The District Apartments

I lived in their two bed room unit which had been remodeled for 1 ½ years. It was nice but all the doors had been repainted so paint kept peeling off. It wasn’t real efficient either. My utilities at my new place are way less and it’s much larger.
My first year’s rate was in the $ 900s per month, but as soon as my year was over and I needed to go month to month as I was looking to buy a place they jacked my rent up to $ 1200 plus. They said the new rate was based on «the current market rate». I didn’t want to move again so I endured.
The amenities are okay. The pool was nice but the a/​c or heater never worked in the fitness area the couple of times I tried it. I personally removed the trash from the dog park a couple of times since it was overflowing. I also cleaned our common hallway a few times as housekeeping should up rarely.
I left my place spotless and gave my notice as stated in my lease. I did it in writing and was told that it was good. I paid up to the Sunday which was my last day. They later informed me that they didn’t do walk throughs on Sunday’s. So they arranged to have someone meet me at 9 am on Monday. I waited and waited then called and a nice maintenance guy finally showed up. He looked around and thanked me for leaving the place looking so nice.
A few days ago I got a call that my deposit was ready and I could pick it up. I showed up and I noticed the amount was less. I was told I had to pay for that Monday too. When I explained what I was told they apologized but still kept my money anyway.
In summary… I think they are trying to be an great complex but they lack the excellence to be a great place to live.

I did a pros and cons list. I’ll tell you the best things quickly and then some of the concerns and issues I had with them.
Pros:
* Fantastic maintenance. We had a lot of issues, but they were always responding quickly.
* It’s relatively safe. I say relative because I had my car broken into twice. However, the girlfriend’s car was fine.
* They look really nice. They also have weekly grass maintenance. Huge open layout that gives it a really nice modern fill with the stainless steal appliances.
* Not too far into the county and not smack dab in the city. You’re close to the loop. Close to the Galleria and It’s 10 – 15 minutes to CWE.
* The office worked with us. Fell victim to a pick pocket while in Europe and they worked with me to get the payment as the banks returned my money to me. Let me make two payments and pay a late fee, which was great. Not many would do that.
Cons:
* Tons of maintenance issues. They made it look aesthetically pleasing, but didn’t do the skeletons of the apartments. Heater didn’t work, AC didn’t work. garbage disposal broke, just to name a few.
* No locking on the buildings. While it’s relatively safe, we had multiple times where random people knocked on our door. Once, someone walked in when I answered. Luckily it was just a drunk neighbor, but could have been really bad. Many other places at the same quality that give you that safety net.
* Utilities are outrageous. Our July electric bill was $ 277. Our January gas bill was $ 384. The electric was around $ 50 when it was the winter and the gas was $ 25 – 30 when the summer was going on. Your laundry room is where a great source of heat/​AC is let out, but in the winter they tell you not to close the door because of the pipes. Damned if you do, damned if you don’t. The insulation around the windows is the worst. Often we felt the air rushing in around the rims of the windows.
* Random charges. I don’t know whether or not they changed owners or what, but five separate occasions we received a bill where we owed something. Even after we moved out, we received three voice mails saying we owed them significant amount of money, when our bank statements said otherwise.
* Expensive. Trilogy is a third of the cost, same layouts. Gray building across McKnight is cheaper and so are the decent ones across the street as well.
* I-​170 can be loud. We lived in the back closest to it and especially when they were doing construction, it was very distracting.
* More of an annoyance. When we moved in, we requested a garage. We were told it was $ 75/​mo. They put us on the waiting list. When it came around in December, all of a sudden they said it was $ 200/​mo. I get supply and demand. When told one thing and another thing is presented, just frustrating and annoying.
I think we got taken for being out of towners and saw the remodeled rooms. I feel like after realizing that other places were of the same quality but much cheaper, we settled. I wouldn’t live here again.

