Great continental breakfast very friendly staff. Have been coming here for years from Colorado just to get a chance to relax. Edgewater gives you that chance.

This is my favorite place to stay in Pismo Beach because, thought it feels more like a motel, it has a pool, a hot tub, and easy access to the beach. It also has night staff that is always there and can help you with questions. The only thing I would recommend is for them to speed up their internet service. I clocked it several times while I was there using a nationwide speed test, and it was very slow both upload and download speeds. I alerted the staff, so they know. But in every other aspect, I just love the place. It’s easy to walk down their little parking easement and be right in the heart of downtown in about two and a half minutes, seriously. It’s that close. And they have plenty of staff working to keep the grounds clean and keep the parking restricted for guests only, which can be a problem for other beach hotels. But they seemed to have solved it. Stay at the Edgewater!

Knocking a star off because when we arrived, the room was not cleaned (as in sheets on the floor and unmade beds) and some guy was having an agitated conversation on his phone in his car in front of the attached coin-​op laundromat. Went back to the office and they put us in a different room across from the pool. Much nicer and a lot less sketchy looking. Breakfast is fruit and muffins, so not much to write home about there. But that’s not what you came for. The hotel is literally steps from the beach. Not too bad — got a decent deal on
. Worth checking out, but ask for a room near the pool, since you’ll avoid the road noise (the one they wanted to put us in at the beginning was right on the end facing PCH). And for a bonus, the pool is heated and the hot tub was nice.

We booked our hotel stay thru Travelocity, but unbeknownst to us, hotel was unable to fulfill the room we requested. When we arrived, we found that they had already placed us in an upgraded room with an ocean view (all at no additional charge) and told us they thought we would be more comfortable in it for our four day stay. This impressed me, but the close distance to the beach at the fair price of the room was even more impressive. The room was very clean, the office manager Robert was friendly and helpful when we extended our stay. We will definitely be back to visit Robert and his staff.

This place is such a Gem! Stayed here last minute in the two bedroom suite with friends for ATV riding. Right on the beach, little pool area is very legit! Great service too.
Most ppl complain because its not a 5 star place but thats why they have the more expensive places more south. For a good price, very clean and there was a full kitchen! I got my money worth and would def return, it’s walking distance to the main beach part.
Def booking my next trip back there!

I was incredibly impressed with the level of quality and customer service at Edgewater. The price, room, breakfast, parking, and location all exceeded my expectations.
My wife and I came to the central coast for my family’s annual visit for the Morro Bay Boat Show. I was very happy to find a hotel on the beach for around $ 80 per day. The room was very well appointed with parking right outside our door. I usually try to avoid independent motels due to a high variability in quality and cleanliness, so it was refreshing to find one that was so well kept.
There was coffee and water available in the lobby all day. The continental breakfast included fresh fruit, muffins, and juice. There were even to go boxes for guests to take their breakfast with them.
The Edgewater met all of our needs and I it will be at the top of our list for next year’s family gathering near Pismo.

If I could give a negative star rating I would. Do yourself a favor and DO NOT STAY HERE! The room smelled of puke, the TV and wifi did not work, the shower was poor at best no hot water only warm or cold, and the staff was less than accommodating.

Friendly staff, beautiful room with a VIEW to beat most views, 1 minute walk to the beach, clean pool and spa tub with a view of the ocean, jacuzzi tub in the bathroom, falling asleep and waking up to the sound of waves crashing, need I say more? Maybe, but I’ll stop here.

