Placentia Place

Gave 4 stars today because Oscar with ASI Landscape who supports Placentia Place Apartments cleaned an area around building 32 that had been filthy since our move in (Sept. 2015). We’re told they clean the areas periodically… that’s yet to be seen. Thank you Oscar. BTW he’s working alone today and still took the time to do this!

Moving to these apartments was the best decision I could have made. Michelle Dickinson was great to help my move go smoothly, without an issue or stress. I’m glad to be living where I feel appreciated. Rent at Placentia Place Apartments where you feel welcomed, and valued.

Let me start off with saying that for the most part I enjoy living here. The area feels very safe and I really appreciate the presence of the security officers at night. The grounds are beautiful and for the most part it’s a quiet community. The complex also brings in food trucks 1 – 2 times a week, which is great! That being said, there are definitely some things this place needs to work on. First thing is the laundry room. Every time I go to do laundry some of the washers are out of order. Most recently, ⁵⁄₁₄ were out of service for at least a week and a half. Super irritating when you need to do laundry and so many are broken with no signs of them even being worked on. Next is the parking situation as many have mentioned. You can’t have guests park in the complex after 10pm. I understand that they want space for the residents, but that time could easily be extended to midnight. Finally, the plumbing in this place is terrible. I have put in I believe 5 service requests for our two showers not working properly. Started off last summer when we never had cold water. The maintenance guys (who are super sweet and always very helpful, so this isn’t directed towards them) tell me it’s because the pipes were installed too close to the surface so the cold lines get heated up when it’s hot outside. Next we have an issue with never having hot water. They’ve replaced everything and every time the problem is fixed for a day but then we’re back to square one. I feel bad submitting more requests because I honestly believe the issue is with how the plumbing was installed. My patience is wearing thin because my roommate and I are constantly taking cold showers and are paying way too much in rent to be having issues like this. On a side note they tried to bribe the residents with movie tickets for a review on Unilocal.Comes across as a little desperate.

If you are thinking of living here, please read this. I’m not some angry ex-​tenant who gripes about everything. These are some pretty serious items to consider before living here.
I’m not writing this as someone who moved out and had gripes… this is as someone who foolishly resigned a lease, and have had to deal with more shenanigans. I’ve tried each and every avenue to have a decent living situation, but it is apparently far too much. After going into the office yet again today and dealing with some amazing customer service and completely vague rules about the parking… I figured a public warning can’t hurt.
First off, the supposed security might as well be nonexistent. They will definitely give parking warnings to people who stay overnight, but are absolutely nowhere to be found when people decide to break into cars. So far, I have had 2 warnings on my door about this happening to residents since living here. Also, they are the absolute worst at dealing with any calls for bad tenants waking you up at 3am. They will arrive really late (if at all), repeatedly call your phone to wake you up after an «officer» does a check in, and not report a single thing to the front office. I know this because apparently the front office did not know the multiple times me and everyone adjacent to old neighbors had called them. After a while, we just resorted to the cops.
Second, there are little to no reproductions for someone being an awful tenant. None what-​so-​ever. I dealt with a year of someone blasting music loud enough to shake my floor, domestic disturbances (there were arrests in the middle of the night… loud arrests), and all sorts of nonsense. If you have an average Monday through Friday sort of work week, hope your neighbors are halfway decent people… because if they aren’t, they will be there for at least a year. They will apologize and «see what they can do,» but it doesn’t mean much until they are done with their lease.
Third, good luck with the bugs. Apparently bug bombing/​a label that says «INFESTATION» on another unit in a building does not warrant letting the neighbors know. Also, if you let the property know that you are obviously not a fan of roaches, you will be told that «they are only water bugs» instead of any sort of rationalized fix to the problem. I’ve tried to schedule someone for a termite issue multiple times, and the person who is apparently in charge of this one just really doesn’t care to follow through. It is disgusting, they are not transparent for an actual issue that may affect other adjacent units, and we have had a bug problem ever since. I wish I saved a pic of the notice on a unit that was a bit close to us, but it just reeks of being a really dumb mistake.
Forth…some bathrooms apparently have terrible ventilation issues. This becomes an issue, because I have had a reoccurring mold problem since moving in on one of our bathrooms. I can take it off repeatedly, and it will continually come back. This is as someone who is a pretty clean person, and the other person is the same.
Fifth, the parking is a total mess. When initially moving in, we were told that there are guest options for people to leave their vehicle overnight. Since moving in well over a year ago, the parking policy has become a total mystery. There was an online parking pass portal for a bit, and it disappeared. We were only given one sticker, and that designated who could actually use the non-​car port parking. Now we have two stickers. You apparently had to register them before moving them to a new vehicle, but I didn’t have to for a new truck that I bought. I was actually told not to. Oh, and now you can get a guest pass… if you pay the office $ 20. I would also say they are decent at towing vehicles, but they probably don’t want to deal with the people casing the cars… or just straight up abandoning a vehicle for months. They will let you know about these changes through their text notification service, instead of anything written. Because professionalism. I understand that parking can be a tight issue, but they have been unable to fix it with the wide group of solutions that were not properly implemented. It only punishes decent tenants, and lets the actual bigger issues run rampant.
It doesn’t seem like the office staff lacks concern… they seem relatively genuine at times. However, there is little to no communication or action for any of the tenants. I’m not one to worry at all about living somewhere a little loud or lively, and I am definitely not picky about minor things at all. I’m reasonable. I’m a good tenant that pays their rent and just wants to live somewhere that I don’t have to jump through hoops for when my SO wants to spend a night. It is just really hard to look at the lack of ability to follow through with any problems or even treat issues with an inkling of urgency that seems sad.
This is a bad example of a property managed by The Irvine Company… pick a different one to live in.

