I rented from AB for about a year between 2014 – 2015. I am overall very happy with my time as a tenant here.
We submit multiple requests for maintenance throughout our time there and all were answered promptly. Some issues took multiple visits to resolve, but the maintenance crew was always a great help and very communicative about the issues.
Laura was my main point of contact within the office, she was very kind, always quick to respond, and helpful with any questions we had. She made sure that both our move in and move out went smoothly.
We took extra care upon move-​out to deep clean the unit ourselves as to avoid additional costs. In turn and as promised we received nearly all of our deposit back.
Make sure you read you lease, know your rights, and return the unit in the same condition (within reason) as it was in when you got it and you will love your experience here.

This review is long over due. The only reason I’m giving 2 stars is because Laura is very sweet and helpful. This company is utterly the worst run company I’ve ever seen and experienced. Anytime there is a problem, or a repair they ignore you, take forever to respond and then by the 3^rd or 4^th request they reply. Usually when they do finally reply it is with major attitude and rudeness. They rarely fix the repair the right way, usually just putting a bandaid on it or telling you they will work on it and get back to you. Also, they will raise your rent then do a walk through, and get back to you about nothing that was discussed during the walk through. If you see a property listed for rent by AB Property Managemtn, run!!!

I want to say that I’m impressed by Laura/​Nancy and they were wonderful with me throughout the rental process. We applied for a rental and found out within a few days that we were approved. Laura made it a point to follow up with us and answer our emails in a timely manner. She was extremely nice and very informative about the process. We actually got an offer for a different place that we ended up taking, and Laura was very understanding that we had to do what was best for our family. They had great professionalism with me and were very nice. I would definitely work with them again in the future. Professional and nice people! I would recommend this company. Not impressed by any means and not going into all of the details but if you like snooty people who don’t really give a crap about you BUT are very interested in your money then you should use them to find a home, also I find Oana T’s post interesting, being that she’s an employee of this company I’m curious if her post was a prerequisite for her obtaining the job or if she was told to do this by Laura, hmm… wow, an employee raving about the company as if she were you or I, trying to put into our minds that this is a good company… I’ll let that sink in, anyhoo, find a different company is the moral of this story :)

Only reason why I’m leaving 1 star is because I have to in order to leave any feedback. Which btw, is the same as sooo many others posted. It’s ALL negative… nothing good to say about this horrid company and I’m not going to waste going into all the sorted details of my experiences. I’m going to save it for the Better Business Bureau as this company needs to be shut down once and for all. I suggest we should all do the same and get this shady company closed.

AB property was very helpful In the rental process. While I was looking for a place they gave me different listings and open house dates. When I found the place I liked, the application process was simple and easy. I have been renting from them for almost a year now and I haven’t had any problems with the property. They also set me up with online payments so I don’t have to write any checks, might not sound like a big deal but for a guy who is always on the go it helps. They have been awesome throughout this whole time. Highly recommended!

AB Property was slow to respond to issues and when they did it wasn’t done professionally. I would proceed with caution, especially if there is a lease signed.

BEWARE. This place is a SCAM. I wish I would have read the Unilocal reviews before wasting my time or money.
First we applied for a home listed on Trulia. We like the pictures of the home and we called and asked for more pictures. We found out AFTER they took our $ 80 for a «application fee» it was not even the same home as in the photos.
Then they were dishonest, they were not upfront and very misleading about their process for rentals. Apparently they take as many «applications» as they can then choose who they like the best.
Last, they probably won’t call you back (at least they didnt for us, we had to call after a week to ask if they got our application because they surly took our $ 80 and they never called to tell us we did’nt get the house).
When we finally did get someone on the phone about the property they told us there were 12 applicants, think about how much cash they pocketed.
The impression I got… the house we «applied» for could never for rent, they list houses that are probably never going to be rented.
Just to finish off we ended up getting a house in the exact same neighborhood with a not so scummy management. They absolutly did not play any games with us, so NO not all property managers takes as much cash as they can before «choosing» and applicant.

AB Property went above and beyond in helping me with the rental application process. I was a first time renter and I had so many questions.
I thought it was considerate of AB to call if you are approved for the rental as well as if you are denied so you can move on.
I was always called or emailed with open house times. I Was Given A Copy Of My Credit History.
When I had a maintenance request, I could submit it online or call the office to have it done.
I liked having the option to pay online so I didn’t have to drive to the office every time.
Laura was very efficient and detailed during the lease signing and answered every question I had.

Just like all the other reviews. Don’t rent from this company. They are the rudest people ever when it comes to customer service. If you call them you are greeted with a robotic receptionist. The staff rarely have any idea what’s going on. They never give you a strait answer. The office hours and after hours are a joke. The only pleasant encounter we ever had with them was when we signed papers and gave them 4K to move in to a home that was clearly not rent ready. The home had broken plumbing, electrical, wreaked of cigarette smoke, no water pressure. They have horrible response time for repairs, if you can even get one made. I am sitting here writing this at 8 pm waiting yet again for a repair company to come clear the blocked pipes. Been waiting since 8 am to hear that somebody will even show up. I doubt it. Even when repairs are made its mediocre work at best. They use poor boy repair company’s that have no business doing repairs. Anytime we complain we get it thrown in our face that we keep having problems. They get mad at us for calling and asking when repairs will be made. When we finally got fed up one time and fought back they threatened us and told us to move out since we were so unhappy. Seriously?! Its not our fault this home is a piece of crap due to poor maintenance. Its not our fault AB personnel don’t know how to be professional. Its not our fault AB has so many horrible reviews. Like all others said, had we seen this we would have went elsewhere. We will be gone the day our lease is up in order to honor our lease, since we are professionals ourselves.

