The awful reviews that gave Walker 1 star are, if anything, lenient beyond belief. Dust C notes the desire to have utilities kept on for 4 days after the move. Walker is trying to get me to cover 8. I have been treated better as a hiredman than a tenant. I mowed the lawn 1 week before the inspection, but Walker will surely try to ding me for that. Lawns should be cut daily, and tenants should never move a lawn mower prior to inspection. If an inspector imagines she has found something broke, you can count on tireless efforts to get you to confess. Spare yourself the aggravation. There are plenty of honest people in the world. Steer clear of these predators whose meat is service members and their families.

I agree with previous reviews you really have to watch these guys. I have never had to pay to re-key a rental house before. It must be a scam here in MO only because everywhere else I have ever rented a place before that was the owners responsibility. Seems only fair since it is their house they pay for upkeep. I was forced to keep my utility’s in for 4 days after my move out. This seems shady being that when I moved in there was no utility’s and since it was a holiday weekend I had to put my family in a hotel for 3 days and pay extra on my rental truck. It was nice they forced me to do a curtsey like paying for 3 days utility’s for Walker and the new tenant even thought they did not do the same for me. They lady that cleared our house pulled off a command strip baby lock and charged me $ 65 for the removal and to paint the quarter size damaged part of the door. Its nice I had to pay for damage they did to the house. I also used their carpet cleaning company that claims that they could not get a stain out is the carpet and then charged me for the carpet. Its nice how that worked out. I was told that if I used their company it would be taken care of and any complaints would fall on the cleaning company that guaranteed move out. Which really means they will just charge the previous tenet for the stain. So if you don’t plan on getting your full deposit back and paying for the home owners upkeep on the house rent from them. They will nickel and dime your deposit away from you.

Seriously discouraging. This company does not communicate well with it’s clients, or companies it has houses cross listed from. We ended up having pay over 1,000 dollars more during the house buying process because of this. Would not recommend.

I wish I could give negative stars. I just got an $ 88 check in the mail from Walker out of a $ 900 deposit we made on a house that is close to 40 years old. When we moved in we were told the carpet was going to be replaced due to the numerous burn marks on the carpet from the fireplace from the previous tenants, that was in 2/2013, and the carpet was never replaced. From a leaky roof to the stove not working for a month, to a wooden patio in the back that was so old and rotten that is was leaning and you could actually feel like it was about to fall when you stepped on it. The final straw was when the AC went in July and we find out that the AC unit is as old as the house and not only do the homeowners not want to replace it, they want to shop around for the cheapest price in the middle of the summer. This is when we put in a request to terminate our lease and leave. The homeowners complained that we were putting in too many work orders and they didn’t want to fix anything. Whats even worse, the homeowners are military and they are an absolute disgrace doing this to another military family The scary part about it is they got this house back in better condition then when we got it due to the none of the light bulbs working, the back porch being this old and rotten thing, and the walls looking like absolute crap. We had the house professionally cleaned, we went and had the color of the walls matched at Lowes(we could take a piece of the cheap paint that was chipping away from the walls) and painted all the walls in the house, and we even put grass seed down on the lawn where it had a couple of bare spots that were not even our fault. We are now being charged $ 611 to re carpet 30% of a house that is almost 40 years old and I am willing to bet has the original carpet. $ 80 for a set of blinds that there was nothing wrong with and $ 60 to sweep and mop underneath the washer and dryer because I forgot(I cleaned houses professionally when I was in college and I do ours, I forgot to do under the washer and dryer and no where in this country does that cost $ 60) I really wish we would have done more research before signing with these crooks and their rude ass staff. The nice commercials might look nice, but like another reviewer said, SHEEPINWOLVESCLOTHING! There is SOOOOO much more I could say and we could be here forever but another thing I wanted to mention is that the owner’s husband, Stephen Walker, actually had the nerve to stand in my living room one day after I had complained how rude his maintenance guy was to me on the phone and say«I needed to get over it.» Then the next time he came to bring back a screen door, he had a loaded pistol on his waist. I am a gun supporter, but when you come int MY house where my two year old daughter runs around then it is MY rules and you need your firearms in your vehicle. They were the nicest people in the world until we moved in. The house is already listed to be rented again, 22885 Hickerson Dr St Robert. Please run screaming from these people and this house. They actually had the gall to put in a note with my $ 88 check that they hope I will give a good review and referrals to people I know. AREYOUBEINGFREAKINGSERIOUSRIGHTNOW!!! I wouldn’t refer my worst enemy to you guys. I am going to end this review now, because like I said I could go on and on.