I just want to recognize Gilbert. My hot water went out and I made a phone call to maintenance. Within 15 minutes Gilbert was there to resolve the problem. I really appreciate the quick response to my phone call do to the fact it was before office hours at 5:15 a.m. Thank you.

Literal poop. Actual, literal poop. No idea what species it’s from: could be human, could be canine. That’s what I found in a washing machine today – unfortunately, only after I put clothing into it. Socks and other small items coated in a wet smear of poop.
These are the kinds of inconsiderate, disgusting, wretched people that you will find living here. The kinds of people that will put sizable chunks of feces in a washing machine, presumably under the misapprehension that it’ll all just disappear and be completely sanitary.
Mind you, the office is closed until noon today, so I get to sit and deal with this for two and a half hours before literally anybody is around to talk to about this nonsense. So, if you’re in the market for an apartment complex where your neighbors will put genuine true-​to-​life poop in washing machines, this is the place for you!

As I am to sick to get into all the details… but CANNOT IN GOOD CONSCIENCE, DELAY GETTING SOMETHING POSTED ABOUT POOR LIVING ENVIROMENT!

What I am talking about is MOLD POISONING!!!
Only I happen to be allergic to it also!!!
Since the facial and ear lesions first appeared I have become a full recluse!
Mario claimed ‘he saw no leak under my sink… I very quickly reached in and grabbed items with carton type packaging, lifted them up and thier bottoms sagged with water saruration!
From merely reaching in there (I had stopped accessing it) my hand and arm nearly to elbow is broken out, red, burning and swollen! I woke up following morning with nose bleed and spitting up blood!
The next day Gary came & caulked the sink. (and waited to work under sink until our testing time was up… (home mold test)
! Since that visit both Mario & Gary have been here at keast 1 more time each. .an OUTSIDE CO. Came to clean air ducts left a horriffic mess 4 me to clean up and ever since. I have broken out on feet & lower legs n calves ALSO!!!
My skin goes bright red and BURNS like it’s on fire!
Gary left to go get onsite specialist. did not return!
Today not included… I have 7 Urgent Care Visits 3 ER’S and endless other visits to Primary & Specialists!
Ranging from Dermatologist, ENT. Neurologist, Neurosurgeon etc.
Diagnosis’ from Ear Infection, Staph, Acute Sinusitis, Impetigo (another name for Staph) Dermatitis, Chronic Acute Sinusitis, heart palpitations, Shortness of breath. Etc. I have problems even swallowing! My body uses my pores to excrete the toxins
I am NOT contagious to anyone else… but I AM TOXIC to myself! Meaning I have to keep all skin covered & not touch other skin… as I cannot use lotions or moisturizers without having my skin start burning up that much sooner!
I have to change EVERYTHING (clothes, towels, sheets, pillowcases, wash cloths socks.) after touching, wearing or using in any manner!
I’VE LOST OVER 18+ MONTHS OF MY LIFE MISSED MILESTONE EVENTS WITH MY CHILDREN & OTHER LOVED ONES! Had to spend excessive amounts of money on medicine and WHO KNOWS HOW LONG IT WILL BE B4 I HAVE ANY REAL QUALITY OF LIFE BACK?!
My daughter has stopped talking to me thinking I’m not telling her the truth! Nn one is sick this long
AS I BECAME MORE & MORE INCAPACITATED MY Partner HAD TO STEP IN & HELP ME!
He’s 82 yrs old. If he passes while this is still going on, I know I CANNOT/​WILLNOT BE ABLE TO LIVE WITH THAT GUILT!
How can that just be swept under rug?
You do NOT KNOW what I have been going through or HAD TO LIVE IT! Feel the embarrassment and ACTUAL PHYSICAL PAIN OF IT… SO NO YOU DO NOT UNDERSTAND!
