Where to start? Shady is one of the best ways to describe these folks. Regardless of how well you clean, how well you have maintained the property even with documentation of your cleaning services rendered, you will struggle to get your deposit back. This would explain why a property owners gave them a 4 star rating. *cough* (self review). Their vendors are technically not employees but sac delta is their only client. Denice has the worst customer service ever. Please take mine and the reviews before me to heart. Go another rout if you can. They are 1 star for a reason.

I am very impressed with Delta. They have a very professional outfit, with nice offices and friendly competent staff. They have quite a team, I was impressed with how many staff they have. I talked to more than a few of their staff while I was looking for a home to rent. Every person I talked to on their staff was highly motivated to help me and knew exactly what to do for each step of the house search/​leasing process. I seriously didn’t have to hardly expend any energy because they totally took care of me. They found me a house that was so much better than what I was finding on my own.
I was having a very terrible time trying to rent a house using Zillow; there were always a ton of people at every open house and the owner/​manager landlords were all difficult. Most owner/​landlords only wanted to rent to me until they could sell for a profit. I didn’t want to have an at-​will rental agreement with a direct landlord terminated out of the blue, and then have to end up moving all my stuff to a new house in a year or less.
Delta is so much better than using Zillow and/​or dealing with a landlord directly. They manage many quality homes that are owned by serious real estate investor/​owners who won’t terminate your lease on a whim. Delta manages homes that never make it to Zillow because they are too nice. Delta set me up with a rental in a house that was much nicer than I would have found on Zillow. My rental is a nice well outfitted house in a very good neighborhood and it has a very reasonable rental price.
I would honestly ignore any poor reviews Delta may have received from difficult clients. Many renters and prospective clients have unreasonable demands or they cause problems that managers like Delta have to help resolve; so, I wouldn’t judge Delta based on poor reviews from those individuals.
Delta is extremely organized and renting through them is seriously 1000 times better than dealing directly with landlord/​owner. Just see what they line up for you and I bet you will be very happy.

WORST CUSTOMER SERVICE AND EXTREMELY SHADY! We were excellent renters at the property we rented from Denice Schellinger. I should have known she would be horrible when she repeatedly took longer than acceptable to return phone calls, and never followed up in regards to repairs we cited during our initial walk-​through. My husband and I ended up repairing a cabinet door and an entire section of the fence out of the goodness of our heart. We took photos of all the holes in the walls (from pictures or wall hangings) when we moved in, as well as photos of the averagely clean carpet and floors. When we moved out, we couldn’t schedule a walk-​through with Denice because I went into labor with our first child. Out of our $ 1600 deposit, we only received $ 700 back. We attempted to talk to Denice about it and she would only discuss over email. She responds to our emails about a week later each time. We had the carpets and house professionally cleaned and provided her with the proof, yet she charged us for carpet cleaning and house cleaning. We took the smoke detectors down to replace batteries and didn’t have time to put them back on the walls due to my labor beginning. She charged us to purchase all new smoke detectors, even though the smoke detectors were left in the house. She provided us with a move-​out checklist which we complied with. The checklist stated that we should NOT fill hold in the walls, so we didn’t. Denice took $ 180 from our deposit for filling holes and painting. She tried to charge us to repaint the entire house, but said she didn’t have enough time. We asked her for explanations to why we are being charged and she became very hostile. She has not answered any of our specific questions for charges, she just keeps dodging them. We have been dealing with this for 2 months now and she still can’t give us straight answers to why we are being charged for something her company told us not to do (fill holes in walls), and why we are charged to buy all new smoke detectors when they were left in the house. DO NOT TRUST THIS AGENT! Denice, and her receptionist Penny, will be rude to you on the phone and take advantage of you any way they can when you move out. THIS IS THE WORST PROPERTY MANAGEMENT COMPANY I’VE EVER DEALT WITH! AVOID AT ALL COSTS!

From a property owner’s perspective, they have done an excellent job.

I rented from this company for just under 2 years. The woman I first dealt with was professional but she was replaced with man that was disrespectful, very unprofessional and just plain rude. Every interaction we had was unpleasant and felt very condescending. We left the house cleaner than we moved into and was still was charged crazy fees on move out. I have nothing good to say about this place.

There was no option for no stars. I called to schedule a viewing with one of their agents on a property i saw online. Never recieved a call back. I then called the office to see if possibly the rental property was not available anymore. I spoke with the receptionist, Mindy who was extremely snarky and kept talking over me. She informed me that I needed to fill out an application and pay the fee before even looking at the property. Ithought that was odd but continued the conversation. When I conveyed how shocked I was with their customer service she then just hung up on me. If this is any reflection on what kind of businees they do I would stear VERY clear from this business. Just awful!

