Great location. My wife and I moved here from Los Angeles as well (as it seems with alot of other residents there), and were pleasantly surprised by how nice the staff, great grounds, convenience to Portland downtown, and other great options (clean gym, pool and spa) that were available to us. We moved here in the summer of 2014, and then moved out in the spring of 2015. We moved due to my job and re-​location to the east coast. Had no complaints about Breckenridge besides that a single bedroom apartment is a tad small for a couple like us. Like any apartment complex, it’s not perfect, but it’s a comfortable community with good neighbors.
The positives far outweighed the few negatives that could ever be present. Super pet friendly, and was amazing considering we never heard any dogs bark. Located in one of the most beautiful areas in Portland in my opinion, and close access to the best parts of Portland as well. Drive right down Barnes and before you know it, you crest that hill, see Mount Hood and the beautiful layout of the Pearl district right in front of you. My wife and I will forever consider Portland to be a part of our hearts as a home besides Los Angeles.
I recommend Breckenridge, considering other comparable locations will be harder to find, if not more expensive.

This is a great place. The staff is great. The apartment is nice. My roommate and I were very happy here until our lease expired and we got our $ 100 rent increase which is apparently standard. I notice most of the positive reviews haven’t been here a year, so they were written before their lease expired. Don’t get too comfy or unpack everything quite yet. Very disappointed that we have to give notice and move AGAIN.

One-​sided, incompetent employees. Great location, that’s where this review got it’s one star. Construction for the «new» balconies went on for about half a year, got complaints for our dogs barking at people who were on our patio (obviously). When days were scheduled for staff and construction workers to come while we weren’t at work (to keep the dogs from barking), nobody showed. You are not important to the staff at this place, they work plenty hard to make sure rent comes in on time, but hardly care about your quality of living.

I’ve lived at Breckenridge going on 3 years and I only have great things to say about it. Any time I have any needs the staff are professional and attentive and handle my business very quickly. I have never and any issues with anything. Even though it is a huge complex they take time to get to know the tenants and always remember me in the office. Living in Portland is expensive but at Breckenridge you’re paying for quality and it’s definitely worth it.

It seems a lot of reviews on Unilocal are negative so I am glad to give a positive review HOWEVER if you are looking for a state of the art place with a kitchen with stainless steel appliances, central heating, and high tech wizardry this is not your place. If you are willing to spend about $ 300.00 more you can find all that in Hillsboro. I was not willing to pay that much more and be that far from Portland. Also if you don’t like hills this is not a good place either. It can be a tiring walk from the top of the property to the bottom, depending on your apartment location.
Breckenridge is a great location near Portland and Beaverton. It had everthing I was looking for hot tub, pool, washer dryer in unit, (garages but extra charge and detached)…and most importantly dog friendly.
The staff has been very helpful. Maintanance request have been done quickly. The grounds are beautiful and very well maintained. It’s only minutes from Portland proper. I still get a kick out of driving down the long hill and there is Portland.
For all the things you get in this market it’s a very good deal for the money.

I moved into a one bedroom about 2 months ago, and it’s been great :) I love the woodsy area! Peace and quiet with access to Portland or Beaverton quickly. I’ve enjoyed bonding with other pet owners as we all kind of intertwine walking our dogs throughout the property. It’s a homey place. The staff is great. Always there to help! Prices depend on when you call for a quote, but it’s been worth every penny so far :)

I have lived here for two months and so far this has been a great place to live. I had to move in very quickly (within a week) and everyone in the office was very accommodating and friendly. Every person I have had contact with in the office has been friendly and helpful (Refreshing after the last place I lived). The complex is large and nicely kept. The apartment is a pretty good size, the bedroom is fairly large and fits my king size bed and large dresser. I rarely hear noise other than the people right on the other side of the wall (nothing new– has happened in every apartment I’ve lived in). Most importantly, the rent was reasonable. I looked at a few different places in this area and a couple of place closer to school (NW 23^rd area). I couldn’t come close to being able to afford anything near school and everything else in this area wasn’t comparable to the value of this apartment. I take the 20 bus to school and it’s an easy, stress-​free commute that takes about 10 – 15 minutes. The bus stop is convenient, right at the Barnes intersection and it has a shelter. I could not have asked for it to work out better.