It breaks my heart to think of my children having these past 18 months stick in thier heads as thier prominent memories of me, once I’m gone!
I have gotten so bad… I’m starting to wonder if not being at all… just might be the best alternative now?
How sad is that? Because I am not living or even existing here… I’m DYING here and they know it!

Viewpoint/​review from a possible future resident. Based on first impression from the appointment/​tour from today. All info based on what was said during the visit.
Sales Rep: Heidi, she was amazing! Would definitely recommend asking for her. Great customer service, relatable and professional.
Pets: they are pet friendly! Even big dogs! They have a pretty good sized dog park inside the community.
Community: seems quite. It’s gated! They have security also which patrols the community at night.
Parking: they have a lot of visitor parking. They offer you one car port (which is normally right under your apt or very close to your place.) parking for visitors is only until 10pm for visitor and then anyone who stays over night would need a permit. Residents with more than one car would get a permit to park in those parking spots (first come first serve) and the other person gets a car port. (Again this is based off the info that was given to us, not a resident there so unsure if it’s 100% accurate)
Overall: great impression from this apartment complex. It’s owned by the Irvine company, who have a pretty good reputation from what I hear.

The evolution of my review of the Placentia Place Apartments continues to evolve, this time for the better. The Irvine Company corporate office and on site management has done a great job of addressing the concerns I previously mentioned in my old review. The true character of people is shown when they address and take ownership of their mistakes and take the necessary steps to address the issues at hand.
— The issue with the unruly children has subsided since the school year has started. Though they still cuss loudly and create a weird atmosphere in the community park area, the management has done a great job on increasing their patrol in that area.
— The management has offered pest control services to help eliminate the pest issue.
— The issue regarding incorrectly assigned parking spaces has been resolved.
— The Irvine Company Corporate office worked with me to eliminate the erroneous balance calculations.
Hats off to Holly and Vanessa for taking ownership and making a real effort to improve the communication within their respective offices.

We have lived here five months and I’m still as thrilled as I was the first day we moved in. I have submitted (3) requests for maintenance (very minor issues; air filter change request, replaced old outlets and cleaning under the stairwell) and have had a positive response EVERY time. I have never had to wait for more than 24 hours for the issue to be resolved –EVER. But I’m most happy with my conversation with Sumra tonight regarding a sensitive issue with the tenant downstairs. Sumra listened intently and provided positive direction on how to handle the issue should it ever arise again.
We love it here and highly recommend it as great place to live! Thank you again Sumra!

After we resolved some issues with our living situation we have been pretty happy with things. We still have a number of earwig bugs but they did fix the gap under our door. Jonathan was helpful in the end regarding the AC issues. There is still a dog across from us that barks incessantly. Obviously the owners are awful and leave it out on the porch ²⁴⁄₇.
Holly has been especially helpful and followed up with us on all of our issues. She is quick to respond and credited us with the week we spent living out of our apartment that had no working AC during the heat wave.

