Agave Ridge Townhomes

Don’t move here!!! They aren’t helpful and the people in the office are only kind to you when their are people about to rent. Within the year we lived there. We had are motorcycle stolen, we’ve had are car broken into, parked in a coveted spot that WE had to pay for separately. If you don’t pay for parking spot you have to drive around aimlessly for as long as an hour trying to find a spot. There’s roaches and bugs. I would spray because of bugs all the time and they still came back. Not a good place to live!!! Not worth the price!!! Charged us are whole deposit just to paint and replace carpets when they had put the carpets in so crappy from the start of day one they were coming up. I would never rent from these people ever again. Plus there is ALWAYS dog shit on the ground. It’s not suitable for children!

Do not move here ! This place SUCKS!
Since I moved here in June I’ve had bed bugs, roaches and mice.
The bed bugs were infested in our house. The master bedroom had them the worst and my roommate had bites all over from head to toe we had to literally Move everything out and move back in because they didn’t even obviously clean our house before we moved in. They said «must have been from the old tenants» what a joke!!! Then we’ve been finding roaches in our kitchen all over the place, and tonight we found a mouse in our downstairs bathroom. How disgusting ! Oh and lastly the first night we lived here our car got towed because the office didn’t explain at all the parking and on top of that the parking here sucks, you drive around for so long trying to find a spot. I wish I never moved in. Don’t move here just to save yourself trouble
If I could give them NO stars I would but I have to give one just so I can write a review.

We have been living here for about 4 months now. Let me go in order of events here so you can really see what living here has been like. Okay first of all the one star is for the cheap rent. Like honestly you are not going to find cheaper for a 3 bedroom.
1. First week we moved in my car got towed. The management did not explain parking to us at ALL!
2. About two days living there we all noticed bug bites every morning, come to find out we had bed bugs! They were there before we wore because even management said they thought «bugs were probably in there from the previous residents» um ew. (one nice thing they did compensate for the week that we had to live with them until the bug guy came out)
3. Every night now we see all the cock roaches come out of the dishwasher. Finally pest control came. Didn’t do a thing, we live with roaches
4. Management is so ridiculously rude, they want nothing to do with you. (Only nice one is the pretty lady with long hair)
5. When Bobbie moved us in, she quickly did what she called a pre move in inspection. Except pretty much didn’t note anything! Like all the cracks, chipped paint, nothing and had me sign so she could be on her way. Can’t wait to see those mi e out charges
I could go on but I think you get the point. Only live here if you don’t mind dealing with the above, cheap rent is really the only nice thing. I guess it’s true you get what you pay for, but come on

The Good: When I 1^st saw this townhouse I was impressed 1125 sq 3bd 1.5b. Overall the unit was nice.
The Bad: Parking was a nightmare, and if you wanted a stall or garage it was costly, all the hospital workers took the street parking. The maintenance had a slower than average response time 2 – 3 days
The Ugly: Move out there was no pre walk through to determine the cost. Everyone pays deposit OAC, think I paid around $ 500 or so. We all expect 3 – 400 maybe carpet cleaning, touch ups basic stuff. I get a bill for almost $ 400. We talking almost $ 1K. And of course i cannot dispute any of the information because I wasn’t present during the walk through, and there wasn’t an pre inspect. Unsatisfactory, Maybe they’re better about this now

Definitely not the place to be. I have not been at these apartments long, but long enough to see its not worth it.
–No parking, so don’t leave at night because you will waste gas looking for a place to park. You can pay 75 $ for a parking spot though, that you’ll be placed on a waiting lost for.
–My unit is right next to a pool which i thought was awesome, but its been closed for over 6 months.
–People who work at the hospital and kids who go to mesa college park there so even less street parking to the already slim options
–Coin laundry, prices just went up 50 cents, There is always trash on the floors in the laundry room
–I have seen many bugs, cockroaches, spiders etc.
–Paint isn’t sanded before each coat so its very drippy and not well done
–Kitchens are not quality cabinets, fridges etc
–Office is not friendly
All in all you have to pay for parking, the gym, internet, utilities, rent. For the quality of the units is just not worth is. A 3 bedroom has just been bumped up to 1900 and then you pile on all the other fees. I would rather go pay a little bit more for so much better quality
I can’t even say this place is okay if you’re on a budget

I’ve been trying to have someone come in and check a ceiling leak in my room for the last 4 weeks going to a month constantly calling the front office until it feels like a game now. I finally got lucky to have one of the workers come in when I was at work, feeling excited that day, I rushed home expecting to find some progress however what I foundry at evening was a dirty bucket in the middle of my room collecting the water that was leaking from the ceiling and an industrial size dryer running. I normally don’t write critical posts however the laxity of the staff here is unprecedented. I never thought it would take a whole month to get someone to fix a simple leak in the roof.
Ps; the issue still remains unresolved.

