We have been with Mike and Amber for about 9 years or so. We live in San Diego and had two rental properties in Orange County. To say that they are honest, hardworking and professional is an understatement. They have been with us through ups and downs with these properties. You name it, we have experienced it — from problems with difficult tenants, vacancies, issues with the HOAs, repairs… Every single instance they outperformed their duties as a management company and went above and beyond. They do their homework, have great resources and do what they are supposed to do which is have our best interest at heart and earned our trust 100%. Living that far from the properties, we are grateful to have found them.
We recently had to put both of these properties for sale and were sold at top market value and as seamlessly as possible. One sold within a week of listing and the other took a little longer, but location was the issue. Our buyers were not easy people to deal with and Amber just has been right on the money with every issue that has come up. We are savvy investors and have bought and sold multiple properties over the last few years and can spot a good realtor. Mike and Amber again, outperformed our expectations as realtors as well.
So we HIGHLY recommend them for both sides of their services and we hope to be able to do business with them in the future. They are busy people, but when they are needed, we have found them to be responsive as the situation requires. I honestly can’t comprehend why they would have any negative feedback on this site, but I guess you find all sorts of people in this world…

Oh boy, this business owner’ reply to my initial review, she writes in the very manipulative way. Almost twisting the story upside down.
I am tired and sick of them.
Here is the summary and truth:
1. They are not prompt.
2. Their communication is horrible.
3 They cant do what they said would do right.
As I mentioned in previous review, they never got back to me quickly, their communication was simply horrible. Things did not get done for a month.
HOWEVER, As soon as I wrote one star Unilocal review, they got back to me at a lightning speed. (I am not exaggerating at all. Seriously, at a lightning speed. All my friends laugh about this, and tell me to write more Unilocal one star review to communicate them if anything is urgent lol)
We were able to get out from the contract with them. This is how it happened:
Our tenants moved in, and Mike sent us their questions to us. We replied back to Mike right away. Several days later, they had problem with hot water, so I contacted the tenants right away directly to the tenants just to make sure everything is ok. Water was fine. But they were mad, because they haven’t heard anything from Mike about the questions they asked and thought we are ignoring them. We told them to contact directly to us from there. Everything is going well since then.
Mike was very unhappy about us communicating to the tenants directly (he clearly worded it out in his email to me), and when I did not reply back to his email for 3 days, then, they sent us an amendment for terminating our agreement!!! (I simply did not check email for 3 days. I had been telling him to give me a call since i work from home so I am home all day everyday to answer phone.) Yet, I was soooooo happy. I could get out from the contract with them!
One more thing that I want to share: Not only their promptness and communication is horrible, DO NOT EVEN DREAM that they will do the jobs right. I asked them to do things and they did not do what they said would do for several occasions during less than 2 months short period.
This trend was unchanged until the very end.
As the very final step to end our relation with them, I asked Mike to send me a check and keys to my new address. He said he will do that the very next day… Check arrived. Not the keys. I had to follow up with him. He said he sent them. Weeks later, we found out he sent them to our old address…
Entire experience was just simply horrible and wasted a lot of my precious time and extra money.
Oh, watch out for signing the contract with them if you are still interested. There is a $ 200 cloud, Mike explained that that money is for small thing or urgent use, and it approved mike to use that much without contacting us. But he said he will let us know. Then I felt comfortable and singed. AND after he spent way over $ 200 without letting us know, he said, $ 200 on each item! This means they can spend $ 10K if each item used for cost $ 200 or less.

There seems to be a common element in the reviews of a lack of follow up with both potential tenants and current ones. I waited 5 days to only find out the property I was interested in has another application pending. Hmmm, was it pending 5 days ago? I don’t think I will ever know. They did ask to check their site for other properties. If this is how they respond before they have my money I don’t want to think about what it will be like after. Thanks but I’ll look elsewhere.

I leased a home through Martin Inv. Property for three years. Throughout the years anytime we asked for repairs it took weeks to get a response. If we did have a repair we paid $ 50.00 and the service tech would tell us how well we cared for the home. At renewal time I would start asking if there would be an increase in the rent 2 to 3 months in advance. I would have to send multiple emails via their website with no response. My lease expired on the 28^th of August, I wasn’t notified I was going to have an increase until August 8^th… this was after 4 requests starting in April. I moved out and returned keys and garage door opener on the 28^th. I had to wait until September 23^rd (legally it’s suppose to be 21 days) to get my security deposit back only to find out they charged me $ 400.00 (cleaning $ 75.00 wall repair $ 180.00 (a patch is $ 5.00), 2 mini blind slats $ 40.00 which were crap when we moved in (a box of these are less than $ 40), $ 49.68 microwave handle, $ 50 disposing a bunk bed a friend apparently didn’t pick up. The house was professionally cleaned and carpets shampooed as I knew, I knew from dealing with this company for 3 years Mike would not refund my security deposits… and he didn’t. Don’t waste your money renting from Martin Inv. Prop… there are other reputable companies out there where you’ll get communication, service and your money back.

