The Frank Estate

I love living here! The management has been awesome — very responsive and helpful with everything. It’s a beautiful, peaceful and homey place that feels like a park and forest combined. There are lovely walks in any direction you go and a humongous lawn behind the estate house to picnic or play on. It’s just a few minute walk to the grocery store as well as the Garden Home Rec Center/​Library on a sweet wooded path (Fanno Creek Trail). All common areas are very clean and well-​maintained. My only caveat: if you’re near the golf course you may be bothered by their grooming machines which I find very loud. Before living here I was always in a house and couldn’t really imagine being happy in an apartment complex but my experience here has been a nice surprise (I’ve been here for over two years). Several friends that have visited have said it made them want to sell their house and move here!

I feel like these apartments prey on those who are naïve in terms of construction quality. They get people by having them look nice from a distance, but if you know what to look for, you’ll see it’s just cheap updates. They use trendy color schemes to make the apartments look new and modern, but in actuality, there’s 10 layers of paint on the walls with drips galore, it looks like they just repainted the 30 year old baseboard instead of replacing it (and when they put it back up they don’t caulk it – leaving gaps), the doors are cheap and thin, it looks like they repainted the old cabinetry and put new doors on them, the washer and dryer are 15 years old in some units, and the sliding screen doors stick and are all bent up. They don’t actually replace anything! They just put a fresh coat of paint on it and jack up the price $ 300. I want to know which apartment they used for the official website pictures, because that one is worth the money! None of the ones I’ve toured that are from that same 2016 remodel look like that!
Read the other negative reviews on here from the past review and they all say the same thing I have about the quality. It’s unfortunate that these pass for «luxury» with some people because they are unfamiliar with what luxury quality actually is.
Also, the cheap prices on their website aren’t for the units that have the color scheme like the pictures – they’re for the 2014 (or 2013) renovation with tan carpet, cherry cabinets, and tan granite. The units that are *similar* to the pictures are $ 200 – 500 more. They aren’t upfront about that fact until you go for a showing or you specifically ask.
Seriously, $ 1540 for a 750 sq ft one bedroom apartment this shitty is ridiculous. That doesn’t even include a guaranteed parking spot! I’ve seen apartments on the waterfront that are in this price range and are true luxury apartments… why this complex thinks they are in that category is beyond me. I found another apartment complex not too far from here that offers the same square footage, granite, stainless steel appliances, and everything is actually new – for about $ 270 cheaper per month.
One thing to note is that there appears to be a large senior population at this complex, which can be unappealing for people in their early-​mid 20’s due to the differing lifestyles and the complaints that tend to come with that.
The staff and grounds are nice and it is very quiet, but they don’t offer much in the way of amenities. The gym and pool are tiny. My advice is to run from this place. You can find much better in this price range in Portland. This place is falling apart and all they’ll do to fix it is slap on another layer of paint.

Our townhouse feels like home. We really enjoy living here. The Estate grounds are beautiful, extensive, and peaceful. The office staff and maintenance crew are unfailingly helpful and cheerful and respond quickly to problems and/​or requests. I love being able to walk to the library, post office, grocery store and Fanno Creek Trail in less than 10 minutes.
Two things I would change: improve the heat control and decrease the high annual rent increase.

Super friendly management. Kim and Matt will always go out of their way to make sure anything needed is taken care off 100%. The Frank Estate is by far the best rental complex in town, at the very least in SW Portland.
A super clean workout facility, a clean pool and hot tub plus the grounds are impeccably maintained plus super quiet and very close to shopping and restaurants.

This is a great place to live. This staff is friendly, helpful and responsive to requests. The grounds are beautiful with a variety of birds which reflects the health and care given to the environment.

I moved to The Frank Estate sight unseen from the Midwest about 5 weeks ago and have been very happy with my newly renovated townhouse, the fitness facilities, and the overall helpfulness of the management. I did have a few little issues (the new fridge didn’t cool properly, a screen was bent, a window was stuck) but the issues were taken seriously and tended to immediately. Coming from living in places I’ve owned for the last 20 years, I can definitely tell that the unit is a rental and there are a few things I’d upgrade if I owned but overall, it’s a lovely, comfortable, friendly place to live.

