Canyon Park Apartments

I really like Canyon Park Apts. I moved in April 2015 and our apartment had just been remodeled with all new appliances and paint. Everything was very new and clean, I loved it! My husband and I are in a 1 bedroom which is a little too small for us, I wish we got a 2 bedroom. The bathroom is very spacious though. We just renewed our lease and our rent went up about $ 30. The dumpsters fill up really fast, sometimes they’re overflowing. They either need another dumpster or the trash truck needs to come more often. The gym is really nice. It’s not a typical small complex gym. They have a ton of weights and nice equipment. And it’s open 24 hours. The office staff is really nice and helpful. I could list complaints and annoyances I have with living here, but they are no different than what you would experience in any other complex. We looked at a lot of apartments in the area before seeing Canyon Park and this one was definitely the best choice in terms of rent, cleanliness, and upgrades in the apt. I recommend moving here!

Don’t move here!!! Have been living here for About a year. When we moved in we were told there was plenty of parking… Not true at all. We pay for 2 spots and if someone parks on your spot the office won’t do anything about it for 12 hours. What’s the point in that. Also, the past month they have cut down over 100 trees. Sounds crazy but I even asked the guy who was cutting them down and that’s what he told me. It looks horrible with stumps everywhere. They have 2 dumpsters which isn’t enough to begin with and one of them is always closed which makes the walk to the 2^nd one very long. They have even threatened to go through the garbage left outside of the dumpsters when they’re full to see who’s it is. I am constantly having to deal with the office about the notices they post in your door for «late rent» when I pay on the 3^rd day. They act nice when you sign the lease and that’s about it. Worst people I’ve dealt with at an apartment complex. Let’s just hope they don’t read my review since I still have a few months on my lease! Just say no! Don’t even waste your time looking. I only gave a star because I had to to post this. Otherwise it would be 0 stars :)

Very unprofessional. I called for an appointment and set one on one day for around 5 PM. Something happened and my wife was being held up at work so I called to cancel and it turned out the woman my appointment was with had already left for the day. It was 4:30 PM and we got no phone call or anything.
I said fine and made another appointment. My wife and I went to look at apartments at this development. It seems like a nice place as far as looks. I did notice the appliances were rather cheap for this type of complex, just standard low level Hotpoint rental property appliances. Something you expect more in lower income developments.
We filled out an application and then things went downhill from there. They were supposed to call us in the next two days to let us know how things went if we were approved or not. No phone call. So I call them and at first we were told we needed a cosigner, then we were told we were approved but they needed proof of income which we had when we went the first time but the woman said they didn’t need it. We had actually left my wife’s pay stub from her civilian job and they somehow over looked it in the folder, we took them her LES from Army Reserves the next day.
OK, so things are good and ready to go right? NOT!!! They then said we were approved but changed the agreement to a $ 500 security deposit plus first and last months rent. It was the beginning of July and we were looking to move August 1^st. Our present lease expires August 28^th so we had a months rent to pay for our present apartment, and now they wanted to add an additional months rent up front. Then they said the last month could be broken up into three months payments. I went in person and had a talk with them in the office. All I was asking was what was up with the change and if we could delay the payment for one month on the three installments because of the moving expenses, and us paying the last month’s rent on our previous apartment even though we were moving out.
They told me they had to talk to the main office about this, that they were still trying to get the last month in advance dropped but the man who makes that decision had a car accident the night before and wasn’t working that day but should be back the next day they would call me. Next day no call. The following day late afternoon, still no call. I called them, they said the guy still hadn’t returned to work but would be in the next day. I told them I would have to cancel the hold on the apartment and wanted the $ 100 hold fee. She said the guy would be back the next day they would call when the check was in the office. Next day, Friday no call, Monday no call, Tuesday no call, Wednesday I stop in the office because I looked at another apartment in the area, the woman at the counter was friendly but kind of clueless she looked in the envelopes on the counter and found an envelope with my name and one with my wife’s name plus one with a check for me.
I went out to the car and now according to the papers in the envelopes my wife was denied because of credit and work history. I was OKed with marked concerns because of thing in my history but she was now denied according to this because of her employment history and credit. 6 years in the military still actively in the Army Reserves, one year at an assistant living facility as a nurse and went directly from that job to a higher paying job with the largest medical company in this region, no charge offs or anything like that on her credit and this is their excuse for denying us? I’m fine with that but what truly makes me mad with them is the fact that on so many occasions they were supposed to call us and never did, not once. To me the fact that you can’t even call people you are doing business with when you say you are going to call them just shows you need to be in another business.

Canyon Park is a really nice community. I toured it yesterday and think I’m going to go back today to rent the 2 bedroom apartment. They have a washer and dryer in unit and a fire place! They’ve got all the amenities I need as well. Sauna, spa, basketball court, tanning bed, gym… so awesome!

Update on move out: went in with military orders that we would be moving out in March due to new duty station, lease didn’t end till April and was told that we would still have to pay for all of April rent even though we wouldn’t be living there anymore. We gave our notice in January even though by law under the Servicemembers Civil Relief Act we only had to give a 30 day notice since we had official orders. Though we were giving more than the 30 days notice I was told by the manager that its «federal law» and that there was nothing they could do about it and we would still be responsible for the April rent. I called BS on that statement but they said they had to run it through corporate anyway and they might or might not approve the move out so I played their game and decided to wait for corporates answer knowing that they would not deny a move out on military orders with more than a 2 month notice… come a few hours later and was told by the front office that it was approved with no fuss. Really! What did you expect??? Corporate obviously knows the law but its obvious that they’re not training their manager correctly otherwise she wouldn’t have given complete false info and she seemed so convinced that she was right… so anyway, military tenants make sure you are aware of your rights cause its obvious that the folks in the office have no clue…
As far as the deposit goes I did get some of it back and the amount was fair. No complaints there. Still two stars for their awesome maintenance guys.