Finding true reviews of this place is difficult… but please read the negatives once you find them! Warning… this is a long review, but hang it there. It gives a full scope of why you should look elsewhere for rentals. My husband and I PCSed here for his next stage of schooling, and I thought I’d do the smart thing and have a house all ready to move into when we got here. Traveling across country with 2 dogs, and a teething baby, I didn’t want to house hunt! Should’ve just eaten a few days of leave and actually looked around. The house we chose was strictly based on the pictures, stats of the house listed on the listing website, and the word of the company that had it for rent… IE The Property Shop Rentals. While this has worked for us in the past, you have to assume that what they tell you and what they advertise is what you are getting. Not the case here. While the house was clean and in good repair, it was listed at a little over 1700 square feet. Upon arriving… the house is just over 1300. That is a HUGE difference. We rented a house based on this information, but have been storing the majority of our furniture in the garage because the space is simply to small! We were also told it was a great family friendly neighborhood and great for getting out and walking around. Nope again. There are huge steep hills that is a mountain climb with a stroller. Also the mailboxes are located almost ½ mile away. Lastly, not truly related, we were outside of city limits. AKA County. So that means, if you want to shoot fireworks off in march, you can. We have neighbors leave their dogs out that get into the trash, and chase you if you walk outside. But we can’t call animal control because it’s county. This aside, we were only planning on being here for less than a year… so we stuck it out. But guess what?! More problems. In the 10 months we have lived here we have had them accuse us of paying our rent late… but then when we provide documentation we haven’t…they mysteriously find out check or its deposited with no word from them. We had a move in inspection well over 10 days after we moved in despite them not showing. There were several maintenance requests submitted from things we found on our move in inspection, that were not fixed until April of the next year, 6 months after we moved in! While some things were minor, one was a kitchen sink that barely passed as working… Then we had a major issue with our A/C breaking despite OUR upkeep REQUIRED by the lease to maintain air filters and what not. Still, the A/C broke, and a pipe from that flooded our carpet. We submitted an emergency work order, heard nothing… then called everyday for a week, while we had soaked carpet and pads just sitting there. With a baby this was not at all ideal. After beginning the process of meeting with JAG to get this sorted out. We received a call saying they could get a carpet person there within the next day, and the delay was due to it being«PCS Season» and everyone was super busy. While the carpet was cleaned, the company would not pull it up and check the pads below, and said just run a fan over it. While this portion is not The Property Shop Rentals specifically, it is a contractor that they sent. He also insisted in spraying an anti mold agent in the area, but could not tell me if it was safe to be around for pets or children. While we are getting ready to move… also note they require you to do a lot of the maintenance and upkeep to get the house ready to rent out again. IE cleaning carpets, and re keying all the locks. And this is not something you can do yourself, you have to provide professional receipts for the carpets, and use their company for the re keying process, incurring their fees. Again, this is a long review. So thanks to those of you that made it to the end. But seriously… take to heart what you get into with these folk. As a renter, I am truly not happy with how they have treated us, and am counting the days till we PCS again. On a separate note, if you are planning on using them as a company to rent your house for them… do your research. If I owned this house we are renting, and saw the way they represented me and my interests, I would fire them.

Proceed with great caution when dealing with this company. They are a Wolf in Sheep’s clothing!!! run the other way! Have NEVER had an issue getting our deposits back after move outs. This company charges bogus fees and are HORRIBLE with response times when a work order is needed. Go ANYWHERE but here or you will be sorry.