Frank Estate is a great place to live. It’s beautiful and the apartments are very nice. Also the staff is great! We’ve lived here for a year and have had no issues.

I have been with the Frank Estates for almost a year now. The area is perfect, very woodsy and close to Portland. The apartments are older, but the new renovations, (and anyone moving in gets the updates) are fantastic. It’s quite, the staff is prompt to respond and flexible when issues arise.
I highly recommend them, I am signing a new lease in the next month!

I have been a resident at The Frank Estate for just over 2 months now and haven’t found much to complain about. Their apartments are very modern and full of brand new appliances which I found hard to find when apartment searching a few months ago. I live in one of their 2 bed 2.5 bath townhomes and absolutely love the floor plan. Very spacious. I also enjoy the property as a whole, Spring is just starting so I can’t really attest as to how good it will look during the coming months. Winter is always a tough time to make property look good but The Frank Estate seems to do a great job.
The office staff is great. And not only while you are moving in either. Kim in the main office helped me when I was first searching for a new home and accommodated my multiple visits to walk through the different apartments available until I finally made the decision to move here. She is always very welcoming each time I go to the office for a package or questions. Thanks for everything Kim!
The only issue I’ve experienced here so far was a pipe that came off under my kitchen sink and caused some light water leakage. I called the office right away and within an hour they had someone here who fixed it right away. Made me feel much better about the future if anything ever happens that they will be there ready to help.
Overall, I really enjoy The Frank Estate I would recommend moving here if it is in your target location. The location for me is wonderful and you really are close to just about everything you could ever need.

The Frank Estate is the most outstanding apartment and townhouse community I have seen anywhere! As you drive into the estate, the first thing that strikes you is the calm, inviting natural environment! The glorious, tall trees seem to welcome you home to peaceful country living ~ with a flare! The squirrels scamper about, and the songbirds celebrate with exquisite melodies…
The gentle winding road is graced with lovely flora, fauna, and flowering beauty; well tended!
The dwellings are spacious and comfortable, with so many amenities available… with a swimming pool, jacuzzi, weight room, and sauna, it is tantamount to being on vacation at a resort ~ year ’round!
There are guest houses available for visitors, and easy access to the Fano Creek walking trail! A veritable oasis, with easy access to all areas of the city! The staff is friendly, accommodating, and responsive to the needs and any problems that may arise, yet seldom do…
It is both a pleasure, and an honor to live in the Frank Estate! I have no doubt that it is the finest gem in Portland, or any other city! My hat is off to those responsible for this fantastic community!

DO NOT MOVE HERE! I moved out a month ago after finishing out my 11 month contract because they were going to give us a $ 150/​month price hike for renewing a 1 year contract and a $ 700/​month price hike for going month to month since we doubted we would need a place for a year as we were actively looking for a house. I am a very clean person, always vacuuming, dusting, cleaning walls even and windows. No shoes in the house, etc. We were charged $ 200 for carpet cleaning and $ 200 for all over cleaning! I have never in my life been charged more than $ 100 for both of those things put together which usually comes straight out of the deposit. They nickle and dimed the heck out of us on top of those things, meaning after they took away from our initial deposit we owed them $ 394!!! So I emailed them asking to be set up on a payment plan because that was an expense I was not expecting (I have lived in many apartments over the last 10 years and have never been charged for move out fees on top of the deposit) and the lady, Kim, let me know that the manager would get back with me. Never got back with me. I got a call today (1 month later) from collections asking for payment. These apartments may look nice, but they are over priced, impossible to heat, they charge $ 100-​$ 150/​month for water sewer garbage whether you actually use that much w/​s/​g or not and there is never parking close to your apartment unless you are willing to pay the $ 30/​month for a covered spot. Save yourself the hastle. We have since moved to Shadow Hill and they told us up front that they don’t charge for cleaning when you move out. Hallelujah!