I have lived here for almost 3 years now and have put up with some issues for to long.
1) Large cockroaches show up every so often
2) maintenance has never fixed anything correctly, but always say repairs are completed
3) the office staff won’t great you half the time and can have an unfriendly attitude
4) originally moved here because of the no limit parking, but now it’s a nightmare. I have to walk a long way from the street outside the complex which at times has no parking. Not to mention getting a few street sweeper tickets.
5) even bigger parking nightmare inside the complex for my roommates. It’s hard to find parking plus construction takes away a large chunk of the spaces.
6) had a huge issue with re instating my bill pay which took well over a year to get it resolved. Each time I tried to speak with the manager, a team member had to have her call back. They never followed through.
7) since we began living here, rent has raised from about $ 1350 to $ 1680 and next year it will be over $ 1700. That’s an insane increase for a complex with so many issues.
8) the shaking from the train seems to be getting worse and was never disclosed to us when we first moved in.
We have lived in other Irvine company complexes, but they are loosing their charm. This hasn’t felt like a home, but a place we choose out of necessity.

My husband, my three children, and I have lived in these apartments for almost a year. We love it and are planning not to move until we are able to buy a house.
Despite how large the complex is, it is surprisingly quiet. There is no drama or quarreling at night, for example. There are groundskeepers who clean the place up every day. Maintenance is very responsive and issues are usually resolved the same day or next day. The leasing office is very friendly, attentive, and helpful. There are always plenty of washers and dryers available so you never have to wait to do your laundry.
It is true that the place shakes a little bit when trains go by, but it doesn’t bother me. My only complaint is that things seem to be cheap inside the unit, so things break easily and need to be replaced a lot.

I am beyond frustrated with these apartments I decided it’s time to put up a review.
My family and I have reported to the office on multiple occasions about the smoking issue inside the pool area. We are not able to enjoy the pool at all without having to breathe in second hand smoke with our small children. So sick of these careless adults in this complex and the office staff is ridiculous.
My family and I were out in the pool a couple weeks ago during the day and during office business hours. While about 15 people were smoking, drinking inside and outside the pool, the office staff were sitting on their chairs even though they had plain view of view of the pool area. A lady took a beer can and went inside the pool under the water (beer can under water) while children were swimming because she was drunk. That’s when I got up and went to the office to ask them to do something about it. Of course they send the only man who works in that office and seriously such an air head. All he did is ask 2 of the people smoking to move over to the Grass area which was still inside the pool area. The next day when I called the office they told me he should have asked them to smoke outside the pool area.
What really upsets me is that the staff want to be so quick to send a security guard at night to tow vehicles that belong to our visitors but can’t have someone check up on the pool areA. It happens during business hours where they can clearly see everything but don’t get off their behinds to do anything.
If these adults want to kill themselves with smoking, do so. But why do other people including children have to breathe in your smoke?
And if someone from the management company decides to respond to this review. Don’t respond with how can we help or please call us. We have brought this up to your attention many many times. DO SOMETHING ABOUT THE SMOKING ISSUE it is beyond ridiculous at this point. You need the security vise to check the pool area and you need to get off your behinds when you are there and ask people to go smoke outside the pool area.

Don’t let the ownership of the Irvine company fool you. The customer service of the office staff is not up to par with the rest of the company. They are very slow to respond to any issues and don’t seem to care about their residents. I’ve lived in two other Irvine company apts and have loved my experiences with those properties, as a company they should cut their ties of this overrated property or at least make a hard evaluation and make the changes needed to get this property to the high standards of the rest of their properties. Parking is also a major issue here, prepare to walk long distances to get to your apt at night.

