24 Hour full service Property Management. We will collect your rent on time, and make sure your property is kept in excellent condition. We specialize in managing single family homes and condos.

Don’t get over charged for services that your current property management company promises, but doesn’t provide. Our fee is 5.50% of the monthly rent, or $ 85 — which ever is greater. Our fee to find the tenant is half of the first months rent (Lease Up Fee). Other companies charge up to 10% for the same service, but we know that you deserve the highest return possible on your investment. Apartment buildings up to 15 units, condos, houses, we can manage your property and ensure that you maximize your investment. Our system is highly automated, and the tenants are able to pay their rent on line with no additional fee. Also, they are able to put in work orders and view their payment history all at our website. As an owner you will enjoy easy to read monthly statements, and direct deposits of rent into your account. If your property needs a repair one of our on staff handymen or outside vendors will be able to get the job quickly and at a fair price.

History

Established in 2011.

I have been a licensed real estate broker for 18 years. I started out buying my own properties to rent in 1995. After 10 years of managing my own portfolio of properties, I was approached by a landlord to help him manage his condos. He had a tenant who was paying late every month. I was able to get the tenant to pay on time, and the property returned to profitability. That was the beginning of Help Me Rent, and that landlord is still my client today.

I was having a very difficult time finding tenants to occupy my newly purchased Duplex. I found a gentleman by the name of Daryl Beans that works for HMR Property Management in Pomona and I can’t speak highly enough about what a blessing this man and company were. They are able to find the perfect marriage between the tenant and the property. Dealing with tenants in this area is not a easy task, but Daryl and HMR are true professionals at what they do.
If you are looking to rent out your property, or if you need a property to rent in that area, then you need to use HMR and Daryl. They will make it as easy as possible for you and get the job done 100%.

As a new tenant, my experience with Daryl has been great. Daryl is quick to respond, respectful and attentive to the issues that I bring to his attention. Sometimes he would even go out of his way to respond to an urgent text message or email in the weekend. His assistant Brissa (not sure if I spelled the name correctly) is also polite and helpful. I saw that there were some negative reviews here, which could be true, but that was not my experience. Maybe the prior issues were resolved before I met Daryl, or it was just a case of a bad day — something that could happen to any of us.

I can’t say enough positive reviews about Daryl. He has managed my property in Chino for about 8 months now and from the get-​go he has helped me. I was managing my property myself until I ran into tenants not paying rent and having to go to court to kick them out (3 month process which previous tenants got 3 months of free rent). Daryl was there to help me complete the eviction of my previous tenants on their last day. In no time, he was able to get new approved tenants in. Anywho, I give 5 stars to Daryl because he is knowledgeable in his area of the business and he takes care of my property and my current tenants. Payments has always been on time and directly deposited onto my account.

I had the worst experience and I wasn’t even able to view a property. Apparently the property I was to be shown today at 11 was cancelled but the company never left me a voicemail and sent an email to inform me, only called but never spoke with me. I drove from San Diego to Lakewood and dealt with multiple accidents, having my drive be close to 4 hours and when I called to alert them I would be a few minutes late I was informed the showing was cancelled. Words cannot express my frustration, waste of time, gas, etc.

I was recommended to Daryl and his team to manage my property after i had some issues with my then property management company. In addition, i also needed a property management company that could handle my horrible tenants. Hiring Daryl and his team to manage my property was the best decision. Although i decided to sell my property after my tenants lease agreement ended, Daryl coordinated all the necessary home repairs and cleaning needed to get my place ready for the open house. I can’t thank them enough for guiding me through the process.
My overall experience with Daryl and the Help Me Rent Team is that they are highly responsible, and very easy to work with. I would not hesitate to recommend them to any of my friends.

I called this morning to inquire about a property that did not have photos. I wanted to know if this property was still available.
The lady who answered the phone was highly irritated that I called. I apologized and she responded with the following: «I am getting dressed to leave right now and all of the questions you are asking me are answered in the listing» I let her know I just wanted to know if the property was still available and if I could see photos…
I am truly taken aback by the way this company treats possible tenants.
All of this took under 1 minute and 15 seconds.
Well, I decided that I would leave a Unilocal review, only to find that this company is run by a city council member I’d had the pleasure of meeting at a housing meeting for the City of Pomona…
At this point, the interaction with the receptionist (?) no longer surprised me.
The meeting I met Darryl (owner of Help Me Rent, and a City Council member) at was a housing meeting for dealing with Pomona’s high number of mentally ill homeless population.
I, and others attending this meeting, feel it was unethical for him to not recuse himself from that particular hearing due to his vested financial interest in this property… He appeared very annoyed to be there and looked at some of the speakers as if they were suffering from leprosy. He was very curt when I smiled and said hello to him.
This mannerism may be fine for landlords, or people he can benefit from, but it’s clear this company and the people it is run by care very little about tenants, or people who can do nothing for them in general.

Daryl and his office staff were great to work with. Prior to hiring Help Me Rent, I managed my own property and it was sometimes difficult collecting the rent on time. After hiring Help Me Rent I always received the rent on time. He was also very prompt when repairs needed to be made. Daryl took all the hassle and headache out of being a homeowner. When we were looking for tenants just a month ago, Help Me Rent stood out because they had a great rate. Once we were able to get in touch with Daryl, he quickly helped us get the process rolling, came to do the inspection, and advised us on each step of the process. This management company is a joke! After showing their sales rep my income and credit I was told that I would be approved. Now all I have is an inquiry on my credit report for no reason. My husband owns his own business and I am an RN and we have plenty of income to qualify. The owner Darryl is unprofessional, ignorant and uneducated but mostly just discriminatory!!! I DO NOT recommend using this company.

I haven’t had a vacancy between tenants either thanks to Help Me Rent, they know how to market a property and who to qualify to make sure the property stays occupied.

I was referred to Daryl by a realtor agent. I came in contact with him on a Wednesday and met the next day. He saw the property, gave me pointers on items needing attention, and signed a contract with him. Daryl explained the process (First time working with Property Management Company); giving me a clear understanding. The following Tuesday, I received a call from Daryl on potential tenants. From the beginning Daryl made it clear I would have the final call on the tenants, so I gave him the okay. Tenants moved in that Friday, by Tuesday funds were deposit in my account.
From my experience, the whole process was under two weeks. I highly recommend Daryl; he was professional, prompt, always keeping me in the loop. He knows his trade very well.
My advice to my fellow Unilocalers, many factors fall in place when renting. Curb appearance and asking price are huge.

I have worked with Daryl Beans for over 6 months now. He was recommended by my agent to manage my property in southern Cal.
He has been very helpful and fast to respond and resolve issues that I want the tenant to take care of (for example, ask tenant to switch PG&E to their name, etc). The company seems to be very responsive to tenant requests as well so I think my tenants are happy (for example: electric switch went down).
He definitely helps to ease the stresses in owning a rental property. I’m that happy that I’m thinking if I buy another rental property it should be nearby so Daryl could manage it too.
Uhm they seem to have a portal system where supposedly I could check for my docs, but so far it hasn’t worked well for me. They can definitely improve on that. But, hey, my direct deposit always comes on time and that’s what’s most important for me as an owner.
