I am writing this review as a warning to all renters! Stay away from any listings from Passadore Properties Management. I have had the worst experience with them. Absolutely awful.

Quick response and great service. Was able to move in to a townhome fairly quick and with no hassle. Mike Goltra has been very responsive and helpful in getting all the required lease documentation. Justin Nickelson performed the final home walkdown and helped me document the as-​is condition of the house before move in. Great experience so far!!! Great property btw…

So far, my experience with Passadore Properties has been fantastic! Mike Goltra has been very responsive, friendly, and helpful. I received my key today to the house I am renting and Mike videotaped the entire property to document any damage so wouldn’t be held responsible, showed me how to make a maintenance request and even brought in my packages for me. I feel fortunate to have found this property!

I will stay away from Passadore Properties for ever and will soon relate the whole experience and why others should avoid them as well.
Right now trying to solve a few issues following my returning the keys to one of their managed properties.

I’ve only come here to see the reviews, but I find it funny that they have all 5-​stars or 1-​stars in every single review… a red flag to be sure.

An opportunity arose for my girlfriend and I across the country that we couldn’t say no to. We were seven months into our lease and were assisted by Megan, Justin and Eddie at Passadore Properties in striking generous deal allowing us to break our lease early and painlessly. They could have laid the hammer on us, but they were exceedingly kind in recognizing our need to go. Lou the maintenance guy was almost always available if we needed something looked at or repaired in our unit and was always had a smile on his face. If you’re looking for a great management company in the Portland, OR area who will work with you look no further Than Passadore Properties. We loved our unit and were sad to leave!

I hired Passadore Properties to handle my house rental while I was out of the country for two years. They were very difficult to communicate with, either by phone or email. Their monthly financial reports are difficult to understand, and they don´t break down the expenses between what the tenant is paying for and what the owner paid for at the end of the tenant´s lease. All you get is a lump sum of the amount that you are paying back to the tenant. Also, Passadore has their own handymen, and they charge double or triple what you would normally pay for cleaning, yardwork and repairs. In addition, I felt that they charged me (the owner) for things that the tenant should have paid for, such as blocked drains and spraying for fleas due to the tenants´cat, or rescreening a door that had been perfectly fine before the tenant moved in with her big dog.
To be fair, I will mention two things that I thought Passadore did well. First, I felt they did a good job of setting the rental price, which was higher than I would have known it could be. Second, they did rent it out very quickly so it didn´t sit on the market for more than a couple of weeks. The main reason I give them such a low score is because they nickle and dimed me to death such that I just broke even, rather than actually making a profit. Also, when I got back, I tried calling them for days on end and they never returned my calls or emails. I finally had to drive to their office in order to speak to someone. Finally, they made an error on their last financial report and it took them 5 months to send me the money they owed me.

How does one delete a review?

I saw a property on Craigslist that I was really interested in and contacted this company immediately. They had a service where there was a lock box on the door that for a measly .99 I could go see the property (as many times as I wanted) on my own and not in a swarm of 35 other desperate potential applicants (unlike the day I had before). I could take my time, jot down any questions and not feel rushed. I was directed to Mike for a contact and right off of the bat, he was responsive and super helpful. I put a hold on this property although there was someone ahead of me. They ended up running their app and renting to them, but Mike had another property he suggested which was really similar and I was able to put a hold on that one.
Renting a house, in Spring, in Portland is a complete nightmare these days and Mike did not have any issues with me literally calling him every single day to see if the other persons application had gone through. He always took my call, put me at ease that I was not a complete stalker and never once acted like I was inconveniencing him. With as many people who are trying to rent in this city, having a property management company treat and talk to you like a person and not applicant #43 is huge.

Absolutely awful. Go down the list and read what all the one-​stars say, and just mark this review as another one. Mind you none of these bad reviews are disgruntled renters or people who want something for nothing. I relate to every one because we all did the same thing: treated the home like it was our own, and got treated terribly by Eddie and his team. They are the worst. Black mold, check. Flooding, check. Being charged for repairs without being told, check. Unreturned phone calls and emails, 100 checks. And just like another review, when you get your deposit «refunded» they have some arbitrary number falsely representing work they never did. Paint touch ups, cleaning, it doesn’t matter. They are horrible. Really horrible. And you will regret renting from them

Please please please be careful! My husband and I had a horrible time with this company. We put our trust in this company that they would do there job as a property management company of what they advertise and is in their responsiblities, only to find out we were being left in the dark about our rental property, flat out lied too and the accounting was not up to par (when renters moved into my property the deposit that was due was never collected in full-​only to find this out after we fired this company). They are extremely hard to get answers out of, won’t respond or will avoid phone calls and are not professional at all.

I’ve had to deal with him and his tenants. His tenants agree that he was non communicativet and less than helpful, this left them feeling uneasy in their new city and home

My wife and I had a horrible time getting them to make repairs. We had black mold in several locations throughout the home. When we did the walk thru with Eddie we were told it wouldn’t be a big deal and the repairs would be made ASAP. Long story short we were forced to call the city and have them cited. Needless to say we moved out because of their lack or willingness to comply. If I had the time to go into all the details it would make your head spin. Bottom line, if it would have been up to them my family (wife, newborn son & two cats) would still be living in a health hazardous environment.
RENTERS/​PROPERTY OWNERS BEWARE!