One of the good decisions we made within the last 2 years was choosing Mike Martin to manage our property in Orange County. He handles everything smoothly; he is fair, and you would love to work with him. My both thumbs are up for him. Thank you Mike. Ramin n P

Amber and Mike are honest, hardworking and professional. I found them through Unilocal and called Mike within minutes of their closing time. He was more than accommodating, informative and kind.
My tenants were moving out of my rental property and I needed to hire a property manager to handle the repairs, cleaning and marketing of the property.
Mike’s vendors did an amazing job and made the place look fantastic.
I ultimately decided to sell the condo instead of renting it out again, and asked Amber to be my realtor. She is OUTSTANDING with communication! I felt like she was truly looking out for my best interests and had a good handle on the OC real estate market. She sold my condo quickly. We even closed escrow early! I couldn’t have asked for a better team. Mike and Amber Martin are absolutely THE BEST.

My first impression is not good. I called based on the 5 star reviews. Communication is of the utmost importance when involving managing someone’s property. I called and left a detailed message this morning, and at 5 pm, still no one has bothered to take a minute to respond or even acknowledge the call. First impressions matter as that’s all I have to go by as far as how they are when I need to reach them.
Update: I finally received a call around 6pm, (after I posted the review… coincidence?). I will add more stars if things go better… giving it a chance.
Update: I received another call today as I couldn’t talk last night. He was very nice, listened to our situation, offered to run comps, etc., and apologized for not bring in touch the day I called. Also, fee for listing rental and finding a tenant was more reasonable than others I called.

From the moment I met Mike at a unit touring, I knew right away that renting with his help would be the best bet! I’ve been renting from them for over a year and have nothing but positive things to say about Mike and his entire team. They are all the most pleasant, the most professional & most «user friendly» & efficient that I have ever rented from including 8 years at a Sequioa & my several years with The Irvine Company. Their online tenant portal makes everything from signing a lease, paying rent and submitting a maintenance request super easy and pain free!!! They also proudly support many charities including our military which I think is truly special. Mike has gone above and beyond several times to help me with various things and I couldn’t recommend Martin Investment Properties enough — in any capacity!!!

Can’t say enough about Mike and Amber! Extremely responsive, responsible and will save you from a whole lot of stress. They deliver excellent value for homeowners and will keep your tenants happy. When issues do arise, they provide options (with pricing) and execute quickly and as efficiently as possible. Because of that, I’m based out of the Bay Area, but rarely ever worry about my property in SoCal.

Mike and Amber of Martin Investment Properties are amazing. My roommates and I are enjoying renting our first home and we wouldn’t be there if it wasn’t for Mike’s promptness during the whole application process. We had our many questions answered in a timely manner and when we moved in, he was still in contact with us whenever we needed something. Since then, if there have been any problems at the house, communication with maintenance teams and us has been amazing, which we are truly thankful for. Everyone has been very professional and has gone above and beyond when fixing things/​follow up. We are very happy!
One of the things we love most is the tenant online portal, which we used for the application process, to pay rent each month, and to submit maintenance requests. Everything from the lease, to payment history, and any transactions are available to view when you log in.

Amber Martin is simply the best. I have been a tenant in one of MIP’s properties since February and I am very impressed with their customer service. Amber is an excellent communicator and is quick to respond to our queries and needs. She is also a great problem solver and goes above and beyond to help however she can. We hope to stay in property that they manage for a very long time!

I rented a property managed by Martin Investment Properties for 3.5 years. Mike and Amber were always helpful and very pleasant to deal with. Any property issues were resolved as quickly as possible. I highly recommend them as property managers that respect the property owners and tenants. I always found them to be fair and equitable. I recently moved out of state and I’ve not yet received my security deposit but I know that it will be processed soon and should reflect nothing more than minimal deductions since I did a property walk through with Mike.

As an agent who recently sold a (tenant occupied) property represented by Amber, I was impressed with how thorough her lease agreement & addendums were. The good condition of the property was a bonus as was her open and honest dealings with everyone involved in the transaction.

We hired Mike and Amber as both property managers and real estate agents to first rent our property and then eventually sell it. They are both very knowledgeable about the rental and real estate markets. Amber sold our house in 3 days!!! They are responsive, resourceful, and effective at what they do! Not to mention very nice people!!! Stop your search now and hire Mike and Amber. You will not be disappointed.

Amber is the consummate real estate professional. She was instrumental in advising us in the updates needed to optimize our house value to put it on the market. Her real estate knowledge and negotiation skills are second to none. She sold our house in two weeks!

Martin Investment Properties, better known as Mike and Amber are technically my landlords.
They are amazing. If you rent a property from them, their customer service is well above and beyond. They are responsive and engaged. They epitomize professionalism and efficiency.
Their service technicians are really good and really prompt. They were calling me almost as soon as I hit my submit key.
I like the online payment features, very handy for those of us that work and can’t get to the rental office. Even the rental process was streamlined. All docs are sent and signed via sophisticated Adobe technology that records your «electronic signature». Again, just a really nice feature, making the rental process as hassle free and expeditious as possible.
I am sorry I am not able to continue renting from Martin Investments, however be sure that the next time I need a place to land, I will check in with them first.