BEWARE! You will get ripped off!!! no matter how meticulously you clean. Managements only objective is to charge you for 40+ years of neglect! The apartments are outdated & maintenance has the caulk & cover approach. Don’t be the next victim… look elsewhere!!! anywhere else.

Nice looking place for sure, great surroundings, friendly to prospects and courteous maintenance workers. Frank Estate and their affiliate the Holland Partners Group (based in Vancouver WA) should quickly get a minus rating, for being totally disorganized «managers», unconcerned about their tenants, only experts in price-​gouging practices. In my building, in 1 less than year, of the 8 apartments there were 6 moves. I spoke to many of neighbors on the day of their move out, they all said the same thing: «it’s been hell from the start». Extremely disorganized local management. Prior to move in, Frank Estate staff lost my renter’s insurance certificate 3 times ! After I signed my 12 months lease the manager called me to say «the secretary has made a mistake» and he had to «withdraw the offer and could only offer me a 11 months lease». He did not get away with it. For routine maintenance requests I had to resend my emails several times, their replies have always been asinine and besides the point. As if they can’t read… There is no maintenance of the grounds. Dead bush left in front of doorways for months, pretty flowers and the nicely redone lawn in front of the office only; pet owners let their dogs leave their business near your doorsteps, in the stair wells, and on the flowerbeds. If you bring it up, you are asked to police your neighbors… Debris remained in the common areas despite several written requests for 9 months… On Fridays a contracted gardening services blow all the leaves toward your front door, and under the stairs; 2 or 3 guys team up, one blows the leaves to the left, the other one to the right. End result: leaves everywhere. Rakes would do a much better job than those noisy and smelly blowers. Repair services were always very slow; most of the time the «management» will ignore the requests. Construction often defective and not up to code. I wish I could post pictures I took… Despite several requests in the spring, they did not clean the gutters and at the first rain I had water flow along the façade and into the apartment LIKE A WATERFALL through all the windows in both bedrooms, the living room and the dining area; this happened twice before they finally came and vacuumed the water out. They never didi anything about the windows leaking. They never cleaned the chimney which does not draw correctly. Parking spaces are notoriously insufficient: unless you get a garage or a covered space — at a premium, if you come home after working hours you will not get a parking space, let alone visitors. The yearly raises are excessive and totally unreasonable. Quiet and pleasant complex but way over priced for what you get. Good luck!

Update– I met with Frank Estate management in person to discuss my concerns. We negotiated a satisfactory resolution which I do appreciate very much. Fortunately the new management is changing the move out procedure and will offer a final walk through with the tenant. Also they will not automatically charge a fee to clean the apartment, it will be based solely on how much cleaning is necessary once the tenant is completely out. My advice if you do rent at Frank Estate and you have a pet, ask the age of the carpet and prorated value prior to moving in. If the carpet isn’t new I’d also request a pre move in walk through using their black light method to determine the pre move in condition.

I’m doing you all a favor, keep looking for another apartment. You don’t want to live here.
They are fine up until the day you move out, and then the money hungry complex will charge you for anything they can think of. First of all, if I had renewed my lease after my one year, the rent would have increased by almost $ 400 every month.
After moving out, I received a statement that they had to replace the carpet in every room (I have dated pictures of the carpet I took the day of move out, which are fine, I was present during the pre-​inspection and was told by a representative of the complex that everything in the unit looked great, and have eye witnesses that can attest to the state of the carpet). They didn’t refund me any of my security deposit or pet deposit and are charging me an additional $ 550. I have tried to contact the property on 4 separate occasions to collect proof of damage (which I was not given, nor was I told about the supposed «damage» until after the repairs were made and I didn’t have a chance to refute them). Still, after my many attempts to contact the property, no one has been able to provide me with any proof of damage, including the property manager, LaTonya, whom I talked to in person. And now every time I try to follow up with her about it, I somehow can not get a hold of her.
Seriously, they are charging me an equivalent of over $ 800 and CAN NOT PROVIDE ME WITH THE PROOF THAT IT WAS NECESSARY OR THAT THERE WAS DAMAGE OF ANY KIND. I have actually contacted an attorney about it and am requesting proof of damage, so we’ll see if they’re able to give me any. Oh, did I mention they also charged me with a $ 150 carpet cleaning fee (when they replaced all of the carpet, so there wasn’t anything to clean)???
They only give you 10 days to pay (and I didn’t even receive the statement until day 8) and the other days were spent trying to actually contact the complex to get them to provide me with proof that the charges were necessary, which they still can’t do. So now I have collection agencies calling me.
This is absurd, and you don’t need to deal with it.
Don’t live here. There are other places in Portland far better, I promise you.

