Avana La Jolla

This place has been great to my gf and I. New management came in not too long ago and made some solid changes. They helped to tighten things up a bit and make the place a better, cleaner complex. If you approach them respectfully like an adult (most of the people that live here are kids) they take good care of you. Maintenance has always been quick and efficient. My neighbors sometimes, but that has nothin to do with the company. They’re solid.

Michael at Avana was so awesome to work with as I was trying to figure out where to move. He made the process super easy & was extremely helpful not just signing the lease but also on my move-​in day. He came into work early just to ensure my place was ready to go!

This far Avana has been an amazing place to live! The apartment itself is nice but the community is awesome. It is so quiet and clean, which is surprising considering it is dog friendly. Parking is really nice, there always seems to be enough spaces for any guests I have. The pool is really clean and the night staff keeps it open a little longer than it says it is open, which is a major perk. The gym may be small but it is empty like all the time so it is still a nice area to work out in. Free printing is really great (but they need to hurry up on the printer repairs! lol)
I have been here since August and I intend to extend my lease if they don’t hijack the price of the place (which it sounds like they might from previous reviews). Paying anything more than I do now would be too much.
P. S. Will update review if anything changes but so far so good! I will especially document how move out is (if I do leave) since most leasing offices show their true colors at that time lol

We recently moved out of this community after staying here for thirteen months. Our time here was very pleasant and exactly what we had anticipated upon signing our lease back in 2015.
Brian was the manager at the time when we signed our lease and after only a few weeks, he had transferred to a different property out of the county. Marta came along and seamlessly took over the property as manager. Britney, Cassandra and Michael were our main points of contact while living here and were all very nice, courteous and attentive. The maintenance staff was always very prompt and usually did what they were asked to within one day.
The property has very useful amenities like the gym, the computer room and event clubhouse. The pool and jacuzzi are well maintained as is the communal BBQ that is cleaned daily. The staff periodically schedules pizza parties for various occasions in the clubhouse whether if it’s for football games or just a way to get to know your neighbors. The property is right next to La Jolla Colony Park which is very popular for those who are active. It is also walking distance from Vons grocery store and several food spots.
All in all everything we’ve experienced living here has been pleasant.

I’ve lived at Avana for the last year and a half and have absolutely loved it! Our apartment is beautiful, and the location is perfect. We love how quiet our apartment is and how close it is to the La Jolla colony park. They often have fun events like movies at the park and concerts for the residents in the area. The management has also been great. Any concerns we have are promptly addressed. I can’t believe there’s bad reviews on here, they must be outdated since the management has changed for some time now. Overall, 5***** Oh yeah! And I love how easily accessible the regents shopping center is. We often walk to the restaurants and the vons to get groceries. It’s almost quicker to walk there than to drive!

I have lived here for a year, and have lived in many places around the San Diego area in the past 5 years. I have had the best experience so far with Avana. The property is constantly being taken care of by staff. The office is very helpful and friendly and have reasonable hours. Another noteworthy quality of this place is the location and surrounding neighborhoods. Very dog friendly and convenient!

I’ve lived at Avana for a year now, and have had a fairly pleasant experience here. The staff, in my experience, has been excellent. They have helped me out on a number of occations, from accidently locking myself out of my unit to a broken washing machine that caused flooding (this issue was resolved very quickly and our damaged wood flooring and washing machine were replaced quickly).
Cons: only one designated parking spot per unit is given (although you can pay extra to add an additional spot). I reccomend purchasing a spot if you have more than one car per unit because parking can be difficult after about 6pm. The parking spots are VERY small. I have a small SUV and sometimes cannot park in the few open spots left because of how crammed they are.
There are no elevators here, so moving in/​out can be difficult when it comes to furniture.
There are no trash-​shoots, so you have to take your trash to the dumpsters which are not always easily accessable and, lets face it, and smelly and gross.
That being said, I think this place is fair for the price and the maintence and office staff are kind and always willing to help.

I’ve been living here for around 9 months and I’ve really enjoyed the complex! The friendly staff, especially Marta and Brittany, were one the reasons we initially loved Avana. We were given a very warm welcome when we first toured the complex and we signed the same day!
The complex itself has some incredible features. The pool area is fantastic, with a jacuzzi, two large BBQs (which are really fun to have!), and a pretty large and clean pool. I also use the gym room regularly, which has a good selection of equipment. The best part is the location! It is right next to a beautiful park that is very well maintained. It is also walking distance from a shopping center with Vons and several restaurants.

Super doggie friendly apt! Plus, the surroundings are so nice with a little trail and parks. It’s a great place for those who have dogs and like to run! But I sometimes hope that dog owners become more responsible and clean after their dogs! There aren’t many crazy university partiers unlike other apts in the area, and it’s pretty quiet.
Lastly, I would like to thank maintenance staffs who are always willing to help and work hard! I see some people are not so happy with the new office team. They may not seem as friendly as the previous team, and I think that’s because they are trying to follow the rules in a more strict manner, which essentially benefits the residents. It’s true that the previous team was so nice and kind, but the new team is also trying!

