My husband and I rented an amazing place in downtown Sacramento through Mark III a while back. The touring and application process was great, we were working with Lori Sanchez and she was fantastic! She was very knowledgeable about the location, and she made the whole process so easy and efficient (especially since trying to find a place in downtown or midtown is normally such a pain!).
We’ve had very few occasions for service calls, but Lori and Mark III were always very prompt and helpful in taking care of any issues. They’ve always treated us like actual people that they care about, which anyone who has ever rented knows is not always the case with property managers. It’s nice to know that they truly care about their tenants happiness!
Recently we had some family trouble and I needed to switch my portion of the lease over to a couple of new tenants. Lori assisted and made it such a painless process! I’m so grateful to her and the company for how they manage their rentals. And from what I’ve seen, they always have really neat properties available which doesn’t hurt.

After reading mostly horrific reviews of Mark III Management, I immediately cancelled my intial viewing of a home in Carmichael wanting to avoid a potential headache in dealing with the company. However, after driving by the home and viewing the neighborhood I decided it was worth a look. Needless to say, I fell in love with the house and decided to take a leap of faith on the company. Britt Vance was the property manager I dealt with throughout the process. She has been professional, punctual and attentive. I have nothing but good things to say about how she has handled our process. I moved in July 31. Britt Vance has been kind, considerate and treated me with the upmost respect. I feel confident that we will be taken care of based on how well Britt Vance has managed our situation thus far. She helped us to move in a day earlier than expected, followed up with me regarding pending household repairs and has been courteous in accomodating my requests. So far so good…

I Rented from MARK Three Management from ⁰⁷⁄₁₉₉₉ .All those years I took care of ALL PAINTing… because at that time I smoked and they wouldnt paint… all eletricall, carpet was OLD/​WORN when I moved in… I put in cheap new, on me for LR… Anytime I asked for anything to get done, the OWNER… always said «I“ll have to raise «YOUR RENT»…Finally just moved… Upon Exite… I OWE MARK THREE $ 25.00, I get it… buttttt…I WOULD NEVER ALLOW these people to MANAGE my PROPERTY unless I wanted my property to go to the DUMPS… Owner of this property, redid outside (cosmetic) before she did anything inside… THIS PLACE SHOULD BE FAULTED FOR CODE VIOLATIONS BUT… HAD Property inspected by STATE LAST YEAR AND THEY ENTIRELY WENT BY MY PLACE. THIS MANAGEMENT SHOULD BE ASHAMED OF THEMSELVES !!! GLad to be GONE. YES I LEFT STUFF when I moved

Renting the clubhouse at 9145 Newhall Dr is ridiculous. Their office is located in one area in Arden area. The other location is located off of El Camino and that is the location where you have to turn in your club house rental Request. It is ridiculous when the hours of operation is not open and more convenient for residents who work an 8 hour shift job while they are also working in our shift job. Do not rent from this management company. They should be named something else than management. What’s the point of managing rental location when you make it so inconvenient for your consumers. All they care about is taking money from people. HOA does nothing impactful.

I had no real complaints upon renting from this company until time of move out. Apparently they take advantage of withholding deposits for cleaning which is not appropriate. California State guidelines for rental properties states you are to return the apartment in the condition ar the time of move in. They cannot withhold costs for cleaning if you returned the apartment back in the same condition.
Furthermore, they will ignore you when you dispute and not even reimburse you the additional momey they owe you once they produce the reciept of the costs.
Apparently you need to take video and pictures at the time of renting so at the end when they treat you unfairly in the end, you will have proof to argue against the company. Also keep a detailed initial check list of all the issues in the apartment.
As always protect yourself and protect your rights.

This is another update from my previous complaints. We have moved from the Large Oak Court address and I would highly suggest you research Mark III before you ever rent from them. They don’t care about the Owners properties and maintaining them and after 4 yrs of pleading for maintenance repairs, we moved on the basis of being Evicted for withholding 1 month of rent, for repairs. Was then served with the Eviction.
There is Litigation happening soon with this and our family is going to fight them, if it takes our very last breaths. I have NEVER had an Eviction in my life and I’ve been renting or owning for 27 years! We are a disabled family and were thrown out, without cause and Mark III refused to speak with us and hung up on us, as their Tenants.
Brittney is a horrible Property Manager and screams and yells at you, hangs up on you, threatens you and the Owner Gary McGraw is no better. Be forewarned, when they don’t like you, they will do what they want to and can do to get you out, even if it means lying to the Courts and Evicting those that do NOT deserve it.
I’m a good person, put 25 years of work in and retiring after 25 years of working, as an Investigator for the US Dept of Justice. We have developed health issues, stress issues and are going to fight this with a counter suit, even if it takes my last breath.
Thank you for reading my review. I’ve shared all the negative reports on Unilocal to my FB page to make awareness of Mark III’s illegal actions. Good luck to you all, if your residing in one of their dwellings. They have already been caught in lies with many Witnesses in the room. Our new home is beautiful and we now have a Landlord who appreciates us as good Tenants and knows all about Mark III.

