2 reasons for my review: 1) refinance through this branch working with the Branch Manager was a failure. More later. 2) removing PMI is expensive and a difficult, long process. I’ve had nothing but trouble and long waits/​hold time on their call center. I’ve had this loan since end of 2012. I was just told to have it removed, I’ll have to have another appraisal done through them at an «estimated» cost of $ 355. Although they wont know the real cost until later. They couldn’t tell me how long this process would take. I sent the request to start the process over a month ago and just got notice on this next step today. There is no guarantee the $ 355 will remove PMI any time soon and in the meantime I would just have to pay both appraisal and PMI until this is all done. In the meantime, prices for my neighborhood have gone up 30% since I opened the loan. This gives me no faith LHFS knows anything about home values.
Back to reason #1, I refinanced with them 3 years ago. It went fine with exception to a lot of confusion and back and forth with this Branch Manager to push to ensure it got closed timely. Several months later, rates dropped and home value increased so a 2^nd refinance was attempted again with the Branch Manager. We didn’t hear from her after signing some papers to get the rate locked in and when trying to get in touch was given to another representative at the office instead. The lock on the rate expired and they were unable to renew at the same interest. Instead they tried to refinance us at a higher interest rate than we had and tried to tell us it would save us money?! I also have no faith LHFS is good at math. I list this review as a warning to ensure you make sure to push to have it done on-​time. We tried, but it wasn’t enough. Also, make sure you double check the math before signing any docs :)

I’ve been told this particular person only works for this company so I don’t have any direct dealings with this person however the company was still a major headache to deal with.
If this person works there I highly suggest not using their name as the title for your Unilocal.
Double check this company before using them.