I have been extremely pleased with the service that Sacramento Delta has handle my rentals. They manage 4 of our properties.

Without going into detail. I concur with the majority of negative reviews on here for this company. I wish I would have looked at reviews before moving into one of their properties 3 years ago. Property was great, management service was not. From poor follow up to charges and deductions from security deposit as listed on other reviews. Be sure that you really like the property, enough to deal with negative review items seen on here. If not, quickly by pass any property listed to rent from this company. Not a great experience in dealing with them and glad to be out of their property and dealings with them.

If i could give these ppl one star i would. biggest rip off, seriously you dnt want to rent from these people. garbage homes, garbage property managers, garbage treatment! oh and make sure if you do rent, you make sure you mark down ANY petty thing that could be damaged in the home, because these people are as petty as can be. They WILL fix up the home at YOUR expense ! BEWARE!!!

Desiree W. is the best property manager ever! As a homeowner she takes great care of my property and my property is always rented. She takes care of the tenants as well. I used Home Pointe a few years ago and a total nightmare is an understatement. You should look no further and work with this company. Ask for Desiree, she is just great.

I have been in my current property for 4 years and hoping to continue to stay. My property manager now, Lyn, and her assistant, Janeth, are much more responsive to my needs in a timely manner. My hope is this will continue. We have had problems in the past with getting things addressed but it appears to be changing for the good. Great Job Sac Delta.

Stop! Do NOT rent from these people! I would give 0 stars if possible for their review. I am a current tenant. I signed a lease that specifies non-​smoking. Upon move in I smelled something «funny» I then began to notice black specks on walls and flooring. As it turns out, it was from cigarettes. The entire house reeks from cigarette smoke. I scrubbed all walls and floors with a chemical eraser. I put baking soda on all carpets. I used every smoke elimination technique I could find. Except for painting, A renter should not have to pay for a house to be painted to cover the smoke smell. The property manager refuses to tell the owner about the smoke smell. Not only am I bothered by the smell, my family is contacting 3^rd hand smoke due to Sac Delta Property Management’s dishonest business practices.

Bad service. I would NOT recommend this company as a renter OR an owner. I was a faithful renter for three years, but this counted for nothing. You can tell they are definitely on the side of the owner and they act like you have no rights at all as a renter. They took out way more than needed from my deposit for cleaning/​repairs. I know this is typical of nearly all property management companies. The thing is, they never showed up to the final walkthrough that THEY had scheduled for me. So I wasn’t able to go through THEIR walkthrough and have time to fix anything that they came up with. Pretty shady if you ask me. This is only one example of many that I thought were red flags. I don’t want to take up any more space than needed.
The problem with these reviews is that the renter will probably never see them until they are already roped in and start having problems. Owners, you may read these prior to selecting Sacramento Delta Property Management and I strongly suggest looking into some other management company.

Also if you have to have major construction on your property don’t expect a response about whether or not you’ll need a hotel until HOURS after the construction has started. Avoid this place at all costs. It’s not worth being talked down to and given the run around. We have small children and budget our money down to every penny, but clearly we are expected to drop everything and get a hotel when they finally get around to calling you. Save yourself the headache.

I’ll make it plain. If you’re an owner, it seems like the company values you more than they do tenants. Since the company gets more money by having new tenants come in instead of retaining the old tenants, I’m not surprised. What this means as an owner, you will have a constant stream of new people in your home. The consistency of quality of tenant fluctuates greatly and you will have a higher probability of something bad happening in your home that is outside of your control. I would not recommend letting this company rent your house.
As a current tenant, I can put up with a lot. I like to leave the homes in my care better than I left it if it’s possible. Sometimes things happen and damages occur. When that happens I try to pay for the repairs because I understand that you are simply loaning your home to me.
This Property management company doesn’t care about you. They don’t care about the quality of people in the home, and they don’t care about maintaining the residence, responding in a timely manner to work requests, or helping you as a tenant or a owner save money.
Now, understand that some owners also don’t care and I don’t want to lump good hearted owners into this category.
The house I am currently in is 30 – 40 years old. There is wood rot all around the house because there are no gutters on the property except over the garage. The roof needs to be repaired and is sagging, there have been leaks in the garage, cracks in the ceiling, and currently there is no insulation in the attic. I will say this, after about 2 years of me complaining about it and pestering the company they finally presented these things to the owner who refused to repair them. It’s not the company’s fault it won’t be repaired but it is their fault for not reporting it on time. A company that is going to hide this from you makes these repairs even more costly in the future. Instead of fixing a leak, now there is a roof issue, instead of getting more insulation, the AC unit is fried from over work, you see where I’m going with this…
Don’t use this company because they just don’t care. They don’t have anything against you as a tenant or an owner, they simply don’t care. They believe that if the money is coming in than they are doing a good job. The customer service is awful. They are nice on the phone, mean over email, and simply ignore your online work requests unless you call them to follow up. The longest they ignored my request for a leak on the roof was 4 weeks. When I called them to check up on it they told me that I needed to call some random company and made it sound like it was my fault for not know who to call. It isn’t my job to make sure that I call a handy man to fix things, it’s theirs.
This is on top of terrible business hours, open 9−5pm pst but gone from 12 – 1 for lunch. Closed on Weekends… if you work a job you can’t get them on the phone unless you can call them during work hours. Why would you make your company’s hours so unfriendly towards tenants? Again I don’t believe it’s out of malice, I believe it’s because they simply don’t care enough to change it.
The overwhelming feeling about this business is a complete and utter lack of giving a damn. Choose a different place for your home to managed, for a place to rent from. These people will not care if you’re there, they won’t care if you’re not.

