201 Marshall

The apartment is nice, but a lady at the management called Leia is not friendly. The carrier wanted to deliver package to me and they got my permission to leave the packages in the leasing room. However, the lady won’t take the package and even «threatened» me she is going to return every single package I got. I am sorry but there is an entire room full of packages stored for residents to pick up. I even have my other packages stored in that room for me to pick up after work.
I don’t know what miscommunication and unpleasant experience she had with the delivery man, it is just absurb for her to blame this on me and even threaten me. She said «she is too busy to let the delivery man in», but isnt this work what you are here for?
This is the worst experience I’ve ever received from a management staff in the leasing office. Her tone makes me feel like I work for her. I will definitely escalate this issue to the corporate.

We renewed our lease and are halfway through our second year. We still love it. Debbie, the new manager, is wonderful. She has the ability to cut through the bull to deal with the facts. She is honest. Some may not like her strong personality, but I think a strong personality is needed for her job. Brittney also is wonderful and very helpful. There are a few minor things I wish would be improved/​changed, but they are minor and I don’t let them bother me.

Currently working in san jose but with the rent going so high these days ive been forced to look in surrounding citys, anyone in my position can understand the stress involved in doing so. I stepped into 201 marshall last Monday and was greeted by an associate with the name of Leah Lipori. From the first greeting I was set at ease. She was so helpful and polite, and extremely knowledgeable with every question that I asked. From what I could expect from traffic, to local dinning, to the prices of competing properties. The list goes on and on. and wow what a gorgeous place to live. You cant find a comparable property in san jose for less then 4000+ a month. I will be moving here, thank you so much Leah, you made my experience just wonderful!

I have been looking for a new place for the last 3 months. I have visited and toured every community and apartment complex in the entire peninsula, and dealt with every leaser and apartment manager throughout. I have never come across a more organized, efficient, positively upbeat and spirited group then at 201 Marshall!
If you are looking for a community to call home that’s in a perfect location and has the most to offer, ask for Debbie at 201 Marshall. I have to say, she was a pure delight! She answered every question i had. She let me air out every concern with such patience and left me feeling more comfortable with the idea of living there than ANYWHERE else I have been!
I had a concern of the train being so close, but we went into the units closest to it and you could hardly notice when the train rolled by. She didn’t just address my concerns with words, we tried them out. I was blown away with the level of customer service I recieved. I felt so warm and welcomed the entire time. If you are searching for a place in the peninsula, I recommend at the highest level to do yourself a favor and at least come check this place out and have her show you around. You will walk away hoping to call this your new home in the bay area.

My close friend/​roommate and I are young professionals/​executives in leading technology firms in Silicon Valley. Both of us have visited or lived at most of the higher-​end rental properties across America including Los Angeles, San Diego, Orange County, Boston, San Francisco, and South Bay. 201 Marshall as is today, under the current management, leasing agents, and staff members is an amazing property to be living at. We have had nothing but positive experiences at 201 Marshall.
We have lived at 201 Marshall for nearly two years; we were one of the first residences right after its grand-​opening. The property is gorgeous, well maintained and the management team takes good care of their residents. Debbie and Brittney who manage the property are great– both are kind professionals and experts in client services /​property management; they care deeply about the residents and go far to ensure your needs are met to the highest standards.
The property has spacious parking and easily accessible elevators making it convenient to go back and forth between your apartment and your car.
The property has great amenities including a ²⁴⁄₇ fitness center, office center/​meeting conference room, a nicely decorated lobby, an elegant courtyard with fire place and bbq grills. The rooftop lounge is our favorite spot where you could access at your convenience (unless reserved), invite friends for celebrations, and enjoy a relaxing wine and dine from time to time.
The apartments are modern, spacious, clean and quiet. Both my friend and I are very sensitive to noise and were concerned given the close proximity to the train station. However, the construction management team has done a great job in sealing the windows. Not one night was spared in the past two years with sleep issues due to noise.
The residents are great, mostly young professionals working in the tech sector in the likes of Google, Facebook, Oracle.
Location is perfect too! Hop on the 101 freeway in minutes, get to SF or South Bay with ease. There are plenty of restaurants, shopping, grocery, etc. near by as well.
You won’t be disappointed should you choose to live here. More importantly, when you come back to this place you feel at home knowing that you are taken care of by professionals who apply the highest standards to ensure your time spent at 201 Marshall is most joyful and relaxing.

