The Marq At The University

Rude staff. Place sucks only thing good about it is that it’s close to school. Would not recommend.

I moved in August and I thought that this apartment would be a great match considering the distance to school, the awesome business center, and the free bike and kayak rentals. I was wrong. Since I have moved in, I have had a multitude of problems. When I arrived on my move in date, before I was able to receive my keys, I was asked to sign an itemized move in statement that said everything in my apartment was in «good condition». However, when I came in, there were several things wrong that I noticed right off the bat. Most issues have now been taken care of, but it was obvious that whoever did the move in checklist just marked «in good condition» for everything without actually looking.
Here are some of the things that happened upon move in:
1. The first night that we slept in our apartment, my roommate’s door got stuck while she was still in it. She was stuck for over 10 minutes before we could get her out. There happened to be something wrong with the door latch.
2. My apartment had a very heavy desk in it, and when I called the office, they told me I needed to remove it myself. If I’m correct, I believe that if a previous resident leaves anything in their apartment, they get charged for having Management take it out before someone else moves in. Management did not remove it, I did because when I asked them to they wouldn’t.
Thankfully most of the other issues have been taken care of, so I will give them another star for taking responsibility for fixing the things that were definitely not in good condition when we moved in.
There are two things that bother me the most. The first is the parking situation, which I notice has gotten a «good rating». Let me say that the parking is TERRIBLE. Let me explain. I was given one assigned parking spot with a parking pass and I was also given two visitor passes. My roommate and I have one car each, so that means one of us must always be parked in visitor, which is absolutely no problem and we totally understand. There are big blue signs all over the property for CENTRAL VALLEY TOWING 24 HOURS PER DAY if a car DOES NOT have a parking permit. If my roommate or I get home past 8 o’clock in the evening, there is absolutely no chance of us getting one of the visitor spots. When I tried to have cars without a parking permit towed, the tow company and security told me that management must authorize the towing of any vehicle in visitor parking in order for the car to be towed EVEN IF THEY DO NOT HAVE A PARKING PERMIT. Therefore, if someone without a parking permit parks a vehicle in visitor parking when the management is not in operation, then they will not tow it, which is ironic because the signs all over the property says 24 HOUR TOWING, which clearly is NOT true.
In addition, since my roommate and I have moved in, her car has been broken into twice, and mine has been broken into once, and when I say ‘broken into’ I mean that the windows were smashed in. We made reports to security, management, and the police. I also need to mention that our cars were broken into and were in that condition for more than 24 hours and «security» did not even notice the fact that our cars had been broken into even thought there was glass EVERYWHERE and it was extremely evident that the windows were clearly broken. This last time that I reported the break in to management I was told that our «cars were broken into because the models were easier to be broken into.» This is irrelevant since both of our car windows were smashed and to the best of my knowledge, all car windows are glass and the model of my car has nothing to do with the ability to smash the window. I responded with, «I have had my car for 4 years and not once has it ever been broken into, anywhere» the management employee I was speaking with replied that it was «surprising» that my car had never been broken into. I find that very rude to say considering my car window is made of glass just like everybody else’s.
Moreover, I spoke with gardeners whose work truck was broken into during the same week that our cars were broken into and all of their equipment was stolen. They also told me that their work vehicle had been broken into and equipment stolen twice since August.
It is clear that security on this property is horrible and ridiculous.

God where do I begin?
*they accused us of breaking our toilet when we didn’t then charged us.
*the apartment wasn’t thouroghly cleaned when we moved in.
* they rent to drug dealers. It was very obvious our neighbor was one due to all the people coming and going. Also the police had been there more than once before he left.
*lots of loud parties and when security is called they never show.
*due to lack of tree maintenance a branch fell on my car and a neighbor’s. Their insurance refused to pay for damages and managment refused to take responsibility. It was «an act of God». Note it wasn’t storming. It happened on a hot summer afternoon! Funny how the tree trimmers were there a week or two later. My neighbor said this wasn’t the first time trees had fallen on her car. Then management wouldn’t let me change parking spots after my car had been repaired.
*lots of homeless people constantly digging in the dumpsters and hanging around. Had a man sleeping in the flower beds right outside my window.

Maintenance probably just got out of prison. They would call the «temps» to move their cars because The management staff keeps parking in my parking spot. If they break their rule its ok. But when i had to park on the manager spot cuz someone was on my spot, it was towed out of here quicker than i can itch my balls.
Under the stove was not clean when i moved in. There was some stains on the carpet and every drawer/​cabinet/​closet is made by a four year old.
I am very frustrated with these psuedo intellectuals and i’d just like everyone to know that there has been 2 deaths within 2 months, one is the tenant in my building and one by the path to sac state.
ITS SOO BAD that we put in our 30 days notice to move out. Over 2 months worth of rent but its either that or live here for 3 more.
They are strict and will hit you with fees whenever they can. Manager is different every year.