Mark III Management treats its tenants like human beings and not account numbers. I appreciate that.
I rented a midtown Sacramento apartment from Mark III for roughly a year and a half, only to move because I got a new job out of the area. Had I not gotten that job, I’d still be living there.
Gene, the property manager, is a nice and accommodating individual who is very much tenant-​oriented. When problems arose (my stove’s rangetop went out), he had the handyman come out without issue and was good to answer any questions or concerns I had while a tenant.
I’d recommend Mark III Management to others looking for responsible and courteous landlords.

The difficulty with Unilocal is only 5% of people who have good experiences Unilocal it, but 40% of people who have bad experiences do… I rented a duplex in Mid-​Town from Lori from Mark III in Dec of 2013. She was incredibly helpful and talked with the landlord to help get me in quickly., Although there were a few plumbing issues when I moved in, they weren’t obvious until you lived there and were taken care of immediately despite the fact that they were fairly expensive for the owner. I asked to renew for another year and got the paperwork quickly (with no increase in Rent I might add). After 18 months an A+

(SLUM LORDS) I will give Mark 3, 0 stars… I’ve had to fight with them about fixing everything in the home. If there were anything needed to be done, I had to call them more than three times. For an example, during the rainy season the roof was leaking in multiple places, it took Mark 3, 2 month to come out to fix my leaking roof. I had to hold my rent for them to send someone out. The company that they sent out broke my neighbors fence and left all the roofing laying all over the yard. Thats for another story. The home was on the brink of just falling apart. The sewage in that home kept backing up into the tub. The toilet kept over flowing. They will send a cheap plumber or they were cheaply paid out which will try to temporary fix things. Everyone of there contractors that they sent made compliments on the home looking a little better than before because it was trashed and fleas infested. The home has a spider infestion in the backyard. My children could not play in the backyard due to this. Mark 3 did not make me aware of this prior to me renting but I’m pretty sure they knew about it. When moving out their charges came up to about 1000. They tried to fix up there home with my money. It was an hell hole of a home, with lots of promises to fix up the home. I would not recommend Mark 3 to anyone. There Slum lords. So I would suggest you be very cautious when working with them.

I would give Mark III Management 0 stars if I could. After reading E.C.‘s glowing review about Gene, I was very excited since he would be the one to show me a 1 Bedroom on I street.
I heard about the 1 bedroom through
, where the one bedroom was listed at $ 695 plus. Over the phone, I confirmed with Gene about the pricing and he stated that it would be $ 700. I remembered that part very clearly and was excited since $ 700 was a great price for a 1 bedroom in Midtown.
Upon arriving at the apartment complex, there were inches of leaves covering the whole entryway. I didn’t want to dirty my shoes so I tip-​toed into the complex. I noticed that one of the doors in the apartment complex had been broken down before (evidenced by the HUGE chips/​cracks in the door) which raised red flags. When Gene came and showed me the unit, I was shocked by how run down and dirty the inside of the apartment was. It felt gloomy and looked filthy. Gene said cleaners and painters were going to work on this unit soon. Judging by how dirty the unit looked, it DOES NOT look like something a simple cleaning job/​paint job can fix. It needed a full make-​over (especially replacing the old smelly cabinets and complete carpet replacement). The carpet looked as if dogs have peed on it a lot in the past.
When I clarified with him about the price, he stated that the unit is $ 765. He claimed that the $ 700 he told me about over the phone was for deposit. Apparently there was «miscommunication» over the phone but I know clearly what I heard. It felt very deceitful that he said $ 700 over the phone. It certainly was NOT worth $ 700 let alone $ 765 for this unit that looked so dirty and did NOT feel safe! He claimed that the neighborhood is very safe, but I do not feel I could take him for his word since I saw the damage on one of the doors, which was solid evidence to me that someone tried to burglarize the place in the past.
ALSO: I noted that another 1 bedroom right across the street was priced at $ 695.that seems like the right market value for a 1 bedroom, especially one that is in such terrible condition as the one Gene showed me.
Stars were deleted based on deceitful communication with Gene, the lack of care for the apartment complex (leaves all over the walkway), irreversible damage of carpet that needs MORE than cleaning, door that has been broken down in the past, etc.
I’m staying AWAY from Mark III Management.
Also note one of the pictures that another person has posted for Mark III… I’m not surprised they do not clean their laundry rooms. They cannot even clean their apartment entryway (just LEAVES for pete’s sake) before showing a potential tenant the unit! That’s just filthy and unprofessional.

