Real Property Management Phoenix Metro

Mike was very quick and efficient during our annual inspection. He made sure to note the very few maintenance issues we had with our rental property. We didn’t have many as we’ve only been renting here for 3 months. So far we have had a positive experience with RPM Phoenix Metro.

I used RPM Phoenix Metro for 1 year. They lied to me about who the actual tenants were, communication was horrible, and the move-​out inspection was the grand finale — they let the tenant be present at the move out inspection and did not offer me the opportunity to also be present. The tenant either paid off or distracted the inspector into putting that the home was in good, clean condition. Upon re-​entering the home, the carpets were not cleaned (but a bogus invoice provided); the home was uncleaned (dead bugs, dust, and sticky smears on the floors) and there were 1 – 2 inch holes in the walls that were not on the report. RPM told me that the inspection document did not include this information and because AZ is a «pro-​tenant» state, that should the tenant contest any of these undocumented repairs in court that the court would favor them. Bottom line: You get what you pay for and with RPM Phoenix Metro it is horrible communication, no landlord support, and suspicious move-​in/​move-​out inspection practices.

We rented for 4 years complained of leak in pool for the last 2 years as we were having extremely high water bills. They finally decided to look into it and sure enough a leak. We were inspected every 3 – 4 months regularly, never had issues home was kept in excellent shape. Moved out and had the home cleaned thoroughly. Was not able to get the carpets done as the Carpet cleaning company never showed up and was not able to contact another in time as it was a holiday week (New Years). The home was cleaner than when I moved in. I was expecting to get my deposit back minus the carpet cleaning fees. I was also charged a $ 320 cleaning fee. I received some of the deposit back, but I should have received that cleaning fee too. I have tried contacting to see why… the home was move in ready minus the carpets, I get no response.

I have used RPM to manage multiple properties n the Phoenix Metropolitan area for many years. Rodd the owner is always available and his staff are second to none. Laura to rent when I have vacancies and Tina Truong to manage after Laura has done her magic. I highly recommend that any out of state owner give RPM Phoenix serious consideration when looking to fill their property management team member.

I’ve always had a positive experience with Mike. He always calls and let’s me know when he will be arriving. He is very personable and professional. He has always made sure any problems we’ve had are taken care of.

If you’re a renter, avoid renting a property managed by RPM Phoenix Metro. HORRIBLE customer service. All major maintenance issues for the property I am renting are run though a home warranty service. The pool pump has broken 4 times in the last 6 months. They always do the smallest repair possible that inevitably ends up breaking again. We’ve had weeks of a green pool. It’s an amenity, so they don’t credit rent for it and they don’t care how long it takes to repair. Never mind the fact that they can rent the property for more because of the amenities you can’t enjoy. This last time, it took 3 weeks to repair. A pipe broke and as it’s seeping out and getting all over the floor, I’m again waiting on home warranty. They don’t know if someone will be here today. Hotel reimbursement? $ 70/​day. For a family of 5, that won’t go very far. They are SLOW to respond to requests. They’re always defensive and extremely rude. The day I went into the office to pick up my keys for the rental, I thought maybe they were having a bad day. I gave them no reason to be rude to me and it was if they just don’t care about the renters. Do they hire people lacking in interpersonal skills? Is that a requirement on the job application? I had to call countless times to get the HOA policies. I’ve had some issues that I called on that simply went unanswered. I’ve had other issues that I took care of out of my own pocket just so they would get resolved.
If you’re a property owner, the lack of professionalism will only anger your renters. I own property in another state. I interviewed 5 property managers before choosing one to rent out my property. One of them was an RPM franchise. The guy was clueless, wanted to rent the property out for 30% less than what I currently rent it out for. RPM has managed to franchise mediocrity. Avoid them at all cost.