Well first off, signing a lease with a rent price $ 300 more than what was advertised definitely put a bad taste in our mouths, then walking into this place made my stomach turn when I walked into my new home that was filled with the odor of pet urine. After tons of cleaning, we finally got rid of the smell, kind of. When it rained for the first time, our ceiling tile fell in our bedroom revealing completely rotted beams with mold, maintenance insisted it was only mildew, awaiting a new child, I constantly worried about thos mold problem, but instead of fixing it, they rigged a new ceiling tile up but couldn’t fasten it properly because the support beam couldn’t hold it so its still sagging and ready to fall. Our air conditioning constantly smells like a skunk or other horrid smells that fill my home. Our bathroom floor has a black stain that looks as if mold is growing underneath it and our carpet has resurfacing stains, not made by us. okay so enough about building maintenance. its horrible. everything is ghetto rigged will eventually break on you. putting my newborn down for a nap this summer was a struggle with a summer camp being run out of the pool out front. screaming kids every single day! Oh and dont get me started on parking! my car has been hit twice because there is no parking available after 6 pm so people try to squeeze into the smallest spots or even park on red curbs because nobody can really afford to pay for an assigned parking spot thats 2 blocks away. This place is also infested with bugs, silverfish and spiders mostly. I have yet to go a day without smashing at least 3 spiders. This place has been sprayed 2 times in the last 6 months and the bugs always return. Lets just say, we are counting days to finally be free from this lease! I would highly recommend looking elsewhere for a place to live, unless of course you dont mind having bugs and maintenance in your home more than yourself.

Duped from day 1. Of course the model they show you is great. Then you get your unit and the only thing holding it together is the million costs of paint dripping down the walls and cabinets holding the place together. Get used to your bare feet being black all the time; due to proximity of freeway AND the fact they lay new carpet over a filthy concrete slab. Office staff are inconsiderate and snooty and make numerous billing errors. Most people who live there with pets don’t pick up after their animal dumps on your front yard and residents don’t seem to know how to put trash IN the dumpsters… only throwing their trash on the ground beneath and in front of the containers. And unless you are willing to pay a huge amount for parking… get used to walking blocks to your unit due to hospital staff from Sharps parking within the complex.
Don’t waste your time and especially your money renting here. Run. RUN!!!

I have been living here for 2 years and very pleased with the new property manager in charge. I know that before it was a man, but can’t recall his name.
I’d honestly give more stars if I could… I can’t compliment or thank my property manager, Vianette, enough for being so consistently accessible, friendly, helpful, flexible, understanding, responsive, and just plain nice to talk to! I love living here with this property management, highly recommend.

This pretty much sums it up.

DO NOT live here. The residence is infested with cockroaches. The front office lied to me and told me they were just «water bugs» after I spotted multiple baby cockroaches on the walls shortly after move in. They came and sprayed but the cockroaches remained. Multiple neighbors complained of the same issue. There were THREE different managers during our 5 month stay at Agave. All of which did not solve our infestation problem. I had to break my lease and threaten to take them to court to get out of there. They also wanted to take our ENTIRE 500 deposit for paint and cleaning fees!!! We only lived there 5 months!!!
The AC is old and our electricity bill was $ 200+ !!! We only ran it a few times a week.

My kids moved in here and were there for a year. During that year a water pipe broke and had to be repaired and the air conditioner broke and leaked all over their furniture and made water marks on the ceiling. They never replaced the stained ceiling and then charged them $ 500 to repaint. If they don’t drop the painting charges due to their own negligence, we will see them in court. If I could give them no stars… I would.

Poor property management parking is non existent the up keep of the property is very poor siding is coming off the building to have assigned parking you have to pay 40 — 175 depending on how many cars you have can’t wait to move !!!

I’ve had my belongins stolen on this community. The grills don’t work and the highway noice is ²⁴⁄₇ unbearable.

Ok so if you like a place that overcharges you and that is infested with roaches and other insects, move right in. It’s falling apart and they just leave it that way. I lived there for a year and was so glad to leave! If you do decide to move in, when you do the check list make sure you do it! The lady did it for us and were we sorry!!! They try to make you pay for painting when you leave which they can’t do! Look it up… Good luck if you do move in. I hope this helps you out.

