I have excellent credit and got approved right away. The next day I was ready to fax everything, but decided on a different loan term. I called and called. Left emails and messages. The next week I got a call back and said they would have to give me the higher rate, based on what the rate was when I applied. I didn’t want a change for the rate, just the term, but since the rate was better when I looked, so I suggested canceling the application and starting over. The loan officer said NO if if we started over, she’d go back to the rates with the first application. So I just canceled. What a BIG waste of time and it’s their loss.
They aren’t very efficient and reasonable.

I went to my credit union, I went to Wells Fargo, my loan is less than 70% I have excellent credit great job. they put me through hoops for six-​month horrible experience specially with Wells Fargo. I went to aimloan I had a lot of doubts in my head, boy I was wrong in 38 days we closed, unbelievable rate Half a point less than everybody else. Great Company.
I see some negative reviews. I don’t know why, if you want to know or feel horrible treatment go to Wells Fargo. The team at Aim-​loan is unbelievable, just awesome

Best rate available for our purchase. Our processor, Paige, was quick to respond to all our inquiries along the way and make sure things went as smoothly as possible.
Lost a star because they waited until the afternoon (Pacific time) before our scheduled closing to verify employment only to find out the automated system at our east coast HR department was down, which left us scrambling to get documentation after business hours.

Unless you have the simplest of income documentation (i.e. W-​2 wage earner only) you simply do not want to deal with this company’s processors and underwriting department. Real property lending is a frustrating business these days on both sides of the coin but this company takes it to a whole ‘nuther level. Having personally handled hundreds of real estate loans over the years, this particular experience with an AIM Loan rate and term refi takes the cake.
10% LTV rate & term conforming loan refi, 800+ FICO score and hundreds of pages of documentation later. .. I’ve walked away in disgust.
Perhaps your experience would be different. Unless you simply get a paycheck and W-​2s, do yourself a YUGE! favor. .. it’s certainly not worth the 125 basis points (1/​8%) better rate than might be quoted elsewhere, trust me. And a revocable living trust holding title to your residence? You’d think these people were living in the dark ages. Good grief.

I believe this is my 8^th time through either a purchase or refinance process and by far AIM Loan has been the best BY FAR. This was my first time with AIM Loan and it was a refinance. I purchased my home in late 2014 and had started the process with AIM (which was flawless — thank you Linda if you remember me back then!) but was strongly discouraged from using an «internet» lender and ended up going with a local lender. So flash forward to March 2016 when I discovered that home prices have gone up enough for me to remove PMI and plus get a lower rate I jumped back on AIM’s site and applied. I believe it was 23 days from application to closing — the quickest and most pleasant process I’ve been through. From the online application, being able to submit everything electronically and the regular status updates as you go through their step by step process — all great features. Everyone I came in contact with (Sean H. in particular as he was the person I had the most contact with) was always pleasant and often returned my emails in minutes. The week of closing I had a business trip and they even arranged a notary at my hotel! By far — I highly recommend AIM!

I am an agent and my clients used AIM loan. Heather Naranjo was their processor and she absolutely knocked it out of the park! She even stayed late to make it happen. That is hard to find. She was in constant contact with both me and the buyers. The time difference was a bit of an issue, but once you remember that they are 3 hours behind (I’m in NC) you figure out how to get it done. :) Thanks Heather, you rock!

So impressed with the service I receive from Angie Davila. She communicated with me all the time. She is very responsive and professional. She went above and beyond and made the process painless.

I was refinancing, so I had plenty of time to shop. Aimloan had the best rates and lowest closing costs. This is about my tenth time through the escrow process, and Aimloan is the most organized broker that I have ever worked with. Everything was done electronically, and the process is broken down into about a dozen clear steps. After each step completes, a status email is sent, so I knew exactly what was happening. They responded promptly to my emails and phone calls, like within 30 minutes. The service is simply excellent. A great combination of access to low rates, low service fees, and easy to follow procedures.