We stayed at the Edgewater Inn & Suites this weekend (8÷28−8÷30) and it was basically a nightmare. I have heard great things about this motel, so I came with high hopes.
The check in process was fast and painless, and the view from our room was great, which is why I gave an extra star. Everything else after check in was horrifying. The room had a nice, updated TV, everything else looked like it came from the 80s. The floors were very creaky, and if you stepped in certain areas everything shook. The balcony seemed a bit unsafe to even be on, it felt as if it would give out at any given moment. Plus, the size makes it almost unusable anyway. The shower, don’t even get me started there. I think I had about one minute of hot water, and then the next 20 minutes were absolute hell. (Yes, a 20 minute shower. The water in the area seemed very slimy… Made it almost impossible to know if the soap was off of your body or not.) The water was extremely cold (even when turned on hot) and the pressure was comparable to a leaking faucet.
The beds are okay. They weren’t hard but they definitely weren’t Hilton quality. We got little to no sleep because the people below us thought it was cool to smoke pot at midnight. The smoke came from their balcony straight into our windows. I am not exaggerating when I say that our entire room smelled like Marijuana, oh and we had kids in our room sleeping. These people had a little girl in their room, which disgusted me enough. I called and complained and the hotel staff said they’d take care of it, but they didn’t, since the same thing started happening an hour later. I called a second time and complained, after that I didn’t notice much else. This was about 1am, so I was not happy at all.
The next day was just as bad. There was trash bags gathering outside of our door, which I found a bit tacky. I understand that maids have to pick up trash and what not, but you should be taking those bags to the dumpster. Bags of trash literally sat outside the doors for quite a while. This was not pleasant at all. We also came home with a bunch of bug bites, which I hope is not bed bugs. We checked the mattress for bed bugs, didn’t see anything, but I find it a bit odd that myself and my husband would both have these small bug bites after staying at this motel. We really didn’t go anywhere else other than the motel and a couple of restaurants.
This place just seems to attract a different kind of crowd. I won’t go into specifics, but if you are looking for a COMFORTABLE, quiet stay, please go elsewhere. We were there with a few other people and spent a little time in their room as well. Their room had roaches the first night and they had to be moved to a different room. This isn’t secondary information, I witnessed the roaches myself and was the one that encouraged them to call the front desk. This is absolutely unacceptable and should not happen anywhere.
I definitely won’t be back. I was not impressed with this place at all.

TV never worked wright. Dirty Room. Some one was in our room when we got there. They did get us a room. Kind of a bummer:(

Wow! I was pleasantly surprised to be greeted by a very friendly staff and super cute mascot, Cabernet – an adorable gray kitty. They offered me cookies and had M&m cookies, chocolate chip and peanut butter cookies. They also offer fresh baked muffins coffee etc in the morning from 7−10AM…yippee!
Room is sizable, 2 cushy chairs and a table, queen bed and flat screen tv plus mini fridge and microwave. Bathroom was nice and had windows (cool) to see the ocean from… there is an ironing board, iron, and ac/​heat unit. The best part is that the ocean is right outside of our room!!! That’s the best and seeing the sunset over the ocean upon arrival amazing!

Wow, great location-​right on the beach… but lower your expectations because your joy ends when you walk in your room. The rooms are old and beaten down. My room had cracked floor tiles, old furniture which showed lots of wear, mismatched décor and old carpet. The bed is the most uncomfortable I have ever slept on. The room was freezing when we checked in, (January), and it took the old, outdated heated 20 minutes to start blowing hot air! This place was a huge disappointment!

Of all the times we have been to pismo we never stayed here —always been sea gyspy. wife and i booked ourselves 3 nights and we were pleasantly surprized!!! Stayed in room 148 by the pool and loved it! Room was clean, bed very comfy (wife loved the comforter), microwave, fridge, king size bed !!! I know some reviews have been bad but we have nothng negative to say– oh shower temp was a lil work to get right but thats all! Think edgewater might have a regular visitor from now on!!!

The ceiling in our shower was caving in with water dripping through from the room above. The bedspreads looked original 1960s. We couldn’t figure out how to turn on our heater. The room was freezing. Maid service? Couldn’t find anyone to clean our room until 7pm despite hanging the «make up room sign» on our doorknob starting at the crack of dawn. It was very loud and I could hear footsteps and toilets flushing from upstairs all night long. Overall, outdated décor and the smallest hotel room I’ve ever stayed in.
Positives? Location close to pier, beach and restaurants. Front desk staff friendly. Free hot cocoa, coffee, apples and semi-​stale muffins. In room coffee, fridge, microwave. Has a heated pool and hot tub with views of the ocean. Price is very affordable.
Won’t be back and don’t recommend.

This place is quaint & a little older, but it has a lot going for it: good proximity to beach & pier, friendly & helpful staff, clean, & most of all PET FRIENDLY! They also offer decent coffee in the lobby along with muffins & cookies. My party had 3 rooms one being a suite. It was fantastic. The 6 of us congregated in the suite for meals. The full kitchen offered a range, coffee pot refrigerator & table for 3. Although dishes, pots, utensils & kitchen towels were provided, the kitchen amenities were sparse. We could have used a cutting board/​knife, bake ware, frying pan & a mixing bowl. Other than that it was great. I have to also give management credit for replacing the full size fridge when ours broke. We had such a great time here & would definitely return!