I’ve had a terrible experience getting a part of my security deposit refunded. It’s been 4 months and still have not received my check even though they claimed they mailed it. Also, they keeping accepting mail on my behalf even though I forwarded my address with USPS. This results with me having to stop-​in to pick up my mail/​packages.
They’ve had lots of turn over recently in their management office recently and really need to get their shit together.

The ramps that they’ve recently installed in the apartments are beyond absurd! They take up about ¼th of the living room space. I understand they screwed up the balcony entrance and had to become wheelchair compliant. What I don’t understand is why they chose this terrible approach, rather than installing a new balcony door. Is is worth the cost saving given that it completely ruins the apartment? Also, the city perhaps should have them install these when necessary, not for every tenant, regardless of whether they are in a wheelchair or not.
As others have mentioned, the train noise is there, and it’s not something you may get used to. Retrieving packages or getting someone into the building (Google Shopping, maid, etc.) is not easy when you’re not at home, because of the key fob requirement and the front desk being empty most of the time.
Debbie, the manager, is snotty. Britney is nice, but she answers to Debbie, thus only so much gets done.

I stayed here for a few months for work back in the Spring. It was an executive apartment with Oakwood. This is one of the better Oakwood offerings. I was in a A2 equivalent floor plan, unit 408. Nice modern unit furnished with ice machine in fridge, etc. Building residents pretty quiet, clean. Amenities in the area include a gym (Crunch), some high priced restaurants and supermarkets in walking distance. But there’s really nothing much else in the area — other than the jail right next door. Never been a problem, lots of cops to keep you company though, so make sure you stay in the speed limit and keep to traffic rules.
Hallways are clean and garbage room is kept clear and clean. Washroom is equipped with a exhaust fan that turns on based on motion and stays on for quite some time, and cannot be turned off manually. Very annoying if you don’t like noise.
Very limited amenities in the actual building. The in-​house gym is pretty much useless — only good for cardio. Good thing there is a Crunch gym in the area.
There is a electronic box for packages. No concierge/​security.
Train noise: my unit faced away from the tracks but I could still hear it in the early mornings. It is very noticeable but not a huge problem. In my opinion, it gets 3 stars because of close proximity to the train noise. There are other better places to stay at if you prefer to be away from the train noise. For the price, I would not stay here if I was living in the Bay area permanently. If you are here permanently, find somewhere quieter.
Driving commute to Palo Alto — still took about 30 minutes — the highway and the Embacadero takes about the same time during rush hour.
Btw: For out of towners, rent in the whole Bay area is really expensive. Be prepared for a sticker shock.

Apartment is great, both the room and the public space. Like the urban and modern atmosphere here. Great location of course.
Although, I would wish to have a better customer experience from the staff. The new girl Britney had been super nice and helpful on lots of things. However, the manager Debbie, well, I just want to say, be polite or welcoming would not hurt of cost you anything.
If the management team would notice or care, pls talk to Debbie about her attitude… If we all know about the property well enough or familiar with all the move in stuff, we would not need you to be there at all.
FOUR star for the apt, TWO star for the customer experience

Someone messed up bad with this building. They were out of compliance with their balcony spaces and needed to install giant rubber pads in everyone’s living space to meet regulations. After adding the pad the balcony was too high for the railing that was installed so they also added on a hideous metal rail extension to the balcony. The pad is almost laughable it’s so bad. My unit has an 11’x11’ bedroom and the pad takes up 7’x7’! Check the rates for a 1 bedroom and see if you’d be comfortable paying that while only having 4’x4’ of useable space in that bedroom. Additionally, this solution completely blocks off the available balcony storage space rendering it useless. Ridiculous. Stay away from this place unless they’ve come up with a reasonable solution by the time you’re looking.

Unbelievable! The building is not compliant. Therefore the management sent a crew and installed an ugly 6by7 feet ramp in the living room. All our furniture is now pretty much useless. When the residents went to complain the new manager started complaining about how this is not her fault & hard on her. We understand but what about the inconvenience to residents? We spend an hour cleaning up the apartment. The crew left the apartment dirty! Also, we’ve never seen this before in any of the new apartment communities we have lived in prior to moving here. We think the issue is that the management is in-​experienced even though they are friendly. So, a lot of decisions they make are not thought through. We are getting out the first chance we get and will not be renewing our lease.

201 Marshall is a great place to live. It’s right on the CalTrain line for easy access to the City. Close to awesome food and entertainment. Bonus great coffee any direction you walk.
One word of caution — 201 is adjacent to CalTrain. I wasn’t sure I could sleep through the train noise. Within a few weeks I was sleeping through the night with no problem, but do consider this before moving in.
We renewed our lease!