We lived here for a year and a half, but had to move because of the military. We moved out at the beginning of August 2014. I would not live here again. Ever. It was horrible when it was Cabrillo Springs and it’s horrible as Agave Ridge.
Kids are constantly running on the grass/​dog area (which isn’t suppose to happen) I can’t count the number of times I saw them kicking soccer balls into cars parked cars on the street. Maintenance would come within the repair window, but none of them spoke English very well. The office staff really isn’t that friendly. My largest complaint in the office is about a women named Bobbie. She doesn’t acknowledge the presence of tenants when in the office and when she HAS to speak to you, so won’t look at you. Like flat out refuses. All around brash and I truly avoided an interaction at all costs.
I would definitely shop around. You can do miles better than Agave Ridge.

We were living here for 8 months and its HORRIBLE!!! during the moving day someone stole us a box and 1 week later our motorcycle too. The office people is very rude and useless. Do you want to find parking? Forget it or pay for it !! Townhomes are very old and rent is not cheap… The only good thing is the location.

DO NOT LIVE HERE!!! This was the worst place I’ve EVER lived, and I’ve lived in some terrible places! The management, maintenance personnel, and the place itself SUCKS!!! I finally moved out of this dump and now, they’re trying to say that I have to pay $ 470 for them wanting to paint the entire apartment from top to bottom! My boyfriend lived there 11 months with our infant daughter. We didn’t party or destruct any part of that apartment! I’m livid! That place doesn’t deserve anyone’s business! They’re so shady!

Management is super rude and not friendly at all. I think they have some type of superiority complex or something and it’s like geez can you not smile without looking like you’re disgusted at the same time?
You have to pay $ 75 for a parking spot, $ 50 a month rent per pet, and extra just to get a key to the gym. Really? Stingy much? There is no street parking. You will drive for an hour if you leave to go out at night. Someone did $ 1700 worth of damage to my husbands car the first week we were here. People from the hospital park here every day and make your neighborhood their own parking lot. The $ 75 a month parking spot is a single parking part you have to fit two cars in. We ended up paying $ 250 pet deposit and $ 100 extra each month for our 2 cats. Like really? They are cats! Why are you charging my cats rent???
The neighbors are constantly fighting. Either people yelling in their houses or yelling at each other in the streets. Friday and Saturday night you would think you were living in college dorms. Parties every where and drunk people every where outside. Cigarette and pot smoke come into our house all the time through the vents. Tons homeless people dumpster dive in all the dumpsters here too.
We had a bad windstorm and the outside of the apartments started falling off and never got fixed. Tons of stuff was broken when we moved in. People leave their garbage every where. Someone left a huge tv in a BBQ pit for a week. People don’t pick up after their dogs. The speed limit is 25 on the Main Street but people use it as their own detour past hospital traffic so we are always dodge people, who don’t even live here, speeding, while we have to walk two blocks to get to our cars.
I gave stars because I like the general layout of our town home. I only found one other town homes for rent in San Diego and they were way worse than this. We never run our AC because the trees block the sun and it doesn’t get too hot. It’s only about 10 – 15 to all the bases and the 163 usually doesn’t get bad traffic. Short distance to fashion valley and hillcrest shopping.
They changed the name to «Agave Ridge». I can only assume because of all the bad reviews «Cabrillo Springs» got. I picked this place out before we pcs’d to San Diego and I’m really tired of moving but we might have to if they raise the rent more than the Navy is willing to give us next year. This place would be so much better if they would:
1. Stop nickle and diming the residents. Give us assigned parking and most places only charge $ 25 per pet
2. Keep hospital staff and other loiterers out of here. This is our home not a public park!
3. Hold residents accountable for being trashy. They act like writing a nasty gram to a foul resident will kill them. Grow a backbone!

I’ve been here about 7 months and I can’t wait for my lease to end. I will not be renewing. The service request sucks, parking is horrible, the are tons of ants and spiders and the quality of this place sucks. The screen covers for windows don’t fit great so there are tons of openings allowing buts to come in. It’s no wonder that the Orkin man comes and sprays every week. Come home after 8 and good luck with parking. Laundry room has okay equipment but I’d rather use an actual laundromat. Also, I got a notice saying that there was a discovery of asbestos in the walls & if I made any holes in the walls to contact immoderately to get the hole filled! Seriously!!! This place is not good at all to live in. I can’t wait for my lease to be up!