Marta is one of the best managers I’ve worked with! Cassandra is also amazing, and I always feel welcome to discuss any concerns we may have at the office. So glad call Avana home for another year, as we renewed our lease. Maintenance staff is great and quick to respond, and we love the location and amenities. I truly don’t understand the negative reviews. Love it here! Don’t let the negative review persuade you from not living here.

We have lived here since June of 2015, we love our place! Anytime we’ve had an issue the maintenance has occurred almost immediately! The staff is very friendly and nice, and let’s not forget they have free coffee whenever you want in the office. It’s never a problem to retrieve your packages. And overall there is an amazing atmosphere in the apartment complex. These are the main reasons why I rate this place five out of five.

Overall, Avana La Jolla is a great complex. It is located in a very safe, beautiful, and quiet area in La Jolla Colony (on the border of La Jolla and UTC) adjacent to a nice dog-​friendly walking park (La Jolla Colony Park). I’ve been here for a year and a half and although the original staff (Brian, Brittany, and Dawn) has moved on, the current staff (Marta, Cassondra, and Michael) has been excellent… always been exceptionally friendly and helpful. It’s conveniently located close to I-​5, and it’s close to several shopping centers, movie theaters, and a mall… and it’s just a few minutes drive from downtown La Jolla and that gorgeous La Jolla beach! And it’s near UCSD, so it’s perfect for students. It has a pool, hot tub, fitness center, business center, lounge, and parking garage. Having moved here from NY, I’m always amazed by all the amenities it offers! Great experience! :-)

I’ve lived here for a year and a half and always wondered why the reviews were so poor… I guess people only review apartments when they have something to complain about??? I used to manage a business and I know how important it is to have a good rating on Unilocal with detailed reviews, so I figured I’d tell my story since it’s a positive one and Avana deserves to have its good side shine through as well.
With that being said, when I moved in it was a different group at the leasing office. They were extremely friendly and helpful and Brittany was a huge part of why my boyfriend and I signed initially. I was originally skeptical of Avana because of the poor reviews, but my boyfriend really wanted to check it out because he liked how it looked from street view. So when Brittany showed us around with her bubbly personality, we signed the same day. After a few months, a new leasing staff came in when the property manager, Brian, left to another company. The new manager, Marta, has been very amicable since the beginning. I’ve gotten to know her over the past year and don’t have one bad thing to say about her. Any time I come to her with a concern it is taken care of in a timely manner, and it seems like her leasing agents treat all tenants with that same urgency and care.
The maintenance team is incredible… any time I’ve entered a request to fix something (which has always been minor) they fix it same day or next day at the latest. They too, are very friendly.
Our rent increase after a year was reasonable when we renewed which was very attractive to us as well.
It’s a very quiet complex, and of course you’ll hear the neighbors time to time, but that’s just apartment living.
This is the most dog friendly apartment I’ve ever experienced… it seems like everyone has a dog here and I love that. There’s free doggie bags all over the complex and a great park and trail to take your dog on.
There’s a pool, jacuzzi, small gym open decently late, and business center where you can use their computers to print during business hours.
The underground parking is awesome, and the flexibility with parking has always been a plus when we have visitors over.
Lastly, we’ve just loved living here in general. It’s a nice lifestyle and is decently priced compared to other complexes in the area. We’re in no rush to move and when we do, we’ll miss Avana.

Western Towing randomly patrols the complex (which is all red zoned) towing cars that are unloading furniture. Spoke to the leasing agent Martha who is working to resolve the issue. Before this I had a pretty good feeling about Avana.

I lived here for 2 years under the old management. The previous manager Brian actually got promoted to a bigger property which he really deserved. Things turned a lot worse when the new staff came in. They are really rude and are not friendly to visitors. It is a great area but there are better options where you don’t have to deal with the bad staff. Just look at the responses from Marta here on Unilocal,her comments are just canned responses that aren’t actually helpful. It’s a preview of things to come.
Don’t bother asking anyone in the office for any help with issues with the property they will be annoyed and unhelpful.
The actual maintenance staff though are great and have been with the property awhile. They fixed things quickly and were thorough with their work.
It is also a guarantee that they will up your rent by $ 300 a month after your first year.