Worst apartment complex ever. Let me start by saying, they trick students by offering amenities close to campus and a low deposit, but don’t be fooled. The apartment is nothing like the model and they don’t let you see your apartment til move in day cause it’s not «ready». Don’t expect your deposit back cause they insist on repainting upon leaving, which already costs more than the deposit even if you clean perfectly. They don’t tell you this when you move in however. Also, all renters are allowed a carpet cleaning every year, so if you live there a year, insist on that so you don’t get charged for that. The biggest issue with this apartment was parking and maintenance. The parking was ridiculous.
There was one parking space per apartment and very very limited «permit parking» for guests. Well obviously a lot of college kids live here and so there are 1 – 4 people in each apartment so those few spaces fill instantly. Therefore you are forced to park in someone else’s space and risk getting towed or park on the street. My roommate got towed twice and broken into twice in the parking lot and once on the street. If you park on the street, expect a good half a mile walk in the dark back to your house, which is completely unsafe. The apartments are run down and some have updates while yours doesn’t. The bathroom looked like something in a hostile.
Don’t ever expect to not be too cold or too hot cause the wall heater and air conditioner is useless and the walls are paper thin. The maintenance replaced our wall air conditioner and left it with holes in the wall so you could see outside, they were that big. Upon leaving, maintenance was extremely rude to my roommate and I. Threatening to have us pay tons of money and mark us on everything in our walk through simply caused we asked him to explain why we had to pay for painting if it is considered normal procedure for them to repaint. Upon moving in, we had awful neighbors that the office did nothing about for months. We had to call the cops about ten times in the middle of the night from them fighting and throwing things. It was an impossible living situation, but God forbid you break your lease cause it will cost you 2 and a half months rent. All in all, good luck to anyone who wants to brave living in these apartments.

oh the Marq… I lived here for two years and am so relieved now that I am out of there. I have never met a more inconsiderate and insensitive staff at an apartment in my life and I say this with the utmost sincerity. We had come to them with normal issues such as the security deposit, roommate issues and issues with the parking passes (which I will touch on later) and for each of these circumstances they showed no consideration but rather said that it was none of their business and that there was nothing they could do.
THIS IS A COMPANY THAT ONLY CARES ABOUT MONEY, NOT ABOUT IT’S RESIDENTS
along with the complaints about the staff there are other issues with the apartments:
1) Everything in the apartment is cheap and you will be constantly having maintenance coming in to repair things. We were very careful with everything in the apartment but items like the pantry door, dishwasher, garbage disposal, closet door, cheap blinds, and cheap flooring will constantly break/​damage easily which is surprising considering how expensive the rent is. THE SHOW ROOM IS NOTHING LIKE WHAT YOUR APARTMENT WILL LOOK LIKE. Although this stands to reason for most places, the Marq is especially deceptive. The vinyl flooring that we had was cheap, dull and peeled up and dented with almost no effort while the flooring in the show room is obviously of higher quality.
2) PARKING– There is no where close to enough parking for everyone at the Marq and you will have to park in the street 80% of the time. They used to have more guest parking but they reduced this amount which makes it hard for people with roommates to work around this due to each apartment getting one parking spot. Also, most of the people parking at the Marq do not have guest parking passes (even though it is «required») and this is in no way enforced by towing despite their claims.
3) Price– The Marq is severely overpriced considering the cheap quality of the apartment combined with virtually no amenities. The amenities that they offer are free bike and kayak rentals which I seldom heard of people using. Compared to places like the UV’s and Rivercrest which are of almost equal price yet have pools, tennis courts, basketball courts, gyms, etc. the Marq is severely lacking.
4)Break-ins/homeless people/​college parties– as a student all of these were nuisances at some point and were of no concern to the Marq’s staff as well. Towards the front of the complex transients were constantly hanging out outside our windows. As a person who likes to study in peace and quiet it was almost impossible to study at home due to the frequent parties which will happen every weekend. Also, there were gunshots right outside our window and someone also busted down our neighbors door once. The neighborhood is sketchy due to the motel 6 and the seven eleven right across the street. This is not the safest place to live and the complex is not gated.
5) Minor nuisances– Closet sized bathroom, cramped kitchen and no ventilation in the bathroom which leads to constant cleaning.
Considering all of these problems with the apartment complex I would not recommend ever moving here and I wish I would have listened to the Unilocal comments before moving into this place.