I (Miranda Belcher) moved in July 2014 and have loved it! The apartments are a great size and price, my neighbors are friendly and quite, staff is always very friendly and remembers my name, and there is a great pool for the summer time! I only have two complaints. One is that my car got towed right after I moved in which cost my almost $ 300 to get back for parking in a pathway, which at the time was not marked or painted. They did repaint it shortly after though so hopefully no one else makes the same mistake! Second is they changed their policy with accepting checks for rent so now my roommate and I have to pay each other then submit only one personal check or get a money order, which is a pain in the butt.

Moved here from the Bay Area, CA for work pretty last minute, so I didn’t have the chance to shop around much in the Portland area. Found my way to Breckenridge because it was close to work, in the city limits, but didn’t involve the hassle of living downtown. The premises was expansive and quiet, covered parking, and my 1B/​1B was of comparable size to my 1B/​1B in the Bay Area, but half the price. Washer/​drier in unit. Dishwasher. Upstairs apartment. Balcony. Fireplace. Sold.
Jacob was my contact through the whole process, from tour to application to handing the keys over. Can’t say enough about the guy and his attentiveness, especially in dealing with my less-​than-​professional apartment manager from California. Easily the best I’ve dealt with in my renting history.
The staff remembers your name when you pick up a package or drop off your rent (is there a rent dropbox that I’ve been missing?). Residents are friendly, and I haven’t had any noise issues. Lots of dogs onsite of all sizes, and none of them seem to bark ever.
Location is nice. I’m at the midpoint between work and downtown. A right turn on Barnes Road dumps me in the Pearl District/​Northwest/​Forest Park area in 10 minutes or less. A left turn will take you towards 26 and 217 and everything Beaverton has to offer. Hospital about a mile away, in case of emergencies.
I can’t complain. I’m happy living here. It’s not extravagant, but I’m not extravagant. It’s convenient, reasonably priced for the area and your access to everything. Staff is nice and professional. For those that believe otherwise, they must have been renting from God himself, because I have nothing bad to say.
Good place to land, given my transition to Portland. Happy to be here.

My boyfriend and I have lived at Breckenridge for about four months now and we absolutely love it here. We moved up from Los Angeles and I’m telling you the negative reviewers don’t know how good they had it here. There’s always ample parking even though it’s already assigned, the gym is very clean and has great equipment, the spa and pool are lovely, the grounds are very well maintained with landscapers coming every week. Maintenance requests are fulfilled very quickly and efficiently. They have a package reception service which is amazing since I work and go to school full time and can never be at home. All the neighbors have been very courteous and fun. I have no bad things to say about this property at all.

Filthy dirty. Dog poop everywhere. Garbage everywhere. Mold in every unit. But if you can stand some of that, the apartments are old, and you’re not sharing walls with neighbors — thus you can’t hear them. That’s better than some of the new apartments going up where you share walls and can hear everything. Really filthy though. The grounds are not kept up well at all. Lousy workers come through with blowers once a month and blow all the leaves and garbage around — but it just ends up in a new place. Makes it seem really run down.

I am moving into Brekenridge this Sunday and so far my experience has been very pleasant. Jacob has been helping me and he is who inspired me to write this review. As you all know moving can be very stressful, Jacob has been very on top
Of everything, answering my emails sometimes minutes after I sent them. He has been very helpful and answered all of my questions willfully. Never has the staff made me feel like they have better things to be doing (like a lot of apartment managers have in the past) I feel confident about moving and I’m very happy with my experience so far.

The staff at Breckenridge is wonderful. I have recently moved and will miss seeing the staff who actually remember my name, job, etc. I will also miss the wonderful neighbors that I was lucky enough to have had in my building.
The only complaints that I have are the following:
1.The bathroom exhaust fan is useless. The bathroom is musty and damp. I had to get moisture absorbers to help the situation.
2. Parking. This is an issue at every complex I have rented at.

