The Palisades At Paradise Valley Mall

The office staff is awesome and the maintenance team are terrific. In the last several months since George became the maintenance manager the community has drastically improved. We have been here two years and really like it. We were interested in transferring to a three bedroom. Unfortunately, the owners retention policy is lacking. They won’t allow for deposit transfers or offer any sort of reduction for valued customers. Sad because we would have stayed even longer. We’ll miss the Palisades.

1. I was never offered a «transfer» within the community. I was not even told that this even existed.
2. No matter what anyone says about the cosmetics of this place, they are ugly… Bottom line. I only moved here for the deal that we got in cheaper rent.
3. Shame on them for claiming they offer 24 maintenance. They don’t. I had to use dental floss to flush my toilet for my entire lease term, meaning, NO ONE EVER CAME! In 6 months, no one EVER came! You can say its 24 hour all you want, but it’s not, because if it was, someone would have come to fix my shit!
4. Finally, even though you recently claim to have remodeled your bbqs, pools, and lounge area, it doesn’t matter to me because you didn’t when I was a resident… So, my original claim on this issue is still valid. The place is old and not updated…
Regardless of what anyone affiliated with the Palisades states on any of these reviews, in retaliation to our reviews, does not change anything. The place still sucks, the units are ugly af, and the people who work there are the biggest group of degenerates I have ever seen. It is such a horrible feeling to me knowing that this was my very first apartment after moving out of my parent’s house. The palisades made my first living experience on my own such a miserable one, so for that, shove it!
In addition, I forgot to mention in my original review that if you don’t pay your rent by exactly 5 pm on the 1^st of the month, they charge you a $ 50 late fee… So basically, if you work a 9 – 5 like everyone in America, and you can’t leave work early to pay your rent by 5, you get hit with a $ 50 fee, unless you are able to pay it by the time they open that morning at 9, which most people can’t do. Especially, when at the time, I was a server and relied on tips to pay rent… And, it is $ 50 for every day you pay late, meaning if you pay 3 days late, that’s $ 150! Every other apartment I have lived in since, has offered residents a 3 day grace period to pay rent without getting charged late fees. Not here! So if you are out of town on business or your paycheck from work accidentally doesn’t go through for some reason, or you have to go to the hospital in an emergency, they don’t care! They just see dollar signs…

Great location. Great amenities. Great people. The management is always welcoming and concerned. The maintenance crew is always professional. I love living here. I bought a membership to Costco. Got on board with promotions from the mall and the 3 – 4 grocery stores nearby. Just have to enjoy a neighborhood, instead of destroy a neighborhood.

The Palisades looks OK when you first drive up, but the management is TERRIBLE. Walk away as quickly as possible and never rent here.
I was a resident for 13 months. After my year lease was up I decided to switch to the month-​to-​month option to start finding a new place. The VERY NEXT DAY I get an email «Notice to Vacate». Basically states I have to move within 30-​days, no reason given.
So I call the office to find out why — Note that I always paid rent on time and am a good neighbor. All they say is it’s technically not an eviction, but I still need to leave and that they don’t have to give a reason. So I and my young child have 30 days to get the **** out.
WHY would they even give the option for month-​to-​month if that means they’ll just boot you out? And now my child has a total disruption of her life just because they like to make their money off long-​term renters?
To top it off, it took more than 3 months and 10+ phone calls to actually get the deposit back. Manager Lynn would snarkily say the check is in the mail — it doesn’t take 90 days to get mail from California. (They claim deposit checks are issued in 14 days — clearly not true.)
Terrible terrible place.
Per management’s comments below: We were NEVER notified of any noise complaints — not once. And pet fees were paid in full.

The management at this complex is horrific. My boyfriend lived here for four years and has indicated to me that he’s had nothing but problems with the management. They hide behind the corporate façade and don’t really care about the tenant or anyone for that matter. Very unhelpful not to mention the price of the rent is very high for what you get. They put a water regulator on the shower which allowed for no water pressure when showering. Plus they put a paint type coating product on the tub which never allowed for it to get clean. They also required to come into the property and install efficiency lightbulbs which emitted NO light. The location is about the only thing positive about this place. Worst management ever.

Minus the pigeons, this is a great place to live. The office staff is helpful when you need them, just don’t make any outrageous requests. Maintenance typically fixes things within 3 days, quicker if it involves water or electricity. And the pools, well the pools are amazing, though the main pool has been closed every time it starts to get warm outside. My only true complaint is that as a tenant I can’t use the swimming pool in the summer, due to some unknown construction (though nothing has happened yet in the past two weeks) and that it has been closed for more than half the time I have been a tenant here. The point of having a pool, is to use it in the summer when it’s 120* out, not just to look at it as it collects leaves and dust from the storms.

Great location, first floor = low electric bill, quiet and friendly. Close to costco, great food choices, grocery & park. 3 pools & pet friendly.

Never had any problems. Front office staff is very courteous and prompt. Maintenance is fast-​paced and professional. The property is very well taken care of with a lot to offer, including a business center, gym, putting green, 3 pools, 2 jacuzzis, sand volleyball, tennis, game room, and theater room. Highly recommend.
