James T. Kubeck Home Inspection

James is awesome. I was a little doubtful based on the reviews seen on Unilocal,but after talking to James on the phone, I decided to give him a go. He arrived right on time (actually earlier than the scheduled appointment) and did a very thorough inspection. His report is very clear and easy to understand. I recommend him.

We used him for a home inspection in a pinch because my normal inspector was out of town (we are real estate investors). I was thoroughly unimpressed with his knowledge and expertise. Every question we had he told us we would have to ask an expert. We had some basic questions about a tankless water heater and he told us to contact the manufacturer, even though he mentioned he went to one of their seminars. He didn’t take any window measurements to measure for code violations and was unwilling to go under the crawl space. There was a visible water spot that he didn’t spot and when I pointed it out to him, he said it was nothing as it was clearly old. I felt like he charged more than most inspectors but he is less curious and not as hard working as the others I have used in the past. He is a nice enough person but unfortunately, I can not recommend him and would never hire him again.

This guy has all of the credentials but none of the expertise. We used Kubeck for a home inspection a couple of weeks ago for a condo and were throughly unimpressed with his attention to detail and level of knowledge. He couldn’t even figure out how to operate the dishwasher! When we called him back to note the discrepancy, he increduously asked US to go check it out, just call him after, and he would amend the home inspection report! Needless to say, we made him go back out and test it himself but I was shocked at his lack of desire to make sure it actually did work properly (as opposed to some jerry-​rigged way.) I also had to point out to him that the shower head in the master bedroom could not be directed and we didn’t discover that the door to the master bedroom didn’t shut properly and had a hole (s?) that had been (poorly) plastered over and painted. I even had to ask him to he put pictures in the home inspection report! His response was, «Yeah, if you want them.» There is not much to inspect in a 2BR apartment-​convert condo but he still managed to do less than the minimum. CREIA master my butt!