DO NOT RENT if you’re a student thinking of going to Sac State! I am currently enrolled at sac state and I cannot do my assignments at home because the internet connection kept dropping every 5 to 10 minutes. My 4G from my phone and my ipad does the same thing. It is not the type of internet I am using. I am pretty sure that is what you guys are thinking. It is just this area with low reception, very low btw. I have the fastest internet service from Xfinity and still I cannot use my wireless printer, I cannot do research for my courses, I cannot even send a single text message with waiting a couple of minutes. VERY LOW RECEPTION HERE! I hate this place!
Also there are no parking available. I rent 2 bedrooms and have 2 cars. One is parked at reserved parking for my apartment. The other car, i have the permit parking pass but no permit parking available during the semester! THEY GIVE OUT MORE PARKING PERMITS THAN THE ACTUAL PERMIT PARKING THEY HAVE! When I return from work you have to park about a mile away and walk… Just friendly advice, do not rent this place. I cant wait to get out of this place!

Only reason I’m giving this place one star is because it’s the lowest option possible. If it let me, I’d gladly give it a zero. Literally one of the worst apartments I’ve ever endured. The management was never willing to work with their tenants, I went months without a working garbage disposal and dishwasher. I called several times and the maintenance crew never showed up. When cleaning my bathroom I noticed the management had just simply painted over mold on the walls instead of properly cleaning the bathroom prior to my move in date. Also borrowed my friends car while mine was in the shop and parked it in MY spot, within the hour the car was towed with NO notice and when confronting the front desk they simply didn’t give a shit so I ended up paying $ 245 to get my friends car that I had parked in my designated spot. This place will take any advantage they can get to cheat you out of money, it’s poorly managed and they obviously can’t keep their tenants happy. They’ve caused me so much hell, I wouldn’t recommend this establishment to anyone.

Stay away. I used to live here and it was terrible. The management refused to deal with problems. Trash piled up around neighbors doors. Rats, cockroaches, and other insects invaded and the management still did nothing. We decided to move out. When we requested a check out inspection the management made no effort to schedule one with us despite multiple phone calls (illegal). They then charged us $ 400 above our deposit for alleged damages, but refused to show any documentation on said damages (also illegal). They clearly take advantages of college students who cannot afford a lawyer. DO NOT MOVE HERE.

This place has caused me so much trouble. Before I moved in I had no one to assist me in my tour of the apartment to make sure everything was okay. I had problems and the maintance guy would come and things would not still work properly. I would also find things in my apartment go missing from time to time. The things that would go missing were expensive and I had to replace with my deposite. They charged an additional fee after they took my whole deposite and more for a missing parking pass which was $ 200 to replace. The deposit was $ 200 and they expect me to pay an extra $ 300 because they claim I had an animal when I did not. They charged me for a ton of cleaning and did not let me know when they where doing the last inspection so I believe they just wanted more money. Oh and the new manager who does inspections will walk in your apartment after they knock so be careful they may walk in on you in the shower. I doubt new management is going to do anything especial because the people there are rude most of the time.
The only good thing about the apartments is the maintance man was willing to help with anything once you get to know him.

If I could rate this with no stars I would.
This place seems nice at first glance but after a few months the cracks begin to show. The maintenance person never comes when you need them, the office staff is rude-​although we had a great experience with the lady who first helped us with signing our contract, but then she left and we only had negative experiences after that. There were constant car break-​ins and even an attempted stabbing while we lived there.
When we were moving out, they did not do a pre-​check, as they said they would prior to our exit date, and then they tried to accuse us of leaving our apartment filthy. My roommate is extremely meticulous and often scrubbed the apartment two times a week. We did have a mold problem in the bathroom, which we reported several times and they did nothing about, but we scrubbed it off with bleach constantly so there was no staining. I am a professional cleaner, for apartment move-​outs and have worked with this management company several times so I knew their standards. I brought in my own tools and cleaned the apartment. I had checked the unit prior to us moving in and knew what had and had not been cleaned, including under the burners on the stove. I cleaned everything, including what had been filthy when we moved in, and we had the carpets shampooed-​by the company that worked with the Villas and with the Villas approval.
After we had moved out and left the apartment cleaner then when we moved in, we received a letter informing us we would receive none of our deposit back. WHAT? We needed that money for a deposit on our new place. The people who had lived below us told us they got their entire deposit back, even with the giant cockroaches they left behind. We were accused of leaving the apartment filthy and they had allegedly found dog urine in the pad under our carpet. Strange as we had no pets, ever. I asked them to double check, maybe it was something spilled, juice, soup, beer, something we had actually had in our household. They informed us the carpet cleaners, the same ones who had previously shampooed our carpets, had shampooed them again and found urine. This made no sense so we went in to speak with the staff and ask them to show us the spot, unsurprisingly the apartment was unavailable for inspection-​the week after we left-​so we sat down to figure out what happened.
The staff was extremely aggressive, continuously accusing us of lying about having pets. THEY BECAME MORE RUDE, TO THE POINT OF BRINGING MY ROOMMATE TO TEARS, until I finally responded that the only urine that could have been on the carpet would have been that of my roommate’s boyfriend, if he had stood in the corner and let loose. He was with us and backed me that he had never peed on the carpet but that was the only urine they would find.
This apparently so incited and offended the lady she asked us to leave, in response I told her I would write this and other poor reviews and informed her we would be speaking with the Better Business Bureau. About a month later, after many more tears and worries from my poor roommate, we received another letter informing us the carpet company had come back and checked again and the urine was gone. Amazing how dog urine can appear and disappear at the most convenient times. We received almost 50% of our refund but this did not save our opinion of the place. We felt we should have received all our refund back after this fiasco, especially since almost no work was required of them to turn over the place to new tenants.