In addition to the great rate and cost, the customer service is fantastic. Their website is transparent in fees and rates; there are no surprises when you call to start the process and the rates/​fees are what you’d expect based on the website. The process is streamlined and they constantly provide you with status and next steps in a great format. When I did need to speak to a representative, each person I spoke to was knowledgeable and helpful. I would definitely do business with them again.

Loan re-​financing always deserves the full story…
Let me start off by saying that considering that purchasing a home is one of the, if not THE, biggest investments a person ever makes in their lifetime, the last thing a person should have to deal with is a bad loan company. The company should be straightforward with you the whole time — treating you like a customer, giving you updates, and most importantly, just letting you honestly know how the loan process is going.
I purchased my home (with my girlfriend at the time) by getting a loan through Wells Fargo. It was in 2013, and a $ 390k purchase with 10% down. My wife and I were more than qualified for the purchase and never had any qualification or documentation issues with WF. However, WF’s mortgage customer service is absolutely despicable. For several weeks at the end of the loan process, there were constant holdups for unknown reasons and on top of that, WF wouldn’t even communicate with us. FOR WEEKS. It got so bad that I actually had to go to the local mortgage branch, essentially force my way into the manager’s office, and tell him that I wasn’t leaving until I got an update on what was going on. My loan closed about a week later.
In late 2015, rates were low enough for it to make sense to re-​finance, especially considering that we were looking to get rid of our PMI with Wells Fargo. I chose AIM because they seemed to have the most decent reviews online and their rates and closing costs were the best I found.
I applied online on the AIM website for a 30 year refinance and went ahead and chose to pay the appraisal fee in advance so that I could lock the rate in. AIM was fantastic from start to finish, but let me pause there.
People need to go into re-​financings and purchases both realistic about their expectations and organized. You have to be realistic in knowing whether you’ll be approved based on your abilities, realistic in knowing whether or not you’ll be able to get rid of your PMI based on your house value, and realistic in knowing that you are responsible for being heavily involved, responsive and proactive in the process. You have to be organized and make sure that you have all of the documentation ready on day one and each time they request something immediately when they request it. Unfortunately, so many of the negative reviews about loan companies are probably plagued by people that are irresponsible in the loan process and those reviews are not accurately defining the loan company. I say this because now I know that good loan companies actually do exist and I’m surprised to see some of the negative reviews about this particular company.
Anyway, Summer Miller was the person I was working most closely with during the process and she was fantastic. I only had two issues, which AIM took care of no problem. 1 — we could tell that the loan process was going to go beyond 30 days. AIM agreed that it was not my fault and extended my rate lock. We closed in 40 days. I think they were probably a little busier than usual at the time because of the low rates. 2 — when I applied for the loan, I put in a loan amount equal to my actual loan balance with Wells Fargo. But, I wanted to include closing costs so I didn’t have to pay out of pocket. No problem — at the last minute AIM increased my loan amount to include my closing costs.
Keep in mind, I helped to make the process go smoothly also — we are more than qualified for the loan amount, I was confident my house would appraise for a value so that we could get rid of our PMI — and it did, I was proactive with AIM and very quick to respond to their requests, etc.

We just closed on our 4^th (maybe 5^th) 1^st mortgage with Aimloan. Amanda and her team were wonderful to deal with as always. While we did have some over&back between underwriting and processing, Amanda did a great job at anticipating our concerns and bringing the requirements to us with explanations rather than the seemingly endless stream of follow-​on requirements that typify the mortgage lending process these days. We even went with them while I had an employee deal with my employer (one of the largest lenders mortgage lenders in the country) because Aimloan had them beat on price, time, and service!
If underwriting had lumped the follow-​on requirements better we would have been able to give 5 stars. Should we need another mortgage we will go with Aimloan again.

AimLoan was great! Initially thought I’d go with the company that had financed my last home loan. But with the game playing in pricing, I was at a loss until my brother suggested I try AimLoan. I wasn’t sure about using an on line company, but let me tell you, it was/​is the best decision I made! The people there are great and are on it. Honestly, it was so easy, I’m still telling friends about it!