EDIT: Thank you Marta B for the response. Though your words are kind, it sounds like kind of a typical response meant to cover your ass on Unilocal and not one of actual concern/​remorse.
ORIGINAL POST: For me, the quality of the leasing staff always makes a huge difference. At La Scala, a similarly ranged place just nearby, I had a great time because of the welcoming atmosphere set by the friendly staff.
As far as this place goes, I can’t wait to get out of here.
Cassandra is the nicest one here, but Marta and Michael leave something to be desired. I always give people the benefit of the doubt, but Marta has proved to me that she does NOT want to help me or be friendly at all. When I’ve had issues, oftentimes I DREAD talking to these people because of how coldly they treat me! They’ve told me they can’t help me, hung up on me, and never once shaken my hand or given me a soft look. It’s all ice and business here. Move on elsewhere if you’re looking to feel welcome and at home.

Good place to live. The house was clean. When we moved in, there were some ants there. But after calling the pest control, the ants were gone forever.
You can see lots of dogs in the community.

Do Not Move Here!!! It sickens me to say this but the apartment we were in had major black mold issues. We were only there 1 year & mold was found 5 different times in different areas. Oh plus our neighbor across the way had a mushroom growing from the ceiling.
We continued to complain as mold was found. The property management company didn’t care about our health at all & were not going to do anything to help us. They ended up letting us out of our lease early (which by the way was only a week early). There was also a pipe that burst under us & flooded our hallway, bathroom & master bedroom. Instead of ripping up the flooring & carpeting to replace it, they threw a fan on it. We had an industrial fan in our apartment for months & it was there till the day we moved out. When I started packing for our move I found mold growing on shoes in my closet, my leather computer bag, a backpack, wooden wine boxes, & waffle iron. Each of these items were in different places throughout the apartment & I had to trash them. Very unfortunate & again Avana took no responsibility.
Also, both my roommate & I had horrible dry coughs the last month we were there. Thankfully as soon as I moved my cough disappeared.
To top it off, they tried to remodel the unit but did a poor job. We had screws sticking out of out cabinets, gloss & flat painted cabinets (guess they couldn’t decide), crappy closet doors, & hinges that fell off the cabinets monthly. The bathroom toilet had water running constantly since they were so old. I could go on & on. We saw maintenance every other week in our apartment.
Through all the places I have lived I have never in my life had such a horrible experience, they have a huge class action law suit coming with all the issues tenants are having with black mold. This is no joke & they made it seem like it wasn’t a big deal.
I really hope you read this before you move in or even consider signing a lease with Avana La Jolla. I wish I had read the reviews before I moved there.

As I’m reading these reviews it’s hard for me to totally agree or disagree. I have never had a mechanical problem with my place excluding the dishwasher which was promptly replaced a day later. I will say that it is a beautiful place to live with many friendly people and management. But the maintanence staff takes the cake. They are beyond friendly and helpful if you address them and treat them as a friend. As for the office, everyone but the past manager (Brian) the current manager (Marta) and assistant manager (Brittany), have more of a «hey how are ya doing» type feel. You feel as if they don’t care about your presence in the community. Brittany has been the best person I’ve worked with in the facility, not only because she can answer any question you may have but because she goes above and beyond to help you.
Parking/​Guest Parking has been excellent during the entire two years I lived here. You have big spaces in the garage and plenty of street/​in community parking.
Dogs. If you don’t have, don’t like, or don’t want to be around dogs. Don’t live here. Apartments that allow dogs and have the excellent facilities for dogs as Avana does don’t come around very often. So let the people that want to have a furry companion live here. If you’re scared of dogs I suggest you look elsewhere because there are dogs all over the place in La Jolla Colony. That being said, for the amount of animals that are here, Avana does a very good job of keeping the area neat and tidy.
People, I wanted to have an escape from the constant parties and meat heads. Avana keeps a pretty quiet environment and the type of person that lives here is friendly and cordial. So you don’t have to worry about young ass holes messing with you. Plus I have a feeling Marta (manager) could brawl with the best of them.
All in all I think anyone who likes the area should live at Avana. It has lower rent than anywhere in the surrounding area and has very good amenities and people.

I have had no issues at all with Avana. The management team was extremely friendly with me, and any time I had issues I was able to just stop in and get it resolved quickly. I am just not sure where the negative press is coming from in regards to this team.
As for the apartments themselves, I would never want to live on the bottom floor of any apartment complex. Yes it’s easier to move in, take groceries, etc… but I’d rather not have to listen to people stomp, or animals run around. There’s a give and take.
For the price of rent, the appliances were not the best. Serviceable, but on the cheap side. I am someone who’s almost never home so I don’t need top of the line and don’t have a lot of stuff.
Where I was located it was extremely quiet. Every once and a while I could hear my neighbors alarm going off in the morning as we shared wall space. But the music would be over within minutes. I was able to relax in my living room nearly every night in silence.
The location of the complex is a plus. You’re 30 seconds away from the i5, and 15 minutes from La Jolla Shores. You can drive anywhere, walk to most, or take the public transport as well.
I had to break my lease, and it was very easy and the team was very helpful.
All in all, this was a very good experience for me.