Worst Management ! Please don’t get cheated. The owner lies. She lies about everything. They are not professional. We gave our home for property management, she works for the tenants and not owners. Our bad luck the tenant was her friend, so they had secret agreement and God save us ! The tenant decided to move, breaking the lease and as per the contract she will lose the deposit, but AB property and tenant decided to threaten us that they will sue us if we keep the deposit. So we let go losing the deposit and AB property charged us all the additional months 8% commission. We lost at least 5000 dollars. Very bad and unethical company ! I just wanted to get out of that company ! They don’t respond to emails nor phone calls.
They are rude, very rude people. I am not sure how they are still in business after cheating people.

So surprised that anyone had a good review of this place. I rented from them from ⁹⁄₂₀₁₁ to 4÷30÷2013 with rent paid up for six months. They are very sarcastic if you had a complaint and do tell great lies. I rented with a six month lease and every six months, they raised the rent. I waited the 21 days for my deposit which they sent on the 20^th day. I was shocked and visibly upset when out of a thousand dollars, they sent me a check for $ 258.00 for shampooing the carpet, cleaning window and blinds, and paint. I know another tenant who stated the management needed a copy of his key. AB’s contract states they charge $ 25 if they replace a key for you. He made a copy and requested the dollar or so and they sent all coins taped inside a envelope. Who does that? Too small claims I go.

AB property helped us find a house in Pleasanton. The staff was extremely helpful and professional. Laura (one of the staff member) went out of her way to show us the house and do the paperwork on the time that suited us. And within our time frame we moved in. The house was professionally cleaned and in perfect move in condition. Every time we need something fixed, Laura always helps and follows up to make sure things that need fixing are done promptly. It has been a great experience renting from AB properties.

Laura is the one show me the property. I call her and she answer the phone right away and could show me the property next day. That’s why I give her 1 more stars. When I was in the property, she seems no clue for all my questions, like is the yard has sprinkle, will the owner take care the tree, who pay for garbage… she seems know nothing. I am so sorry for the owner to hire such management company.

This review is long overdue, and I wish I had done this earlier so that others could have had a warning. My experience was several years back, before I even started utilizing Unilocal.I don’t know if they are still in business or not, but I truly hope they are not, because they are absolutely the worst business of any kind that I’ve ever had to deal with. I won’t even go into detail about their piss poor communication skills because that’s a given (looking at everyone else’s comments).
However, I do want to highlight a specific experience showing their dishonesty and unprofessionalism. They first made numerous mistakes in my advertisement for my rental, and could never get the details correct (fine, I understand mistakes happen). However, they claimed I instructed them to advertise it that way (all while charging for their advertising service). They then forwarded me an email I supposedly sent them with the instructions as their proof stating these details. Yes I did send them an email prior with instructions, but what I realized was that they decided to try and subtlely alter my original message when fowarding it back to me, removing key words from it, in the attempt to cover up their mistakes. Good thing there is such a thing as a sent box, and I was able to call them out on their bullshit. They never did rent out my place, was rude throughout the painful process, and charged me a grip for the horrible advertising. I fired them, and I never received an apology for their actions. RUN AWAY FROM THEM!

Renters and Owners beware! The absolute worst service Ive ever experienced. Rude, no sense of urgency, unprofessional, did I mention RUDE? That seems to be a common theme among reviewers. I would pass if you can and if you have to rent from these jokers hope and pray that nothing goes wrong in your home !

Said they needed 5 days to clean the place and we were responsible for paying while it was being cleaned and not living there. (Refer back to the first complaint… it was not clean upon us moving in yet we were expected to be out and pay for them to clean it for the new tenant)
Upon receiving our deposit back, they used FAKE companies and invoices to charge us for the fee’s!!!

The worst experience I have ever had renting a property… I have rented for 7 years and this is by far the absolute worse. We were willing to work around their schedule and responded when THEY needed something answered or taken care of immediately.
My suggestion is no matter how nice the property is… do NOT do it, its really not worth getting screwed over by them in the end.

We will not use this management agency again. They left the doors to our home open when leaving a showing. They were not courteous or professional and they did not cover the listing of the property when they were on vacation.
Too much money to spend when we could have enlisted a friend to do better!

AB Properties is the worst Property Management Co. that I have ever worked with. I have rented with several companies in the past and this one ranks THE WORST!!! I have been renting with AB Property for almost a year. I will start off by saying that every since we moved into our rental we have had a horrible time trying to get them to fix broken items, get rid of pest or rodents etc. Furthermore when we attempt to call them they DO NOT call back right away, I have to call them back and then they say I have an attitude. The woman today said she could not fix our fence because of the economy and the owners didn’t have money and AB Property couldn’t afford it, what kind of crap is that??? Then tried to argue with me about what a fence is. Yet I pay me rent on time every month (and its not cheep) but they can’t seem to fix things in the home.
DO NOT USE THEM!!!

Horrible doesn’t begin to describe this property management company. They have awful communication skills and are rude and obnoxious once you sign a rental agreement with them. They never did a thorough check on our references and didn’t keep accurate records. They did not answer rental inquiries, especially emergency ones in a timely manner. Their maintenance guy is very unprofessional– on one occasion his girl friend followed him to the property and preceded to have a fight in front of the house for all my neighbors to see– how embarrassing.
After almost 5 years of dealing with AB, they treated us like degenerates and lied to us about what was happening to our home– their rental property. After kicking us out, they did some small upgrades to the property and raised the rent over $ 300 a month.
