Okay so here’s the deal. This place is not as bad as it used to be. The new management is a major improvement from what I see so far, but the biggest down fall of this complex is the price you pay for what you are getting. I’m just a little annoyed that we pay a pretty hefty price tag for a 1 bed, one bath apartment and the countertops are the cheapest, flimsiest laminate material and we have very little storage space. Kinda cramped over here and I can’t afford the 2 bedroom apartments. We only stay here out of convenience, but seeing that things are getting better, we might actually enjoy living here. What?! As far as I know(I’ve been living here since 2011), there has NEVER been a service where people picked up the trash at your door. I remember my old neighbor telling me that they threatened to fine her if she didn’t start taking it out. When we first moved in, we would leave it outside for a little bit, but we never left it out overnight, and the former management asked us to not leave our trash out in the breezeway or by our door. They said we needed to throw them away in the proper receptacles immediately. If anyone took your trash, it must have been a nice neighbor. It was never a service… Just saying. Anyway, the new management has gone out of their way to help us and they’ve also done some less than savory things. Let’s go with the bad first: Some of the private residents that surround the complex are not good company. I see drug deals go down practically every day in our parking lot(no, I’m not exaggerating, I’m dead serious). There is a fence that they put up, but there is nothing that keeps them from walking onto the property. Yeah, the three speed bumps might keep cars from driving in and out, but it doesn’t keep those residents from walking onto the property to let their dogs take a big crap on the lawns here. I rented out the clubhouse for an event earlier this year. It was great and everyone had a good time; however, the management team did NOT block off other areas of the clubhouse that were accessible to our guests, like the gym or the bathroom. At the end of our event, we cleaned everything up and made sure it was ten times cleaner then how we found it(wasn’t that hard to do, since it was kind of dirty in some areas of the kitchen). We wiped the counter-tops, swept the floors, took out the trash, checked the bathrooms, and anything else you could possibly think of. At the end, we asked that we go over everything with the lady who was working at the office. She said that she was too busy and that it should be okay and said that we could leave. We were obviously hesitant and made it clear we wanted to have all our bases covered before leaving so there weren’t any surprises. But she said we could go and our family was also waiting for us, so we left. Well after 24 hours from when the party ended did I get an email saying that one of the toilets in the women’s restroom was broken/clogged and that they were expecting us to pay for the repairs and that more than likely we would not get our security deposit back. They didn’t state that this was them speculating the situation. They clearly stated that they were intending to make us pay for the problem. Little did I know at the time that they hadn’t even had maintenance take a look at the problem. Of course, I was a bit upset and wrote them back stating that we did everything to make sure we left things how we found them and that they should have taken extra precautions to block off the bathrooms. We saw quite a few people coming in and out of the gym and we even checked the bathrooms after we left to make sure nothing was wrong. Since the bathrooms weren’t blocked off there was no way to definitively prove that any of our guests could have done the damage and there is no telling of who came in and out of the building after we had left. This whole situation was stupid and wrong. Anyway, after all of this, they said that their maintenance team was able to solve the problem and that they were just going to shred the safety deposit since they didn’t need it. Just a stupid situation *rolls eyes* Okay, so time for the good: A few weeks ago, they hired some contractors to do some construction near our building. Unfortunately, one of our cars that we drove that day ran over a nail that they carelessly left in the middle of the parking lot. We had to pay out of pocket for a tire that was pretty expensive. I contacted the property manager, Elliot, to see if they could do anything to reimburse us. He said that he would make contact with the contractors and get back with me. It took several weeks, almost a month, to hear back, but we recently got our resolution, but it’s only verbal at this point. So I guess we’ll see… Maintenance works quickly. Food trucks come out on a biweekly basis. Overall, this place is not that bad. One thing I will say is that they really should bring out more food trucks. Puh-lease?

Since being sold and a new management company Greystar. I have experienced significant issues. I’m moving out after what I consider coercion in their offer for renewal. It was couched as — You can get a break on the price increase if you renew 90 days in advance of the renewal date, but if you wait, it will be a rent increase of 20%.
As soon as Greystar took over they kept the trash fee that previously was — We’ll pick it up at your door but stopped that service and threatened to bill people leaving trash out in the manner that was previously serviced by the fee. The safety officer, a policeman was priced out of the complex. Having a safety officer was a valuable benefit. I just heard that they are not reopening the hot tub. Some of you may not know that by having a hot tub, the season for the city of Raleigh permitting the adjacent pool is increased by 6 weeks. No hot tub, 6 weeks less pool season. The number of times we requested a meeting and they did not turn up, cancelled with short notice after we had changed our schedule was too many. I recommend looking elsewhere and with a local management company not a corporation.