My husband and I just completed renting (hopefully) our last home ever. Unfortunately our last renting experience did not end well, not because of Mark III, but because of Landlords whom are the owners of the properties on Leafwood drive. We moved into our duplex on Leafwood drive at the beginning of December and moved out the middle of May because we purchased a duplex. We also own another renal property so we are both well versed on landlord and tenant rights. From Maintenance issues, to deposits… we had problems with the landlords.
Although the Landords use Mark III, they are highly involved with their units. They choose to use a month to month lease, which was great for us, as we were looking to buy while living there.
A week after we moved in we noticed that there is absolutely no isolation in the house and we noticed the hot water heater was leaking in the garage. It looked like it had been leaking for a long time, as the wood unit it’s on is rotting from the water. We called Mark III and put maintenance requests in. It took nearly a month to get someone in regarding the terrible insolation. The person who came noticed that there was no weather stripping around the back door, thus one of the reasons why our house was never warm even though our bill was incredibly high. They put a new door in.
Well over a month after the maintenance request for the hot water heater. On a Sunday morning, the landlords knocked on our door and asked to see the hot water heater. Wow, very unprofessional… the landlord looked in the garage, decided that yes in fact there was some sort of issue, then they left and it was NEVER fixed, although they sent letters out to everyone regarding «water usage» and to be cognizant of our usage due to increased rates, though they didn’t care enough to fix their leaking water heater, which filled a bucket everyday that my husband emptied every day. They should have paid US to take care of their outdated, poorly insulated, house.
Then it got a little warm and the upstairs got BLAZING hot! We were warned by the neighbors, and didn’t believe them until we felt it ourselves. It was horrible. So we decided to more urgently look for a house of our own, as neither of us wanted to continue to take care of the water heater, and deal with the uncomfortable hotness upstairs. We gave our 30 days notice and things went from «we want to get out of here very soon» to «we want out now!»
the day after we gave our 30 days, the down stairs bathroom sink broke. the pipe completely rusted out so when we turned the sink on, water would gush out the bottom. we put a maintenance request in and my husband called the landlord. I heard the conversation. My husband said «this is not an emergency that needs to be taken care of now, but in the next few days.» Almost two weeks went by and nothing. So, I sent an email to Mark III, whom then forwarded on to the landlord. Well, that got her attention and she left me a rude VM and email. she stated that she would have a plumber come over on Saturday. on that Saturday, the landlord came over with the plumber, she was incredibly formal and a bit rude. She introduced me to him and then stood outside with her hands crossed over her chest. The plumber fixed the bathroom in about 5 minutes and then he had a look at the water heater. He said «wow, looks like this has been going on for a long time!» way to state the obvious dude! and then he left.
We cleaned the house. We were only there for 5 months. We have no animals or kids and the place was not 100% clean when we got it. There was dust and cobwebs, the downstairs bathroom door looked like a dog had chewed the bottom of the door and everything was very old. I will admit that we did not clean the inside of the oven or the fireplace, besides that the house was clean when we moved out.
So after 21 days went and gone and we still did not have our deposit back my husband called Mark III. Gene, whom was great to deal with said that he had been waiting for the landlords to get him the information, but they had been very «hard» on us, and there were a lot of deductions that he did not necessarily agree with. He scanned and sent over the invoices from the landlords and we both looked and laughed. They claimed that EVERY lightbuld in the house was blown and they had to get contractors to come in and replace them. They charged for sweeping the garage and when we saw the pictures, there were about 10 leafs on the ground. It was ridiculous. The deposit was 13 045 and they were only giving us back around 650. Even in college I have always received my full deposit back!

