FIG projects are built in growing markets, experience low vacancy rates, and are located in high demand employment growth areas. Fourplex investment properties are the most lucrative because of their ease of financing. Fannie Mae will lend up to 75% LTV with a 30 yr amortization on a fourplex property, whereas a unit that is 5 or more doors will require commercial lending may require 30% or more and will be amortized over 20 – 25 yrs with a balloon payment due typically in 5 – 10 years. FIG hedges against risk by putting a homeowners association and professional property management company in charge of protecting and maintaining the exterior integrity of their projects so our investors can have a turn-key investment for many years. FIG’s developments appeal to a broad audience of investors, and you can always count on quality construction and solid returns.
History
Established in 2010.
FIG was developed when builder, Mike Miller, and REALTOR® Steven Bond sat down at the worst part of the market in 2010. The goal in that meeting was to create a product that was «recession proof», and would retain demand without the sole crutch of being able to «flip it».
At the time, Steven had many clients requesting quality rental units, but accessibility to options were limited, and landlords wanted a premium to be convinced to sell. Thus was born the idea to build the multi-unit investment that buyers were wanting. Mike and Steven knew the biggest problems with typical multi-units are that they are in rougher parts of town and once the neighboring property owner decides to stop maintaining his unit it draws down rents and the community looks like the a slum within a short matter of time.