I have friends that live at this place and I think it’s a lovely community there overall. However, all of the times that I’ve been here, the kids that live at this place run it like a zoo. There’s always a hundred people at the pool & kids running around outside and inside their apartment, so hopefully you’re not like my friends who unfortunately have rude neighbors/​kids stomping around all throughout the day living above you.
Another thing my friends always complain about is the amount of roaches they’ve seen around the complex. Be careful when taking out the trash. I hear it’s a bad idea to take the trash out after 8pm, heh.
Something that I think is pretty cool about this place is that they occasionally get food trucks that serve the community, which the office will notify residents about.
Parking, however, really sucks at night. I hate the fact that visitors cannot freely park inside open spots throughout the complex, which was never an issue at the neighboring community down the street, Sedona.
One downfall is that in order to open the gate for visitors, you are required to have a landline to open the gate in the comfort of your own apartment. Otherwise, residents have to go outside and click them in with their gate opener. Ridiculous. The complex really needs to fix that.
There is also laundry that you have on site, a playground, pool & bbq grills though, which the grills are apparently almost always taken.
Overall, I like this place, but it has a few things to consider as well.

Do not move here! They have roaches and are having to tear half the complex down because they have a huge termite infestation. They claim to be pet friendly but that’s only truthful with small dogs. I had a neighbor let my dog out of my apartment when I wasn’t home because there kids were trying to play with him and the management called us letting us know that we had 10 minutes to get home before they called the pound. We let them know we were at church in L.A. and if they could give us 30 minutes they said well we already called the pound. Worse than that, we sped and got home in time, and the animal control officer told me that the office told her it was a stray and they had no owner listed for him. Why lie so the pound couldn’t contact me? Also every thing in the apartments Break and it takes a long time for it to be repaired (our closet door was broken from the day we moved in until the day we moved out when we did multiple orders)
There is no overnight guest parking and if your guests park on the street they’ll most likely get tickets or their cars broken into.
On the bright side the maintenance team is nice and respectful unlike the majority of the people in the office who are not helpful and rude.

When I had to pick up everything and move to SoCal due to a new job, I was pleased to see Placentia Place on a weekend visit to Orange County. We fell in love with the 2 bed 2 bath floor plan, the space and the overall community’s amenities and cleanliness. Holly made it easy as pie to lease an apartment from 500 miles away and was always happy to help with every situation, question, concern or request I had (which were plenty).
We lived in the 2bed 2bath for the past 7 months and will be moving into the 2bed/​1bath in a few weeks. The entire team made it super convenient and helped us with any issues that we’ve had so we’ll be here another year and I’m hoping that this will be our last stop until we make purchase. Huge shout out to Holly and Vanessa for never seeming annoyed with all of my questions.

I am very pleased with Placentia Place.
We have lived here for 8 months and have had an amazing experience. The office people are very pleasant and on top of everything! We just had a leak in our kitchen sink, after hours and the maintenance guys were out there within 10 mins of us calling! After hours that is amazing! They even offered to wash out towels for us!

We loved Placentia Place Apartments. If we didn’t have to move, due to job relocation, we would have stayed and upgraded to a two bedroom.
However, this review is regarding the Irvine Company. We had to break our lease, which is always a bummer in any circumstance. The problem is that we broke it intending to leave on a certain date, but our new place wasn’t quite ready. We asked if we could stay longer, not expecting to get the answer of «you have to be out in twenty-​four hours as planned.» We were willing to pay the rent for that month, but they said we would have to sign a whole new lease in order to stay two extra weeks. You left us without a home and we had to place our dogs in a kennel, while we waited for our new home to be ready.
The real kicker in all of this is that it was okay for our stuff to stay there, but we could not. It wasn’t an eviction, it was a break in the lease, yet we were treated as if we were the most horrible tenants on the property.
It created a nightmare for our little family and that is why I will never recommend the Irvine Company properties to anyone.
We were good tenants. We paid our rent on time, we were quiet and clean. So imagine my shock to have the sheriff show up at my front door, saying my family had to be out by that Sunday. Just knowing that you treat a break in the lease, as if it’s an eviction, says that your company doesn’t care about people in general.
The office staff is awesome (minus the fact that they couldn’t seem to get corporate to understand the issue, so we could stay), the grounds are nice, the maintenance staff is AMAZING. The laundry rooms are overpriced with their new fancy washers and dryers (that is why they lost a star from me), but other than that, I have no complaints about the property.
So, if you move here, just don’t break your lease until everything goes through with the new place. If you do, enjoy living in a hotel for a while because the Irvine Company doesn’t give a crap about you, once you give them notice that you’re leaving.