Decided to update this review since we decided not to move! From the other reviews it seems as if they are written based on other properties that are managed by other landlords. This review is for Gene our landlord who has been great to us for the last year+. Since my last review our apartments have undergone exterior renovations and some interior fixes… plus side we now have dulled paned windows! New doors have been installed as well as new blinds, outside of the apts have been painted! Downside of this renovation– it has taken a while to complete these renovations which at times causes noise from the workers but Gene tries to keep his residents up to date on what is going on. This review if based in my experience so I Hope this helps!

If I could give her no stars, I really would.
Lori was managing our property back when she was in capitol management and she was fine, she came to Mark III and reached out to us and we left capitol and came to her. At first everything was fine, but all of a sudden Lori took a turn for the worse. She is inaccessible, acts with ego and attitude like she is giving us business, As I write this, I am getting ready to fire her.
If you want to be involved in your property, I wouldn’t go to Lori or Mark III. Save your money and go somewhere else.

Wish I could do no stars. They are complete assholes. Especially Lori. If you can find another place you should unless you want to be treated with no respect.

I was using Mark III for managing one of my properties for several years. Although they do the job I would consistently see all types of costs here and there and frequent turn over of tenants. I also saw some accounting irregularities and lack of proper response from property manager.
To sum it up, I fired them and managed the property myself. The result was significant increase in income and reduction in costs and very little headache.
I don’t trust them and don’t recommend them to manage your income property.

Another instance where I wish there was a ½ or no star option.
Mark III Management Co. Oh where do I begin with these slum lords?
We were tenants a few years ago on a property downtown. We had lived there several years, well beyond our lease. This was, by far, the worst experience I have ever had with a property management company. In response to the ‘security deposit’ We were not only over the top in our cleaning of an apartment we had lived in for almost 9 years, we even shampoo’ed the rugs, patched the walls of nail holes, cleaned the light fixtures, etc. We went over the top — only to be told that we would not get any of our deposit back, but that on top of that we owed THEM MONEY. After months of back and forth, creditors, collections, etc. We finally got the marks removed from our credit report (they were breaking several rules by the Fair Employment and Housing guidelines) with their shady billing practices.
Bottom line, you cannot trust them, or believe them. Get a lawyer if you are moving out.

At first our experience with Mark III wasn’t so hot. Our property manager named Alan was the opposite of what you would hope for in a property manager. Somewhere along the way though he either got fired or quit, and our new property manager became Derek.
Derek was a pleasure — he is a real people person. Cherry on the cake was he gave us our full deposit back which to me always seals the deal on whether I am happy with a manager or not.
Derek gets 5 stars — Mark III loses a star for the first manager.

I was briefly a tenant of Mark III before the house I was living in was sold and the new owner decided to manage it himself.
I’m ashamed to say I was young and stupid when I rented from them. Steve made my roommate and I sign the walk-​through inspection before we had actually walked through and told us we could submit a form with corrections that would be filed with our lease up to 10 days after we moved in.
Once we moved in, I noticed things I’d signed off on that weren’t true. There were some holes in the walls, rips in the curtains, the filter for the central heat and air was old and filthy (he specifically told me he’d changed it himself a week before), etc. They were all very minor things, but I still wanted them noted as damage that was done before I moved in. I faxed the form I was given to Mark III, then called a few minutes later to make sure they got it and was told it was already filed with my lease.
When we moved out, our file had been given to a new management company, Laughton Properties. I did a final inspection with one of their agents and pointed out the damage that should have been noted in the form I’d faxed to Mark III. Big surprise, the form never made it into my file. Luckily, the Laughton agent was reasonable and only knocked off $ 20 for some nail holes in the walls.
We then received an incorrect security deposit refund and when I called to figure out why, I found out that after we’d signed the lease and paid the deposit, Steve had gone back, scratched out the amount we signed for as having paid as a deposit, written in a lesser amount, and forged my initials. Not cool. Luckily, Laughton worked with us and gave us our correct deposit refund.
Personality-​wise, I find Steve to be extremely fake and manipulative, like a used car salesman stereotype. He’s obnoxious and I did not enjoy working with him at all.
Since then, I have seen adorable apartments that I would have loved to move in to but lost interest the moment I saw that Mark III managed them. They’re the Nigerian scam equivalent of a rental company, my best advice is to avoid working with them.