They are Very Pet Friendly! Everyone we dealt with was super nice, helpful, friendly and accommodating.
This is on the Beach or 50 steps from anyway.
It’s very pet friendly did I mention that?
It’s also non smoking in the rooms but that’s CA. so no news there.
The rooms are fairly good size with fridge, microwave and coffee maker.
They offer a continental Brekkie or at least fruits and muffins in the morning with juice and coffee — great for athletes and on the road.
The downsides:
People stand outside the doors and smoke cough cough gags! Seriously their are miles of places you could go.
It’s very old style but I’ve stayed in so many recently I’m getting used to it I think traveling with pets is a whole new world.
It’s noisy! I guess that’s the major downside of lower end hotels they are built cheaper so their is no insulation.
It’s a trade off you can stay nicer and pay double for pets because not all pets are potty trained and well mannered, OR stay at less expensive places and suck it up buttercups.
At least overall it was clean albeit older.
Seriously I’ve seen worse lately and it’s free of Nasty things like mold, pests eyc like the military lodging we stayed at in GEORGIA.
Yes it gets a solid 3 stars for great staff, overall basic cleanliness, pet friendly, location, price.

Been coming here since 2000. Amazing hotel. Bad showers is my only complaint. Nice pool. HOT hot tub facing ocean (obstructed by glass).
Suites are fantastic, especially third floor facing ocean.
Get rooms on the side facing the pool. Beach facing rooms (with the exception of the end suits are actually father from the ocean and are less nice of a building.
Sky deck for continental breakfast during summer months (till end of August) is awesome.

Schönes und saubere Zimmer mit Blick auf das Meer. Preis/​Leistung Top! Ein Minuspunkt war das kleine Frühstück mit Muffins und Kaffee. Das Hotel ist sehr zentral zur Innenstadt und nur wenige Meter zum Strand gelegen.

This hotel has got several factors that are unsurpassed giving it the 5 star rating.
First, the hotel is older it is not a brand new beach front hotel. It’s been around awhile. If you want luxury brand new upgrades then this hotel isn’t for you. However, the rooms are large with ample space. We had a downstairs room with one bedroom and living room with couch and pull out bed. Our room came with a table and kitchenette with microwave, sink, refrigerator and coffee pot supplied with coffee.
Each room had its own flat screen tv and free WiFi!
The bathroom was a little small and our toilet had flushing issues but it really wasn’t that big of a deal for the price.
The huge benefit of this hotel besides it’s prime beach front location is that it’s pet friendly! They do not charge an extra fee for pets (i think there is a weight limit) but we had three small dogs all under 40 pounds total weight… so they did not ask us for an additional amount. There is a grassy patch next to the parking lot with doggy bag dispenser for your fur babies to do their business! What a relief to find a nice hotel that allows pets and doesn’t charge an arm and a leg!
The management is awesome. Any questions we had they answered. I requested a late check out because we were in town for Mothers Day and our plans changed we would have been forced to miss some family activity if they had not given us a late check out! Again, no extra charge. Wow. I can’t say enough about how important that kind of service is to our family.
The only complaint i have is that I had requested a room on the ocean side when I reserved the room. We got room 105 down on the corner of Wandsworth and other street unsure of name. Our «view» was a parking lot and a wall from the bedroom. I booked this room a while back and we checked in Friday night so I knew there were some ocean rooms available. The clerk who checked us in was not as accommodating as the rest of the staff. That would be my only complaint… more like a disappointment.
They offer fresh fruit and muffins, coffee and cookies throughout the day. The pool area gives you a view of the ocean and the hot tub is amazing it was nice and hot! I hope next time we can get that ocean view room they promised me! They look amazing.

Stayed there this past weekend and was so happy with this hotel! Stayed in King ocean view room and it was perfect. Room was very clean, spacious, bed was very comfortable and you can’t beat the location and view! The front desk staff were very friendly. Met all of my needs. You are steps from the beach! You are also walking distance to the main pier, shops, food, bars, etc. Already planning a trip back!
A couple things to know, this is a motel outdoor style Inn, so don’t expect some high class hotel. Besides that, it’s clean, muffins, coffee, fruit, great location, and one of the nicest Inn/​motels I’ve ever stayed in.