My wife and I have lived in 201 Marshall for about 10 months and have had a great experience.
Before we moved, I took a ‘hard hat tour’ last year with Raj, discussed layouts of the live/​work space, he sent us detailed images and continued to answer our questions through email and phone almost 6 months before we moved in September 2014. The building is modern contemporary, has fire features with 2 outdoor areas within the building to BBQ or have small gatherings with a view. We use them often when friends visit. It’s easy to recycle, use the gym, collect packages from the self service kiosk and easily access the parking garage.
Once we arrived all our paperwork and questions were fielded through Sahar, the business manager of 201 Marshall. I was impressed with her response time to my emails, welcoming energy and thorough explanations of our lease. I see her in the office when I walk by and both her presentation and work ethic are on point. She helps me frequently and I’ve had nothing but a positive experience working with her.
The best part about 201 Marshall is the walk score, community, farmers market, the detailed information available from the city on plans for growth, the events on the square and of course the weather. The restaurants around us our great and I’m looking forward to more retail businesses in the future.
The one drawback is the Caltrain horn. It can be loud. Both my wife and I bought Dohm sound machines for both sides of our bed and now we sleep fine.

If you need a place in Redwood City, go see Sahaar. She’s been extraordinarily helpful and friendly, both before we signed and after. From restaurant recommendations to maintenance requests, she has been nothing but responsive, direct, and cheerful.
The community is small business friendly, located a two minute walk from Caltrain (if you’re sleepy), and has beautiful outdoor spaces. Coming from San Francisco, it’s a wonderful respite from the bustling city.
We are very happy (and lucky) to have settled here. If there is an open space, which is rare these days, don’t wait until it is gone!

Management (Sahar and Raj) is awful and not responsive. This new building has flooded three times and they did not cover the damage caused by the flooding, requiring residents to use their renters insurance, deductible and causing renters insurance to increase. The AC stopped working on a friday and they stated that they could not come and assess it until Tuesday. The apartment reached 97 degrees. The rent year over year has increased double digits and the parking has increased nearly 25 percent. The location is great, the units are decent, but the management is awful.

Atrocious management. New construction, which is nice, but floor plans make no sense (Kitchen takes up half of the common area of a 1br!). Noise from the train is wise than expected. And despite this, we were facing a rent increase of $ 400 (15%).

Tiny, odd shaped layouts. Property managers have good intentions but aren’t very good at their jobs. They do not have the resident in mind and are very inflexible with their rules. I have numerous examples in mind, but to name a few: they offer to let in housekeepers /​deliveries, but are not around during office hours to actually let them in. They accept packages but fail to notify you when they have arrived. There are a lot of new full-​service apt complexes coming up around downtown Redwood City that would be worth considering over this one. They do have a good location, right across the street from the caltrain station, but be aware the train is very loud and wakes you up in the early hours.

Pros:
Nice amenities. The roof deck and and the courtyard are nice.
Units are new.
The office people are generally nice.
Cons:
VERY expensive — paying $ 2500 for a studio — in Redwood City! And on top of the ridiculous rent, you pay another $ 160/​month for water, sewer, garbage and then you pay for parking.
«Trash valet» (I am not kidding) — you can leave your trash outside your door and the «trash valet» will pick it up. Nevermind that there’s a recycling /​trash room 100 feet away. People leave their trash in the hall all the time.
The train is REALLY loud. I am on the other side of the building and it’s deafening. Forget about sleeping after 5 on weekdays.
The units are cheaply built — I can hear the neighbors thumping around upstairs.
The hot and cold water is always lukewarm.
They’ve been having a lot of maintenance issues (water mains breaking) which causes water shutdowns.
It’s right next door to the jail, you can hear the prisoners yelling during their break time (usually about 10pm)
The units are small and stuffy.
It’s not worth the price.

Prospective Resident Experience Only:
I took a look at 201 Marshall with the property manager, Sahar. She was extremely down-​to-​earth and helpful. She was completely honest about the pros and cons of every aspect of 201 Marshall and Redwood City. She’s extremely knowledgable about Redwood City. Even though I worked in Redwood City for a month, she still taught me a lot about the city.
201 Marshall is absolutely beautiful and I highly recommend it. In regards to exterior, interior, and amenities, 201 Marshall was my first choice. It’s top of the line in the Bay. It has beautiful terraces with trees and plants, an extremely clean exterior, wonderful hardwood floors, and excellent kitchens. The only reason I didn’t take it is because the 45 minute commute to my job will be too much for me.