For years I worked and lived at The Villas at La Riviera. It had its ups and downs and the staff changed more than I can remember but for the most part everyone was nice.
The floor plans are great for a single person, roommates or couples… they are small and not really ideal for a family. My husband and I lived there eight years with two little ones and it was not a good deal.
It was our first apartment, reasonably priced and within walking distance from Sac State so we moved in. However, there are a few things The Villas lack… like a pool, proper exercise equipment… how they gonna have a bomb community/​office but broke up and beat down gym equipment?
Their play structures lack fun for the kids… think grade school monkey bars with hella bark… BORING! The laundry room was always dirty and one time they even locked my clothes in there five minutes to ten.
I lost how many times I have tripped, fell or slipped in an apartment or around the property. The buildings are old and in need of some serious TLC not just paint… and the mailboxes were always getting broken into.
Over the course of the eights years though some things got better while some things never changed at all. But like another reviewer said… you get what you pay for.

I would rate it 0 stars if possible.
As a Sac state student I’ve lived there for slightly over a year. I would break the lease if the financial liability wasn’t as great. I can’t wait for the year to end so I can move out.
— Three shooting in the last 12 months, one involving police raid to apprehend criminals living in the community. Criminal activity in the area of the walking path to the bridge to university.
— Transients dig through debris boxes for recycleables. BTW. If you are interested in recycling you can’t. The facility has only debris boxes.
— Management was nice and accommodating. The new management is non responsive. Lots of promises with no action.
— Maintainance guys are great and responsive but the process is setup to exhaust all possible repair options before replacing malfunctioning items. This can drag repairs for weeks and make it hell to live in the apartments.
— Be sure the Air Conditioning cools the bedroom. My unit has a loud AC unit in the hallway, a vent in the bedroom but there is no duct to deliver air to the vent.
— Community center is nice but inconvenient hours; closes early in weekdays and close on weekends when you need it.

Great location. Office staff seems to change a lot and some people do not really know what they are doing. The maintenence crew is very quick! 10 minute walk to CSUS. Low prices! But I guess you get what you pay for.
However its pretty ghetto. The cops are here often. On three occasions over the 17 months I lived there, they have had the place surrounded with cops (around the villas and university village both) and I’ve been unable to get in or out. Even in broad daylight you’re not safe. There was a shooting a couple months ago on a beautiful, sunny afternoon. Its not an everyday thing, but for a girl like me who is just trying to get an education at CSUS and get cheap rent… It can be a bit much!
Oh yeah, and its a pain to find parking when schools in session. Having a parking permit does NOT guarantee you a spot, so it is likely you will need to find street parking where there are always car thefts.
Also, there is no central heat or air. The heater only heats the hallway. It’s so useless. The air conditioner works okay. So you’ll most likely need to buy a fan and a heater for the rooms because the heater and ac don’t do much!
The bathroom ventilation sucks. Even if I leave the fan on and the door open for hours, we still get mold, and I am a very clean person. The maintenance crew «fixed» the mold problem by wiping it with bleach and painting over it. It smelled for days and theres mold coming through again.
It’s «livable» but its annoying.

The staff were always friendly. Close to CSUS, along the American River. transients often dig threw garbage for cans. Walls are pretty thin as well as the windows– they definitely let in the cold or heat. No central heat or air can be challenge. I spent many nights out on the couch to be close to the wall AC.
You get what you pay for and it’s all about location.