Do yourself a favor and don’t even consider living here.
Pros: Good location.
Cons: Phew, man… where do I start? Several incidents happened in the eleven months that I have had the unfortunate experience of living here, each reflecting the microcosm of the downfall of humanity disguised as a business. The management has an excuse for every shady misleading inconvenience inflicted on their tenants.
Under pressure to quickly find an apartment last summer, my father suggested I check out this complex at the intersection of 170 and Delmar due to its great location. Upon entering the office, I was greeted by several vapid, too-​tan twenty-​something women who feigned intense excitement at the prospect of my living there (indeed, read the responses to the bad reviews: Really? You’re «so happy» that a tenant moved in and «so sad» at the prospect of a tenant leaving? Uh huh.
). I was shown around the complex by Sam, the most helpful and trustworthy employee in the office, who of course is no longer there. Even though it was too expensive, I needed an apartment immediately so foolishly went ahead and signed a lease. The apartments are old, tiny, minimally updated (don’t be fooled,) and severely overpriced. I pay $ 924 a month for an apartment that would cost $ 395 in the city. I pay at least $ 50/​month more due to a pet fee and a washer/​dryer fee.
I had several maintenance issues right away as the apartments are very old and shoddily slapped together with vinyl «wood» floors and «updated» kitchens, which apparently means a fresh coat of gray-​blue paint and faux marble countertops. The bathroom had a few annoying old-​apartment related issues, the dishwasher contained a pool of yellowish-​brown sewage water in the basin, the dishwasher didn’t work, the washer/​dryer didn’t come on time (when it did it leaked,) and the bedroom window didn’t have a screen. Even though maintenance came quickly and seemed to repair the problems, I had a recurrence of all listed issues, and simply gave up after several more attempts to fix them for good.
Despite the fact that they were «soooo excited» to have me move in, I heard from them only when they wanted money from me. Vapid #1 harassed me several times over the course of two days when I was one day late on my rent due to a delayed flight. When I begged for mercy (10% late fee – I had to come up with an extra $ 100 dollars) she kindly told me that they would take legal action if I didn’t pay.
Due to their immense and unrelenting greed, they require a 60-​day written notice if a tenant does not intend on renewing the lease. Most complexes, if brutal enough to require a written notice at all, require a 30-​day one. I got a call from one of the Vapids around the 60-​day mark asking if I was intending to stay or not. Wow, for someone sooo happy for me to move in, she certainly seemed impartial to my departure. I fully intended to leave and told her that I was looking at options, and that I would get back with them. I was never reminded of the 60-​day notice during that phone call, which is simply cruel. When I called yesterday to tell them I was leaving (about 45 days out,) she told me that I was to pay for an extra month due to the 60-​day notice, which instantly made smoke pour out of my ears. Again, very rudely, she claimed that they put a notice on my door, which I never received. I asked for a copy of the notice from my file, which was just a form letter not personalized with my name. Why not take ten seconds to personalize the letters? «They don’t do that,» she said. Wouldn’t it make sense to make a copy of the letter with the tenants name on it, and the date it was delivered? How, then, are they supposed to know for sure that the tenant got the reminder? Well, they don’t care, so it doesn’t matter.
There were a few more annoying incidents, but I’ll spare you the dirty details. Spare your dignity and don’t live here. These people should be ashamed of themselves and Village Green should, out of common human decency, put themselves out of their misery.

I like my apartment and the neighborhood. It feels safe there. Also maintenance is 24 hours so if anything goes wrong they are there within 10 minutes.

I called to get a parking spot in the one of the garages. They said «yeah, let us know when you need it, not big deal.» I go out and buy a new car, and call them about the garage. Now they say it will be two months! It better not snow on my new car!

I also have lived here for a long time. 4 years. I enjoyed living here but they have skyrocketed the prices so much (THE DISTRICT) that I have decided to leave. I paid $ 575 for this apartment in 2010. I wanted to renew my lease but $ 889 is not worth the price. You can find a much better, larger (with REAL hardwood floors) space for your buck elsewhere.
Decent place, not worth the price.