Landlord Perspective/​Experience
Let me start off by saying a lot of the negative reviews I am seeing here are from tenants and some of the items that are brought up are not really controlled by Sac Delta. Don’t like the neighborhood Sac Delta put you in? Don’t move there and do some research! Having trouble with your neighbors? How is Sac Delta gonna control that?!? Take some initiative and address it yourself! Items around the house need fixing? Delta COULD probably do something about it but ultimately the owner is responsible. From a landlord perspective I think Denice from Sac Delta did an awesome job!
Denice was really great on following up with emails, answering questions or concerns that I had and even gave me first option to address tenant request such as fixing items. What I mean is she asked if it’s something I would like to fix or if I would like her to set something up with a vendor. She even gave me advance notice if the tenant was going to be late any particular month… I think it only happened twice during the tenants stay and was no more than one week.
Her assistant Peggy was also great in getting back to me when Denice was not available.
I saw a review that indicated Sac Delta is very stringent on applicants. Well I’ve heard some awful horror stories so as a landlord I really appreciate the screening process Sac Delta has. It’s unfortunate for some that may be good tenants but get a bad wrap because of other people. I was fortunate to get a good tenant who probably left the house better than when she got there.
Although it MAY also depend on your agent, based on my experience with Denice, I would highly recommend Sac Delta for landlords looking to hire a property management company.

Sacramento Delta Property Management is a JOKE! I found a property on their website and called the property manager listed, Lyn, for more information. I got her voicemail and left a message. When the message wasn’t returned by mid-​morning the next day I called back and was told she was out showing properties, and again was directed to her voicemail. I called back a third time and the receptionist told me how very busy Lyn was (REALLY, I mean who would think a PM would be busy?)
Anyway, I finally e-​mailed Lyn and lo and behold I get a call back from her about 10 minutes later telling me when the viewing was scheduled. I asked about how the determination would be made if several of us were submitting applications, and she told me the determining factors was whomever was the most qualified and all things being equal the deciding factor was who could move in first. It was at this time that she told me I could submit my application and fee ahead of time via PDF to her in email and if she processed my application prior to the viewing and I qualified that the house would be mine if I liked it.
WELL, I show up to the viewing, tell her I like the place, and ask her if she needed any additional information from me. All of a sudden Lyn tells me she has a ‘current resident’ also interested in the house and that after the showing she was going to go back to the office to look at both applications and would let me know today.
Needless to say, I just got the call that the house ‘went to the other resident’. REALLY? You have a current resident who obviously needs to give notice, yet I can move in tomorrow. Guess all things aren’t equal.
Sacramento Delta is unethical and the property manager, Lyn, is highly unprofessional.

I am currently looking for a new place to live — I am in my late 20s, live alone, and work as an Interior Designer at an Architecture firm. Unfortunately people in my profession don’t make a whole lot but I work hard, budget well, and have great credit. Sacramento Delta Properties requires income of 3X THE RENT. With this requirement, I can only be approved for properties that are in very unsafe and «ghetto» areas of Sacramento. My parents, concerned for my safety, offered to help with the rent so that I could live in a nicer area. Delta informed me that they do not allow co-​signers on properties MORE than $ 1000/​month. So again, I’m restricted to unsafe areas or nothing.
I find it extremely upsetting that Delta will not work with upstanding, hard working people who will be reliable renters, but may have a special circumstances.
I will never give Delta my business because they are determined to banish me to the ghetto. No thank you; I deserve better than that. You should be ashamed of how you treat people who don’t deserve it.
