plan and my own parking spot underground.
My rent started off at $ 900/​mo (thanks to a move in promo) and after one year it jumped to a little over $ 1,000/mo. When it came time for my third renewal they wanted a little over $ 1,100/mo. so I declined and moved out. The apartment was an average deal at $ 900/​mo, and became a bad deal at $ 1,100/mo.
I have to echo what other posters have complained about:
–Paper thin walls. I could hear my neighbors using their bathrooms while I was walking in the hallways.
–My downstairs neighbors could hear me walking at all hours, even if I was barefoot and tread lightly.
–Pet urine in inappropriate places, despite there being a dog park.
–An abundance of ratchet people moved in towards the end of my second year.
–Over priced for what you get.
–Understaffed office.
–Gym equipment was poorly maintained.
–Pool TVs usually had missing remotes.
–Local neighborhood hoodlums using the pool area during the daytime.
–Slow elevators. Ridiculously slow.
–Shoddy security gate that was always conveniently broken on the weekends.
–Located in a bad area. But realistically, few places in Phoenix proper were good.
–They increase rent by at least $ 100 every time you renew. They were not open to negotiating while I was there.
–Huge turnover of staff was frequent. I started with the Manager Lori and by the time I was done a new Manager, Heather, had taken over.
–Staff members routinely partied in empty units on the weekends.
–Poolside units had to endure the loud noise from pool parties on the weekends.
–A lot of creepers started moving in towards the end, in addition to the ratchet clientele.
–Floor plans have little square footage.
–Few if any parking spots were available for guests on the weekends.
–Residents that opted out of paying the parking fee would use the guest parking spots.
–Hot tub is broken a lot. And there is a fundamental problem with the water filtration system in the hot tub; it is ALWAYS spewing dirty germ infested water no matter how often they have it cleaned out.
All in all, I enjoyed my first year here when the building first opened. It was at 40% capacity when I moved in, few if any creepers or ratchet folks. There was always ample parking. Most of the people living here at that time were working professionals.
There were issues with cars being broken into when I first moved here, but they installed cameras in the parking areas that helped curtail the problem.
I would be really hesitant to ever move back here because of how bad it became towards the end. Moving further away from Phoenix proper would yield better results for what you would pay at Level.

I lived at Level at Sixteenth for 1 ½ years and truly enjoyed it. The staff is fantastic from the manger, to leasing agents to maintenance to housekeeping — I don’t think there is anything negative I can say about any of them. My questions and concerns were always addressed and answered and in the rare event I had a concern, they took care of it right away.
The apartments themselves are very cool and have great design inside and out. The tenants that live there whom I have meet have been friendly and outgoing. The pool area and clubhouse/​recreation center are beautiful and great, and the fitness center is very nice for a community this size.
Location? The location is pretty great. It is close to the 51 so easy access to the airport, Downtown Phoenix and all of the other highways connection you thorughout the valley. All of the shopping the Biltmore, Arcadia and Central Phoenix has to offer is a hop, skip and a jump away as are many new, hot trendy restaurants and bars.
All in all, had I of not just purchased a home, I’d still be living at Level at Sixteenth and loving it.

Level at sixteen is conveniently located near major highways, shopping centers, movie theatre, grocery stores, and great hiking trails.
I recently celebrated my birthday in their amazing party/​meeting room. It has a full kitchen, large tv, comfortable sitting area, pool table, a balcony with a spectacular view of the pool area, and very sleek décor.
Their entire staff provides excellent overall customer service, recommend leasing with Cortney. These high rise lofts are definitely highly recommended!

I lived here for two years and I recently moved out. Everything was pretty good; the only issue is residents and transients being loud with partying and fighting on occassion. However, it’s nothing I wouldn’t expect from an apartment complex of this size, and management always addressed those and other issues promptly. It’s clean, things are fixed quickly, the grounds are nice as are the apartments themselves. If you’re looking for nice, albeit slightly small apartments, these are a good choice.

Looked at a one bedroom here a few weeks back.
Staff was very accomodating and the grounds were nice.
The apartment was small and poorly laid out.
The rent was ridiculously high for where it is…
All botox no substance.

One star for the staff, they really are great and personable; another star for the design and aesthetics of the building.
A couple of things that really detract from the experience here:
1. Pet Urine. The residents here are very inconsiderate with their pets. The property even has a designated patch of grass for the dogs to take care of business, but a large percentage of of the people living here think it’s fine if their dog pees on the sidewalk, steps, and even in the elevators.
2. Paper-​thin walls and ceilings. I could hear my upstairs neighbor’s digital alarm, when she was opening and closing her dresser drawers, walking, moving stuff, etc.
3. Residents parking in the visitor parking spots. Anytime I invited friends over all the parking was taken by cars that were there every day.
This place has a lot of potential, but too many of the people who manage to rent here are low class and inconsiderate.
Raise your prices Level. :) Cheers.