We moved into this complex because we needed a place quickly, and it was a huge mistake. The unit had very little storage space, was very dark inside most of the time due to lack of windows, and had low quality flooring and appliances. When we found a better, bigger, cleaner, place for LESS money, we opted to leave early and double for a month of rent just to get out of there sooner.
The apartments do NOT stay cool in the summer; quite the opposite is true.
They are currently undergoing exterior renovations, so there is construction noise quite often and it sometimes goes past the 6:00pm cut-​off time.
We never once used the mediocre work out room, nor the pool. Don’t be fooled by these amenities, as you will probably never use them.
If you have any time to spare, find somewhere else to live.

I lived in A100 in Breckenridge for a year and a half. I first found mold in my unit in ⁰²⁄₁₃. This was the resolution according to the Maintence Manager:

I inspected your apartment and found no other spots on the walls other than the one above the kitchen cabinet. We tested the area with a moisture meter and found no moisture witch is a very good thing. There are no pipes located above that area, and no signs of a roof leak. It appears as if there was something placed on the top of the cabinet in the past (maybe the previous Resident) that caused that area to have a higher level of humidity. We cleaned the area on the ceiling above the cabinet.
I am putting your service request back onto the schedule for me to return on Wednesday March 6^th. I will re-​inspect your entire apartment.

Unfortunately, I trusted that this issue was resolved and so I went ahead and signed another 1 year lease. On a side note, be prepared for them to raise your rent by an arm and a leg when your lease is up. They wanted to raise my rent nearly $ 100 but I was able to negotiate them down to $ 75 which still wasn’t financially feasible for me. However, the costs of having to move somewhere else forced me to have to find a way to come up with the additional funds.
Then in December of 2013, the mold came back and it was worse than ever. I left work to have an appointment with maintence and the Property Manager. They had absolutely NO idea what they were doing. They actually asked me what the plan should be. From doing hours upon hours of research, I found out that a good first step was a dehumidifier. So, they just happened to have one that they loaned to me. Coincidence? I think not. Be prepared for this to shoot up your electric bill.
I had mold on my ceiling throughout the entire unit. I also had mold in my carpet as well. This transferred to my furniture, as well as other personal belongings and destroyed my property. They require you to have renters insurance, which is a joke. The renters insurance would not cover the mold because it was formed in my unit and not from a broken pipe.
During this hellish ordeal, I spoke to 4 of my neighbors to see if they were also experiencing similar issues, and all reported having issues with mold as well. If you research Breckenridge apartments online, you will find other previous tenants who experiences issues with mold too.
Additionally, I started experiencing health issues which I never had issues with previously. So, on top of everything else, I was having upper respiratory and other medical issues so I had to pour money into medical costs too. Even though I requested to get out of my lease, they did not take me seriously until I got a lawyer.
Thank God, after I got a lawyer, they let me out of my lease. Nonetheless, my $ 200+ leather loveseat had to be thrown away in the garbage; I had other property damage, add in the lawyer’s fees, my medical bills, having to move unexpectedly and much, much more. I felt like I was living in hell on earth. When I moved out, and my family/​church members pulled out my $ 1,000 headboard, it was literally stuck to the carpet with mold. I had black mold under my bed. So, I was sleeping with mold under my bed for God only knows how long. Since it was stuck to the carpet with mold, it took out chunks of the carpet on the way out.
Then they scammed me out of a portion of my deposit. I went and did the final walk through with the Maintence Manager. We walked around the apartment and examined the carpet with a black light. He made NO mention of pet urine (and we would have seen with the black light!) Then mysteriously, they charged me $ 114 for pet urine on the carpet!?!

We replaced the carpet in A100 because of pet urine stains in the carpet. We did not charge anything for the carpet replacement but did charge for the pet urine treatment. We had our carpet cleaning vendor come in and access the carpet but they said they recommended a replacement due to pet stains.