One of the WORST companies and work team I have ever had to deal with in my life. False accusations multiple times that our rent checks went missing, rude on the phone and never, and I mean NEVER respond to maintenance requests unless I submit it for a fourth time. I am so excited for our lease to be up soon because they are so horrible. Stay far far away.

The lady I spoke with was kind of rude. I set up an appointment to look at a property, was there and waited 15 – 20 minutes and no one showed up. I called and left them a voice mail and no one called me back. Judging by the other reviews I am so glad we didn’t rent through this company.

My experience with this company was as a renter, and they were awful to deal with. It was rare that anyone ever responded to my phone calls, and every time a repair was needed, I had to call them repeatedly to get anything done. They also tried to add on extra fees that were not included in my lease, and claimed they mailed a letter stating these fees, but I never received such a letter. I would not recommend dealing with them.

Rodd and his team took excellent care of managing the rental of my home for two years. Two different renters each for one year, both took excellent care of the home. The team was incredibly timely, friendly, and helpful. It took all the headaches away from me while I was out of town living in another state. If you are renting out your home, but don’t want the headaches of being your own property manager, I highly recommend Rodd and the team at RPM!

I rented from RPM and they will nickel and dime you with fees. Exit inspection charged $ 140 for carpet cleaning. I rented a rug doctor and provided a receipt but was still charged. The crappy carpet in the apartment could be replaced for that amount. I would think before signing a lease with them.

BEWARE… stay clear of this company! They do not do anything to take care of your investment (s)! Trying to get a hold of anyone is a nightmare and having them return your call is a bigger nightmare! Do not use this company! I’d love to give this company plenty of stars on the negative spectrum!

As much as I could probably say here, I’ll try keep it short and to the point and not delve into anecdotes.
DO NOT use RPM Phoenix Metro as your property manager if you are an investor. There are PLENTY of other good property managers out there, and you’d be making a costly mistake by picking this company.
Short list of grievances:
1. Extremely unresponsive to emails and phone calls.
2. Too many different people that you have to communicate with (about a dozen).
3. Accounting errors that I had to have them correct (double charges, accidental charges, charges for items that were under warranty).
4. Not a proactive property manager — won’t take active steps to manage your property, and you sometimes have to ask them for things that they should normally send to you automatically (like an inspection report that I was charged for but didn’t receive until I asked for it).
They are a huge company with tons of properties, employees, and clients. Look for a smaller company that has more time to care about your individual property. I’ve been using AZ Equity Properties so far and they are much better.

I’ve only been a tenant through RPM for about six months, yet I’ve had more issues than you could imagine. Of course every time there’s an issue it takes at least a week or two of relentless calling and emailing on my part for someone to even contact me! Everyone at RPM should be ashamed of the customer service they give and the way then handle work orders, rent, their properties. They pretty much can’t do anything their supposed to do right. I regret signing an 18 month lease with every fiber of my being. Next time I’ll read the Unilocal reviews before agreeing to work with a property management company.

I will try to refrain from swearing… but working with these people as landlords was a complete nightmare. The house was randomly robbed the day before I moved in. These morons put the lock box on the water line — imagine the damage that caused, which then delayed my move in — which had been scheduled with movers and everything. But ok, s$&! happens, right? I got over it.
The house was bought as a foreclosure a month before we moved in. The previous owner never removed a ton of crap from the backyard. I just got a bill charging me for it’s removal. I constantly had to follow up on repair request, anyone I talked to in the office never relayed info to the appropriate people. It got to the point I only communicated by email because at least I had a trail when they excused me of not contacting them. I even had to prove I sent my 30 day move out notice over a month later. I never got a mailbox key or a pool key — I had to respond to a survey to the owner of the company to get any action, plus pay for a new lock on the mailbox. Now I’ve moved out and they charged me $ 175 to repaint (because I was kind enough to fill holes in the wall), $ 25 to replace lightbulbs (I left a box full and noticed none burnt out last time I was there), $ 125 to replace glides on closet doors that were already broke, and $ 75 to remove crap that the owner left there that was there when I moved in. I’ve rented from numerous companies and places and have never racked up a $ 525 bill when I moved out. What a crock of s$&!. I communicated with the mgmt my neighbor was coming by to get his mower (there is grass in the back yard and I was responsible for upkeep but no one left any sort of appliance for me to do so) and when my neighbor came by to take it back the owner called the cops saying he stole it! I literally had to talk to a mesa detective about it. I can’t even complain enough about my experience with these people. I’m contemplating hiring a lawyer. Do not rent from them. You will regret it.

