Republic Title

I highly recommend against conducting business with this firm and specifically the Rockwall, Texas office managed by Cookie Ray.
I had just completed my close of escrow on my property and was notified by Ms. Ray that there was a outstanding Lien owed in excess of $ 5000.00 on the property. Subsequently, proceeds from the sale of my property were distributed to me minus the amount stated the lien was for.
Republic title executed a «retainer surplus» as it were in the amount of the what they believe the fees were owed per their negligent investigation. This type of action is not at all uncommon if it is in fact accurate.
However, in my case their actions were not accurate. They were in fact, incomplete, negligent, unprofessional and irresponsible.
In my case, there was a lien on the property. However, the lien was paid months before close of escrow and all debts satisfied. I provided receipts of the payments that detailed of this information being correct.
Equally, I placed the escrow company in contact with the lie holders who also verified verbally and officially via documents this information.
Republic Title upon receipt of this information still refused to issue the funds that were due to me.
I communicated my concern and dissatisfaction to the corporate office located in Plano. I spoke with Linda Pospisil executive Vice President who again upon receipt of this information also refused to distribute funds that were owed to me as she indicated Republic Title would not disburse my funds due to unsatisfactory evidence of funds paid on the lien.
Yet, the HOA, the attorney filing the lien as well I, provided all receipts, official documents all on company letters head and as previously mentioned verbal verification.
These acts are against the law and represent poor business practices. Equally, the time I spent researching their mistakes and negligence was not acknowledged.
Do not do business with this organization!!!

Closed on my first condo here today. The staff is super friendly and knowledgeable. The facility is well kept and very clean. Th process took about 45 minutes with me asking tons of questions. Katherine was able to answer all of my questions. Overall a very positive experience with this title company.