Worked with Jay S. and Erik J. mostly. First part was easy since I had all my docs ready to go. The middle had a little delay but not nothing major. There wasn’t much of a hassle and Erik/​Jay were quick with the responses once I found the home and starting to close. I followed up with them myself every couple days so I knew exactly where I was at in the process. The final hurdle was very fast. Once I did my payment, same day funding and thats it.
This was for a purchase. I would definitely recommend.

The loss claim process at AIM is utterly disappointing. While all others in our neighborhood recently struck with a damaging hailstorm have all simply had their insurance claim checks endorsed by their mortgage companies within a day of receiving them and with no further strings attached, AIM finally sent the 1^st of 3 checks, 3 weeks after I submitted the 6 forms of required paper work and they misspelled the roofing company so now I get to wait another week. They require all kinds of endorsements and inspections among 3 separate disbursements. I have a damaged roof waiting for the AIM process. I know who I will not go to for our next mortgage!

I had an EXCELLENT refi experience with Aimloan! In our lives as homeowners, we have gone down the mortgage road 7 times — with 3 new purchases, and 4 refinances, and the Aimloan experience was by far the most informed, streamlined, and service-​oriented. This was unexpected being that our financial situation was more complicated with this recent loan.

My high recommendation of Aimloan is also inspired by my loan processor, Kat T., and her superior handling of our loan, and outstanding client service. We all want to work with someone friendly, and competent, and Kat was definitely that… BUT, above all that, we want/​need a processor that is skilled at problem solving and troubleshooting. This is where Kat really shined! Her follow up exceeded my expectations, as well. Kat answered my emails always same day, and often immediately. I even received updates from her on Saturday afternoons. :) Her service and support was exceptional.
The team was knowledgeable, competent, and sincere. I also appreciated the auto-​generated emails updating us on the progression of the loan. Even though we weren’t new at the mortgage loan process, it was reassuring to see the steps laid out, and to always know where we were in the process. Yes, we needed to supply a lot of documentation, and we did a lot of scanning and emailing, but that is to be expected in any mortgage situation (and when asking to borrow hundreds of thousands of dollars!). The documentation needed was always clearly communicated, and graciously received. I did not hesitate because I was confident the documents were going into competent hands (thank you, Kat T!).

It has been 9 months since we refi’d with
and we are still really pleased. Candidly I was rather skeptical about doing the process on-​line. The skepticism rapidly vanished and we ended up having the easiest loan process ever (5 total). The rep’s were on the ball, kept us updated daily almost, and were quite patient. Moving docs back and forth was effortless. When it came time for the signing a notary showed up at our home and the process was completed. We ended up with a 3%/15 yr loan which was the best rate across the board (we are the researcher types, spreadsheets and all). I even had a Wells Fargo rep tell me it’ll be a bait and switch, that Aim can’t possibly offer us the deal they quoted us — boy was he wrong!

To start we own 6 houses, move often and refinance often.
I happened into AIM last year and they had great rate and could do a loan for an investment property that was also a condo. The good news stopped there.
Closing the loan was impossible. To be clear I had all my documentation, have great W2 income plus standard investments, really great credit and perfect documentation. We do not need any special programs.
They made multiple requests for documents they already had in their possession and might have even commented on prior. It was like the loan processor had a 60 second attention span. I can no longer recall all the crazy things they asked for but I have originated maybe 2 or 3 dozen loans and this experience was like nothing I had ever seen.
When the loan was finally approved and I didn’t get scheduled for closing I called ask what the holdup was. I was told they were waiting on my PMI (mortgage insurance) policy/​approval before they can start the closing process. That might make sense if PMI/​Mortgage insurance was a requirement for me getting a loan. I had no PMI, we would have been waiting till the lock expired.
Fast forward 1 year later, I wanted to pay off the loan (cash no title company). They were slow getting me the pay-​off statement and now after it has been paid off via bank wire I can’t get a lien release.
I spoke to a supervisor and explained that per AZ law they are required to release the lien within 30 days. She told me to sue them if I needed to. So I sent the registered demand letter and in 30 days I will have to sue them.
Summary, they had a great rate but be aware of the aggravation you may be in for.