I was trying to give 0 starts but oviously that’s not possible so I will have to give 1 extra star for them. I was a tenent for a year. I will just list some problems I had.
1. Air conditioner broke down in the summer (August?). I made a call to their «maintenence» team but never came to fix it at all. Made about 3 calls but nope. I fixed it by myself by keep turning on and off for like 50 times.
2. Our front yard was a jungle when we first moved in. The guy showing us the house even told us it is… Well we had to pay $ 200 when we moved out because the front yard was a little bit cleaner than when we moved in.

Just checking to see if you can give negative stars yet… Thank god the home owner decided to end their contract with RPM! If you are a home owner, stay away from RPM as they are extremely unorganized and could careless about the tenant or the home owner’s property. They charge an arm and a leg to do any service on the house and refuse to let the home owner talk to me about small issues with the house which could have saved them a decent amount of money.

If I could give negative stars, I would. Where do I start?
How about the week we moved into our rental home and discovered that the kitchen sink drained directly into the backyard? Not the overflow, DIRECTLY into the back yard, which is illegal. It took them several months to make the repairs, of course blaming the property owner for the situation. We were new to renting here in Arizona, and did not want to move again so soon, so we put up with the mess, the smell, the swamp in our back yard, until one day we called threatening move out. It was ‘fixed’ within the week — that is in quotes because we had slow drains from that point on.
There were several maintenance issues during our two year stay at this property, each issue was an ordeal to get them to repair — whether it was waiting for them to schedule a repair (over a week for a stopped up sink), or items pointed out during inspections that were ignored — front porch light needed rewiring, hot water heater overflow valve inoperable, it was a constant fight for compliance. Each time, the delay was blamed on the property owner — they didn’t want to pay for the repairs, or they were unreachable, how convenient.
We have since moved out of the property, and as expected, they withheld all of our security deposit — claiming $ 190 charge for landscaping, $ 175 charge for cleaning, etc etc and on and on. I am in the process of disputing these unfair charges, but it is an uphill battle that I don’t expect to win.
I would never, never, never rent from this company again, even if I found my dream home listed for $ 200 a month. I can’t expect that the service for the property owners is any better.
RENTERS BEWARE OF THIS COMPANY

Horrible! My tenants dreaded calling for any service repairs. I just found out these is a franchise. I question the owners ethics and integrity. I was informed my tenants were moving out. I had been nickle and dimed for every service. Therefore wanted a clear answer regarding additional close out fees. I was told there were none. Today, I picked up my keys and was told there were additional expenses of $ 422 for cancelling the service.
After getting the run around from the staff and owner. I contacted HQ offices in Utah.
I will never use them or refer them to anyone.

I have been a tenant in a property for 3 years, which recently switched property management to RPM Phoenix Metro, and I will not be renewing my lease because of their horrendous business communication. They look professional with their fancy website, but they lack total professionalism. I have sent many voice mails and messages via the tenant portal, without ever receiving a response or a reply. I have asked them to make a change to my move out date and they will not reply or respond. I have even spoken with someone on the phone who said she was going to take care of it immediately, however that was about a month ago and I still have yet to receive any response or action with my lease.
At one time I made a request for a maintenance call and the head maintenance guy came out, fixed one thing said he would get back to me about the other repairs-​but never followed through.
If you are looking for a property management company, please do yourself and your tenants a favor and look elsewhere.