After placing our own tenants ourselves and having little success in getting them to communicate with us after they fell behind on their rent, we contacted Eddie at Passadore Properties. They have maintained excellent communication with us since being a client. And after several months of working with our tenants, they were able to help them get caught up by putting them in touch with other resources available to them. We will definitely use them once the current tenants vacate as the screening process is so critical to good renters, and they back the tenants they place. Outstanding work, and I have referred them to all my friends and family who are thinking of renting and handling it on their own. I encourage them to hire Passadore Properties as the level of service and peace of mind they provide is worth EVERY penny!

Landlords: Please do NOT use Passadore Property Management. Our year long experience was extremely stressful because of Mr. Passadore’s refusal to fulfill the job duties/​responsibilities for which he was paid. Tenants did not pay their own utilities for months after move in; tenants did not pay rent for 2 – 3 months in the middle of their lease; tenants did not respond to numerous requests for end of lease inspection of property, moved out without leaving the condo’s two expensive remote control garage door openers at the property… just walked off with them… never returning them to the office of the condo association (open daily from 9−5pm) nor to the Passadore Company. Finally had to use a lawyer to contact Mr Passadore after his refusal to respond to multiple requests to solve the above listed problems.

They were perfectly fine as long as they were managing my property, but as soon as it came time to close out our business, they became very shady and began trying to run what was basically a protection racket on me, claiming to have filed a lien on my property (they hadn’t) in an attempt to slow things up and get a payoff. Also claimed I owed them money for cleanup that should have come out of the tenants’ security deposit. I finally paid them almost $ 400 just to get them to go away.
A bunch of evil ripoff artists. Avoid at all costs.

I used Passadore Properties to manage a property I just sold. I was a little shocked with the cost of maintenance and was not consulted a few times before repairs were done. I found out I was charged over $ 500 for capacitor that my HVAC repair guy would have done for less than $ 200. I’m still waiting for my last disbursement but we’ll see how long that takes.

I too thought they were very ‘nice’ and accommodating when I leased from them 2 years ago. I was an excellent tenant, paid my rent, and only contacted them once in 2 years because the furnace stopped working.
As a 25 year homeowner, and now in a position where I was living it someone else’s home, I treated it with the upmost respect. And yes, I am someone who was taught to leave a place in better condition than when you arrive, whether it’s a campsite, a friends kitchen, or a leased property.
During my 2 years there, I planted flowers in the no existent garden. I maintained the house as if it were my own. When I was preparing to move, I had the carpets professionally cleaned. The home professionally cleaned — you could eat off the light fixtures, the baseboards, the shelves. The walls were patched and painted every place I had hung a picture or shelf. I power washed the patio and walkway. I left it immaculate and move in ready. And I was told not to attend the walk-​thru my the office manager.
It took 60+ days for me to receive my statement and partial refund. A violation of Oregon law. This was after my third request for them to fed ex or hand deliver the check to me (as they claim to have mailed it twice before). So let’s assume they did mail it. On time. But it never arrived. Twice. If I mailed my house payment. Twice. And it didn’t arrive to my mortgage company, I would be responsible. Same for a car payment. Or rent payment.
And on top of that, when I finally relieved the statement and check, the deducted $ 627 for landscaping, touch up paint, cleaning and carpet cleaning. This would be considered ‘normal wear and tear’ which is not what the deposit is intended for. I have been nothing but polite, yet frustrated, in my communications with Eddie. However, when I asked that he refund my deposit in full, he chose to stop communicating
As a businesswoman, I cannot believe that this is how an excellent 2 year business relationship would end. That he has so little respect for his tenants. And as a now-​property owner looking for a property management company, I would never use Passadore Properties.
Unfortunately, I now must waste my time taking them to court. The good news is that I can sue for twice the amount they withheld. Along with my hourly rate spent fighting this. See you in court Eddie.

I rented a property through Passadore when I moved to Seattle last year. We signed the lease without ever seeing the house because we were still living in FL and needed a place secured before we packed a moving van for 3k miles. Eddie Passadore said that he’d buy us a drink for signing the lease so soon since it saved them from having to do an open house (they are based in Portland, but have some properties in Seattle). I figured it was just an empty gesture that wouldn’t be followed through on, but he actually showed up with a case of local beer! He drove to personally meet us on move in day to give us the keys and he even helped move a heavy trailer.
Regarding the actual property, we only ever had one issue with the house and it was resolved within the day. Jason & co at Passadore were very fast to respond and hired a good company to do the repair.
Their payment system is easy and convenient.
Lastly, Eddie is a really good guy and operates his business the way that businesses should be run. He does the right thing and makes sure that his clients are happy and isn’t just about making a buck.
I highly recommend these guys.