So, basically, what he’s saying is that if there wasn’t pet urine (which there wasn’t to the best of my knowledge and none according to the black light walk through), they would have just moved someone new in with MOLDY CARPET!!!

My husband and I have lived here, along with our dog, for 5 months now. We really enjoy living here. We are close to downtown Portland and close to Beaverton, so the best of both worlds in my eyes. The office is always there when I need something taken care of. The maintenance team is always there that day or early the next day. Oh and they are very pet friendly here! They are the only place that would take my «aggressive» shepherd mix dog.

Every time Breckenridge staff have been given the opportunity to do right by us, they have more than exceeded our expectations. I love this place! The staff are so great! We moved to Oregon from California after getting a new job. I had one weekend to find an apartment (hello stress!) and even on the phone with a leasing agent, I knew that I’d found somewhere special. We toured the apartment and literally everyone we met was so nice. As we walked around the property (after the tour) I stopped every resident that I saw to get the real scoop. Did they like living here? Were the staff responsive to requests? Was it quiet? Everyone responded positively. My husband and I have been so happy living here. The only problem with this apartment complex is that they only go up to two bedrooms. My husband and I both work from home and use the second bedroom as an office. Now with a little one on the way, we need more room. So sadly, we have to find another place to live.
You will be so happy living here. We really have been.

Well I guess we’ve had some bad luck with this place? My cousin lived here last year and had a similar experience to mine. The living is generally run-​down with a poor construction and an even poorer water system. Plenty of younger residents and dog owners make for pretty disruptive living. The management are very green with high turn around and have a frightened deer in the headlights look every time I come in for a simple question. They seem unconcerned with the welfare of the residents beyond what they can be held legally responsible for. Our water has been shut off 3 times in as many months and the last time we came home to a gas leak and no power because the cheap contractors that Holland is willing to afford broke a gas line. No follow-​up or response when attempting to contact them about these issues as they seem only to want to communicate though notices nailed to the door. «sorry about this or that, but» has happened too many times for this to feel like home anymore. Now our water pressure is about ²⁄₃ what it used to be. They even reallocated my community garden space without contacting me about the vegetables I had growing there. I think these people could do better and I won’t be renewing my lease.

We just moved out of Breckenridge into the Raleigh Hills neighborhood. I must say, after being more familiar with the Portland area, you can find something bigger and better for the same or less rent.
Holland residential is the management company here. They own properties nation wide, which means they have strict rules, high deposits, and by-​the-​book policies. This would be ok, of course, if it was worth it in the end. I just didn’t feel that all the hoops were worth jumping through for the property. You’re basically paying for location, which ends up being a pain anyways because it’s close to the hospital (where worried people are blocking the road home trying to find their way to the hospital parking lot). That, and it’s a straight shot downtown without needing to hit the freeway, so Timbers games, summertime festivities… good luck on that one road getting back to the complex.
I’ve almost gotten in accidents several times by the people coming out of Golf Creek at the bottom of the complex. Watch out for them — they don’t mind stop signs, give you the stink eye, and don’t share the road very well.
The maintenance was hit or miss. I think the one gentleman’s name was Ben, who was excellent. He took off his shoes every time he needed to come service our place, and was very polite and courteous with coming at a specific time so we could get the dog out of his way. There was another guy… mexican is the only way i can identify him (I think all the other guys were caucasian). Unfortunately, he was way rude, did shoddy work, and was overall inconsiderate of coming into our space. It is our home, afterall, I don’t care if it’s owned by a property management company.
You can pay rent on their website, which is fairly effective. If you want to pay by credit card through their office, they charge something like a $ 13 service fee. The landscaping is decent, but still not kept up to par. Pool wasn’t worth visiting, and spa was under maintenance most of the time. Weight room is a good facility with decent equipment, though. Each apartment has a fireplace and a washer and dryer in unit which is a nice benefit. There are a bunch of dogs in this community, so if your dog isn’t well trained to be near furry friends, or you’re not a dog person, maybe this isn’t the place for you.
Regardless, the point is that you can find better. Do your research, look for the deals, and remember that apartments = thin walls no matter where you are.