Terrible Terrible!!! We lived here for one year. During that time the manager was Jake. He pretended to listen to our concerns, but never did a thing.!! The edges of the carpet were dity when we moved in, and he said that that was just what happened in an apartment. The tree next to our patio was dead, and he said it only needed fertilizer. (It was cut down after 8 months). The turf in front died from over watering, and no drainage, and he said that it would be replaced when the weather permitted. It was a muddy swamp for over 4 months, and was still not replaced when we moved. The parking spaces were so narrow that our car was creased from front to back, and at another time dented in the front fender. poor security… Back light stolen off of vehicle. In summer the men’s bathroom smelled of urine as the little boys could not reach the urinals. The hot tub was never hot! Drawers in kitchen fell out. All the cupboards were like cardboard. Though the grounds are large, there were no walking paths. People and pets share the road with cars.
We thought the whole place was awful, and could not wait until the lease was up.

Update: Subsequent to my initial posting I received a phone call from LaTonya the property manager for the Frank Estates. LaTonya seemed genuinely concerned about my comments and asked for suggestions on ways to improve. After providing feedback we discussed in greater detail why I believed that it was unfair to charge me a «general» cleaning fee of $ 100. LaTonya listened to my concerns and offered to refund the fee for general cleaning. I want to applaud LaTonya’s efforts in service recovery and taking the time reach out and personally follow up on my concerns.

I am appalled at the money hungry greed of Holland Residential company practices. Be forewarned, when your year lease is up they will raise your rent a minimum of 250 bucks, making the rent unreasonable. The living conditions are alright, but not worth your entire paycheck.

I have lived at the Frank Estate in a 2 bedroom/​2 bathroom apartment for the past 9 months. I cannot say enough good things about this place. The staff is extremely pleasant, always. They are so helpful and attentive. Seriously, I am impressed. I have lived at a few different complexes and Frank Estate is one of the best. The maintenance men always wave to you while they drive by fixing people’s maintenance requests daily. Our neighbors below us are awesome and kind. The complex itself is quiet. Tons of people with dogs walking around. Very safe area.
The gym is great for an apartment complex (and I’m a Personal Trainer). There are running trails (Fanno Creek), that are basically on the premises. The estate itself is huge, with lots of trees.
They have a «guest house», that family/​friends of tenants can rent while they visit. My family rented it out for an entire week while they visited from Hawai’i, and it worked out great.
I am moving out at the end of my lease, due only to the fact that I am interested in moving into a house. The rates were affordable when we first moved in, but seem to be a lot higher now.
Loved my time here.

Yes, look closely. What looks nice to begin with is actually crap. Fixtures, building materials, function, design, all of it is lousy and thrown together. They keep the grounds nice so it looks like a nice place to live but once you move in your realize how crappy everything is. The bathroom vanity is crooked. The towel rack over the toilet is a foot above the toilet rendering it useless. The cabinets are painted to make them look new. The carpets extend pass the kitchen so unless you want to track wet shoes on your way from the front door to the kitchen, you have to set down your groceries and take off your shoes to walk 3 feet. You can take one shower and then there is no hot water. The parking spaces are so narrow in spots that everyone has dings all over their car doors. There were times I had to crawl into my window just to get in my car. And the best part! As soon as your lease it up they jack up the rent for you to stay, forcing you to sign a long term lease just to keep the increase somewhat reasonable. Why does there have to be an increase at all? Oh, and the mold. Be ready to be sick the whole time you live here.
